NOOSA TWILIGHT RECAP This month, the Industrial & Art Precinct on Gateway Drive truly came alive. The Noosaville Business Association partnered with Sunshine Coast Music & Events for a fantastic evening of markets, food vans, live music, kids’ activities, and the chance to explore the many art studios lining Gateway Drive. More than 2,500 locals and visitors turned out, transforming our Gateway to Art into a buzzing, glowing celebration. Food vans, market stalls, live music, captivating glassblowing demonstrations, and family-friendly activities filled the streets as the community gathered and enjoyed every moment. What a success. What a vibe. We’re still buzzing! We’ve received an overwhelming amount of positive feedback from locals, visitors, and businesses alike many of whom are already eager to be part of the next one. After years of leasing, the idea of owning the premises your business operates from can be incredibly appealing — but knowing where to start can be a little overwhelming. In Noosaville, where industrial property continues to attract strong interest from both owner-occupiers and investors, more business owners are asking the same question: “Should I be buying rather than leasing?” The answer isn't necessarily straightforward. Buying a commercial property is a significant commitment, and the right decision will depend on your business, your finances and your plans for the future.
Start with the business, not the building

It is also important to understand the difference between the property's purchase price and the overall cost of ownership. Speaking with a commercial finance broker or lender early in the process can help establish a realistic price range before you start inspecting properties.
Owner-occupier or investment? For a business owner, buying a property can provide two potential benefits: a place to operate the business and an asset that may build equity over time. Some owner-occupiers choose to purchase a property through a superannuation structure or other investment vehicle, while others purchase in their own name or through a company or trust. The right structure is highly dependent on individual circumstances, so professional advice from an accountant, financial adviser and solicitor should be sought before committing to a purchase.
Think beyond the four walls When assessing a commercial property, it can be easy to focus on the building itself. However, some of the most important considerations are outside the walls. For an industrial property, think about vehicle access, roller-door dimensions, loading areas, parking, internal clearance, storage, power supply and the ability to move stock or equipment efficiently. Location is also important. Being close to suppliers, customers, major roads and your workforce can have a significant impact on the day-to-day operation of a business. A slightly cheaper property that creates logistical headaches every day may ultimately cost the business more than a property that is better suited to its operations.
Don't forget the permitted use One of the most important, and often overlooked aspects of purchasing commercial property is making sure the property can legally accommodate the intended business use. Just because a business has operated from a particular type of premises previously doesn't necessarily mean every business can automatically operate there. Planning controls, zoning, approvals, body corporate bylaws and existing lease or property restrictions can all affect how a property can be used. Before purchasing, make sure you understand what the property is approved for and whether your intended use is permitted.
Consider what happens if the business moves Buying doesn't mean you will necessarily occupy the property forever. Businesses change. They grow, contract, relocate or change direction. Before purchasing, consider the property's appeal to another business should you eventually need to move. A highly specialised property may be perfect for your
current operation but difficult to sell or lease to another occupier. This is particularly important when considering a significant fit-out or making structural changes. A good owner-occupier property should ideally work for your business while also retaining broader appeal to the market.
Don't skip due diligence When buying your first commercial property, it can be tempting to focus on getting the deal across the line. This is where good due diligence becomes critical. Depending on the property, this may include reviewing the title, zoning and planning controls, building approvals, body corporate records, outgoings, leases, environmental considerations, building condition and any known issues with the property. The cheapest problem to fix is often the one you discover before you buy it.
So, should you buy? There is no universal answer. For some businesses, leasing provides the flexibility they need while they grow. For others, purchasing can provide greater control over their premises and the opportunity to build an asset alongside the business. The important thing is to avoid making the decision based purely on the emotional appeal of “owning your own place”. Start with the business. Understand the numbers. Consider the long-term strategy. Get the right professional advice. Then find a property that supports the business rather than forcing the business to fit the property. For many business owners, purchasing their first commercial property can be one of the biggest decisions they make outside the day-to-day running of the business. The key is making sure it is the right property, at the right time, for the right reasons.
