onsumer groups are calling for a crackdown on buy now pay later (BNPL) credit providers as the new way of paying by instalments gains in popularity. Australia’s leading consumer body Choice has signed a global statement released last week by Consumers International, saying the easy money looks attractive but is ultimately unaffordable. “This is a fast path to extreme financial hardship,” Choice CEO Alan Kirkland says. “Financial counsellors have reported an increase in people with multiple loans from different BNPL companies.” New research issued by Choice shows 30 per cent of Australians have used a BNPL service in the past 12 months, and 15 per cent of buy now pay later users have missed or been late on a payment. More than three quarters of those who have missed or been late on a payment have experienced financial hardship as a result of BNPL fees, including taking out

an additional loan or foregoing household essentials. More than one in five (21 per cent) of users in the past 12 months have used it to pay for essential goods and services, such as food, groceries or utilities bills. Millions of Australians are planning to use BNPL services to fund their international flights this year, according to research by Finder. Charities warned before Christmas that using providers such as Afterpay, Zip Pay, Latitude and Sezzle could lead to major debt problems in the New Year. Mr Kirkland says there us strong community support to bring this form of credit under national laws. Almost nine in 10 (87 per cent) Australians agree that buy now, pay later companies should have to check someone’s capacity to repay a loan as part

of the application process, as credit card firms must do, the research found. Treasurer Josh Frydenberg says he is reforming Australia’s payment systems for the digital age. In December, he announced “more appropriate regulatory oversight” on fees, transparency, and competition in the market for BNPL. But critics say a voluntary code for the industry isn’t enough.

3. Oblige BNPL providers to assess whether providing credit to the consumer will risk causing financial harm. 4. Prohibit providers from marketing their products in ways that target children or people in financial hardship.

5. Enable consumers to have access to redress through fair and independent mechanisms when something goes wrong.

2. Require merchants to provide an option that allows a consumer to pay for a product in full at the time of purchase. For online purchases, this should be the first option presented.

6. Ensure regulators monitor and report publicly on the impact of BNPL products for different groups of consumers, including levels of late payments and numbers of customers in arrears.

Fostering future thinkers Recognising that children are the future of our bright and innovative region, Sunshine Coast Mayor Mark Jamieson is now inviting the region’s high school students to take part in the Telstra Innovation Awards, where they can showcase and develop their clever solutions to a range of real-world problems. ur children are the minds of the future. They are the next generation of innovative and sustainable thinkers ready to challenge, question and spark meaningful change in the decades to come. With the world at their fingertips, these bright, young minds require nourishment and a platform to spark innovation and guide them on the right path to creative genius. To foster this, the annual Mayor’s Telstra Innovation Awards invites high school students across the region to bring their ideas to life and connect with industry mentors, providing an exclusive insight into the world of innovators. Sunshine Coast Council Mayor Mark Jamieson says the program, which started in 2016, supports high school students to develop business ideas that use innovation or technology in a new way to solve a community, environmental or business challenge. It has a particular focus on science, technology, engineering and mathematics, known as STEM subjects,

which are often the driving force behind innovation. “The students and teachers involved in this competition each year demonstrate we are well and truly on the right track in encouraging opportunities for our young people to succeed in the 21st century,” Mayor Jamieson says. “As a community, we are continuing to see the benefits from these types of initiatives, with an increase in programs such as robotics, entrepreneurship and coding being offered in schools and through extra-curricular activities. “We know many of the jobs and careers of the future will be built around science, technology, engineering and mathematics … so it’s incredibly important to foster these skills in our region.” The awards, which are now open to Sunshine Coast students from Years nine to 12, have produced a range of ingenious inceptions in the past, from LED plates for learner and provisional drivers to portable lockers. the future and that it is important to foster the imaginations of our youth and help springboard their ideas into reality, especially at a local level. “Innovative technology is critical to

Mentors will help participants develop their idea, understand their potential customers and develop a prototype. WHAT IS STEM? STEMS stands for science, technology, engineering and mathematics. It combines aspects of critical thinking through technology and has been adapted nationally to schooling curriculums. The Australian government regards high-quality science, technology, engineering and mathematics (STEM) education as critically important for current and future productivity, as well as for informed personal decision making and effective community, national and global citizenship. Study Sunshine Coast program director Tracey Coobula (pictured) says the awards are a fantastic opportunity to place STEM subject into the spotlight and for students to develop their skills and gain real-life business experience. “More and more we are seeing the integration and application of new technologies like robotics, artificial intelligence and coding into our workplaces” Ms Coobula says. “That’s why it’s never been more important for the fundamental building blocks of these technologies – STEM subjects, science, technology, engineering and math to be fostered, offered and promoted to students in our region. “The Mayor’s Telstra Innovation Awards are the ideal platform to discover and showcase the incredible talent we have here in our high schools, and set our students up for successful, enduring and high-demand careers of the future.”

