Recast: A Powerful Post-Sale Strategy A recast can give qualified buyers the flexibility to purchase their next home with a lower initial down payment, then use proceeds from the sale of their previous home to reduce their new mortgage balance and monthly payment.

Buy the New Home

Purchase the next home before selling the current home. The buyer may be able to use a minimum down payment, helping preserve available cash and equity.

2 Sell the Previous Home The buyer can then list and sell their previous home on their own timeline, without having to coordinate both closings on the same day.

3 Apply the Sale Proceeds Once the previous home sells, the borrower can use proceeds from the sale to make a large principal payment toward the mortgage on the new home.

4 Request a Recast The mortgage is re-amortized using the new, lower principal balance, which can reduce the borrower’s monthly principal and interest payment without refinancing. In most instances the Mortgage Insurance can also be removed.
