Defect Liability Period
Meraas provides support for in-unit requests under warranty during the one-year defect liability period, commencing from the handover date specified in the handover notice. During this period, in order to register a service request, please visit our Meraas App or portal.

Once your request is logged, our team will review it, and you will receive a confirmation email with the details of your service appointment.
What is covered?
• Inherent defects in materials and workmanship in the plumbing, electrical, and HVAC systems (heating, ventilation, and air conditioning).
• Manufacturing defects, troubleshooting, and reactive maintenance, including repairs such as fixing leaks, rectifying faulty wiring, repairing plaster cracks, adjusting doors and windows, and resolving AC malfunctions.
• Defective installations, which are workmanship related including mechanical and electrical works, sanitary, sewerage, and similar installations.
In order to assist you during the defect liability period, we may need the following access:
TOWNHOUSES & VILLAS:
Access should be granted by the occupier or homeowner via the cat ladder for roof access if it is located inside the property or through the roof access located inside your unit.
APARTMENTS:
Access to the common shaft located within your unit must be granted by the occupier or homeowner to facilitate maintenance, regardless of whether the issue has been reported from your unit or a neighboring one.
ROOF ACCESS:
To be provided in all cases, if required.
What is not covered?
• Normal wear and tear.
• Minor cracks, appliance malfunction or defects caused by the homeowner, or its occupier.
• Damage from insects and / or rodents.
• Damage caused by improper maintenance or misuse.
• Typical aging or weathering of exterior finishes.
• Defects not notified on a timely basis (thus leading to further damage).
• Consequential damage that may arise from a DLP issue. Example: Home décor/ furniture damaged by a water leak cannot be covered, the occupant should have adequate insurance in place.
• Appliances, fixtures, and other items that are not directly installed by the developer are typically covered by manufacturer warranties. For contact details of service providers, please refer to the warranty certificates available on the USB drive provided during the key handover.
• Any alterations or modifications to the home after the handover and any third-party work or defects arising from such work carried out by third-party contractors hired by the homeowner.
• Defect in materials, design, and workmanship supplied by the homeowner or his/her contractors.
• Consumables such as fused bulbs, filters, etc.
• Damage due to effects of vandals, fire or acts of nature (such as floods, strong winds, sandstorm, etc) , civil commotion, riots, insurrection or war
• Items that have not been reported within the specified defect liability period.
• Problems that arise due to lack of preventive maintenance.
• Pest control, water tank cleaning, deep cleaning, any kind of 3rd party testing and reporting etc. are not covered under warranty.
• Installation of appliances such as dishwasher, refrigerator etc. if the same is not provided by developer.
• Issues related to local authorities such as DEWA, EMPOWER, TABREED Etisalat, DU and Hassantuk.
Extended Warranty Claim Process
After the Defect Liability Period (DLP) ends, you can directly reach out to the warranty provider for any warranty-related concerns. The warranty documents are included in your handover kit when you receive your keys. To ensure your warranty remains valid, please maintain all equipment as outlined in the warranty terms and conditions.
To claim your warranty, please follow these two simple steps:
1. Verify Warranty Coverage: Have your preferred service provider confirm that the defect is covered under your warranty.
2. Submit a Report: Provide a third-party report to your warranty provider for further processing.

Preventive Maintenance Contract
While Meraas provides a one-year Defect Liability Period support for your home, it is the responsibility of the homeowner to maintain the property and ensure that the unit undergoes regular Planned Preventive Maintenance (PPM) as recommended by the manufacturer of the various equipment installed in your home. All equipment should be maintained as defined in the Operation and Maintenance manuals. This proactive approach also saves money by reducing the need for emergency repairs and minimizing overall repair costs.

• Fixed electrical fittings,fire alarms, all fire safety detectors/ materials (inside unit)
• AC units and ducts maintenance and cleaning
• Solar/ electric water heater maintenance
• All electrical distribution board (DB, SMDB) box
• Ventilation fans/ system
• Plumbing units/ fittings/ floor traps/U traps/ sewerage system manhole
• Water pumps & motors
• Roof and balconies drain unblocking
• Water tank cleaning, float valve maintenance
• Pest control
• Fixed woodwork
• Grouting, sealant, tiles, etc.
• Windows and door frames sealant
• Shaft gaps, electrical conduits, tray, trunking, refrigerant piping, AC, ventilation ducts: sealant/ joints gaps at roof area
