Dock Project Update

Dear Fellow Members, I am pleased to share an exciting update on the much-anticipated dock rebuild project at Naples Yacht Club. This transformative initiative will ensure that our marina continues to provide the highest standards of service, safety, and functionality for years to come.

To guide us through this important endeavor, we engaged Bolchoz Marine Advisors (BMA) to manage the project. With their proven expertise in marine construction, waterfront development, and project oversight, BMA brings deep experience and a steady hand as we continue through this vital investment in our Club’s future.

The Dock Design Committee, appointed by the Board of Directors, has now successfully completed its charge of developing the design for the new dock. We extend our sincere gratitude to Chair Ed Mullen, Vice Commodore John Tisdel, Treasurer Dick Del Bello, Francis Rooney, Tony Balsamo, and serving as an advisor, Secretary Brad Cowgill, for their time, insight, and leadership in shaping this critical phase of the project.

With the design work complete, the Board of Directors will now assume direct oversight of the construction and financing elements of the project, ensuring continuity and alignment with the Club’s strategic goals.

We are pleased to share that our federal permit has been issued, marking a significant milestone in the project timeline. The Board is in the process of selecting a dock manufacturer and a marine contractor to carry out the construction. With these critical steps underway, we are well-positioned to move forward confidently and efficiently toward the next phase of the project.

Our projected construction window is from April 2026 through November 2026. As with any major construction effort, particularly during hurricane season, we recognize there may be unforeseen delays, and we appreciate your patience, flexibility, and continued support as we move forward.

In parallel with these efforts, the Building, Docks & Grounds Committee, led by Rear Commodore Franklin Carson, will be developing the implementation plan for the new dock. This includes slip assignments, posting availability, and a comprehensive review of our Dock Rules. Proposed revisions will be submitted to the Board for approval to ensure our marina is managed effectively and equitably.

For those members who currently keep vessels in the marina, we encourage you to begin considering relocation plans during the construction period. We understand this will be a temporary inconvenience, but the result will be a vastly improved marina that serves our members well into the future.

The following pages include answers to frequently asked questions and helpful information to guide members through the transition. We are committed to transparent communication throughout this process and will continue to provide updates as they become available.

A New Era for our Naples Yacht Club Marina

The Naples Yacht Club dock rebuild project marks a critical investment in the future of our marina, as the existing structure—now nearly 30 years old—has reached the end of its useful life, with utilities and infrastructure increasingly failing and beyond effective repair. This comprehensive rebuild will maintain the same basic footprint while improving functionality and safety.

The redesigned layout will feature eight fewer slips, allowing for greater availability of slips at 55 feet and longer, more generously sized walkways and service areas, enhanced lighting, and increased electric capacity to meet the needs of modern vessels. Additionally, the new dock will incorporate improved materials and construction methods to enhance resiliency against hurricanes and extreme weather events, ensuring the marina’s longevity for years to come.

Bolchoz Marine Advisors is a specialized consulting firm focused exclusively on waterfront development, marine infrastructure, and project management. With decades of combined experience, the BMA team has overseen and delivered successful projects for private clubs, municipalities, and marinas throughout the Southeast. Their expertise spans all phases of marine construction—from permitting and design to contractor selection, budgeting, and construction oversight.

As founding principal of Bolchoz Marine Advisors, Inc., Mark Bolchoz brings a truly unique perspective to the waterfront project, having spent over 30 years exclusively in the marine industry, working as both consultant and contractor. Prior to founding the consulting firm BMA, Mr. Bolchoz spent eight years working with one of the most well-respected marine contractors in South Florida, managing over $100 million in waterfront projects and gaining a true understanding of the positive impacts of proper project planning and innovative value engineering. Prior to his work with the marine contractor, he spent 12 years working at two outstanding marina consulting firms, providing invaluable experience on hundreds of waterfront development projects along the Atlantic seaboard and the Islands.

Mr. Bolchoz has been involved in virtually every phase of waterfront development, from due diligence and planning, to permitting and design, to bidding and construction. He has experience in all project components including seawalls, dredging, floating dock systems, piers, and utilities. Mr. Bolchoz is a professional engineer in three states, has authored industry technical papers and articles, and has provided expert testimony in the specialized marine industry.

