As the year comes to a close, one can’t help but reflect on the past. The year of 2021 has been a rollercoaster of ups and downs, and yet another year for the history books. It’s interesting to look back two years and realise how simple our lives were in many ways. Lockdowns, restrictions, ‘the jab’, and mask mandates were terms we never contemplated. This year, the team at Merriam-Webster added at least four new COVID-related definitions to the dictionary (super-spreader, breakthrough medical, long COVID and vaccine passport for those who are interested) – yet another indication of the ever-present pandemic. Despite the constant of COVID, Queensland remained relatively untouched in economic and education terms, with the majority of people able to continue with

work and business. Now, as we head into the new year, we face an increased threat and challenge. With continued determination, positivity and resilience, I’m hopeful Queenslanders will enjoy a year of prosperity and happiness in 2022. Life is never easy. Some of us walk a quiet path of difficulty, but we all tackle challenges, and the year ahead will be no different. This New Year’s Eve, why not take a moment to reflect and think about how you can promote positivity in not only your life, but that of others? The rapid antigen test is considered to be a screening tool. In other words, it can indicate that you might be infected, but a PCR test is needed to confirm the result. While a negative rapid antigen test result is not a guarantee that you aren’t infected, it does provide more protection for your contacts than not testing.

Which test is

best? When is it okay to take a rapid antigen test for COVID rather than lining up for a PCR swab? WORDS: Professor Thea van de Mortel, Griffith University.

HOW OFTEN SHOULD I TAKE A RAPID ANTIGEN TEST?

Rapid antigen tests instead detect viral proteins. The proteins bind in the solution to antibodies that become fluorescent to indicate the presence of the proteins. Rapid antigen tests are quicker than PCR tests (15 to 20 minutes versus hours to days to get a result), and can be done at home. But they’re less sensitive than a PCR test because there is no amplification process. While both tests are more likely to correctly detect an infection when the person’s viral load is high, PCR tests are more sensitive than rapid antigen tests. An Australian study comparing the sensitivity of one type of rapid antigen test with a PCR test found 77 per cent of positive antigen test results aligned with PCR test results. This rose to 100 per cent when people were tested within a week of the onset of symptoms. The Therapeutic Goods Administration provides a list of approved rapid antigen tests, which have results that align with PCR test 80 to 95 per cent of the time,

ith the holidays here and COVID-19 case numbers rising, it’s important to keep getting tested when you have symptoms, have been exposed to the virus, or have been in a high-risk environment. Now we have access to PCR tests (known as RT-PCR or reverse transcriptionpolymerase chain reaction tests) and rapid antigen tests to detect SARS-CoV-2, the virus that causes COVID. So which test should you use? And what’s the difference? In Australia, PCR tests are used to diagnose SARS-CoV-2 infections. This test looks for SARS-CoV-2 genetic material. RT-PCR converts viral RNA to DNA and amplifies the genetic sequence, making billions of copies, to a point where these copies can be detected. Because the test can amplify tiny amounts of viral genetic material, it’s considered the gold standard and can detect infection in earlier stages better than other tests like rapid antigen tests.

provided the test is done within a week of symptom onset. Some of these tests are rated as very high sensitivity, with 95 per cent agreement with PCR tests.

It depends on the reason you are taking the test. If you’re part of a surveillance program, take the test when you are asked to. If you don’t have symptoms, taking the test two to three times over a week can help improve test sensitivity because viral load waxes and wanes. Test sensitivity will be highest when the viral load is at its peak.

WHICH TEST TO TAKE WHEN? Take a RT-PCR test if you have COVID symptoms, have a known exposure to someone with COVID, do a rapid antigen test and get a positive result, because PCR confirmation is required, or are required to by a health department to get permission to travel to a location. A PCR is the test of choice in these situations because it is more accurate at diagnosing an infection. Consider a rapid antigen test if you are planning to visit a sensitive site (for example, an aged-care facility), are planning to have contact with someone at high risk from COVID (for example, an elderly person or someone on immunosuppressive treatment) and you want to protect them, have COVID symptoms but can’t get to a PCR testing site, are going to an event where lots of

HOW DOES THE OMICRON VARIANT AFFECT TESTING? The highly mutated Omicron variant appears to still be detected by both PCR and rapid antigen tests. Ordinarily, a PCR test indicates whether or not you have a SARS-CoV-2 infection but not which variant you have. Genome sequencing is needed to find that out. However, some PCR tests look for a specific genetic sequence that is missing in the Omicron variant (called S gene target failure). Those particular PCR tests can not only detect a positive result but also whether it’s likely to be the Omicron variant.

All eyes on Coast property First-time buyers, long-term locals, investors and interstate migrants have all watched the Sunshine Coast real estate market with interest in 2021. But what will happen in 2022? We ask the experts. WORDS: Tracey Johnstone.

t’s been an interesting year with little chance to draw breath as the Coast’s residential property market has reset and recalibrated in response to many external and internal influences. The Coast is no longer the outlier; it’s in the thick of many national conversations about the residential property market and in the price and population statistics. CoreLogic’s recent Regional Market Update reported the Coast’s annual growth rate in house values was a whopping 32.3 per cent for the 12 months to November. That’s up from seven per cent in the previous year. But given the state of the market, these figures are far from surprising. Of course, the influx of new residents – many of whom arrive with pockets full of cash following a strong property sale in the southern states – has contributed to market growth. The Coast’s estimated population is now more than 351,424 and growing, supplemented by the net inflow of people to Queensland of 16,798 in just six months to March 2021, reports the Australian Bureau of Statistics. REIQ Sunshine Coast zone chair Matt Diesel says for many people COVID-19 has given impetus to their decision to seek a better lifestyle, particularly those that have only ever dreamt of living on the Coast.