PREVIOUS INNOVATIONS In 2021 a group of students from Glasshouse Christian College won the Mayor’s Telstra Innovation Awards for their creation of LED plates. Arno, Charlie and Josiah developed a bright new way for learner drivers to display their ‘L’ plates, along with a compatible phone app to change the plates as needed from Ls to Ps. They then went on to win the Generation Innovation GI Challenge. Realising the hassle of changing plates and difficulty seeing them at night or in poor weather, the boys say the awards provided them with a major stepping stone to bring their idea to life. “Throughout our journey, we learned valuable lessons on the importance of both a polished product, and a clear presentation, both of which helped us to re-imagine how we portrayed our project,” Arno says. “The chance the program gave us to generate interest in our innovation paved the way for future successes, not only within the project but in public speaking and critical thinking.” Acknowledging youth and innovation is forging the way forward, Charlie says their participation is opening the door to a variety of opportunities to solve large issues at a community level. “Youth and innovation go hand in hand and as a team, we believe that they can solve problems within the community and on a global scale,” Charlie says. “With the increasing importance of technology and innovation in Australia, the Mayor’s Telstra Innovation Awards can help our youth make that invaluable first step into the world of innovation and business.” Josiah is encouraging any high school student on the

Sunshine Coast to consider putting their ideas forward, jump out of your comfort zones and soak up the innovation experience. “Just go for it; have a go and sign up. Even if you don’t make it very far, you’ll be surprised with the amount of quality information there is to take away and the opportunities up for grabs,” he says. “If we had stayed in our comfort zones and didn’t enter, we would never have gained the proof of concept and validation of our idea provided through the feedback we gained.” From their success, 2021 second place-getters and Suncoast Christian College students Joshua, Noah and Rain are now hoping to find investors for their portable locker creation. “Our idea is to create a portable locker system,” Rain says. “Lockers on trailers that are taken to events, like music festivals, where people can safely store the valuables, or at public events and open spaces, like at the beach.” Noah says even though they are still working to find an investor, the experience from the awards has given them the confidence to keep at their dream. “There is still a chance to bring it to life,” he says. “If we can scratch together a prototype and more developed business plan, we could also take it to other competitions or investors.” Giving advice to budding innovations, Joshua says to keep your ideas simple and to seek consumer feedback. “It’s better to not go over the top with your ideas – try to keep them real,” he says. “Be committed to your team and be persistent. It’s also important to do customer evaluation because public opinion matters a lot if you want your project to be successful.”

FUTURE PROOFING THE BRUCE HIGHWAY More than $662 million is being spent on highway upgrades after recent flooding cut off the Sunshine Coast from Brisbane.

ork is underway to ensure a busy section of the Bruce Highway can withstand a one-in-100-year flood, after the road was cut during recent wild weather. Ten three-lane bridges are being built at five creek crossings between CabooltureBribie Island Road and Steve Irwin Way. This includes an area where significant flooding led to the highway being divided in late February. There will also be modifications to interchanges. The $662.5 million revamp is part of a $13 billion Bruce Highway upgrade program. Deputy Prime Minister and Minister for Infrastructure, Transport and Regional Development Barnaby Joyce says the program is the largest road infrastructure plan for Queensland. “We’re working to make highway closures through this section far less common,” he says. “The new southbound bridges and approaches currently under construction at King Johns and Lagoon creeks will be at least 2.4 metres higher than the current low-lying ones. The existing northbound bridges over King John and Lagoon creeks, already higher than the southbound bridges, will be replaced with new bridges sitting 1.3 metres higher.” The revamp is funded by the Australian and Queensland governments on an 80:20 basis and is expected to be completed by late 2023. Queensland Transport and Main Roads Minister Mark Bailey says crews are assessing construction sites affected by floodwater and resuming work.

“The Bruce Highway is an important part of the national road network and putting an end to delays will be welcome news for the 115,000 drivers who travel these sections each day,” he says. “I appreciate the patience of locals and industry as we worked to reopen the road, and for the ongoing efforts of crews on the ground who are continuing to clean up and repair our roads. “Ongoing flood repairs will also be scheduled on the Bruce Highway and a number of roads on the state-controlled road network in the coming months, to permanently repair any damage and ensure these areas are more flood resilient than before. We know the road to recovery is going to be a long one but we’re working together to progress these vital upgrades to give motorists and our freight industry more certainty in the future.” Federal Member for Longman Terry Young says the works complemented other projects underway along the Bruce Highway, including the Deception Bay Road interchange project, which is under construction. “This upgrade includes two new bridges over the Bruce Highway and removal of the existing bridge, plus crucial upgrades to two intersections and drainage improvements at the interchange. unshine Coast sporting champions have thrown their support behind a special taskforce being assembled to ensure the region makes the most of the 2032 Games. Four-time Paralympic swimmer Blake Cochrane and three-time Olympic pole vaulter Alana Quade (nee Boyd) have backed the initiative by accepting roles as 2032 taskforce ambassadors. Member for Fairfax and Special Envoy for the 2032 Olympic and Paralympic Games Ted O’Brien has led the process of establishing the group. “The purpose of the taskforce is to ensure the Sunshine Coast and Noosa region maximises opportunities in the lead-up to, during and after the 2032 Olympic and Paralympic Games,” he says. “It will provide a platform for grass-roots involvement across a range of areas where our region can accrue benefits from the Games – including sport and recreation, business and tourism, community and volunteers, environment and sustainability, arts and culture and infrastructure. “Nominations are now open for people to join the taskforce.” Mr Blake is a four-time Paralympian and boasts two gold and silver medals. He says he is proud to be involved because he knows how powerful the Games could be. “2032 is going to bring so many opportunities to our region; more than just an Olympic and Paralympic Games,” he says. “It’s going to bring opportunities for young people that are going to be in the