With our federal permit in hand and the design phase complete, the Board of Directors is now reviewing dock manufacturer and marine contractor bids.

Final contractor selection and contract execution will take place, positioning the Club to stay on track with fabrication and site preparation.

Dock fabrication will take place off-site, while logistical and operational planning continues to ensure a smooth transition.

On-site activity begins with mobilization and demolition of the existing docks.

Installation of the new dock system begins, followed by utility work and finishing details.

Final inspections and project close-out are expected, just in time for a grand reopening of the waterfront.

While timelines are always subject to weather and construction-related adjustments, the Board and project team remain committed to transparency and regular updates as we move forward.

Preparing for Temporary Dock Closure – April through November 2026

As part of the 2026 dock reconstruction project, all members with vessels in the marina will need to secure off-site dockage beginning April 1, 2026, through the end of construction (anticipated November 2026). While we recognize this is a temporary inconvenience, we are committed to supporting you through this transition with helpful resources and options.

Inland Storage Facilities

Many local inland boat storage facilities provide safe and reliable options for temporary relocation. A few well-known providers to consider include:

• River Forest Yachting Center (Labelle or Stuart)

• Walker’s Hideaway Marina

• Safe Harbor Naples Boat Yard

• Calusa Island Marina

These facilities tend to book quickly during Hurricane season, so we encourage members to begin exploring availability well in advance.

Private Dockage – A Community of Support

We know that many of our members have private dockage behind their homes, and it may be worthwhile to reach out to friends within the Club community who may be willing to lend a hand. A friendly conversation could lead to a convenient and mutually beneficial arrangement during this brief construction period.

Special Partnership with Naples Sailing & Yacht Club

We are pleased to announce a reciprocal dockage agreement with Naples Sailing and Yacht Club. During the summer of 2024, we will be welcoming many of their vessels while they rewire their docks. In return, they have graciously offered to accomodate NYC vessels in 2026 during our rebuild.

As part of this partnership, we have also secured a preferred rate of one dollar per foot, per day for Naples Yacht Club members—a significant savings compared to standard seasonal rates.

Other Local Yacht Clubs

Through our Florida Council of Yacht Clubs (FCYC) reciprocity program, additional opportunities for dockage can be found at Pelican Isle Yacht Club and Marco Island Yacht Club.

Designed for Safety, Service, and the Future of Waterfront Living

The new Naples Yacht Club dock system has been thoughtfully designed to reflect the needs and expectations of a modern, member-focused marina—blending functionality, resilience, and elevated service. Below are just a few of the key enhancements and infrastructure improvements members can look forward to with the new dock:

Improved Dock Materials

The new docks will be constructed with state-of-the-art composite materials engineered for durability, weather resistance, and minimal maintenance. These materials offer a clean, uniform aesthetic and are built to withstand years of heavy use and harsh marine conditions, providing long-term value for the Club and peace of mind for members.

Enhanced Lighting & Safety

Upgraded LED lighting along the docks and pathways will significantly improve visibility and safety during evening and early morning hours, while preserving a refined coastal ambiance. The lighting plan is designed to enhance both security and aesthetics, ensuring a comfortable environment at all times of day.

Modernized Fuel Dock Facilities

One of the most important upgrades is relocating the fuel dispensers from the seawall to a floating dock, improving storm resiliency, safety, and ensuring uninterrupted fuel access year-round. When the marina reopens, we will also offer ValvTect marine fuel to improve fuel quality, protect engines, and enhance vessel performance.

Individual Utility Connections

Each slip in the new marina will feature its own dedicated water and electrical connections, with individual breakers for increased safety and convenience. This upgrade allows for more efficient service and troubleshooting while supporting a wider range of vessel needs.

Wider Gangway with Cart Access

The new dock system will include a widened gangway, built to accommodate a golf cart, enabling our dock team to more easily assist members with transporting provisions, equipment, and guests to and from their vessels. This simple but impactful feature supports the seamless, high-touch service experience that members have come to expect.

