My very first job was as a telex operator. I know, what’s that right? In a nutshell, it was basically international communication before fax and the internet. I would spend all day typing text based messages into a machine (I can still type 80 words per minute). My kids are very impressed.
WHAT IS YOUR FAVOURITE PLACE ON THE SUNSHINE COAST? I really love Caloundra. In particular, Kings Beach and Shelly Beach. There are so many fabulous places to walk Charlie our dog, go bike riding with the family, or meet friends for coffee or lunch. We should never take for granted how clean, safe and beautiful our part of the world is.
YOUR FAMILY INCLUDES… My husband and business partner Joel, my eldest daughter Chanel, my son Max, 16, and youngest daughter Jade, 12, Charlie the dog, and our duck.
IF YOU COULD CHANGE ONE THING ON THE COAST, WHAT WOULD IT BE?
FIRST CAR? My first car was a mustard coloured Torana. I think I ended up pushing that car more than actually driving it. In hindsight, lemon would have been a more suitable colour. IMAGE: TRACY NAUGHTON
FAVOURITE BOOK? The E Myth Re-Visited by Michael E Gerber. This book was my go-to for many years when Shine was in its initial growth stage. It’s all about applying the lessons of franchising to any business, whether or not it is a franchise. I still highly recommend this book to anyone starting out. It’s an oldie but a goodie.
FAVOURITE SONG? Rod Stewart’s You’re in My Heart, is hand’s down my favourite song. My husband sang this song to me on our wedding day (coupled with a slide show of his favourite photos of me playing in the background). Obviously, he’s a keeper. It was the most romantic and heartfelt gesture, and I still cry when I hear this song on the radio.
WHERE ON THE SUNSHINE COAST DO YOU LIVE? We live on acreage at Glenview in a Queenslander we are having a lot of fun renovating. It is incredibly peaceful, and a real retreat for the family.
WHERE DO YOU TAKE VISITORS WHEN THEY COME TO THE COAST? Caloundra markets are always a favourite on a Sunday with friends.
Access. I’d love to see a first class public transport system which includes a modern light rail network to complement our bus link network – and maybe some advancements on our Sunshine Coast airport. People are increasingly coming here to holiday and live, and it would make the experience of getting around so much easier for visitors and locals.
CAN YOU NOMINATE A DAY IN YOUR LIFE THAT TURNED OUT TO BE A TURNING POINT? The day we signed our first big lease at Australia Fair Southport. I went from running my own beauty room within a hair salon, to a large retail store with a long lease commitment.
HOW LONG HAVE YOU LIVED HERE?
YOUR GREATEST REGRET?
We have lived on the Sunshine Coast for ten years, but for five years prior we had a holiday unit here too, weekends and holidays have always been spent here on the Sunshine Coast. In the early years of our Maroochydore Sunshine Plaza store’s development we used to head up from the Gold Coast every Friday night with the three kids, and drive home every Sunday. It got to the stage where we realised how well the Sunny Coast suited raising a growing family, and we made the easy decision to relocate here. It was definitely one of our best decisions.
Not backpacking around Europe when I was young. I still intend to travel, but backpacking is out of the question now – I can’t quite imagine myself on the top bunk in a crowded hostel any time soon.
WHY DO YOU LIVE HERE? On a really basic level, the beaches and fresh air are a huge part of the appeal. The lifestyle is laidback, but at the same time, there are some incredible, innovative businesses here, and people doing extraordinary things. The combination of these elements make the Coast a fantastic

ood evening and welcome to television.” September marks 60 years since television executive Bruce Gyngell looked down the barrel of the camera and switched Australians on to an all-new pastime. The introduction of television was controlled largely by government policy and by the end of 1956, it is estimated that only one per cent of Sydney residents and five per cent of Melburnians owned a TV set. Today’s television viewing experience is a world apart from the days of small sets; family members and neighbours gathered around, to share in the excitement of watching a black and white program. How times have changed. Common phrases IPTV and OTT have replaced the simple ABC. In a relatively short space of time, Australians have gone from watching programs dictated by commercial networks to the expectations of current viewers – watching what we want, when we want. People are watching more media; however, the way in which we view it is ever-changing. Smart devices such as phones and tablets, as well as laptops, means intake has increased.

