n our home, the kitchen is a hub of activity. It sits in a central location of the flooplan, and looks over both the main dining and living spaces. This space is where I prepare my family’s meals as I watch my children play. This kitchen is where my young son made his first Christmas cookies and where, each year, we work together to decorate our traditional gingerbread house. Our kitchen is where my husband and I chat together each evening as we tidy and prepare lunches for the next day. For our family, the kitchen really is the heart of the home. My Renovation columnist and designer Cassandra Fenaughty feels the same way, and she kept this in mind when planning her own kitchen renovation. HEART OF THE HOME The kitchen is the space where families gather to create and share, which is why the room should be not only functional, but comfortable.

hroughout the next 12 months My Renovation columnist Cassandra Fenaughty will showcase photos and design concepts of her current renovation project in Buderim. Here, she unveils the kitchen portion of the renovation. The original kitchen of this home was small and pokey, and we had intended on waiting until the end of the renovation to carry this stage out. However, one evening as I was scrolling through marketplace a fabulous kitchen popped up before my very eyes. This kitchen came from a recently renovated home in Ascot, Brisbane and had recently sold for around $3 million. The kitchen was less than a year old and the new owners had decided to renovate the kitchen, bathrooms, laundry and robes, which resulted in a lot of cabinetry and benchtops to work with.
We purchased the entire kitchen, laundry and butler’s pantry for just over $7000. While this may seem expensive for a “pre-loved” kitchen, the cabinetry was handcrafted, and benchtops were solid Carrara marble. It was all in perfect condition. The best part about using this kitchen was that it didn’t go to landfill. The quality of craftsmanship of the cabinet doors, and the fact that the benchtops had journeyed all the way from a quarry in Italy, makes me feel good about saving it. With the decision made to adopt this kitchen and make it our own, we just needed to design the space and tweak the colours – black and gold did not fit into my coastal-luxe vision for the home.
In the planning and design phase we decided to steal some space from a dining zone to extend the kitchen, which would allow us to include a butler’s pantry in the design. The overall living space is large enough that a dining area could be sited elsewhere in the room so this wasn’t a problem. We planned with a functional kitchen triangle scheme and also wanted to ensure good circulation throughout the space. I wanted to avoid a kitchen with only one entry and exit point. We also wanted to ensure the butler’s pantry was not just for storage but could also be a proper space for food preparation when entertaining. In regards to finishes, the overall concept for this project was to create a sophisticated coastal palette with a hint of boho and British colonial. The boho elements such as the pendants and styling items can easily be changed out in future years as trends evolve. We deliberately chose a neutral colour palette for the cabinetry to be timeless. Sunshine Coast business Total 2 Pack did an amazing job of changing the black doors to a beautiful fresh white. Our splashback tiles were possibly the most challenging decision. With such an intricate cabinet door design, we didn’t want anything competing or clashing, but we needed something special to relax the formal palette and make the space feel more homely. After a great design session with the team at Amber Tiles in Maroochydore, we found a stunning artisan tile in white, but designed in a layout of matte and gloss to subtly add visual interest. Stokes Premier Tiling installed each tile by eye to bring out the best of the handmade tiles.

While it seems like a great idea to use a pre-loved kitchen, it’s not something we would usually do or recommend. This find was the exception to the rule. Used kitchens are often too old to salvage, with water damage and old fittings and fixtures. Most of the time it’s not worth it, unless it’s for a rental property or holiday home, and you have a really tight budget. The planning and design part of this was tedious and required exceptional attention to detail to make it all work. We also needed to make sure that our trades understood that we only had what we had to work with, and it needed to be well executed to ensure the end result didn’t look like a second-hand kitchen. Sometimes the installation costs can be so high for second-hand kitchens that it would have been better to design and install a new one. All of these things need to be considered.

