Real estate is the biggest investment the average person will make in his or her lifetime, which underscores just how significant the home buying decision can be. The real estate experts at Zillow recently reported that the national median price of a home in the United States is $272,446. However, since the National Association of Realtors reported a record low housing inventory late in 2020, the average house price has been rising rapidly nationwide. The Federal Reserve Bank of St. Louis estimates the median home sales price at $374,900, and certain states have much higher prices. WOWA, a real estate and finance technology company, says the average sale price of a home in Canada was $679,051 in July 2021. Most people do not have $300,000 to $600,000 in savings on hand to purchase a home in cash. That means they’ll need to rely on financing to pay for their dream homes. Conventional lending Conventional lending refers to when a bank or another financial institution loans a home buyer money to buy a home. This is one of the most common ways to fund a home purchase. Personal credit score as well as credit history help determine eligibility and interest rates for conventional loans. Availability of assets as well as income level are some additional determining factors. Conventional loans are traditionally 10-, 15- or 30-year notes and will require a certain percentage as the down payment to secure the loan. Invest in outdoor sofas and chaises to create an outdoor living room right on the porch. If your budget allows, consider closing in the porch as a true three-season room so it can be used throughout fall, spring and summer. Outdoor living spaces are booming and highly achieveable, and many such spaces need not be expensive.

Hope for Youth is an Amityville-based, notfor-proﬁt organization that works to facilitate positive change in the lives of Long Island children, youth and families. In this article we focus on their vital role in promoting foster care across Long Island. As next month is quickly approaching, it is appropriate to mention that May is National Foster Care Month, an initiative conducted through the US Department of Health and Human Services. The month is devoted to “ensuring a bright future for more than 407,000 children and youth in foster care.” The average age is 8 years old for those children, and there is just about an event split between how many of them are boys and how many are girls. The month acknowledges foster parents, family members, volunteers, policymakers and others who help children and youth in foster care ﬁnd permanent homes and connections.

This focus helps to keep moving the system toward one that truly supports families. The organization also participates in “Wendy’s Wonderful Kids,” part of the Dave Thomas Foundation for Adoption. Under this program, Hope For Youth has two adoption recruiters who bring children waiting to be adopted from foster care closer to safe, loving and permanent homes. The Foundation’s adoption recruitment model has proven effective nationwide in serving children who’ve been in foster care the longest. Hope For Youth is always looking for new foster parents. Meet Islip High School’s 2022 Valedictorian And Salutatorian

Islip High School’s Class of 2022 valedictorian and salutatorian are Timothy Mak and Anthony Lopez, respectively. The pair are best friends and have supported each other in reaching this pinnacle of high school academic achievement. Mak, who earned a 106.19 weighted GPA, serves as vice president of the school’s National Honor Society, president of the Interact Club and co-president of Mathletes. An AP Scholar with Distinction, he also serves as a junior commissioner of Keep Islip Clean Club and plays on the school’s varsity tennis team. In his spare time, Mak is a junior instructor and seconddegree black belt in mixed martial arts. He has not yet decided which college he will attend, but plans to major in finance/accounting. “It’s been a lot of work since eighth grade,” Mak said. “Growing up with all my friends through this journey, and Anthony being my best friend since middle school, we worked together and through it, so it’s not really work. It’s doing something you enjoy and moving on to the next chapter of your life. I’m excited to see what the future holds for us.” Lopez, who earned a 105.13 weighted GPA, serves as president of the school’s World Language Honor Society, captain of the Science Olympiad team and co-president of Mathletes. An AP Scholar with Distinction and Gates Scholarship finalist, he also works as a citizenship preparatory class co-teacher for Pronto. Lopez will attend Princeton University, majoring in biochemistry. “Throughout my years of high school, I’ve worked so hard, and it’s nice to finally see it all come to fruition,” Lopez said. “So here I am now at the end goal, and it’s nice to see what I have left in my future.”

The South Shore Audubon Society is beginning now to accept applications for a $1000 award, the Evelyn and Jerry Bishop Environmental Scholarship 2022.College juniors, seniors, or graduate students earning a degree in areas of biological or environmental science, or sustainable and renewable energy are eligible for the $1,000 scholarship. Completed applications include a brief explanation of the reason for applying for the scholarship and the plan to use the money, a copy of the most recent transcript of grades, and at least one letter of recommendation.
