have a confession. I have pantry envy. My bestie is just about to move into her new home and she has designed the ultimate pantry – space for small appliances and a second refrigerator, a home for the coffee machine and, most importantly, storage, storage, storage. It is spacious, stylish and oh so beautiful. My pantry envy isn’t limited to the real-life variety. I find my mind wandering to the place of kitchen dreams whenever I see articles, product alerts and images relating to a butler’s pantry. Needless to say, it is one home project that is at the top of my renovation hit list. This month we share some ideas on how to design and construct your own butler’s pantry. beyond 2021 Global consumer needs for around the home are changing at an unprecedented rate. When you consider that the majority of Australian homes were only granted dial-up internet services in the mid-90s, residential technology has grown in leaps and bounds in a relatively short period. Looking further ahead into the 2020s, new research from WGSN indicates that products and services will adjust at lightning pace to keep up with homeowner demands.

IN A SNAPSHOT The global authority on consumer and design trends, WGSN, reports that new priorities are emerging around how consumers will shape their spaces and spend their time and resources, including investing in more sustainable, flexible and emotion-driven products and systems. The Future of Home 2030 report looks at what the next 10 years will bring to the lifestyle and interiors space, including evolving consumer attitudes to comfort and safety, advances in home AI and automation, and the need for radical climate adaptation across architecture and interior design.

PLAYING IT SAFE Safety, security and protection will be key factors across homes and neighbourhoods in 2030. Trend forecasting experts WGSN report: “Communities will be connected like never before to sense threats, with smart home tech that can identify and scare off intruders. Homes will not only be pandemic-proof, but even ‘zombie-proof’ with unbreakable walls, and will include health-boosting features literally embedded into the walls and floors.”

GREENING UP From mushrooms and herbs to cultivating algae, it is predicted that grow-your-own systems will be central to kitchens and across living spaces, as consumers look to increase their self-sufficiency and bring their diets closer to home. Going beyond the usual plants, homeowners are expected to take it a step further, producing their own personal ‘digesters’ of microbes, which can then fertilise waste and provide heat and energy sources for the home. Radically natural biomaterials will be used to create homewares – from plant-based leathers to hempcrete furniture.

timber Thinking about investing in timber flooring? Ryan Mollaun of Sunshine Coast flooring business Milton Lane shares his expertise to help you make an informed decision.

Let’s face it, we all want the real thing. Timber feels and looks better, but it comes at a price. To combat the price issue, faux products were developed. By faux we mean a printed photo of timber over various substrates. Of the faux products, laminate (MDF substrate) is the cheapest at $15-$30m2.It’s a great product on a budget, but it can have issues, mainly due to water spills causing planks to swell beyond repair. Laminate is often used as a resolution when flipping a home for sale or as a short-term solution in a rental property.

To solve the moisture dilemma, hybrid flooring (vinyl) was developed. An upgrade from laminate, it lands at a price of $25-$55m2. Some people can be hesitant about the plastic-like ‘sheen’ across the floor and firm PVC feeling underfoot. Faux timbers like hybrid vinyl can be a great choice on a budget, however these products do not add as much value to your property as the real deal. Faux products are also non-repairable once damaged. The premium choice is a genuine timber floor, but this comes at the higher price ($80-$120m2). Timber (usually oak) is an investment that adds value to your property and is highly desirable to live with every day and future buyers of your property will value it accordingly. In the past 30 years has come the evolution from solid timber flooring to engineered timber. Engineered is simply solid timber (often oak) fixed over a stable base of plywood, thus preventing expansion and contraction issues. The innovation of engineered

timber has allowed for wider planks (up to 340 millimetres wide) that are pre-finished in the factory so you can lay your timber cheaply without the need for finishing on site. Timber is UV lacquered for scratch resistance, but if you do get a dent or scratch (more noticeable on darker timbers), these marks can be repaired. The timber veneer can be re-finished multiple times (usually once every 20-25 years) and can last up to 100 years (for a 6 millimetre veneer). If you desire a new look, next time you re-finish, just sand back and reapply a new stain or colour wash to change your style without the need for re-installation. Timber is not 100 per cent waterproof like hybrid vinyl however, engineered timber is finished with a UV lacquer that can tolerate water for a lot longer than you can tolerate water on your tiles before you want to wipe it up. It is not recommended for use in a bathroom or laundry as a heavily wet environment has a higher risk of posing problems for timber products. Tiles are best used in these areas of the home.

