Market Commentary
In over 15 years of selling real estate, I have never seen a market like the one we are currently experiencing. There is rapid growth, the extent of which we have not witnessed before. Demand for property is by far exceeding the number of properties for sale, meaning it is a sellers’ market. West Melton is not immune to this “crazy market” either. In fact, the median house sale price has risen by 10% in this area in the past six months alone (REINZ). This high level of rapid growth is well beyond what anyone could have accurately predicted, and is neither sustainable nor healthy for the real estate market. As a local resident, you know that West Melton affords a wonderful lifestyle to anyone that lives here, and it appears that word is quickly getting out! The past six months have seen the area become an attractive and affordable option for national buyers, and this trend is continuing to push up the demand for housing. It is easy to understand why Selwyn is a huge drawcard for national buyers when you consider what you could buy in Auckland for the same price as a beautiful, spacious section and large home in West Melton. It is also just a short, easy commute to the city centre for work, compared with what you would experience living in many other main centres. Without doubt, we are experiencing a “property bubble”, and although this bubble will not last forever, it is set to continue until supply meets demand. There are three main influences that need to come into play for this to happen: The ease in national buyers moving to the area to help reduce demand and high prices; the release of new subdivisions and sections to increase supply; and finally, an increase in interest rates to help level the market, which we are just starting to see now as we enter spring. At best estimate, we are looking forwards 12 months before we see the evidence of a true market correction. If you are thinking of selling, now is definitely the right time.