Cisco predicts that the annual global IP traffic will reach two zettabytes (a zettabyte equals about one billion terabytes) in 2019. The technology company claims it will take a person a mind boggling five million years to watch the amount of video content that will cross global IP networks each month in 2020. All of this has raised questions about the future of traditional television. Commercial broadcasters, who cannot meet these binge-watching demands, have raised concerns about viability into the future and the question remains: is this the death knell for free-to-air television? Not according to data from Nielsen. The 2015 fourth quarter Australian Multi-Screen Report reveals broadcast television reach remains strong, with 87.4 per cent of Australians watching free-to-air and subscription channels on their TV sets each week. The survey reports Australians watched around 85 hours and 17 minutes of broadcast television each month. University of the Sunshine Coast creative industries senior lecturer Dr Ben Goldsmith, whose studies include research into film, television and media, says free-to-air has a long future in Australia. He says while free-to-air broadcasters argue times are tough, the industry is viable. “They will argue that licence fees are too high… that has been reduced by 75 per cent in the past few years. It has been a massive hit to government coffers,’’ Goldsmith says. “On one hand the networks are saying it’s highly competitive, they are losing viewership… on the other side audience numbers are up, the future is healthy. “The death of broadcast television has been predicted for a very long time.” However, television historically hasn’t simply been about program viewing – a fact which will secure its future. It’s a form of companionship, a social activity and provider of noise, Goldsmith adds. “One of the things we know is that the television set is now more important than ever. While there has been a reduction in overall viewing of broadcast television, it is

They will continue to operate with smaller margins but still continue to operate. “Programming will evolve and change, that’s normal, it’s how television works. “Reality television is an interesting addition, we don’t get sketch comedy shows like we used to, Goldsmith adds. “There are still quite a lot of sitcoms but reality has pushed a lot of those out. It’s part of the story of the resilience of television. Local business Sunshine Coast Mowers has been named both Queensland and Australian dealer of the year in the annual Stihl Awards. The business, which has stores in Caloundra and Mooloolaba, took the national award from a pool of 450 dealers. Owner Hayden Cook says the win, which was announced at the National Dealer James Hollands, Hayden Cook and Conference in Thailand late last month, was a huge achievement. “The Gerard Cook awards are based on components including sales percentage growth and customer loyalty surveys as well.’’ The 32-year-old is in partnership with his brother Gerard and brother-in-law James Hollands.
Sunshine Coast mother of two Aimee Sherriff had a big idea and she ran with it. Now, she has been awarded the AusMumpreneur Big Idea title for 2016. The interior designer and blogger understands the struggles facing modern working mums and came up with the concept, Powerhouse Coop – a concept aligning childcare facilities and commercial office space. The not-for-profit enterprise will provide stylish professional office space alongside nurturing childcare facilities. SEKISUI HOUSE: NEW PLANS FOR YAROOMBA Sekisui House has committed to a reduced height limit of six to eight storeys for the Westin international hotel development that will be the centrepiece of a new coastal village at Yaroomba Beach. The development has been plagued with controversy with resident groups expressing concern about height limits. Sekisui development manager Evan Aldridge (pictured) says the development ceiling will see a step down from the tourism zone to the majority of the site to include four-storey apartments and three-storey dwellings to address community concern. Sekisui House will now begin preparing a new development proposal for presentation to the wider community for feedback.

