I would like to reassure you that our teams remain fully on site, ensuring communities continue to operate seamlessly and essential services run as expected, while supporting your needs.

NEIGHBOURHOOD NOTES

No matter the season, our community is always blossoming with improvements. Here’s a roundup of the upgrades and projects that have been taking place around the community, all with you in mind.

Lighting Up A New Aura

Our palm trees are now wrapped in a stunning new glow! As part of our ongoing enhancements, decorative lighting has been installed on the palm trees at Roundabouts 1 and 4, as well as at the gatehouse entrances of Arabella 1, 2 and 3.

The lighting adds a warm, tropical ambience to these spaces and lends a subtle, magical charm after dusk.

Your guests can now enjoy a hassle-free parking experience. Visitor parking signage have been introduced across the property to improve accessibility and make navigation simpler for guests.

These additions help streamline traffic flow and reduce confusion within parking areas.

Green’s Got A New Shade

Look out for a fresh hue of greenery across the community. As part of our landscape enhancement programme, new plantations like aloe vera, sesuvium, wild jasmine and more have been introduced.

Additionally, we also collaborated with Dubai Municipality as part of sustainability initiatives to plant yellow bells, neem trees and flame trees.

These new additions enrich the overall aesthetic, increase shaded areas and support a more sustainable living environment. These additions will continue to grow and thrive, making your community more beautiful and welcoming.

Step Into Elegance

A warmer welcome awaits you at Tower A and Tower B.

The reception and first-floor lobby walls have been updated with new wallpaper, adding a refreshed finish to the interiors.

Together, these improvements create a more inviting and elegant space for residents and guests.

Updates On The Move

Stay informed, every step of the way.

New LED advertisement displays have been installed inside the passenger lifts, offering an engaging platform for announcements, promotions and important updates. Now, no update will go unnoticed.

Clear Spaces, Safer Parking

Basement parking is designated strictly for vehicle parking. Residents are reminded not to store personal belongings in parking bays or common basement areas.

Regular AC maintenance helps your system run efficiently, last longer and keep energy bills under control. Simple checks can make a noticeable difference in comfort and performance.

Service your AC regularly to maintain efficiency and prevent breakdowns.

Clean or replace filters to improve airflow and air quality.

Ensure vents are clear so cool air circulates evenly throughout your home.

A well-maintained AC means reliable cooling, cleaner air and lower energy costs, especially during the warmer months.

What You Need to Know

DLP and Home Care

Your home is a long-term investment. Understanding your Defect Liability Period (DLP) and basic home care helps you protect it and plan ahead with confidence.

Defect Liability Period (DLP)

Your one-year DLP covers material and workmanship defects in plumbing, electrical, HVAC and fixed installations. Common fixes like leaks, faulty wiring, plaster cracks, door or window adjustments and AC issues are included.

What’s Not Covered

Normal wear and tear, appliance faults, misuse and lack of maintenance, third-party works and damage caused by events such as flooding or vandalism are excluded.

After DLP expiry, warranty claims are handled directly with the equipment manufacturer.

Access & Home Care Essentials

To facilitate timely inspections and repairs, residents are requested to ensure the following access arrangements:

• Villas/Townhouse: Roof access via cat ladder or internal hatch

• Preventive maintenance extends system life

• Home insurance is recommended for added protection

Responsible Digital Sharing

Penalty of no less than 200،000

Imprisonment for no less than two years.

Avoid Sharing Photos During Sensitive Situations.

Sharing photos may reveal information that can be exploited, such as geographical locations or individuals’ movements.

E-scooter related violations can result in penalties of up to 2,000.

Safety Looks Good on You

• Ride only in designated areas

• Follow speed limits and slow down near pedestrians

• Wear safety gear, especially helmets

• Park neatly in approved parking zones

E-scooters are a convenient and eco-friendly way to get around the community and many of us use them every day. But with this convenience comes a huge responsibility.

Recent incidents in residential areas have shown just how dangerous it can be when safety is overlooked. Whether you’re a rider or a resident sharing the footpaths, your and your neighbours' safety matters.

To ensure everyone’s safety and comfort, residents are reminded to follow the community guidelines when using e-scooters.

• Do not ride on pedestrian-only walkways

• Do not leave e-scooters blocking entrances or pathways

• Do not allow children to ride unsupervised or outside permitted age rules

Holding Strong Through a Week’s Rain

Over five consecutive days between 22 and 27 March, Dubai experienced continuous rainfall, with conditions intensifying over time. Dubai Holding Community Management responded through a co-ordinated 24/7 rain mitigation effort with an on-ground presence of more than 1,550 team members and partners that remained actively deployed to protect our residents, maintain access across our communities and ensure continuity of essential services.

As rainfall intensified, operations were scaled in real time with 180 dewatering tankers and more than 260 pumps deployed across communities to manage water accumulation, maintain accessibility and minimise disruption, with resident safety remaining the priority at every stage.

Behind the scenes, our teams remained closely connected 24/7 through our Customer Engagement teams, supporting residents, addressing concerns and managing over 420 inbound calls, ensuring clear communication throughout.

Because at the heart of every response is one priority: the safety and wellbeing of our residents.

Resident Communication gets a Digital Revamp

Dubai Holding Community Management has signed a Memorandum of Understanding with Elevision to elevate resident communication through an integrated, portfolio-wide digital media network.

As part of the initiative, 564 new digital screens have been installed across elevators and community lobbies in 350 residential buildings to deliver operational updates, important notices, community news and invitations to resident events and activations. This initiative supports DHCM’s vision for smart, connected and well-managed communities and reflects its ongoing focus on innovation and resident experience.

Advancing ISO Standards in Energy & Complaints

Digital Dubai Authority Recognises Dubai Holding Community Management

Dubai Holding Community Management has been recognised by the Digital Dubai Authority at the Strategic Partners Recognition Ceremony for its contributions to Dubai’s digital transformation efforts.

The achievement reflects DHCM’s collaboration on key initiatives, including the overcrowding study and the 2025 Annual Labour Force Survey. These efforts demonstrate the company’s role in supporting integration, data-led insights and collaboration across Dubai’s digital ecosystem.