laundry Quite often laundries are grouped into the ‘functional’ category, but what if we told you that they can also be aesthetically pleasing? Electrolux joined forces with designer Anna-Carin McNamara to show renovators how easy it is to design a stylish space, and how to get the most out of your laundry renovation.
EXPERIMENT WITH THE DESIGN The designer says aesthetics play a role elevating the laundry from the plain, simple room as it was once known. “Add something beautiful – a plant, a wall light, an artwork, that gives the space some personality,” she says. “Don’t try too hard though with too many materials, because it can become overwhelming, so I recommend sticking to three – one for the floor, one for the walls and one for the joinery.”
FOLLOW FUNCTIONALITY There are four design rules Ms McNamara recommends following, with another a preference if possible. “Consider bench space for washing baskets, shelves for washing products, a swivel tap so that soaking bucket can be used and hanging rack to dry shirts,” she says. If your space allows it, she also advises elevating your washing machine and dryer for easy load and unload.
CREATE A VISION Ms McNamara’s first and perhaps most vital step to designing the laundry is to have “a clear vision measure up and then have it drawn up accurately. Don’t be afraid to try as many variations as you can think of on paper.” That accuracy will be critical when it comes to functional layouts and ventilation.

Choosing the right colour for your home can be an overwhelming task. An increase in detached building approvals for the month of August suggest a continuation of a strong demand for housing. In late September, the Australian Bureau of Statistics released its monthly building approvals data for detached and multi-units data. “Residential dwelling approvals increased by 33.7 per cent in the three months to August 2021 compared to the same time last year, with detached approvals up by 31.5 per cent and multi-unit approvals up by 38.1 per cent,” says HIA economist, Angela Lillicrap. “The value of renovations approved also reached its second highest level on record. Households are spending money that typically would have been spent on overseas holidays, on improving their living spaces. “Leading indicators, including HIA’s new home sales data, suggest that the detached market remains robust despite lockdowns. Sales in the three months to August 2021 were 15.4 per cent higher than at the same time in 2019 and 4.5 per cent higher than the same time in 2018. “Multi-unit approvals also increased in August 2021 to be 39.7 per cent higher than the trough in the three months to July 2020. This increase has been driven by both semidetached units and townhouses and apartments.”

AMAZON UNVEILS ‘JETSONS’-LIKE ROAMING ROBOT FOR THE HOME
Amazon’s new robot can hear, see and follow you around the home, but its no Rosey the Robot. Amazon’s version, called Astro, doesn’t
cook or clean like the animated character from The Jetsons, but it can check if you left the stove on while you’re out or send an alert if someone enters the house it doesn’t recognise. It uses cameras, sensors and artificial technology to avoid walls or dogs, and Amazon said Astro – which also happens to be the name of the Jetson’s dog – will only get smarter as time goes on. It does do some housework: snacks or a can of softdrink can be placed on its back to be carted to someone across the house. Amazon executive David Limp asked the 43-centimetre tall robot to come on stage during the virtual event, then asked it to beatbox. Its round digital eyes close or widen as it does tasks, giving it a human-like touch. Amazon said a limited number of the Astro will be sold, but didn’t provide a number. The US$1000 robot, which will be sent out to customers later this year, was one of a slew of gadgets Amazon unveiled last month. Besides the robot, Amazon also unveiled a picture frame-like screen that can be hung to a wall and has Amazon’s Alexa voice assistant built in. The company foresees it going in the kitchen, where users can see recipes, check their schedule or watch a show as they cook. - AAP

HOW TO: BUILD A FENCE IN SIX EASY STEPS
Your reasons for wanting or needing a fence depend on a number of things. You may want a little more privacy or wish to create a shelter from the wind, or keep out other pets while keeping your own in. Or, you may simply want to add an attractive finish your property. Sunshine Mitre 10 provides the following advice for your own home project.
WHAT YOU NEED: Timber • Posts: red gum 125 x 75mm or treated pine 100 x 100mm depending on type and height of fence. Be sure to allow for the part that goes in the ground (at least 600mm) • Cross hardwood
Step 1: Know your limits It goes without saying that you should be completely aware of exactly what is yours before you start. If you are in any doubt about the extent of your boundaries then consult your local council – you may need the services of a licensed surveyor. Don’t rely on the accuracy of the title, as over the years previous owners may have robbed a bit here or borrowed a bit there. This also works both ways and you may find that a neighbour in