THINKING OUTSIDE THE BOX
Dr Robi Sonderegger has returned to the Coast to launch a psychology cafe and milk bar, a new concept in mental health. Words: Leigh Robshaw
I
t’s hard to keep up with the number of projects Sunshine Coast clinical psychologist Dr Robi Sonderegger has on the go. He’s booked a year in advance as a keynote speaker, runs school seminars to help facilitate happier families and conducts international humanitarian projects to rehabilitate child sex-slaves, child-soldiers and victims of war across the world. This year the number of people graduating from his Empower Trauma Rehabilitation Program in Uganda reached 100,000. But his latest project is a lot closer to home. Having recently returned with his family to live on the Coast after five years living and travelling overseas, he’s trialling a new concept in the delivery of psychology treatment at his Mooloolaba practice, Family Challenge. In October, he’ll launch a psychology cafe and psychology milk bar for kids at the Mooloolaba practice, where he has gutted and renovated the building. The cafe will have three private booths, where adults can have a chat with a psychologist over a cup of coffee. The milk bar also has three booths and is decked out like a 1950s milk bar, complete with a checkerboard floor and juke box, where kids can make a milkshake with their therapist, then sit down in a booth for a chat. “We’re always looking to pioneer and innovate and give mental health a shake up and a wake up,” says Sonderegger. “We want to radically destigmatise psychology. It’s especially for demographics who might not want to see a psychologists, for example, men. It’s less daunting to come in for a cuppa and a conversation. The cafe booths are private suites that help ensure confidentiality is maintained, but it’s still a cafe, there’s music and coffee. We’re just trying to break the stigma down and make it accessible and affordable. You can have a single shot (half hour consultation) or a double shot (full hour). “Kids can come in, make a milkshake using healthy ingredients – we have rice and almond milk. They can just sit down with their therapist in a fun environment with light music in the background.” Sonderegger says the booths will offer privacy, but not as much privacy as you’d get in a room with a closed door. “There may be a good reason why a psychology cafe doesn’t exist in the world to date; we’re trialling it in a small scale setting. I think anything innovative in the community, especially in mental health, inevitably has pushback. But 100 per cent of feedback we’ve had from clients has been tremendous. People are saying, ‘I can’t wait, why didn’t

someone think of this sooner’? “It takes the seriousness out of it. It creates a lighthearted feel. You can come in and talk about challenges; it doesn’t have to be a serious session that results in tissue boxes. If a business executive is struggling with workload and stress and just needs to come in and learn some strategies, it has a low stigma.” Sonderegger has a PhD in clinical psychology from Griffith University in the area of transcultural mental health and put himself through university by working as a snowboarding instructor to the rich and famous in Switzerland, including Prince Charles and Price Harry. “It’s how I got into psychology,” he says. “When you’re a private instructor, you talk to celebrities and it’s a bit like a hairdresser. They share with you the problems of their lives. With those guys [the Royals] I was surprised at how normal they were. You only get one perception of them in the media.
They were a normal English family having fun on the ski fields. That was what struck me the most.” Sonderegger flew between the Swiss Alps and the Gold Coast regularly while he completed university and then to his surprise, found a massive market for combining Christian teachings with psychology. Today, much of his speaking work is at Christian conferences and churches around the world. “It was in 2008 I got asked to speak at my first church conference,” he says. “At that time, all of my speaking was corporate, government departments and so on. I was a bit nervous. I thought it might smear my reputation in some way. But as I looked into the research, every landmark discovery in clinical psychology and neuroscience lined up perfectly with what scripture has been saying. “As I put a toe in the water, I couldn’t have anticipated how much IMAGE: COURTESY OF KEVIN EVANS hunger there was in the church for teaching on mental health. “In the early days, the church shunned psychology. Nowadays, the church worldwide is ready and willing to learn how to get the most out of renewing our minds to get the most out of our lives.” When asked to share his views on the LGBTI community, Sonderegger says “It’s a bit outside my area of expertise; other people are better suited to comment on such things.” “If a family comes into the psychology clinic from a lesbian or gay relationship, we offer client centric services. We ask them what goals they’d like to achieve, how can we equip them? We try and do the best we can in a professional setting, value free. “People are in relationships if they’re human beings,” he says. “We all need to learn great skills to have great relationship irrespective of who we are, the relationship principles are transferable. As the saying goes, if you want to go fast go alone, if you want to go far, go together. Anybody can learn great relationship principles, regardless of who you are.”

