ave you ever wished, following on from a home build or renovation project, that you had a second chance to address a particular issue? Perhaps you didn’t install enough power points, or maybe you overlooked the need for a drain in the laundry. I don’t think I’ve met one home owner who is 100 per cent satisfied following a build. One Sunshine Coast woman has tried to get ahead of the problem. She recently took to an online community board to ask what advice others could share following their own home projects. The response was terrific with dozens upon dozens of people offering up the lessons they had learned. We share some of the answers in our feature story on page six. Hopefully you can take an idea or two and apply it to your own project. Secrets SHARED Investing in a home project can be a daunting process. There is a lot to learn, a lot of considerations, and of course the financial aspects. We’ve gathered some of the best hints and tricks from people who have first-hand experience.

Whether you are planning to renovate or undertaking a new build, the inspiring and insightful team from Three Birds Renovations says there are three important things to consider before you start, no matter how big the project. The trio – best friends and busy mums Bonnie, Lana and Erin – have completed more than their fair share of renovation projects, and offer industry education via their reno and styling schools. Here’s their advice: 1. Start collecting your inspo Creating a vision for your renovation or new build can be one of the most exciting parts of the project. It’s where you can get creative and let your dreams run wild as you scroll or flick through thousands of inspiration pics. It’s the part of the project where it’s all about good looks and great feels, before the reality of practicality and budgets kicks in. 2. Begin your ballpark budget Let’s be honest, creating your dream home vision is one thing but if you don’t have the funds to pay for it, chances are it won’t turn out quite as you expected. Most people don’t own a money tree (well not the kind that grows $100 bills anyway!), so you’ll need a rough idea early in the process of how much

you can afford (or want) to spend on improving your home. Is your ballpark $5000, $50,000 or $500,000? There’s a good chance you’re not sure how much that money will buy you, and that’s totally fine, but it’s still good to start with a ballpark figure in mind. From our real reno experience, combined with the numbers from the construction industry, an average good quality home renovation in Australia costs between $2000 to $3000 per square meter to well above

$4000 for high-end homes with high-end finishes. The sky is the limit at this end of the spectrum. 3. Upskill yourself When we started renovating houses back in 2014, Erin and Lana had no renovating experience so we relied on Bonnie’s knowledge (and a whole lot of winging it) to complete our first project. Since then, we’ve been transforming a few houses every year and each one of them has presented an
opportunity to learn something new. We’re on to house 15 now and we’re still planning and learning every step of the way. We often say that we’ve made the mistakes, so you don’t have to, and it’s true. BEST FOR BEDROOMS Celebrated Australian designer and Carpet Court ambassador Darren Palmer shares his favourite shutters and flooring combinations. Bedrooms are arguably the most personal rooms in your home. More than the living and dining area, bedrooms are spaces just for us, private rooms – not public, so it’s important that they look and feel exactly the way that we want them to, especially when it comes to key interior elements such as the flooring and shutters. Shutters play an important role in the bedroom. They shield you from the morning light and provide privacy throughout the day and into the evening. As for the floor – whether you opt for carpet or hard flooring – it plays a big role in determining the look and feel within the space. If you’re renovating your bedroom and can’t quite work out what flooring and shutter combination you’re wanting to choose, here are my three favourite options that will work in any bedroom.
Roller blinds with dark timber flooring In a bedroom with dark flooring, you want to have as much access to and control over natural sunlight as possible to help brighten the space. By having Carpet Court’s Austere Light Filter blinds in your bedroom, you can easily control how much light enters the space, making it the perfect option for a room with dark, timber flooring. If you were to have heavy drapes or complete block-out blinds, you would tick the boxes in terms of privacy, however there would be little room for light to make its way in and you’d be relying on artificial light sources to brighten the space – they can only do so much. If you’re looking to renovate or upgrade your bedroom, consider how flooring and blinds work together to really enhance and lift a space.