Timber is also sustainable. When purchasing your product, ensure it is FSC (forest certification system) certified. Better for you and the environment. So while faux products can save you money in the short term, the longevity, desirability and resale value of a real timber floor means it is well worth the initial outlay.

EASY WAYS TO UPDATE

A full kitchen renovation can come with a hefty price tag. The good news is that there are other ways to overhaul your kitchen when your budget is limited.

CONTRASTING COLOURS Think outside the box and modernise a dated kitchen with a splash of paint. Choose a colour that complements the existing cabinetry. For a stylish contrast, paint only half of the cupboards in the new hue. We love this combination of timber and white.

RETILE OR PAINT YOUR SPLASHBACK If the splashback has good bones, but is looking a little dated or tired, consider regrouting and painting the tiles. If they are worn or chipped, get to work and remove the old ones and replace. Visit a local tile showroom to view different styles. We recommend subway and mosaic varieties.

REPLACE THE SINK AND FITTINGS Modernise a kitchen by installing a new sink and tapware. The first step to choosing a sink is to select the type you prefer – undermount, overmount or an apron front. From there you can decide on material and colour. The most popular material choice is of course stainless steel. However, sinks are also available in porcelain and stone.

REPAIR AND REFRESH If you don’t want to refit the entire kitchen, consider updating the doors and handles of your cupboards and drawers. It’s a quick and inexpensive fix.

WORKS No matter what stage of development your yard is in, installing a garden watering system is easy for anyone. Sunshine Mitre 10 provides the following advice.

WHAT YOU NEED

think about your soil type and what the plants need. As a rule of thumb, allow one dripper for every 50 centimetres of foliage diameter, but for sandy soils space about 35 centimetres apart. For larger trees, form a loop around the base.

STEP 1: CHECK THE WATER FLOW RATE Your system will only be as good as your water pressure. So the first thing is to measure the flow in litres per second from the garden tap. You need to know this to tell how many and what type of sprays can be serviced at any one time. This is easy to find out. First, turn off all taps. Then turn one garden tap on full into a 9-litre bucket, but not through the hose. With your watch ready, time how long it takes to fill the bucket in seconds. Then divide the bucket size by the time to fill in seconds, and multiply by 60. This will give you your flow rate in litres per minute. The types and number of sprays you can use at any one time varies according to brand. So use your flow rate and check the manufacturer’s brochure in planning your system.

Pop-up sprinklers A neat, effective way to water lawns – not only do they provide a good even spread of water, but think of the time it’ll save you. No more shifting sprinklers, no more handheld hoses. Pop-ups generally come in four pattern types – quarter circle, half circle, three-quarter circle and full circle. The number you’ll need will depend a lot on your water pressure. When setting out your system, it is a good idea to form a loop for an even distribution of spray.

STEP 3: SKETCH YOURSELF A PLAN Draw up a plan of your garden. The easiest way is on graph paper. Sketch in building outlines, position of pathways, width of garden beds, the location of trees and any obstacles so you can see the actual areas you want to water. The next step from here is to mark in where the main poly tubing from the tap is to go. Off this, mark where distribution lines are to go for the areas to be watered and mark where drippers or microsprays are needed. The main tubing can be a larger diameter than the tubing used as distribution lines so that more than one distribution line can be run at a time. However, you cannot place a dripper and a microspray on the same line. They are designed for different types of plants and different watering rates. Using the manufacturer’s brochure, write up a shopping list of how many sprayheads, drippers, tubing and accessories you need.

Why Replace it... Just Re Bench it!

STEP 4: INSTALLING Drip and microspray systems – Using your plan, lay out all the parts where you intend to install them. Use bricks or stakes to hold the poly tubing in position. Working from the tap in the direction of the water flow, adjust the layout till the main tubing and distribution lines are suitably located and cut the poly tubing to length with your utility knife or secateurs. Connect all tubing with joiners, elbows or tees to

form the desired layout. Secure connection with a locking clamp and be sure there are no kinks in the poly tubing. Seal the open end with an end stop. Pierce the poly tubing with the hole punch. This must be a straight, clean punch with no wobbling side to side. Then, push the dripper or spray inlet into the hole. Cover the tubing with soil leaving the drippers exposed.