PORTUGAL’S VALLEY OF PLENTY Every port of call sates the appetite in this home of fortified wine. By Sarah Marshall
G
liding slowly along the motionless Douro River, we slice through near-perfect reflections of undulating hills etched with vine terraces resembling contours on a map. Sandeman, Taylor’s, Graham’s - I pick out port producers whose bottles fill my drinks cabinet at home. We’re tracing a centuries-old route used to transport the Portuguese fortified wine to the coast; only these days, a flotilla of traditional rabelo boats carry tourists rather than heavy wooden casks. The world’s oldest regulated wine region, afforded Unesco World Heritage status in 2001, has been attracting river cruisers for many years, with land stays possible in a collection of simple quintas. But in the past 12 months, the launch of two boutique hotels has broadened the Douro’s appeal. Last summer, Six Senses announced a property in Lamego as their first European outpost and in April, the Taylor’s Port family (now part of the Fladgate Partnership) re-opened Vintage House Hotel - a property they’d owned 10 years previously. Coupled with the recent completion of a new mountain tunnel, which cuts journey time to gateway city Porto by 30 minutes to an hour and a half, this scenic wine lovers’ region is ripe for visiting. Our wooden boat docks at the small, sleepy village of Pinhao, famous for its azulejo-tiled train station depicting bucolic scenes of the wine harvest. Several times a day, trains toot along the line, making a two-hour journey through the hills to Porto.

From the waterfront, it’s a hop, skip and port-addled stumble to the Vintage House Hotel, where swallows flit through orange trees and trellises are festooned with magenta bougainvillea. “We’ve worked hard to retain features of the original warehouse building,” explains General Manager Paulo Santos as we admire the gnarled oak beams of the Library Room supported by original granite columns. Seven new suites have been added, bringing the number of rooms to 47, all with views to the river, and colour schemes have been brightened up a notch to bring the feeling of outside in. I stay in one of the Master Suites, notable for its playful Christian Lacroix bathroom wallpaper and its size, which is bigger than most city apartments. The hotel’s relaxed, rustic restaurant is a fine showcase for produce from the region, including lamb and veal reared in local hill villages, and peppery olive oil. But for a real taste of the Douro’s liquid assets, I visit the Fladgate Partnership’s neighbouring Quinta da Roeda wine estate, where a visitor centre is housed in the former stables. Filipe Carvalho, Wine Tourism Manager, estimates there are 30,000 wine growers in the Douro Valley. Since the 18th century, land has been slowly consolidated and now British companies Taylors and Symington own 50 per cent of it. In the past 20 years, many young winemakers have switched to making table wine. As well as being quicker and cheaper to produce, it’s also winning the region top
industry accolades. Filipe is more of a traditionalist. “We’ve been making port using the same methods for hundreds of years, although we do have a few innovations,” he says, pouring an aperitif I soon identify as synonymous with summertime - a Croft Pink rose port and tonic on ice. During harvest time, most work in the vineyards is done by hand - or foot. Filipe claims grapes trampled by humans taste far superior to those churned in cold stainless steel vats. “It works out more expensive,” he admits. “But this is still a family business and social sustainability is more important than profit.” Set amid terracotta-roofed port warehouses in Vila Nova de Gaia, the award-winning Yeatman elevated 82-room property gazes out across the mouth of the Douro in Porto to a piled-high stack of historic buildings that earned Porto Unesco classification. Appropriately, it also boasts the city’s only Michelin-star restaurant. Sitting eye level with the clouds on a panoramic terrace, I enjoy Chef Ricardo Costa’s sublime 10-course tasting menu while watching a tangerine sun melt into the Atlantic coastline as elegant peacocks strut around my feet. Tourist attractions in Gaia revolve around the port cellars, while most historic sites are on the opposite side of the river. The city is built on a series of hills with narrow, cobbled backstreets trailing from the tourist-packed riverside. So the
following morning, I take a scenic cable car (five euros, one way) to the double-decked metal arched Dom Luis bridge and cross the less busy upper level. Blue and white azulejo tiles glint from the facades of grand, well-weathered buildings, with the most impressive display found in the concourse of the 1900s Sao Bento train station. My favourite spot, though, is Livraria Lello, a bookshop said to have inspired Harry Potter’s library at Hogwarts (author JK Rowling lived and taught English in Porto in the 1990s). A fairy-tale crimson staircase spirals like a nautilus shell to reach a mezzanine floor and stained-glass skylight, which depicts a monogram belonging to original owners, the Lello brothers. It costs three euros to enter, redeemable on the purchase of books, which include rare editions from when the shop first opened in 1906. CUTTING THE RED TAPE