peak of their career in 10 years’ time and it’s also going to bring different communities together to operate as one, with the shared goal of seeing Australia succeed on the international stage. “Early planning is essential to these things, as 10 years will go by in a flash. “So, the most important thing for us is to start now, plan now and really encompass and work with the people who are passionate in this field to start moving in the right direction.” Ms Quade, a three-time Olympian and back-to-back Commonwealth Games gold medallist, says she is delighted to take on the role of taskforce ambassador. “You can guarantee that the athletes will train hard and put on a show for the world,” she says. “So, as a region hosting the Olympic and Paralympic Games, our job is to showcase our people, our culture, our facilities and our beautiful landscape and beaches. “The benefits of hosting a Games will reach far beyond sport. “There is nothing quite like the buzz of an Olympic and Paralympic city. We will be lucky enough to feel that buzz in our great region in 10 years’ time. Time to test your heart health Shane Warne’s death was a reminder to all Australians over the age of 50 to check their heart health, and a local cardiologist has advice on how.

unshine Coast residents are being reminded to regularly check their heart health in the wake of the tragic and sudden deaths of Australian cricket legend Shane Warne and Labor senator Kimberley Kitching. With both Warne and Senator Kitching aged 52, the warning is mostly aimed at any Australians over the age of 50, but health professionals are urging everyone to make heart health a priority. Sippy Downs cardiologist and managing director at Heart HQ Dr Peter Larsen says one of the best ways for residents to monitor risk is by taking a simple test to calculate the coronary artery calcium (CAC) score.

LIFEFLIGHT TRAINING FOR SUNSHINE COAST RESIDENTS The medical specialists who provide vital care onboard the RACQ LifeFlight Rescue helicopters are now arming Sunshine Coast residents with the skills needed to help save a life during an emergency. LifeFlight Australia’s most senior critical care doctors and flight paramedics will educate members of the local community on what they can do to help during the initial, crucial minutes of a traumatic incident, as they bring the First Minutes Matter trauma training workshops to the region on March 30 in Noosa and March 31 in Caloundra. “It’s a great program that teaches important medical skills for pre-hospital emergencies while you’re waiting for an ambulance or the RACQ LifeFlight Rescue helicopter,” LifeFlight’s trauma training

program manager Craig Blick says. “We try to teach and impart the skills of basic life support, so that if you do need to wait for help to arrive and you are in that situation where something happens in front of you, you’re able to act and you can do it calmly and with a level of knowledge and confidence.” The free community program will be offered online and in person by LifeFlight’s experienced aeromedical team. It will run for about five hours and touch on seven main topics. “We teach things from what to do when you are on the scene of an incident … to how to treat burns, stop bleeding, choking, strokes and seizures,” Mr Blick says. Making workplaces better Mental health advocate Melinda Upton knows what makes a supportive workplace, and it starts with proactive leadership. WORDS: Caitlin Zerafa

oga and fruit bowls. It’s a band-aid, reactive approach to mental health and wellbeing of employees in the workplace. At least that is the view of one of Australia’s most experienced lawyers and prolific advocates of psychologically safe workplaces who believes change begins at a leadership level. Melinda Upton has always cared deeply about the welfare of her colleagues – from those she worked beside as a junior employee, to those who followed her lead once she climbed the corporate ladder. Being in the legal profession for more than 25 years as an intellectual property lawyer by default across major law firms, she quickly learned how important proactive approaches from leaders contributed positively to the welfare of staff. She remembers seeing a colleague struggle for a long period of time. Deciding to intervene and call out his exhaustion, she was able to alert the leadership team who put a plan in place to provide him with necessary support. Since then, she has proudly been involved in a variety of organisations to

drive forward her passion for mental health and the collective power of change. Based in Sydney, today she serves as chair of national not-for-profit Minds Count, board director of Corporate Mental Health Alliance Australia and newly appointed CEO of Positive Group, a company that helps businesses thrive by building the psychological skills of their people. “What I love about what I do is that I get to bring a different lens to reactive approaches and I try to champion and influence organisation to deal with this on a proactive basis,” she tells My Weekly Preview. “Focus on leadership is the absolute key. If leaders from the top down are not equipping themselves in terms of these skills to manage and lead and also look after themselves, you are not going to have that cascade down through the organisation so you get that stickiness. “The roles that I have are a real privilege to be able to advocate and influence those conversations. “It may be easy for some, or less comfortable for others to really shine a

light on creating psychological safe workplaces for individuals and organisations. “While yoga and fruit bowls are great and you tick a box and you get short-term incentives, what you really want is to

She says especially in the wake of our recent “black swan” event – being the

COVID pandemic – workplaces have needed to adapt in ways they were never prepared for and there is a great deal to be learnt from this. “We talk about black swan events and the pandemic is definitely one of them. “I think those situations, if you look at the pandemic and from a Queensland perspective the effects of the recent floods, as a result of that leaders needed to come up pretty quickly with ways to keep people employed and engaged and connected. “Leaders needed to come up with approaches that continued to service the needs of the business and clients but also provide the necessary support that was needed in terms of remote working. “It crystalised to leadership that leaders have a responsibility from the very top down to ensure that we provided psychologically safe environments. “Whether that’s in an office or remotely, it’s important that people can feel happy and excited, contribute to their roles and have a good day.” Recently visiting the Sunshine Coast as keynote speaker of the Suncoast Community Legal Services dinner hosted by Travis Schultz & Partners, Ms Upton says it is important regional settings have access to the same support that is available in the cities. “I think it’s incredibly important to be able to continue and elevate this conversation outside of the main cities,” she says. “I think in terms of the regions and when we think about the Sunshine Coast, there really are issues around isolation and access to the toolkits to help shine the light on why this is so important.” For more information on Corporate Mental Health Alliance Australia visit cmhaa.org.au.