Reconfigured Slip Layout to Meet Evolving Member Needs

Recognizing the growing trend toward larger vessels among our membership, the new dock layout will feature a reconfigured slip plan to better accommodate this demand. By optimizing the available space and rebalancing slip sizes, the new design allows for more large-vessel slips while still maintaining options for a variety of boat sizes. This thoughtful adjustment ensures that the marina will continue to meet the evolving boating preferences of current and future members, while maximizing access and efficiency throughout the facility.

Plan for Awarding New Slips in the New Marina

1. Guaranteed Slips for Existing Slip Holders as of july 1, 2024

• All Full Members awarded a slip prior to July 1, 2024 are guaranteed a slip in the new marina if they wish to retain one.

• Slip assignments will be based on the Club’s established point system, with members with the highest point totals assigned slips closest to the Clubhouse.

• Important: At the discretion of the BDG Committee, the Club’s 85% utilization rule (meaning a vessel must occupy at least 85% of the slip length) may be waived in certain situations.

2. South Seawall Slip Holders

• Members currently occupying South Seawall slips will remain in their current locations after construction.

• Should they wish to relocate to a slip on the new floating dock, they may apply during the general assignment period.

3. Timeline and Process for Existing Slip Holders

• Existing slip holders have been tentatively assigned a slip size appropriate for their vessel; exact locations are still being finalized.

• Members will be contacted individually to confirm the size of their assigned slip.

• By August 15, 2025, slip holders must notify the Dock Office if they wish to reserve a slip.

• Members who decline to reserve a slip by August 15, 2025 may apply later but will not have a guaranteed slip

4. Assignment of Remaining Slips (Open Application)

Follow these guidelines to apply for a slip:

Application Period:

• Opens August 30, 2025 | Closes November 30, 2025

How to Apply:

• Applications will be available at naplesyc.com and must be submitted to the Dockmaster.

Eligibility:

• Members may apply even if they do not currently own a vessel that meets the 85% rule but are purchasing a vessel that does. Anticipated timeline on the receipt of the new vessel must be submitted to the Dockmaster and will be reviewed by the BDG Committee.

Award Notification:

• Final assignments will be proposed by the BDG Committee, approved by the Board, and announced by December 15, 2025.

Note:

• If a member already guaranteed a slip is awarded a larger slip during the open application period, they must surrender their original assignment, which will then be offered to the membership.

5. Reassignment of Surrendered Slips

• Any slips surrendered during or after this process will be posted and made available to interested members according to the Club’s point system.

6. Waitlist Procedure

• Waitlists will be created for any slip sizes where demand exceeds supply.

• Only members who apply during the designated application windows will be eligible for the waitlist.

• Rankings will be based on the Club’s point system.

• Waitlists will dissolve upon the opening of the new marina in November/December 2026.

• After that, the Club will return to its traditional practice of posting available slips on a monthly basis.

Why is the dock being rebuilt?

The existing dock infrastructure—particularly the electrical, plumbing, and concrete systems—has reached the end of its useful life. Will there be a member assessment to fund the marina renovation?

No, there will not be a special assessment. The project is fully funded through existing capital reserves and financing.

Will slip pricing change in the new marina?

Yes. Slip pricing will be adjusted when the new dock reopens to reflect the upgraded facilities and infrastructure. For the upcoming season, FY 2026, there will be no increase to slip rates.

What are the power pedestal configurations for each slip size?

The new marina will feature upgraded power pedestals with appropriate power outlets ranging from 30 amps to 100 amps, depending on the size of slip.

Where can I keep my boat during the rebuild?

Members will need to secure off-site dockage beginning April 2026. Options include inland storage facilities (such as River Forest Yachting Center), private arrangements with fellow members, and a preferred partnership with Naples Sailing and Yacht Club, which is offering limited slip space at a discounted rate of $1/foot/day.

Will slip assignments change after the rebuild?

A comprehensive review and re-assignment process will be conducted by the Building, Docks & Grounds Committee. Slips will be awarded based upon the Point System outlined in the Dock Rules.

How will the new dock be different?

The overall footprint of the marina will remain largely the same, but the configuration of slips is being adjusted to better accommodate larger vessels and modern boating needs.

Will any parts of the Club be inaccessible during construction?

While the construction is primarily limited to the marina, members may notice restricted access around the dock area for safety reasons. All landbased Club operations—including dining and events—will remain fully open.