“Whether that is acreage or living in a nice place, that’s been high on people’s priority list,” he says. How and where we buy, and our expectations around Australia’s economic, health and climate change future, have driven many of the changes in the Sunshine Coast’s market.

But these places have experienced significant price increases, adds Direct Collective’s market intelligence specialist Mal Cayley. “They have been pushed out to other suburbs or are leaving altogether and looking further afield.”

OVERSEAS BUYERS

AUCTION BUYING While auctions are second nature to southern buyers, Ray White chief auctioneer Jake Loiero says that during the past 12 to 18 months Queensland vendors who have not previously had a lot of exposure to auctions are getting used to this selling method, and they are often benefitting from it. “Now that Queenslanders have developed their skills to bid at auction and the understanding of selling at auction, it’s something that going to be around for a long time to come and it will be increasing,” he tells My Weekly Preview. The development of platforms dedicated to online auctions has added another level of transparency and ease to the whole process. And there has been a heightened use of electronic contract execution. As REIQ’s Mr Diesel points out, “The industry has made about seven years’ progress in one year.”

FIRST-TIME OWNERS As affordability impacted first homebuyers’ purchasing power, Mr Diesel says these new buyers have noticeably looked further afield for viable buying options. As a result, areas like Nambour, Beerwah, Yandina and Landsborough have benefitted.

Brisbane and interstate buyers aren’t the only ones to see the benefits of the transition to working from a Coast home. Mr Diesel says in the past few months, as the border restrictions have eased, the level of interest from overseas buyers has grown strongly and he doesn’t expect that to abate any time soon. Mr Cayley says he has noticed more ex-pats wanting to buy into the Coast, as well as New Zealanders.

FINISHED MARKET As labour and material costs have significantly increased, and supplies have been delayed, Mr Diesel has seen more buyers looking for a finished product. “The more that is finished and the less that needs to be done to the property, the more a consumer will pay,” he says.

GOING GREEN Buyers’ focus on energy efficiency has risen, with predictions we will see more interest in sustainability into the future.

“We will see houses getting rated,” Mr Diesel predicts. “Some of the more savvy people are seeing that as a more important issue and they are starting to consider that now when they are looking at properties.” However, the facts are that having somewhere to live overrides everything, including sustainability. As Mr Cayley says, “The lack of availability means people are fighting to get a property regardless of what it has. If there was more choice then yes, that would be a real driver.”

GAME CHANGER With Brisbane and southeast Queensland confirmed as hosts of the 2032 Olympic Games, the resulting promised improvement in the transport corridors and the legacy of large-scale sporting facilities and other Games infrastructure is driving further excitement for the Coast. An independent economic assessment by KPMG, commissioned by the Queensland government, has indicated the Games will deliver a total benefit of $8.1 billion for Queensland. “There is so much going on here, so much growth,” Next Property Group’s Richard Scrivener says, confirming his

which I think will be very exciting.” Mr Diesel has a similar view. He believes the Coast is coming of age. “It’s not the sleepy little town I knew when I was growing up,” he says. “There is a lot of really positive things happening and it’s only going to get more with the Olympic Games and a heap of other exciting things that we have happening including all the infrastructure.”

belief that the Games will enhance the access from the Gold Coast to Brisbane and the Sunshine Coast. “Once that announcement happens, they will put billions of dollars into transport, and I think we will see another very different market. It will be more about getting from a major city to a regional city quite easily,

CoreLogic’s head of residential research Eliza Owen expects the Coast market will continue an upward trend in 2022, but it will be much more subdued than what has been noted over the past year. The drivers for this above-average trend are strong internal migration trends, lifestyle appeal and affordability relative to the lifestyle markets of the southern states. “Eased lockdown restrictions across Sydney and Melbourne may see a surge in migration to the sunshine state, as was seen at the end of 2020 off the back of the end to extended restrictions in Melbourne,” Ms Owen says. “This already appears to be creating a flourish of activity across the Coast where quarterly growth has ‘re-accelerated’ in the three months to November. However, this may be short lived amid continued price rises, affordability constraints for local buyers and slightly tighter lending conditions.” Are there headwinds? Ms Owen expects that more price-sensitive buyers will drop out of the market. “Already housing finance data has shown a 13 per cent decline in FHB [first homebuyer] lending for the purchase of property in the three months to October in Queensland. Coupled with higher funding costs and the potential for higher lending rates, increases to serviceability assessment buffers and the potential for further risk management in the mortgage space, it seems there are accumulating headwinds for the property market more broadly. The Coast would likely follow a broad-based housing market downturn under these conditions.”

As the Sunshine Coast community pauses to reflect on the whirlwind of this year – from the highs of our homegrown Olympians winning gold in Tokyo, to the success of some amazing individuals and businesses who call the region home – there is much to celebrate. This year has also brought about its fair share of hardships, from the ongoing impacts of the COVID-19 pandemic, to soaring rentals pricing and limited housing availability, but one thing is certain: the Sunshine Coast is a place full

of resilient and generous people. Now the time comes where we look ahead to 2022, write our list of New Year’s resolutions and hope we can all find balance as we navigate the “new normal” world we live in.