NAMBOUR HUB OPENS FOR COAST’S HOMELESS MEN

Providing a financial lifeline Cass Connolly is using her own life experiences and industry know-how to run a program that helps women regain control over their ﬁnances. WORDS: Caitlin Zerafa.

Sunshine Coast mortgage broker is launching a new initiative to help women experiencing domestic or family violence regain control over their finances. Like so many aspects of life for a woman facing or experiencing domestic violence, finances is one of the many items they often have no control over. Mortgage broker Cass Connolly is hoping to shine some light in the darkness through her program Fab Femme Finance. Fab Femme Finance is a way to educate and inspire women on all things budgeting and lending with a particular focus on helping women who are escaping violent or controlling relationships, have recently divorced or been widowed. Ms Connolly, from Your Mortgage Coach, says she wants to help women take control of their finances and rebuild their future with confidence. “I want women, not just locally but across the country, to know that no matter what financial situation they are in right now there is hope and moves we can make to improve it,” she says.

“There are women I have spoken with who have never had control of their finances in previous relationships, so I help them navigate the whole process. “I have experienced my own challenges in life and combining that with my industry knowledge I feel as though I will really be able to change the lives of women going through difficult situations and help them achieve a bright future.” Inspired by the work of SunnyKids here of the Coast, Ms Connolly is pledging to donate part of every loan she settles from the Fab Femme Finance group back to the organisation to help with its refuges for women and families experiencing domestic and family violence. From the basics around bank accounts and budgeting, right through to applying for a home loan, Ms Connolly will work with the women to make sense of the whole process. “No matter what someone’s financial position is, budgeting is the number one key to success, so that is something we do a lot of work on including how to set up their bank accounts. “I am also extremely passionate about credit reports, and how we improve them to get better lending outcomes, so that is another topic I spend a lot of time on.”

A housing project for men has officially opened on the Sunshine Coast to address homelessness. Gen One, an initiative of The Shack in Nambour, is a hub designed to provide a safe place for men facing homelessness and integrate them into the community. Pastor Dale Dowler says The Shack has been providing services to the community’s homeless and vulnerable for more than 20 years, but this is the organisation’s first housing project. He says homelessness is a complex problem so Gen One is not just about providing a roof over the residents’ heads. “Gen One will provide wrap-around programs that will provide individualised services to help men transition from hardship and isolation back into active engagement in the community with services including counselling and assistance with training and gaining employment,” he says. Pastor Dowler says residents will also be able to access The Shack’s other services and programs, which currently assist more than 14,000 people a year. The facility includes six fully self-contained units, including one with disability access, as well as a unit for an onsite manager, which has been helped by a $500,000 federal government boost. The site of the new centre has been provided by the Lanham family. “The Lanhams, and in particular the family’s matriarch Peggy Lanham, have been committed to the local community for more than a century and that is why we are proud to honour Peggy and the Lanham family by naming the main entry into Gen One, Peggy Lane,” Pastor Dowler says. Anarchy hip hop crew

READY TO TAKE ON THE WORLD’S BEST A Sunshine Coast hip hop team is preparing to represent Australia at an international dance competition. WORDS: Caitlin Zerafa.

Warana hip hop crew is gearing up for the trip of a lifetime and a shot at international glory. A talented group of young women who are part of Sunshine Coast Cheerleading open hip hop team Anarchy will head to Florida in April to compete at the IASF (International All Star Federation) Worlds. Sunshine Coast Cheerleading coach and hip hop athlete Dharma Partington says making the competition is a dream come true. “Over the past five years we have been working towards an exciting and difficult goal to compete against the world’s best

cheer and dance teams,” the 22-year-old says. “In our industry, when you think biggest achievement, you think of going to the IASF World Championships. “This is a competition where the best of the best from each country around the world are selected to go to and compete in one massive competition. And this coming April, we will be stepping out in front of thousands to represent Australia in the world championships for hip hop.” Ms Partington says Anarchy consists of seven athletes aged between 15 and 22. “These girls are all extremely close friends and some of them have trained with our gym for eight to 10 years.