Reducing the amount of government regulation of business would increase investment and lead to more jobs, says Andrew Pitcher.

o I still have to start that damned diet. I may have mentioned that I am a bridesmaid for one of my dearest friends in a few months. The other bridesmaids are a bit younger, a bit hotter and a bit trendier. The girl squad had a wedding planning get-together on the weekend and in the talk of fake eyelashes, stick-on bras, v-string underwear, acrylic nails and wedges versus heels, a very interesting fact came out from one of the Hot Girl bridesmaids. Hot Girl gets a fake tan every week. I have had one once in my life, which was the day before my wedding and I got caught in the rain afterwards. I looked like a boiled lobster on my big day, with patches of orange all over my arms. It was classy. No one told me spray tans are kind of demoralising. You stand in these tiny paper undies and I just remember a whole lot of mirrors showing me a whole lot of backside. Back to Hot Girl. My friend gets a fake tan every week in her garage. From her husband. I know. I was in need of a paper bag too. Hot Girl stands with her hands in the air and her legs apart and lets her betrothed spray her from big toenail to fringe and every inch in between. Admittedly Hot Girl is well, hot. Fit. Toned. Kind of the opposite of me. Maybe it
turns her hubby on seeing her like this each week as they do their little garage jig. I would rather eat live worms than let my hubby give me a spray tan. I did a little snap poll of my friends and asked them what they use their garages for. Not many seem to park cars in them. My Palmwoods friend is going crazy because her husband has turned their garage into a fish tank holding pen. There would be 20 fish tanks (with fish) in her garage. Another friend has a hubby who has two cars he is restoring in about 3087 pieces. Another friend has Lego on display. Our garage is a mess. It smells as if a mouse has died in there (it probably has) and looks as if we have been burgled or we are all schizophrenic. The spare cake tins are thrown in with the CD collection. There is a spare fridge but you have to move five suitcases to get to it. There is my wedding dress stuffed in a box that sits on top of tins of paint and about a million bits and pieces shoved on top of bags of garden soil. It’s a whole lot of junk waiting patiently for me to one day sort it out. In the meantime, Hot Girl’s invited me to go get a spray tan in her garage. I would rather stay pasty white than wobble into their private space with my private spaces.

y favourite TV character is the bank clerk played by David Walliams in Little Britain. She is famous for the phrase ‘computer says no’, a stony-faced and expressionless response to even the most reasonable request. You probably saw her on social media recently after Census night. Chances are you don’t spend any time thinking about Little Britain, bureaucracy or the inefficiency that comes from the various forms of red tape in Australia. Regulation by government, red tape and compliance are all intended to reduce risk in our day to day activities. However, it also adds to the cost of products and services, and often negatively impacts the customer experience. While most regulation originates with governments, how businesses decide to comply is as much of a concern. Regulation touches most endeavours – real estate, construction, community groups, trade, health and safety, environment, taxation, town planning, health, education, superannuation, financial services, childcare, etc. Ever wondered why childcare places are limited and the cost high? This is one of the most heavily regulated industries in the country, with a myriad of requirements that, while well intentioned, make investment in the sector unattractive. Are house prices too high? They are driven by supply and demand, but significantly by town planning and building regulation, both of which include hundreds
of individual hurdles. While there are several government programs purporting to look at reducing red tape, successes are rare. There is a lot of vested interest involved. There is a lot of inertia. Much of it has been put in the ‘too hard’ or ‘computer says no’ basket. Business doesn’t have enough incentive to get lean and most government departments don’t seem to want to get customer-focused. I’m not arguing for zero regulation. In isolation, most rules or laws pass the logic

In the delivery of every product and service we should be aiming at customercentricity, process excellence and improved affordability. To help achieve this we should be seeking better regulation, focused on better outcomes, not simply more. We all need to fight for a simpler business environment. It will stimulate investment, reduce the cost of services and create jobs. We might even get the computer to say yes on occasion.