NEW YEAR’S RESOLUTIONS It wouldn’t be a new year without a list of resolutions to help quash bad habits, be better versions of ourselves or focus on the future, but what are we looking for in 2022? Recent data from Finder reveals 72 per cent of Australians – equivalent to 14 million people – are setting a New Year’s resolution. Fitness is the top resolution for 2022,

with 30 per cent of Aussies pledging to get their fitness in order, and 30 per cent hoping to instil healthier eating habits. A further 28 per cent are motivated to lose weight, while 13 per cent plan to sleep more, and eight per cent vow to work less and have a better work-life balance. Five per cent will also commit to start meditating. But not everyone will make a New Year’s resolution, with 28 per cent of Aussies planning to enter 2022 without setting a goal. Finder personal finance expert Kate Browne says after the year many of us have had, a clean slate is what Aussies are looking forward to most. “As life slowly returns to normal, or as

normal as can be, Aussies are keen to hit the reset button,” Ms Browne says. “Whether it’s losing weight or finding love, no one resolution is better than the other, however all of us could benefit from sorting out our finances or making a budget.” Ms Browne says when choosing a resolution, it is important to set realistic and attainable goals to ensure you see them through. “Don’t wait until the clock strikes 12 to come up with a plan. “Set yourself a clear and concise timeline with an achievable timeframe. “Hold yourself accountable but don’t beat yourself up if you slip up along the way.”

WHAT’S ON THIS NYE For those looking for something to do this Friday night, there are plenty of events across the Sunshine Coast for all ages from Caloundra to Noosa. Sunshine Coast Council will once again host New Year’s Eve 2021 fireworks displays at Coolum, Caloundra and Mooloolaba. The displays will be held at 8.30pm at all locations, with an additional midnight display at Mooloolaba, and Mayor Mark Jamieson says New Year’s Eve will be relaxed and family friendly across the region. “This New Year’s Eve we are stepping back from the highly organised New Year’s Eve event and associated entertainment previously delivered at Mooloolaba and

focussing solely on offering three fireworks displays that can be enjoyed from a number of locations across the coast,” Mayor Jamieson says. “This year we are encouraging locals and visitors to throw down a rug and enjoy a picnic at beaches and parks or enjoy the hospitality of local cafes and restaurants at all three locations. “At Coolum and Caloundra, we’re working with community groups who are delivering the fireworks events. “New Year’s Eve is always a wonderful chance to reflect and look ahead with optimism so, no matter how people choose to celebrate, I wish everyone a safe, happy and healthy 2022.” All council-organised events will be glass and alcohol free, with roving entertainment for children, and creative arts and events coordinator Janine Symons says the council is also working to take a more environmental approach to deliver the popular fireworks. “Weather permitting, we’re using larger more eco-friendly fireworks, which have the benefit of firing higher in the sky, so can be seen from multiple vantage points,” Ms Symons says. “Ensuring our fireworks are as environmentally friendly as possible is crucial and our supplier provides fireworks that contain no plastic,

chlorates and also contain less lifting powder, all of which reduce emissions. “All cardboard waste and copper ignition wire is fully recycled post display.” Parking is available at ParknGo Mooloolaba Central and pre-booking is recommended. There is limited parking at Kings Beach, Caloundra and Tickle Park, Coolum. Families are also encouraged to leave the car at home and walk, cycle or use public transport to travel to their nearest celebration.

Stay safe this NYE New Year’s Eve should be a fun night out for everyone, and Queensland Police is reminding anyone who is celebrating to make it as safe as possible. Seeing New Year’s Eve out with a bang! Choose from one of three locations

his New Year’s Eve 2021, Council will host fireworks displays at Coolum, Caloundra and Mooloolaba. They will be held at 8.30pm at all locations, with an additional midnight display at Mooloolaba. Displays at Coolum and Caloundra are delivered in collaboration with local community groups. This year, fireworks will be larger and more eco-friendly, meaning they’ll fire higher in the sky, allowing them to be seen from multiple vantage points. So, grab a rug, head to your favourite spot and enjoy a picnic at beaches and parks before the displays. Or give your local cafe or restaurant the benefit of your business and book in for something to eat before you farewell 2021. The low-key approach to New Year’s Eve

will allow for social distancing during the fireworks display and create a safe, less crowded New Year’s Eve experience, with roving entertainers for the kids. All three fireworks celebrations are, as usual, glass and alcohol-free environments. Council’s New Year’s Eve celebrations are delivered in conjunction with Queensland Police Service, Queensland Ambulance Service and Queensland Fire and Emergency Services. To help ensure a safe and happy New Year, Council is encouraging the community to be mindful of COVID-19 safety practises and social distancing rules and plan your journey ahead of time so you know how you’re getting to and from the displays. This includes: • leaving the car at home and walking or cycling;

• planning your journey using public transport at translink.com.au; • driving – parking is available at ParknGo Mooloolaba Central and pre-booking is recommended. There is limited parking at Kings Beach, Caloundra and Tickle Park, Coolum. New Year’s Eve fireworks are as environmentally friendly as possible and the supplier provides fireworks that contain no plastic, chlorates and contain less lifting powder, all of which reduce emissions. All cardboard waste and copper ignition wire is fully recycled post display.