“It is truly amazing and rewarding to watch our athletes grow from children to experienced elite athletes taking the world stage for the first time. “We are definitely more of a street-style hip hop team, which is a hard-hitting, high-energy and crowd-pleasing style that is extremely fun to compete in and watch.” Anarchy was invited to compete at the championships after winning overall highest scoring dance team at the Aussie Gold Cheer & Dance International Championship in 2021. “We all remember the moment at our awards ceremony waiting to hear if we had been chosen,” Ms Partington says. “We sat down, waiting and holding hands, praying our team’s name was called. Then they said, ‘Sunshine Coast Cheerleading Anarchy’ and in this moment all sitting together, we realised our dream had become a reality.” In preparation for the competition, which runs from April 23 to 25, the crew has been doing three group training sessions a week, as well as individual strength and stamina training. “This will likely double in the lead-up to our departure,” Ms Partington says. Ms Partington and fellow cheerleader Emmy Neil have also been selected as the team Australia representatives for pom style at the ICU (International Cheer Union) Championships, taking place on April 20 to 22 also in Florida. Ms Partington says this competition is often likened to the Olympics of cheer and dance. Sunshine Coast Cheerleading began in 2012 with 36 athletes. Today it has grown to 200 athletes, with success in state, national and international championships in cheerleading, dance and hip hop, with classes for ages three to university and adult levels. FUNDING FOR FAMILIES The Buderim Foundation is supporting local families with school expenses through the provision of $30,000 worth of $50 vouchers, to be distributed through schools and community organisations. Since the beginning of March 2022, there has been an increase in registration plate thefts on the Sunshine Coast. More than 18 registration plate thefts were reported to police in a nine-day period. If you do the maths, this is averaging out to be more than one a day. Police are urging vehicle owners to secure their number plates using registration lock anti-theft screws. Secondly, if you park on the street or driveway at night and have a lockable garage, it is encouraged to secure your vehicle in the garage. Number plate theft costs time and money to Queenslanders and has a larger impact on the community with links between number plate thefts and other crimes. Some of these crimes include fuel drive-offs, property offences and toll evasions just to name a few. When was the last time you looked at the registration plates on your vehicle? It is common for an owner of a vehicle not to be aware their registration plate is missing. Motorists should check their tyres before travelling so make it a habit to check that your registration plates are intact.

When you try to turn the screw back the other way, the screwdriver will slip off. The anti-theft screws are not easy to remove. To remove the screws on the number plates, car owners can attend Police Stations, or the Department of Transport and Main Roads. Cr Ted Hungerford Division seven Whether you’re a history buff or if you just love this wonderful part of the world we’re lucky enough to call home, I guarantee you’ll get a kick out of Diddillibah – a newly released book that’s chock full of amazing photos, stories and fun facts about this amazing little part of the Sunshine Coast. This 111-page book is the handiwork of Eunice Paulett, with help from Lynette Walker, Jenny Catalano and John Hammond, as well as a grant from the Diddillibah Hall Committee. I was lucky enough to be invited along to the recent launch of Diddillibah and as a fourth-generation resident of the Sunshine Coast, I absolutely loved seeing the photos and memorabilia in this book.

For the past few years, council has been undertaking comprehensive drainage improvements at Toral Drive and Jorl Court in Buderim. I’m pleased to report that stages four, five and six of these important works will begin soon. Stage four works involve increasing the drainage pipes within the drainage easement between 27 and 35 Jorl Court and the associated road gully pits. Stage five works will upgrade the stormwater underground drainage systems at the western end of Toral Drive, including the intersection with Woodbrook Drive. Stage six will see the duplication of the drainage network along Jorl Court from Stringybark Road extending 150 metres. Council will be co-ordinating kerb and channel replacement and road pavement rehabilitation works to occur at the same time as drainage works on Jorl Court to reduce the time of disruption to residents. Stage four works will kick off later this month, with the final two stages set to commence in late April and June. Everything should be completed by August, weather permitting.

ize does matter. Sometimes, but not always. And therein lies the confusion. A carton of large eggs costs more than a box of small ones, for example. A big bag of chips is more expensive than a little one. But in the consumer world, not all things are scaled. One area that has manufacturers’ and my mind in a twist is clothing. A T-shirt is the same price whether it is size large or small. A size 22 dress needs more material than a size eight one. It needs more buttons. It needs more thread. And I think that means it should cost more. To say such a thing is somehow construed as fattist and unfair instead of what it is: sensible in terms of profit margins and construction costs. We do not blink about variations in other consumer items. Buy a TV and watch the price increase as the wall real estate it covers grows. Go for a new mattress and whether it’s a single or a queen determines how much it hurts your hip pocket. Size determines the price at a tyre shop. I can’t recall a four-wheel-drive owner saying they’re being discriminated

against because they like to get off the beaten track. But dare say it about fashion and be ready for a verbal bombardment. The sensitivity is staggering. It makes sense to apply a reasonable price scale according to clothing size because at the moment, it can only be presumed that smaller-sized people are subsidising the cost of clothing manufacture for bigger people. Two thirds of Australian women are overweight and the average gal now fills out clothing somewhere between a size 14 and 16. Australian men are big too, standing just behind their US brothers in terms of obesity. Big people need big clothing, and they cost more to make. But don’t say it is so. In the US and UK a few years ago, several prominent brands brought out ‘extended size’ ranges and charged more for them, but were howled down as being fattist and morning chat shows called for their boycott for charging what they said was a fat tax. So yes – size matters when it comes to clothing and prices should reflect that.