hat do you consider investing in when real returns on cash are effectively at zero per cent (after inflation) and growth prospects for shares are uncertain? You should consider infrastructure. This investment is generally considered boring, bland, and predictable. Infrastructure can include airports, ports, railroads, toll roads, communication assets, and energy assets. Ultimately these assets are used to satisfy general community needs and to facilitate economic growth. As economies develop and become more intertwined you would expect the underlying use of these infrastructure assets to increase. There are a number of factors that make infrastructure boring, bland and predictable. The services are essential which allows the price associated with the service to be adjusted with limited impact on demand. There is generally very limited competition. The assets generally have long life spans, high barriers to entry, low operating costs, and predictable cash flow. These characteristics generally result in a low level of income and capital volatility, a relatively high income yield (when compared to bonds and cash), and a low correlation to other financial assets. This means that infrastructure is a great diversification tool for any portfolio. It should help smooth out the returns of your portfolio especially during times when returns on equity and bond markets are turbulent. However there are risks associated with infrastructure (like with any investment).
The key risks associated with infrastructure are rising interest rates and bond yields. So you should monitor this if you decide to invest in infrastructure. So how do you invest in infrastructure? You are able to access infrastructure via managed funds, listed infrastructure funds, shares of infrastructure companies, or via debt based funds. Generally speaking each of these investment vehicles allow retail investors to gain access to large infrastructure assets. An example of an infrastructure company is Sydney Airport, which is listed on the Australian Stock Exchange. There is a shortfall of critical infrastructure throughout the developed world (including Australia) and if it remains unchecked it will have a negative impact on global growth. Private infrastructure investment vehicles will play a key role in funding critical infrastructure needs as various budgetary constraints hold governments back. So while there is a shortfall in critical infrastructure, private infrastructure investment vehicles will continue to pile into and push up the prices of mature infrastructure assets as they look for sustainable long term returns.

YOUR GUIDE TO BUILDING AND RENOVATING Paul Riches I am often asked what the secret to a successful building or renovation project is. My advice is to research and understand the process before you begin as this can be the difference between a good experience and a disappointing one. Nothing is more satisfying than watching a design come to life or transforming something old to new with a personal touch. It makes sense to have a clear plan and understanding of the process, as there are many decisions to make and a lot of paperwork to navigate through. It can be overwhelming and common to spend a lot of time with designs and colour schemes, but pay little attention to roles and responsibilities. To have a successful project that runs smoothly you need to ensure you have good awareness of both.
The Queensland Building and Construction Commission (QBCC) provides information about the building process, advice and regulation to both contractors and home owners to ensure proper building standards are maintained and, in circumstances where something may go wrong, offer remedies to get things back on track. Don’t rush into making a decision, take time to seek advice and be aware of what your options are. The Sunshine Coast is in the very fortunate position of having a lot of well-respected and award winning contractors who are a great reflection upon the industry.

A good starting point is looking at how much you have to spend – the type of house or land you choose will have a direct effect on the financial commitment you will need to make. You should consider your current financial commitments and your ability to absorb a change to your circumstances. Finding your contractor
Choosing the right contractor is one of the most critical decisions you will make. You will be spending a lot of time together onsite so it’s important to find someone who is compatible. Before starting your search, think about the qualities you would like to see in your contractor. We recommend always using QBCClicensed contractors and ask to see their licence card. Write down their details and contact QBCC to perform a free licence search. This will confirm the contractor has a current licence suitable for your job. In addition to licensing information, the search will give you details about the contractor’s past performance and any orders QBCC may have issued. You can conduct a free licence search on the QBCC website or call the QBCC (24/7) on 139 333.

Getting quotes
When it comes time to get some quotes, make sure you provide enough information to your contractor so they understand what you want done. It is important that both parties have a clear expectation of the work to be performed and the materials to be used. There is nothing wrong with asking for clarity about something you may not understand. We recommend that you get at least three quotes. Remember, the cheapest quote is not always the best.

Once you have selected a contractor
All domestic building work, valued over $3,300, in Queensland must be covered by a written contract. Take the time to look at the conditions of your contract. When you know your rights and are familiar with all the details, it’s easier to sort out any problems which may arise. QBCC provides free downloadable contracts for any domestic building work in Queensland on our website. Our contracts are easy to use, comprehensive, and in plain English. You can also purchase a contract in hard copy from any QBCC Service Centre. Ensure you are provided with a copy of the contract and all supporting documentation including plans, specifications and soil tests for future reference.
A QBCC licensee has met certain minimum requirements, including technical qualifications, experience, financial requirements and references.

