For Presenting Your Home To The Market
Here Are Our Top 5 Tips
1
1 No clutter or odours. Your property must be kept clean and clutter- free. Clear and tidy all surfaces. If the property looks clean and smells fresh, a prospective buyer will form a positive opinion of your home.
2
2 Whether it’s an open home or a private inspection, it is imperative that you are not there. Buyers find it hard to feel comfortable and picture themselves living in the property if the current owners are present. The prospective buyer is unlikely to voice their true opinion of the property and will often rush through the inspection. Needless to say, it makes selling your home difficult. So, go shopping for an hour, catch up on errands or visit a friend. Let the agent do their job!
3
2 Check all corners for peeling paint, chipped edges, and loose wallpaper, and repair accordingly.
4
2 There may be several things in your home that you have simply become accustomed to over timethings that you have been promising yourself to attend to. Well NOW is the time. Buyers will mentally add up their perceived costs of repairing all those minor flaws and end up with an amount that is generally much higher than your actual costs will be. You may believe the repairs are insignificant, however the buyer may question the maintenance and upkeep of the rest of the property. Necessary, non-critical minor repairs and perceived owner neglect will either lower the price or lengthen the time to sell.
5
2 Repair all major problems. In today’s climate of open disclosure and vigilant home inspections, the ‘Golden Rule’ applies: Treat the buyer as you would expect to be treated yourself.

THE ROAD
To Purchasing When
You Need to Sell
PREPARE YOUR FINANCE PRE-APPROVAL
Finance pre-approval is your starting point. Knowing your borrowing capacity helps you understand your budget for a new home and signals to sellers that you’re financially ready, even if your offer depends on selling your current property.
Pre-approval typically lasts three to six months, so try to align it with your buying and selling timeline. With finance preapproval secured, you’ll be in a strong position to act quickly and negotiate effectively.
SELECT A CONVEYANCER OR SOLICITOR
Choosing a conveyancer or solicitor early in the process ensures that your legal requirements are in order and that you fully understand the conditions of buying and selling simultaneously in Queensland. Your conveyancer will prepare and review contracts, manage settlements, and explain specific conditions, such as the subject-to-sale and sunset clauses, so you’re well-protected.
In particular, they’ll guide you through the purchase contract requirements, which are important when selling as part of a simultaneous transaction, ensuring that all documents align and that any key dates are clear.
ENGAGE A REAL ESTATE AGENT TO ASSIST WITH THE SALE
Look for an agent with experience in your local market and a track record of managing transactions involving simultaneous purchases and sales. They’ll help you coordinate timelines and align each stage of the process.
Having a trustworthy agent by your side is great not only for the sale side of things but also for negotiations on your next property purchase. This means they can assist you with placing offers on properties, negotiating, property searching and be a helping hand every step of the way.
PREPARE YOUR PROPERTY FOR SALE
Preparing your home for sale can lead to a quicker sale and potentially a higher price. Start with decluttering, cleaning, and addressing any minor repairs that could enhance the appeal.
Consider staging the property for maximum impact, creating a look that buyers will connect with emotionally and financially. Your agent can recommend cost-effective improvements to attract potential buyers, like fresh paint, landscaping, or updated fixtures.
These details can make a big difference, especially in a competitive market. Booking photography and videography of your property before placing offers on a new one helps showcase its best features!
These include: attracting buyers faster, a quicker sales process, and assisting with a smooth sale and purchase.

Method of Sale
TRADITIONAL PRIVATE TREATY
Private treaty is the most common method of sale in Queensland, where a property is listed with an asking price or price guide and buyers submit offers through the agent via negotiation rather than public competition. The agent manages discussions between buyer and seller, presenting offers, counteroffers, and conditions over time, allowing the seller flexibility on price, terms, and timing while the market determines value through individual buyer interest rather than a fixed end date.
PROS: A clear price or guide is presented to the market, giving buyers direction while allowing the agent to justify, defend, and negotiate your price expectations through structured conversations.
CONS: Offers are not visible to other buyers, often resulting in a silent, one-offer negotiation process that limits competition and does not guarantee the highest possible sale price.

BIIDZ
AUCTION
A traditional auction in Queensland involves marketing a property without a disclosed price guide and selling it on a set date through open, public bidding, where buyers compete in real time under unconditional contract terms. This method relies heavily on momentum, buyer emotion, and competition on the day, with the final price determined by the highest bidder, provided the seller’s reserve is met or negotiations continue immediately after the auction.
PROS: Creates strong urgency and open competition with unconditional contracts, providing decisive outcomes & clear market feedback for sellers who want certainty.
CONS: Queensland law prohibits discussing or disclosing price guides, and without strong comparable sales to anchor buyer expectations, this can result in price ambiguity, reduced buyer confidence, a smaller buyer pool (typically around 20% who can buy unconditionally), and the risk of selling below expectations.

BIIDZ is a digital auction-style selling platform that allows buyers to compete transparently online, creating real-time competition without the pressure of a traditional on-site auction. For sellers, the key benefit is control and clarity: your property is exposed to a wider pool of motivated buyers, interest is converted into competitive bidding, and price discovery happens in a clear, data-driven way. Unlike private treaty negotiations that can stall or lack urgency, BIIDZ drives momentum, flushes out the market’s true buying power, and gives sellers confidence that the final result reflects genuine demand rather than guesswork.

SPECIFIC TARGETING
Reach Australia’s largest, most engaged pool of buyers beyond their search on property portals.

Types of Buyers
COMPETITION
Focused on winning, not just buying. Competition, urgency, and fear of missing out drive decision-making. Logic and emotion are overridden by momentum and pressure. This buyer pushes prices beyond expectations, especially in strong campaigns.
EMOTIONAL
Motivated by lifestyle, feeling, and connection to the home. They can justify paying more if the property feels right or solves a personal need. Still mindful of value, but emotion begins to outweigh pure logic. This is where desire starts influencing price.
LOGICAL
Driven by numbers, data, and perceived value. This buyer relies heavily on comparable sales, market conditions, and risk assessment. They aim to secure the property at the best possible price, not necessarily to win it. Emotion plays little to no role, with logic setting the ceiling.