The Choice annual recommendation is awarded to products or services that outperform their competitors in rigorous lab tests, customer satisfaction and reliability over the past 12 months. Overall, Mitsubishi Heavy Industries out-performed all other brands with an overall score of 71 per cent to be awarded the Best Brand of Air Conditioners in 2020. Canstar Blue’s annual review rates airconditioning brands on functionality and features, noise, ease of use, reliability, value for money and overall consumer satisfaction. From a survey of more than 1000 participants, MHI was the only brand to receive a five-star rating for overall satisfaction to take out the 2020 award.

RENOVATION RISE New loan commitments for housing rose 10.5 per cent to $28.8 billion in January 2021 (seasonally adjusted), reaching another record high, according to Australian Bureau of Statistics (ABS) figures released in March. ABS head of finance and wealth, Katherine Keenan, says, “In January 2021, the value of new loan commitments for owner-occupier housing was 52.3 per cent higher than in January 2020. The value of new loan commitments for existing dwellings was 38.7 per cent higher and the value for construction loan commitments was 141 per cent higher.” Meanwhile lending for home renovation projects was up 47 percent compared to the same time last year. “Since the HomeBuilder grant was introduced in June 2020, there have been record rises in the value of construction loan commitments. Loan applications made late in 2020 (prior to the reduction of the HomeBuilder grant January 1, 2021), contributed to the strong rise in January’s construction loan commitments of 15.7 per cent.”

We are currently deciding how to renovate our bathroom, toilet and laundry. The tiles have been ripped out and the shower is unusable at the moment. Do we try and organise the trades ourselves or is it better to get a renovation specialist to do the work? Keen for some advice. Thanks Troy CASSANDRA SAYS: This is quite a common query and organising trades yourself can be quite an appealing option as the builder/project management margin can be saved – a cost of around 10 per cent of the construction budget. For simple projects it’s not a bad idea, especially if there are only one or two trades to organise and coordinate. Wet areas like bathrooms and laundries are a little different. If you are experienced in building, or are in a trade or profession related to the industry, you could try to arrange trades yourself for wet area renovations. However, if you aren’t it is probably safer to hire a registered builder to

coordinate and carry out the project. Bathrooms can be risky and not the type of project you want to manage yourself if you are inexperienced. There are many trades that may be needed such as carpenters, plumbers, electricians, water proofers, tilers, plasterers, painters and sometimes even electricians. This is a lot of coordinating and a lot of phone calls.

There is also the possibility of dealing with conflict resolution if the trades don’t normally work together. By working with a registered builder you can feel assured that you will only have to deal with one person if something goes wrong. There is also the added advantage of a signed contract. Apart from a signed contract

being a legal requirement, it ensures that you have access to the full range of benefits under the Queensland Home Warranty Scheme. Most residential building work done in Queensland valued over $3300 (including labour and materials) must have home warranty insurance. As part of the building process, the contractor pays an allocated amount to the QBCC to insure the construction. The amount is included as part of your contract, and is paid before work begins. The reason why this insurance is important is because it covers you if the following scenarios arise: • a licensed contractor does not complete the contracted residential construction work and you have terminated the contract • the contractor fails to rectify defective work • the building suffers from subsidence or settlement. If there are faults with the building work that aren’t apparent upon completion of construction, such as faulty waterproofing or structural work, you as the owner can submit a complaint to the QBCC within six years and six months from when the work is completed, and within 12 months of noticing the defect. This is another important reason it is beneficial to work with a registered builder

under a signed contract. So, at the end of the day, you might save 10 per cent if you oversee a project like this yourself, but it might take twice as long, and end up costing more, if you have to replace fixtures and fittings through faulty work or accidents that aren’t covered. The stress of the process is also a factor that shouldn’t be taken lightly. Best of luck with the improvements and I hope that whichever way you go it all works out for the best.