THE SHOREBIRDS ARE COMING The first shorebirds to arrive on the Sunshine Coast from the breeding grounds in the northern hemisphere are the adults. The birds leave their chicks shortly after they hatch to make the 10,000 to 15,000-kilometre flight to Australia. The young chicks are only four to six weeks old when they have to find their way from the arctic tundra to Australia without their parents. They will arrive here in a few weeks. Make sure to give those young birds plenty of space to settle in after their first overseas trip!

FUNDING PLEDGE TO FAST-TRACK COASTAL RAIL VISION A decades-old vision to extend the passenger rail line from Beerwah to Caloundra and Maroochydore could soon be on track after a Federal Government announcement. The federal government has revealed “investment planning” for heavy passenger rail running along the coastal strip of the Sunshine Coast will get underway in 2022 thanks to a $3 million funding pledge. This was included in its mid-year budget update. The commitment will be matched by the Queensland Government to deliver a $6 million investment planning project for extending the rail line from Beerwah to the Maroochydore CBD, running through Caloundra and Kawana. The agreement will give traction to a renewed push to extend the line to the Maroochydore CBD using the CAMCOS corridor in time for the 2032 Olympic and Paralympic Games. Member for Fairfax Ted O’Brien welcomed the news and paid credit to the Queensland Government, noting the importance of aligning tiers of government behind advancing critical infrastructure. “Our job is to leverage the 2032 Games to deliver lasting legacies for the

communities we serve and I’m grateful the Queensland Government is collaborating with us on this vitally important project.” The existing railway line from Brisbane currently only passes through the hinterland from Beerburrum to Nambour. But Transport Minister Mark Bailey recently revealed a project, dubbed CAMCOS — which has not progressed since 1999 — will now be re-examined. CAMCOS was envisioned as a heavy rail line from Brisbane, branching east at Beerwah and taking passengers directly to coastal suburbs. There could be stations at Caloundra South (Aura), Caloundra (near the aerodrome), Currimundi, Sunshine Coast University Hospital, Kawana and Parrearra en route to Maroochydore. The announcement after decades of broken promises has raised what could be a $2 billion question. Back in 2005, the Beattie State Government referred to CAMCOS as a “$1 billion fast passenger rail service” which in today’s terms could be double this amount. There’s also a question mark over whether this amount of money would be invested in Sunshine Coast infrastructure after decades of local residents seeing such cash flow towards the Gold Coast and Brisbane. THREE COAST SINGERS TO APPEAR ON THE VOICE Keep your eyes peeled for The Voice next year after three Sunshine Coast singers booked their spot on the show in 2022. Ashleigh Dell (pictured), Innessa Hook and Kiani Jazz Smith will progress to the first round of the popular reality television signing show after performing in Have you Got ‘The Voice’ at NightQuarter on December 3. The competition saw 30 musicians perform in the talent search opportunity on a stage that has hosted the likes of Ocean Alley, Vera Blue and Ziggy Alberts. Nightquater’s Michelle Christoe says it was a huge night showcasing some amazing local talent. “The standard was extremely impressive. We had over 50 entrants from the Sunshine Coast and 30 perform on NightQuarter’s Main Stage,” Ms Christoe says. “We had a wide range of performances, everything from sevenyear-old singing sensations to high school talent, to music professionals. Growing up in Saudi Arabia, there was only so much competition winner Dell could teach herself about music. “I had always had a dying passion for singing. Not only did it help me find a voice as a young girl growing up in a male dominant country, it helped me express

who I was through the power of my voice.” Second place winner Nook is a Russian singer/songwriter now living in Australia. Nook has found her niche infusing alternative folk with Eastern-European influences. At just 15, Jazz Smith expresses chill and groovy sounds as she wows any audience with her amazing vocal ability. The top three finalists will go into the first round of auditions at the next season of The Voice, receive a paid performance opportunity at NightQuarter and the winner will have a recording session at University of the Sunshine Coast. MIRACLE WORKER RETIRES A Sunshine Coast midwife is retiring from the maternity ward after almost 50 years of nursing. WORDS: Caitlin Zerafa.

rom unexpectedly delivering twins to finding a baby’s heartbeat before the advancement of technology, and being on duty the night her grandson was born, a Sunshine Coast midwife has seen more little miracles enter the world than she can number. Marilyn Slark has helped mothers deliver their babies since 1979 and has enjoyed every “privileged” moment as she witnesses a baby take its first breath. The Eudlo woman has spent the past 13 years working at Buderim Private Hospital and perhaps one of her fondest moments was being in charge the night her grandson was born. “I have three grandsons, and I did have

one born at Buderim five years ago,” Mrs Slark says. “That was lovely to be around with my daughter giving birth – that was extremely special.” But now after 48 years of nursing, Mrs Slark is hanging up her scrubs to retire. Mrs Slark started her training as a nurse in 1973 at The Prince Henry and Prince of Wales hospitals in Sydney. Graduating in 1976, she nursed in hospitals in Gosford and Coonabarabran before moving to the United Kingdom. It was there she decided to pursue midwifery in 1978, becoming qualified in 1979. She says no two days in the maternity ward is ever the same. “You can’t go in anticipating it will be a cruisy day, but I