the past snipped off a bit of yours. Now would be a good time to re-establish the correct boundary lines. Step 2: Setting the posts Your first job is to mark the line of the fence. Drive a stake into the ground at one end post position, and run a string line along the boundary the full distance; stake out the opposite end post. Then measure and stake all intermediate posts at equal distances. Posts are usually set 2 metres to 2.7 metres apart for a fence up to 1.8 metres high. To make sure all the posts will be in a straight line, set both corner posts first. Dig holes 600 millimetre deep x 300 millimetre square. For fences higher than 1.8 metres, set your post about 1 metre into the ground. To make your job easier, consider hiring or buying an auger-type post hole digger. Before setting the posts in the holes, place a timber sole plate in the bottom of each hole. A 50 millimetre layer of concrete can be used instead of the timber sole plate. Stand the post on the sole plate. You’ll need to brace the post temporarily so it stays upright and straight. Where posts are to be set in sandy soil, special post struts may be required. Fill the hole completely with a 50/50 mixture of soil and dry cement. Check the post with your spirit level and adjust the braces if necessary to
hold it square in place, then firm the mixture by tamping down hard. Add water to the mixture in the ground to set the cement in the soil. Above ground, slope the mixture away from the post to allow rain water to run off. Then stretch two string lines between the two end posts to align the ones that come between. They should be set flush with the string line. Dig the holes and set each post in a mixture of soil and dry cement as you did for the corner posts. Step 3: Fixing the cross rails The next job is to notch the posts for the rails. The top rail should be a minimum of 75 millimetres from the top of the post’s final height. The bottom rail is set a maximum of 175 millimetres from the plinth, and the mid-rail centred between the two. The notches are made by sawing to the depth of the rail and chiselling out the excess. They should not be deeper than the depth of the rails provide for a flush fit. Now cut and nail on the rails on the rails using the 75 x 3.75-millimetre galvanised bullet-head nails. Joins in the rails should be butted together in the middle of a post and rail joints on posts should be staggered. Finally, nail on the plinth at the bottom of the posts, just keeping clear of the earth. Use your string line to make sure the plinth is straight. The palings rest
on top of it and if it’s not straight, your palings will be crooked. Step 4: Now come the palings Overlapping your palings makes for a private, more attractive fence than simply butting them together. First, nail on the 150-millimetre palings using the 40 x 2-millimetre galvanised nails, leaving a 50 millimetre space in between each paling. Keep the palings vertical as you go – check regularly with your spirit level. Then nail the 100-millimetre palings over the spaces so they overlap 25 millimetres on both sides using the 50 x 2.8-millimetre galvanised nails. Drive these nails in so that they don’t go through the palings. This allows for the palings to shrink without splitting. Step 5: Topping off your fence Saw off the tops of the palings in a straight line 200 millimetres above the top of the upper rail. This job is obviously easier with a power saw. A wooden straight-edge, such as a batten, nailed on the back of your fence along the line to be cut, makes a useful guide for sawing. The posts should be cut to the same height or just below the top of the palings. Make sure you cut at an angle for water to run off and to prevent rot. Cappings An alternative to straight cutting is capping your new fence. This will extend the life of the palings
and give a more professional overall effect. In this case, your top rails must be fixed flush with the top of the post and palings flush with the top rail. Choose an angled capping that will shed water and completely covers the exposed ends of the palings. Fix using one 75-millimetre galvanised nail every 600 millimetres. Step 6: Finishing off This is best done about three months after the fence has been completed to allow for normal timber shrinkage. However, if you have used seasoned, treated radiata pine you may apply stains and paints almost immediately. Finishing your fence is a great job for the kids. It should keep them out of mischief for a couple of hours and earn them some extra pocket money. Ask at your Mitre I0 paint department for advice on which water-repellent stain or paint is best for your needs.