ideas Don’t underestimate the impact good lighting can have on the aesthetic and functionality of a room. Here, we bring you up-todate on the latest styles and advice.
WHAT DO YOU NEED? The days of choosing light bulbs by wattage are long gone. Today’s modern bulbs, particularly LEDs, produce the same amount of light using less electricity. The best way to choose a bulb is to look at how much light it produces, which is measured in lumens (lm). The higher the lumens, the brighter the bulb. The Australian government’s guide to sustainable homes, yourhome.gov.au, recommends the following lumens based on a single light bulb being used to illuminate a room. • 420lm – table lamp • 800lm – small room • 930lm – medium room • 1300lm – large room or bright work area.

EXPERT ADVICE When selecting and styling your lighting, there are a few key points to keep in mind. Lighting experts from Discount Lighting and Fans, Warana, say everything from globe colour to placement needs to be carefully considered. Here are their five tips: 1. The colour temperature of globes is important. Cool white and natural light tends to work well in working areas such as the kitchen, bathroom, and laundry, while warm white soft lighting is idea for bedrooms and living spaces.

PROPERTY’S TIME IN THE SUN – INSIGHTS FROM BERNARD SALT Social commentator Bernard Salt believes COVID will trigger a shift away from CBDs to suburban hubs and regional lifestyle areas, with Australians seeking more spacious homes with a ‘Zoom room’. Source: AAP After the real estate market’s unanticipated pandemic surge, property trends are being shaped by the post-COVID lifestyle expectations of Australians. So where will the next wave of property investment opportunities come from? At a recent Investor Breakfast Briefing hosted by alternative investment platform AltX, social commentator Bernard Salt discussed the demographic trends underpinning Australia’s property momentum, and the growing interest in private real estate debt in Australia. PROPERTY AT THE HEART OF AUSTRALIAN VALUES Australians (baby boomers in particular) have a strong affinity for real estate,
according to Mr Salt. And as a relatively rich country per capita – ranking 13th globally by GDP in 2020 – the place where they feel most comfortable investing their money is in housing. With record-low interest rates, Australian investors have been snapping up properties. Investor loan commitments rose 6.1 per cent in January 2022 alone, according to ABS data. But wholesale investors are also putting their money into the debt underpinning all that activity – investing in first mortgage-backed private real estate loans through platforms. AltX research into investor preferences revealed one in two investors say the main reason for investing in private real estate debt is that they know what they’re actually

“I can see the logic of investing in private real estate debt, especially in Australia” - Bernard Salt PROPERTY WILL BE SHAPED BY OUR POST-COVID LIFESTYLES Mr Salt believes the pandemic has ushered in a return to Australian core values – including an emphasis back on our homes. “Today, we expect to be able to work, study, shop and be entertained within our family home,” he says, explaining floorplans may now include a ‘Zoom room’ and home gym in the garage. He dubs another major COVID phenomenon VESPA: Virus Escapees Seeking Provincial Australia. Those who have the
opportunity to work from home are moving to regional areas, within striking distance of a major capital city or centre. All these trends will potentially change how we live, work and play in city centres, and what we need from our urban landscape. Mr Salt believes people will still want to stay close to where they live – being close to shopping and entertainment and having a sense of community connection are all more important than ever. And he sees this fuelling a shift from the ‘fried egg city’ with the CBD at the core, to a 20-minute city where strong suburban hubs provide everything people need. “Demand for real estate may well shift in the post-COVID world, due to changed consumer behaviour (less shopping centres, more fulfilment centres) and working from home (more spacious houses, less demand for city centre office space),” he says.