don’t think you’d come across anyone as a midwife who wasn’t enjoying their job. “I have truly loved the role of supporting a mother and their family during and after the birth and consider it an absolute pleasure and privilege to focus on them and their needs. It’s a very humbling experience to be there during a very special and private time in their life.” The biggest baby she recalls delivering was five kilograms, or a whopping 11 pounds in the Imperial system, and she has seen some tiny babies, particularly those born before full term. She remembers a time in the UK in the ’70s when a mother unexpectedly gave birth to twins. “I was her third shift that night and I felt her tummy and I thought she felt bigger than the 36 weeks that she was. She was going into labour and she ended up having twins. I went back and checked to see if she had an early scan, back in those days not everybody got scanned, but her scan didn’t show two babies. “That wouldn’t happen today with all the scans and all the technology.” Mrs Slark has seen many changes over the decades, particularly in technology. She remembers holding a funnel to a mother’s belly to listen to the baby’s heartbeat. “The machinery was just starting to come through,” she says. “Technology is fantastic for the mother during the antenatal journey, but it does make for a very busy delivery room with so many machines.” The next chapter for Mrs Slark will involve travel, enjoying time with family and friends, gardening, cooking and sewing. “[But] I will definitely miss working with a lovely group of midwives and being part of a team environment, and of course all the mums and babies,” she says.

Queensland Fire and Emergency Services (QFES) Commissioner Greg Leach says the new facility will house three QFES services – Fire and Rescue Service (FRS) auxiliary firefighters, Rural Fire Service (RFS) and State Emergency Service (SES) volunteers. “It’s important we recognise the implications of a changing climate and population growth in areas like Maleny and build infrastructure to match the community’s evolving needs,” Mr Leach says. “Maleny and the surrounding hinterland areas can feel at ease knowing their local firefighters and volunteers are working hand in hand to keep the community safe. This new station will boost QFES’ capability now and into the future.” Minister for Fire and Emergency Services Mark Ryan says, “This multiagency complex will serve as an important hub for Sunshine Coast operations and significantly boost QFES’ capability in the area. “This fit-for-purpose complex was designed to replace the outdated FRS station and the co-located SES and RFS shed, with a more spacious and modern facility.”

YANDINA GROUP’S INITIATIVE SHOWS HOW WONDERFUL WASTE CAN BE

A popular community food waste program recently launched stage two of its program to help improve composting across Yandina. Thanks to support from Sunshine Coast Council’s Environment and Liveability Strategy, the program is set to continue after a successful first 12 months. Led by the dedicated team and volunteers at Yandina Community Gardens, the Food Waste Loop program turns waste from nine Yandina businesses into a compost product. To date, the project has diverted more than 24 tonnes of food waste from landfill and prevented 45,600 kilograms of carbon dioxide from being released into the atmosphere by creating a sustainable compost resource that can be used for soil regeneration. Yandina Community Gardens project officer Emily Boyd says there is great potential for community gardens to play a pivotal role in a collective response to climate change. “The Food Waste Loop model is an innovative and creative way to address the problem of food waste and its contribution to greenhouse gas emissions,” Ms Boyd says. “It allows participating businesses to realise how much waste they are producing and enables them to take ownership of diverting it from landfill. This empowers community members to participate in a sustainable system actively and responsibly. “We’re really keen to continue growing this project, by processing the township’s waste, educating our community on the value of waste diversion and also helping guide

Now Sunshine Coast Council is looking to protect and enhance what the community enjoys about this coastal pocket, collaborating with the community and seeking ideas about the Marcoola North Foreshore Precinct to inspire and shape a new streetscape and park design. Division eight councillor Jason O’Pray says he is looking forward to working with residents, community groups and businesses to create a shared vision for the area. “Understanding community ideas helps our design and placemaking team develop a place-based approach where the structures, streetscapes and spaces reflect the values and characteristics of Marcoola and its community,” Cr O’Pray says. “This feedback will help inform the masterplan, which will guide future projects including upgrades to the foreshore’s Felix Parry Park and streetscape improvements between the Marcoola Surf Life Saving Club and Lorraine Avenue shops.” The community is encouraged to provide feedback by completing a survey at haveyoursay. sunshinecoast.qld.gov.au before Monday, January 17, 2022. EUDLO’S NEW LOOK I’m very pleased to be able to share with the wider community Eudlo’s new main street. In November last year, council asked the community to share what they loved and what could be improved to enhance Rosebed Street, to develop a draft streetscape concept plan. We then sought further feedback to make sure we heard to community correctly in delivering their new streetscape. I would like to personally thank all the locals, visitors and businesses who worked with council, attended community events and completed the online surveys, to create a cool, shady and green shared space we can all enjoy.