he sad passing of Shane Warne and Rod Marsh within a few hours of each other has certainly lit up press sites around the country and around the world. Both were loved larrikins and outstanding cricketers. I guess another sad part of this was Warnie probably taking the spotlight off Rod Marsh’s passing, which made me feel a little sad for his family. I say spotlight when I probably should be saying blowtorch to Shane Warne. I do wonder why the media has to scratch around in the dirt when most of us don’t really want to know. To show footage of masseuses knocking on the door then leaving and I guess trying to get us all to draw our own conclusions is definitely digging in the mud for a story. How the world has changed with social media and I guess public outrage about everything; everyone wants to be outraged about something, with most of the time it being none of their business. Imagine what would happen to Rod Marsh these days if he drank 40-something cans of VB on the flight to England and been carted around the

terminal asleep in a baggage trolley. If that was the current crop of players and that ended up on social media their careers would be over and people everywhere would be outraged. The chant would go up about role models and all of sudden little Johnnie would be sculling VB cans before under-15 cricket games because that is what his heroes do so it must be cool? Sure they are role models in their field but they aren’t here to bring up our kids – that’s our job to tell little Johnnie that sculling VB cans, or racing car drivers sculling champagne or footballers sculling beer out of footy boots isn’t real smart. The player’s job is to play by the rules, respect officials, win with respect and lose with dignity and when they don’t do it yes they deserve to be criticised and punished. The rest of their behaviour is none of our business and should be punished by the authorities if they do the wrong thing just like the rest of us. I don’t ever remember seeing Rod Marsh or Shane Warne cheat, but others have and been quickly forgiven. But that’s a whole other story, or is it?

have hundreds of thousands of doors. What about jail cells around the world? That is a whole lot of doors to count. One keen supporter of Team Wheels on Instagram said, “Very solidly wheels. All cars have four wheels but two to four doors. An average home may have six to 10 doors, but it also has three suitcases with six to 12 wheels. A collection of toy cars may have 400 wheels. Then add all the world’s buses, trains and freight trains. Aeroplanes, lorries, skateboards, roller skates, dishwashers, draws, steering wheels, chairs, hospital beds, washing machines, trollies and toy cars all have wheels.” Team Doors is just as strong in their debate. Another clever cat added to the debate: “Four-door cars and trucks nullify themselves. All ships have doors, no wheels. All buildings have doors, no wheels.” At the end of the day, I do not know the answer, but I am spending way too much time thinking about this crazy question. Perhaps I need to admit it is a riddle that will never have an answer, such as how many grains of sand does it take to become a pile of sand and why do we wait until night to ‘call it a day’.

here is an absurd but wonderful debate sweeping the internet. I am totally caught up in it and I am sorry in advance as you will probably be caught in the quandary as well. Are there more doors or wheels around the globe? Yep. You read that correctly. Earlier this month a Kiwi posted the question on social media: “My mates and I are having the STUPIDEST debate. And I am here for it,” Ryan Nixon wrote. Wheels won the poll, with 54 per cent of the vote. Everyone seems to have an opinion and those on Team Door argue that there are thousands of skyscrapers with thousands of doors in each one and do not get us started on cargo ships with all those doors. We all have houses with hundreds of doors including microwave and fridge doors. I know. I know. You smarty pants people are saying ‘but the fridges are on wheels and the little turntable plate inside the microwaves are on wheels’. Others on Team Wheels are urging us to think about the number of suitcases and bicycles in the world. I know in our house we have a lot of toy cars and each one has four wheels. Team Doors argues that cruise ships

undreds of Ukrainians set to arrive in Australia will need a place to stay and there are fears support systems set up by communities could be overwhelmed. The Ukrainian peak body in Australia has so far received more than 250 requests for accommodation from people fleeing the Russian invasion. “The community is taking on all the responsibility and the brunt of the load in terms of finding these people accommodation and getting them settled,” says Kateryna Argyrou from the Australian Federation of Ukrainian Organisations. Federal Immigration Minister Alex Hawke’s office says more than 4000 Australian visas have been issued to Ukrainians since the Russian incursion began on February 24, and of those visa holders more than 500 people have travelled to Australia. Ms Argyrou says the Ukrainian community has been able to handle all of the accommodation requests so far, with many arrivals moving in with Australian relatives. But she warns the flow of people out of Ukraine has only just begun. “We are dealing with tens of people at a time now. If it grows to hundreds or thousands then absolutely the community will be overwhelmed,” she says. “There’s an immense amount of work that’s being done behind the scenes and that will not be sustainable for a long period of time.” Ukrainian signage is being erected in

the international arrivals terminals at Sydney and Melbourne airports with links to support groups. Most of the people arriving are women with young children and elderly people, as men aged between 18 and 60 are barred from leaving Ukraine due to martial law. Method Preheat oven to 170 degrees. Spray or line a nine-hole standard-sized muffin tray. Whisk the wet ingredients together in a large mixing bowl. In another bowl, combine the dry ingredients with a fork. Add the wet ingredients to the dry and fold through. Divide the batter between nine muffin holes – approximately 2-3 tablespoons batter per hole – and bake for 20-30 minutes or until a skewer is removed clean. Remove from the oven and allow to cool in the muffin tray for 10 minutes before transferring each cupcake to a wire rack to cool completely.

OCEAN EXPLORATION FOR YOUNG ADVENTURERS – AN AUSTRALIAN ADVENTURE AWAITS

OUTSTANDING RESULTS FOR CAMBRIDGE MATHS STUDENTS AT FLINDERS Seventeen students across Years 8 and 9 at Matthew Flinders Anglican College are celebrating outstanding results in the globally renowned Cambridge IGCSE Mathematics extension exams. Flinders joined the Cambridge program in 2019 as the first school in Queensland to offer the qualification to students from 14 to 16 years of age. It is also offered in 18 other leading schools across Australia. This is the second cohort of Flinders students to sit their exams, with four students achieving an A (greater than 90 per cent), 12 students achieving an A (greater than 80 per cent) and one student a B (greater than 70 per cent). Flinders’ highest achiever, with 98 per cent, was Daniel Probert, who is in Year 10 this year.