Our existing residence didn’t have a clear entry point or a front door and we knew this was something we had to correct. Visitors would often be confused because they didn’t know where to enter the home. We would also have delivery men that would end up in our lounge room unexpectedly – a little awkward at times! It was a real priority to create a clear entry to the house and a front door. The internal floor plan did not allow the luxury of an internal staircase from outside to the inside of the elevated home, so we set out to design not only an entry, but a covered stairwell that had the feeling of an internal entry staircase.
Before From a functional perspective, ensuring wet weather protection was also really important. Carrying groceries and schoolbags up the side of an uncovered external stair wasn’t much fun in our tropical wet seasons. We combined a roof extension over the stairs with a verandah extension upstairs to provide an outdoor dining area from our kitchen. We also reconfigured where the entry was to ensure the front door was clearly visible from the driveway. Along with the facade, the entry to a home is the most important first impression. We

wanted to make this special. To reflect the luxe coastal style we were going for, we decided to source a vintage front door that would be unique and reflect the coastal feel we were after. We found a beautiful 100-year-old solid timber door with vertical joint construction and a feature glass inlay that we reconditioned, painted a fresh white and hung as our front door. Sandstone steppers leading to this door reference the sandstone retaining walls we have built throughout the property. A white feature wall light was installed next to the front door to add a contemporary touch which works well with the aluminium screen in the stairwell. This refined palette of materials and colours is important to ensure continuity of design and a polished finished product. Upon entering the front door, we designed platform composite decking entry stairs to gently graduate to the external stairwell. To achieve a luxe resort feel we also used the composite decking on the ceiling. This decking
covers the upper verandah substructure and provides a clean sophisticated finish to this part of the entry. After demolishing huge amounts of rotten and split timber on this project, we were happy to use a composite decking product with a longer life and very low-maintenance requirements. We added a secret sliding door to our
garage which matches the painted timber paling wall to create a seamless walkway which is also used for hanging sun hats, dog leads and beach bags. This functions well and also reinforces the entry foyer feel. Beautiful pendant lights are the feature continued over>

be rated correctly for exterior use, we then found a fabulous rattan-look exterior pendant. The pendants are made from a poly rattan and are fully sealed at all

connections to ensure safety in a covered outdoor environment. The effect of these pendants is stunning not only in the daytime but in the evening also. The rattan look provides the coastal design cues and the resort style feel. A four-metre-high feature aluminium screen was designed to give the stairwell a feeling of enclosure, while allowing views and breezes through. This also acts as a fence for the adjacent pool area. A stone-faced wall was built alongside the stairs as a textural element to break up the white cladding. Eyelid downlights provide a soft glow of an evening accentuating the textures and colours of the stone. New stair treads and a new platform landing were installed, and a front face was also added to each riser with a small opening to enable viewing of the lush subtropical garden underneath, which comes to life in the evening with the garden lights. We hope this entry inspires the renovators out there and we look forward to showcasing another stage next month.

DELIVERING STYLE How to choose the right mailbox for your home. It’s a mailbox right. How hard can it be to choose one? Well, once you start shopping around to find the right mailbox for your newly renovated home, you will discover just how challenging it can be. The choices are endless – colours, materials, styles. 1. PANELLING

Panelling is set to be a big 2022 bedroom trend, according to global retail and interior company Zinus who have used Pinterest to find the most popular looks for this year. Partly due to the influence of period television shows such as Bridgerton and The Crown, there has been a 49 per cent increase in Pinterest searches for wall panelling. We think panelling is going to be big in other areas of the home too including living spaces, home offices and dining rooms. VJ (vertical joints) panelling is a popular choice and with a little research, you’ll find that it’s easy for the home renovator to install. James Hardie also has a great product – Stria Cladding. Sleek, and featuring deep grooves from the shiplap cladding boards, the Stria range can be installed vertically or horizontally.
2. BOLD STRIPES The experts at Zinus say bold stripes will be embraced this year with a 42 per cent increase in Pinterest bedroom trend searches. One of the best things about stripes is that you are only limited by your imagination. Diagonal, horizontal, vertical – they can be used in any colour or size. And, if you tire of the look, you can easily paint over the wall.