Well done to the recent successful applicants in council’s latest round of Minor Grants (part of the Community Grants program). Seven local community groups received $13,411 for various project around division five. A cut above the rest Former Maroochydore High student Damian Gray has just been named Queensland Hairdresser of the Year. WORDS: Leigh Robshaw.

week of work experience at a Maroochydore hair salon was all it took to light a spark in Damian Gray’s soul; a spark that has seen his talent emerge in a few short years. Now at just 22, he has been named Queensland Hairdresser of the Year at the Australian Hair Fashion Awards. The former Maroochydore State High School student says it’s a “massive moment” in his burgeoning career, one that could easily see him travel the world. For his awards submission, Mr Gray produced a six-image collection of styles that were sent to a judging panel of more than 20 top stylists in London. These included Chris Appleton, stylist for J-Lo and Kim Kardashian, and celebrity stylist Eugene Souleiman. Mr Gray hadn’t planned to become a hairstylist and originally applied to a pharmacy to do work experience. “When I had the opportunity to do work experience, I just kind of panicked and went for the first thing I could think of,” says Mr Gray. “I applied to a pharmacist but my mum said, ‘why don’t you use this

I popped my head in and asked if they were open to me doing work experience. “It was a whole other world,” he says. “There were people who had won awards like the one I just won, people who had worked in the industry for over 30 years. “The salon was quite prestigious and it was intimidating, but a very amazing experience. I was sweeping floors and getting teas and coffees and none of the work was glamorous, but just being in the environment was amazing.” An inkling of his future career showed itself at an early age. Growing up in Mudjimba, Mr Gray remembers feeling a strong desire to hack the hair off his younger sister’s Barbie dolls. “It doesn’t sound too attractive, but there was always something in me wanting to do that,” he laughs. It wasn’t until House of George gave him a school-based traineeship, which led him to pursue an apprenticeship, that his

true passion emerged. “Being very young and not having an idea about the industry, I relied on that space to teach me everything,” he says. “Two years into my apprenticeship, we went to Sydney for a hair expo. There were award ceremonies and it was a massive space of hairdressers from all over Australia. “It was really incredible and that was what changed everything. I experienced what hairdressing was beyond the four walls of a salon. I had new role models and started to follow them on social media.” Mr Gray completed his apprenticeship in 2018 and moved to Brisbane to further his career. Now based in Newstead, he has worked for award-winning salon Fruition Hair for three years and loves his job. “I love the final part of taking off the cape and seeing someone’s face light up with happiness,” he says. “Being a part of such a creative and fun environment every day – it never feels like work.” While he’d like to own his own salon in the future, he’s happy with his day job and he also pursues his own freelance work,

styling hair for photo shoots and events. “I just want to bask in everything at the moment,” he says. “I don’t want to tie myself down or put too much pressure on myself to do anything by a certain age. I’d like to own a salon in the future, but that’s not what I’m mainly striving for. “The freelance side of my career is definitely one I really enjoy and that’s where I see a potential future,” he says. “I’m really open to taking on a lot of new experiences. I’ve done a lot of freelance work for a bunch of boutiques and clothing companies. I wouldn’t get paid, but I was using myself as a brand and was able to use all the different images that were photographed to put towards my own portfolio. That started to take off when I moved to Brisbane and made a lot of connections and moved on to working for big global campaigns.” A campaign he’s particularly proud of was for Nordstrum, which featured a product called Slipsilk pillowcases. The campaign appeared on 50 billboards throughout the US as well as on the Ellen show. With wins like this so early in his career, it’s not difficult to imagine Mr Gray is headed for an international career. “If an opportunity presented itself to move overseas and work with an even more incredible industry, I would be silly not to,” he says. “Australia is amazing and I definitely love the culture of hairdressing here, but anything is possible.”

Drowning statistics make for sobering reading, says Jane Stephens, who argues more has to be done to ensure beach-goers follow the rules.

he edge of the earth is where we like to play in summer. The ocean and rivers draw us in. But Mother Nature plays no favourites and the swell takes no prisoners. Too many novices and visitors are forgetting this. I worry in this era of ‘me first’ the red and yellow safety zone has lost its pulling power. It used to be visitors and holidaying beach-goers were grateful for the flags. But in holiday times, when the beaches become crowded, I worry beach-goers are increasingly opting for space over safety. The 2021 National Drowning Report shows 66 people drowned in Queensland last summer season and eight of those were on the Sunshine Coast – all outside the flags. In the 2020-21 summer, lifeguards, surf lifesavers and lifesaving services in Australia performed 8064 rescues. Of those, 2704 were in Queensland and 334 were on our patch. The science shows it takes three minutes to drown if you are taking in water and if the sentinels of the surf can’t see you, they can’t save you. Considering where many people choose to splash and dip, it is clear they have no idea about how to read the surf.

Every surf beach has strong, narrow flowing rip currents heading offshore. They are part of what creates the pump of the surf, taking the water from the broken waves back out again. These rip currents at unpatrolled locations were thought to be responsible for the 150 per cent increase in rescues last year. The flags are placed to avoid these and other hazards like dumping waves and gutters. All the evidence shows the flags work, but people have to believe that. I reckon those ignoring the rules were doing so deliberately. Men accounted for nine in 10 coastal drowning deaths last year, with booze, drugs and over-estimating their ability considered key factors. Surf lifesavers do extraordinary work, but if the red and yellow flags have lost their potency, something has to be done because not a single life has been lost between the flags in Queensland. We can’t allow a near perfect record to be ruined due to ego and arrogance. The time has come to seriously consider fines for those deliberately disobeying authoritative directions to move into the flags. A hip-pocket hit might steer them in the direction of safety.