Cambridge qualifications are valued by top employers and universities around the world, including MIT, Harvard and Cambridge. Through the Cambridge programs, students master subjects and develop a range of higher-order thinking skills to benefit them in their careers and life, including problem solving, critical thinking, independent research, collaboration and self-learning. Flinders Secondary mathematics teacher Mr David Lanskey has been teaching the students and preparing them for the series of three exams, which cover 11 different mathematical units. “The students earned their achievements through concentrated efforts and have set themselves up well for an advancement in their senior

mathematical studies,” Mr Lanskey says. “Their impressive efforts have also helped to secure Cambridge Mathematics as a robust feature in our Middle School curriculum,” he says. “This year, we are excited to have 23 Flinders students in the Year 9 Cambridge class who will sit exams scheduled for October, and there are 21 students in Year 8 who are new to the program and will prepare for exams in 2023.” The program enables keen students to accelerate their maths proficiency a full calendar year beyond what they might normally experience in the Australian Curriculum by the end of Year 9.

Good Samaritan Catholic College at Bli Bli is now in its fourth year of operations with classes from Prep to Year 10 and an enrolment of 830 students. STYLE YOUR GARDEN TO GAIN SELLING EDGE Don’t know where to start when preparing your garden for sale time? It’s not that hard to make your yard stand out. WORDS: Tracey Johnstone.

our garden may be the last thing you think about when trying to prepare your home for sale, but it can be the one key difference that makes the home stand out from the crowd. A well-maintained garden is the sort of thing that can catch a buyer’s eye as they drive past your home. “It can be an addition to any property when it goes to sell or even when people turn up to look at it,” Manawee Garden Centre general manager Simon Van Roy says. Enhancing the buyers’ enthusiasm for your home can be as simple as styling the garden to suit the overall look of the property and location. It’s not about complicating your garden nor about spending a lot of money on a garden you may not have time to keep looking good up to and through the selling period. It’s about tweaking the garden to make it look healthy and inviting. That may mean thinning out what is already there and introducing more of the same style. Some common styles are coastal (grasses, banksias, grevilleas, pandanus), formal (square garden beds, paving,

topiary) and Hamptons (magnolias, gardenias, azaleas, agapanthus). “It’s better to use the surrounds and feel already in existence and then choose your plants to fit that style,” Mr Van Roy says. “It’s about consistency so that you try and present the same image from both the street appeal to what is in the backyard. If it’s in a small, confined area maybe use pots to add some softening and greenery.” After all the recent rain your garden

will need fertiliser for the depleted soil. Weed and remove dead or dying plants are the first steps, then fertilise before adding mulch. “A lovely fresh mulched garden is going to look so clean, neat and tidy, and if you use a really nice mulch such as tea tree or cyprus, it has a light smell to it which is really pleasant for most people,” Mr Van Roy says. “If you change nothing else, spread some mulch and it will pay for itself 10 times over.”

If you are still not sure what style will suit your home, Mr Van Roy recommends a visit to a garden centre armed with photos of the existing garden and your home, and even photos of a garden style you have seen and liked.

BENCHMARK RAISED FOR BUDDINA UNIT LIVING There’s been plenty of action at the auctions, but agents warn sellers to lower their expectations. WORDS: Tracey Johnstone. It’s centrally located to the CBD and just down the road from the new Spotlight centre. There were 10 registered bidders on hand and on the phone for the fast-paced auction of the property listed by Ray White’s Sarah-Louise Anderson. Bidding started at $420,000 and moved up in large numbers to sell under the hammer for $650,000. “It was strong bidding by all parties,” Ms Anderson said. The result was above reserve and a street record of $58,000 above the most recent sale, which happened about three months ago.

MARKET UPDATE Now that is a serious crowd for Unit 1 of 10 Boorook in Buddina

t’s considered a golden triangle of coastal living; to the right is the sweeping Buddina beach, to the left is Mooloolaba Harbour and La Balsa Park and just down the road is Kawana Shopping Centre. In the coming months, over 30 more properties like 1/10 Boorook Street will be constructed or start construction in Buddina. But for now, a downsizing couple who will move from acreage to town have secured the three-bedroom duplex. It sold under the hammer for $2.7 million, setting a new benchmark for Buddina duplexes. The result was $900,000 more than the adjoining Residence 2, which was sold off-the-plan for $1.8 million just 12 months ago. Built by Nexus Building Group and only completed nine months ago, the fit-out is exceptional quality in line with the group’s approach to its builds. “There is only a handful of properties in Buddina that are finished to that level,” said Ray White agent Ryan Bradeley. Nexus’ next Buddina duplex project is being constructed at 4 Bandalong Street. “It’s at the next level with a basement and ocean views,” Nexus’ Luke Dzufer said. The project is due to be finished in September. Unit B will come on the market in about three months, while Unit A is being retained by the developer. The Boorook Street auction attracted a crowd of more than 200 as the new street record was set. “The last sale in the street was in November and it was a large three-bedroom, three-bathroom family home on a full-sized block,” Mr Bradeley said. “This one is half a block and a duplex and sold for $650,000 more.” “A lot of people who were there were neighbours,” he added. “I think they were

quite surprised given that’s about a $1 million increase since they (the developers) sold the last one. When they sold the last one 12 months ago for $1.8 million, that set the precedent proving that it could actually happen in Buddina. It’s a testament to what they build.” Mr Bradeley said he thinks the convenience of duplex living makes it an attractive living choice for downsizers and upward moving professionals. “You’re not sacrificing the size of the house internally, but you are getting the convenience of a unit,” he said. “You have the best of both worlds. “You have one neighbour and joint insurance; that’s all that happens with a duplex.”

