Market Commentary There is no denying that West Melton is a truly unique community, where others are considered, and genuine connection is established. I feel privileged to be part of such a beautiful community and find that my smile is always greatest in West Melton. The way of life that West Melton presents is sort after by many, and it will come as no surprise that this high demand has seen median sale prices increase by 8.17% this past year (March 2020 - February 2021.) While West Melton may be small, our strong community stands out above the rest, with national buyers eager to join the engaging and growing environment. With such high levels of demand, developers are starting to move. In the next 18 months - 2 years, we can expect to have three new subdivisions, one along the south side of Wilfield, another west of Preston Downs, and Halkett Grove Stage 2 opening. This means the market will start to cool. The rule in real estate is to sell when there is demand and to purchase when there is plenty of supply. With the current shortage of West Melton listings and the upcoming developments, I advise that if you are thinking of selling and want tremendous results, the perfect moment is now.