y birthday falls exactly two weeks before Christmas Eve, and school usually finished about the same time, so what more could a little fat kid want!? The downside is it’s close enough to Christmas to get only one present at worst or at best one of two presents. Generally, though, I did okay. My fondest memory of this time of year was heading to the Wimmers factory in Nambour, getting crates of soft drink, loading up the truck and heading to my nanna’s house at Picnic Point, looking not unlike the Beverly Hillbillies. Swimming in the river, going to the beach, barbecues, fishing and getting sunburnt were all formalities, and the Salvos singing on street corners were a true indication Christmas and the New Year were in full swing. These days we seem a little bit more focused on big presents and material possessions rather than just having a ripping holiday. If I think back now it’s the experiences I can still remember, not the presents – apart from my purple dragster bike in the mid 1960s complete with streamers and a front basket. I will never

ever forget that day as I had dropped a thousand hints about getting one and I reckon Dad would have bought it even if we couldn’t afford it just to shut me up. It is really obvious to me these days that family, friends and just doing stuff are far more important than big shiny presents that we probably can’t afford anyway, or if we can it would probably be better to give stuff to people that really need it. Old mate and I don’t really exchange gifts anymore and mutually agree to get stuff when we need it, like me with a motor bike or her with a hysterectomy for a bird (I’m serious). But this year she surprised me with the best gift she has ever given me – a corkboard. When she gave it to me she said ‘you probably won’t know what it’s for’. Correct, I didn’t, until she explained it was for me to pin up drawings, cards and photos that the grandkids give me, which is exactly what I’m talking about. Hopefully that corkboard will inspire me to be around as long as I can to see them grow up – the perfect gift. Have a happy holiday season with your family. Love you all.

hat are the holidays, if not a time for sweet and savoury treats? Well, may I present the ultimate holiday gift, and one that money cannot buy. When you think of celebratory food, forget ham, turkey and prawns. Nothing is better in our hot Sunshine Coast conditions than a bit of Mexican. Stay with the crazy lady here because I am about to gift you the brand-new recipe for the 21-layer Mexican dip – perfect for your New Year’s Eve soiree! Cue the Spanish Flea music and the Mariachi band. Everyone will be begging you to bring this masterpiece to their parties and calling you a gastronomic genius. Anyone and everyone boasts a kick-butt recipe for a seven-layer dip. And the seven-layer dip deserves recognition for being amazing. But you know this new version is three times as good, and three times the size. The guy I work with (Todd) and I have long wanted to create a 21-layer dip, but it was Kim McCosker from 4 Ingredients who made our wishes come true. The best-selling author is the mastermind behind the recipe. When she presented it I

swear 21 angels came down from the sky and time stood still as she held aloft this magical Mexican treat. And thanks to Kim for not following her regular rules of just four ingredients in every recipe. Here it is people: 1. Refried beans. 2. Salsa. 3. Sour cream. 4. Mashed avocado. 5. Black beans. 6. Parents across the Sunshine Coast with concerns about their children’s vision have been reminded of the importance of seeking support early. Vision Australia provides paediatric services to children of all ages, and with early intervention can help remove the barriers blindness or low vision can present to a full and active childhood. Bec Murrell from Vision Australia says the biggest question many parents have after their child is diagnosed with a vision condition is where to turn to for support. “Parents are often left asking ‘what now’ and the best thing they can do is get in touch with Vision Australia and our specialist paediatric staff can start supporting them,” she says. Vision Australia’s speech pathologists and physiotherapists support children in developing communication, motor and other vital skills, while occupational therapists can support children to learn

daily living skills. A wide range of the latest assistive technology and training is also available through Vision Australia. “Along with the NDIS, Vision Australia also provides services through the Queensland government’s Specialist Disability Support in Schools Program, so now is also the right time to find out how Vision Australia can be there to support your child in the classroom, as well as at home and how that can be funded.”

SKILLS BLOSSOM FOR STUDENTS AT STEPS NURSERY Boasting a plethora of quality plants and gardening supplies, STEPS Nursery has remained an integral part of the Caloundra community for more than 15 years. What makes the nursery truly unique, however, is the hands-on learning experience it continues to provide for students attending STEPS Pathways College. Not only does STEPS Nursery provide students with the opportunity to learn valuable skills, but it also gives them the chance to develop their social and customer service skills and work as a team. This was taken to another level in 2021 with the introduction of the STEPS Nursery

program, which now allows young adults with an NDIS plan from outside STEPS to reap the benefits of the nursery experience. Enrolments for 2022 are now open. STEPS Nursery is open seven days a week and will reopen for the year on Tuesday, January 4 from 8.30am to 4.30pm. STEPS is a not-for-profit organisation and by supporting the nursery you’ll be helping to change the lives of young adults living with a disability and autism.

FAMILIES CREATING MODERN VILLAGES Families are joining forces to help get first home buyers into the property market. WORDS: Caitlin Zerafa.

s land continues to be a hot commodity on the Sunshine Coast, a trend is emerging where families are buying up streets to create a ‘modern village’. With humble suburbs like Aroona, Nambour and Woombye hitting milliondollar sales, families are now looking at ways to be close to each other without the hefty price tag and first home buyers are finding alternative ways to get their foot in the property door.