NO BETTER SMALL ACREAGE PLACE The opportunity to secure a property which guarantees an owner tranquility, privacy and accessibility is still attracting solid prices for properties in Ilkley. Four registered bidders chased securing the four-bedroom home at 286 Ilkley Road before a “delightful” local young couple outbid the auction group to buy the home under the hammer for $1.040 million. “It was well above reserve,” said Ray White agent Kathryn Willshire. “Once again Ilkley is showing it represents as a go-to small acreage location. People are realising that it is just eight minutes to Buderim while feeling like you are 100 miles away. There is no better local acreage area in my opinion.” “I rate the area highly,” said the Ilkley specialist.

FIERCE FIGHT FOR MAROOCHYDORE TOWNHOUSE The sun was shining, and the large crowd were gathered for the auction of the three-bedroom townhouse at 1/39 Dalton Drive in Maroochydore.

In the two years since the start of the COVID-19 pandemic, Australia’s residential property market has made “remarkable” shifts reported CoreLogic. “From the temporary shutdown of cities to an unprecedented monetary policy strategy, a new-found popularity of regional and low-density housing preferences and the introduction of various government home buying incentives, the COVID-period has had distinct impacts on the composition of buyers and the dynamics of the housing market,” it reported. CoreLogic has identified six significant impacts on the housing market. Australian home values have risen 24.6 per cent between the end of March 2020 and February 2022 to record highs. “National home values declined -2.1 per cent between April 2020 and September 2020 before soaring amid low interest rates, high household savings, government grants and a sharp reduction in the supply of housing. “By February 2022, CoreLogic estimated the total value of residential real estate to be $9.8 trillion, up from $7.2 trillion at the onset of the pandemic. The median Australian dwelling value increased $173,805, to $728,034.” First-homebuyer activity spiked as buyers took advantage of more affordable housing options following the earlier downturn, along with record low mortgage rates and government incentives. “As of January 2022, loans to first homebuyers numbered 10,964, above the decade average of 8,682. Proportionally, first-homebuyer lending comprised 24 per cent of owner-occupier mortgage demand in January, which is in-line with the decade average.” Rents rose 11.8 per cent to record highs, while gross yields fell to record lows. “There are multiple reasons rents have risen.

Rental supply may also have been eroded through the rise of rental services like Airbnb, which have enabled property owners to pivot to the short-term rental accommodation market. “This latter trend may have been particularly prevalent in tourism destinations across Australia, some of which have flourished amid a rise in domestic tourism in the past two years. For investors who have recently purchased long-term rental accommodation, rents may have increased due to higher purchasing prices.” The gross yield on rental properties has declined because of the gross rental yields being a portion of the property’s purchase price which have grown since March 2020 by 24.6 per cent. Hitting record highs, the rapid increases in housing and rent values in the past two years has largely been a result of a sizable reduction in the official cash rate. “As of January, total outstanding housing credit sat at a record high of over $2 trillion, according to the RBA, while the ratio of housing debt to household income was at a record high 140.5 per cent through Q3 2021 (figure 4.0). This is up from 139.2 per cent in March 2020.” There is a record gap between house and unit values. Investors have been a relatively small part of demand through the upswing. < from previous page spending more time at home through the pandemic. “Government policies such as the HomeBuilder grant may have also contributed to increased detached housing demand, due to tight construction timelines to qualify. The result is a record high gap between house and unit values. “The median house value across Australia was at a record high 29.8 per cent above the median Australian unit value, with a dollar value premium of around $182,000. This is up from just 8.5 per cent in March 2020, or a dollar value premium of around $44,000 for houses.” The sixth significant impact is the widely reported rise of the regions. The movement of people from the cities to the regions has resulted in a higher than normal demand against unusually low levels of listings across regional Australia in both the sales and the rental market. “Value gains across regional Australian dwelling values has been almost 40 per cent since March 2020, while capital city home values have increased around 21 per cent.” CoreLogic reported since April of 2021 the monthly gains in national home values have softened.

“Arguably there are more headwinds than tailwinds now stacked against continued growth in the property market, with the potential for sooner-than expected cash rate increases, affordability constraints, and weakening consumer sentiment slowing demand. “While some structural shifts through the pandemic, such as remote work, may sustain demand in regional Australia long term, it is likely that housing values will start to decline on a fairly broad basis later this year.”

This guest reporter spent some time at Double Island Point last week and as you would expect, the beaches have been as ravaged as ours. But unlike here on the Coast, there were around eight huge pontoons (washed out from the Brisbane River floods) positioned right up high towards the dunes. It highlights the incredible power of our oceans. Big clean-up job ahead for authorities up there? As for the weekend for us, not much wave action and while not quite as strong, SE winds will persist. Get in early.