This is seeing a wave of “generational buying” in growing masterplanned communities, including Harmony at Palmview. Agents are also seeing a surge in parents lending equity on already owned property. Queensland project director Anthony Demiris, of Harmony developer Avid Property Group, says it is no longer just a case of going to the bank of mum and dad for a deposit to enter the market.

to purchase a home together. “I’m aware of siblings that have bought together to get themselves into the property market. “There is one example where a sibling is a (fly-in, fly-out) worker, so they might not be there for a few weeks at a time while the other sibling is in the house, so they co-exist that way.” Another trend taking off is generations of one family buying individual blocks of land in close proximity. Mr Demiris says Harmony is seeing a mixture of first home buyers, second and third property buyers and parents or grandparents looking to downsize and be close to their children. “We are seeing a lot of demand for parents and adult children to want to live close to each other,” he . “There is a lot of acceptance for grandparents to come and buy in Harmony to be in close proximity to children and the grandkids to provide that support for families. “We are also seeing a demand for parents of university age children trying to buy a property as an investment for their children to live in.”

The buyer will move in his family of two boys, one of which is an equestrian showjumper. “They have bought it to run horses,” he added. “It’s a big sale for the area,” Mr O’Grady said.

Maroochydore was huge. A group of 18 registered bidders wanted this threebedroom townhouse with its massive courtyard and central location. “It has a bigger yard than the combination of two houses in one of the new developments,” Ross Cattle said. “Really suitable for a family.” The bidding started strongly and became competitive, quickly reaching the owner’s expectations. “It then went beyond that,” he said. The property sold under the hammer to an owner-occupier for $572,000.

SMALL STREET WITH BIG HEART A “beautiful young family” from NSW were the successful bidders for the fourbedroom home at 2 Yilleen Court in Mooloolaba. Mr Cattle said it was another great result. Six registered bidders fought hard for the home located in a short street of five or so houses. “The house and street are perfect for a family,” he added. “There is a lot of pride in this neighbourhood.” The house sold under the hammer to the owner-occupier for $1.725m. “I had a couple of neighbours come up and shake my hand after the auction and say they thought it was a really good result and wanted to talk to me after Christmas about their place,” Mr Cattle said.

hile many people would have spent last weekend haunting the shops for last-minute Christmas present ideas and bargains, out in the suburbs there was a different kind of shopping spree occurring. The number of properties for auction hasn’t declined even with Christmas a few days away, and neither has the energy of the Coast’s residential market. Define Property principal Ross Cattle reports his agency had an outstanding auction success rate of six from six. Ray White’s weekend auction of 15 properties attracted a solid number of bidders said chief auctioneer Jake Loiero. “The buyers are out in force looking at purchasing property for the new year. Bidding has been strong at the majority of auctions. Leading up to Christmas it’s remained a very strong market,” he said.

POSITION, POSITION, POSITION The hotly contested three-bedroom home at 63 Sunbird Chase in Parrearra attracted 15 registered bidders. “It was incredible,” Define Property listing agent Ross Cattle said. “The bidding started strong and just kept going.” Unrenovated since being constructed 40 years ago, the house sold under the hammer for $956,000. The house is located just a short walk to the newly expanded Kawana Shopping Centre and Kawana Waters Hotel. It’s also a short walk to the canal-front walkways and green areas. “It’s a very central location,” Mr Cattle said. “For a house like that in that area, it would probably be a new record. For a non-waterfront property in that area, that would be the highest price ever seen in Parrearra,” he added. On the other side of town, the auction at 5/17-19 Maroochy Waters Drive in

T H AT ’S A C H R I S T M A S W R A P ! If you have been promising yourself to declutter and downsize or make a lifestyle change, then this is the time to do it, be brave. So, at various times during this year of “stops and starts” you’ve been discussing a change of lifestyle, there’s always been an excuse to keep you from setting a strategy. Excuses like, let’s explore Queensland by road, everyone’s doing it, or let’s visit the family, or even just let’s do it next year. Well, maybe it’s time to set a plan and get on with it. Wrap it up this Christmas season and give yourself a New Year - New Life in 2022! It’s perfect timing with borders open and an inﬂux of southern buyers. Stock levels are low so the high demand will continue which is accompanied by record prices! The place to start is to begin decluttering, a daunting task which can be done! Thousands have gone before you and have conquered the job. It can even be quite cathartic, and when it’s done, there’s a real sense of reward and accomplishment – a clearer view of what’s next. Most importantly, the bulk of the work will be done when you do ﬁnd your new home, whether it is a smaller house, a townhouse, beachside apartment or even a 55+ lifestyle resort. Formulate a plan for larger than life presents for the children – items of furniture you know they’ve had their eye on! They’ll love you forever! Other items in your decluttering process would be welcomed at local community centres and outreaches. Just begin, room by room, and break it down to cupboard by cupboard, drawer by drawer.

Go with a relaxed frame of mind thinking to yourself “is this somewhere I could call home?” By doing this you will develop an opinion on market values and hopefully discover the area and type of property you would like to ﬁnd. Another helpful thing to do is to speak to friends who have already downsized or made a lifestyle change and get them to take you through the process. They will tell you honestly about the pros and cons of making a move. Finally, be true to yourself regarding where you are. Is your home just too big to maintain now? Are you tired of coming home from wonderful holidays or a busy working day only to have to do work around the property? Do the kids still come as often to stay for extended periods, or could you get away with a smaller property which could still comfortably accommodate them? Do you need all the “stuff” you’ve accumulated over the years? Would you like to be able to say, “It’s a wrap, we’re downsizing!” and then look forward to something new, fresh and exciting for the New Year?