Work is underway
Finally, work is underway and you can see your efforts coming to life. This is also the time when misunderstandings may present themselves even if you think you’ve planned for every situation during your build. The most important ingredient of a successful project is good communication. Having regular meetings, and establishing times to talk through issues as they arise, will help you work through most disagreements. Become familiar with the building process and practices. Ask your contractor about the flow of activities and what’s done at each stage. If you increase your knowledge, you can avoid unrealistic expectations and you’ll have a better appreciation of the expertise needed to complete your home, renovation or repairs. Don’t forget the details
Make sure you keep accurate records. Incomplete or incorrect information on your documents can cause frustration for both yourself and your contractor. Taking the time to record changes and include all the relevant details, will help to keep everyone on the same page. Be careful when making payments, the contract will provide you with guidance as to when and how much you are required to pay. Never pay the full contract price up front, pay over the agreed progress payment or prepay an amount before it is due within the contract. All progress payments must be directly related to the progress of work and proportionate to the value of the work

Building inspections and approvals
There are lots of checks and balances involved in building work, and various milestones that need to be reached before progressing from one stage to the next. A building certifier is a qualified building professional whose role is to check that your contractor has complied with the approved building plans and appropriate building standards. Even though certifiers inspect building work on your project, it is not their job to supervise. Similarly, they can’t intervene to make sure the contractor complies with the contract. Their role is to check that your house or renovations meet the right building standards for which it has been designed.

that relates to the claim, for example 50 per cent of the contract price cannot be claimed until 50 per cent of the work has been completed. It is common and acceptable that there may be variations to a contract. Once you physically see the building work commence you may change or amend the design or materials to be used, which will change the contract price. This is a common cause of frustration for both contractors and owners, as issues usually present themselves upon a claim for payment. If there is a variation, it needs to be presented, documented and signed by the owner prior to the variation works commencing. That way it is clear to both parties what the work consists of and what the adjustment to the contract price will be.

Handover or practical completion
Reaching the end of your project is a big milestone. It’s the culmination of months of planning, negotiating and decision making. It’s an exciting time, so it’s easy to lose focus on what needs to be done during handover. A project reaches practical completion, or is ready for handover, when all the building work is done and it is suitable for habitation. This is your opportunity to go through any minor issues with the building work, and receive all the certificates and relevant documents. Making the effort to check all the details will pay off in the long run. This is also the point where final payment is made as all contracted work is completed in accordance with relevant laws, legal requirements, and with the plans and specifications.

$1000 AND GLORY UP FOR GRABS One of Queensland’s largest festivals, the Airlie Beach Music Festival, is currently on a national hunt to secure an opening act to perform on the main stage. In return, the winner will score $1000 in prize money, accommodation and VIP access to the annual event this November. The Yacht Club in Mooloolaba will play host to the band competition, offering a solid opportunity for up-and-coming local acts to help establish their name on the national festival scene. Twenty-five of the Sunshine Coast’s best young acts will vie for the title, appearing over four heats each successive Sunday from August 28 with the final to take place on Sunday, September 25. Competition facilitator Christian Tryhorn of Beats Cartel says it’s a great opportunity for local acts. “We look forward to listening to what the Coast’s talent has to offer over the next month.” Bands will be judged on three criteria including originality, musicianship and performance as well as crowd participation through a token voting system.

I
recently went on a journey of self-discovery in which the self-discovery vehicle broke down twice and I got done for DUI. But along the way I did learn a few things. One, I love my friends and family. Two, I love caller ID, it helps me avoid certain friends and family. Three, although I’m not always the sharpest escalator in the sea and I don’t know lots about everything, I discovered I do know a bit about stuff. Over the years I’ve accumulated a wealth of trivial
knowledge and trivial thoughts that I’m more than happy to impart to you now. It’s a fun fact list for you to dine out on this weekend friends. Sure there’s more gold in a gangster rapper’s mouth than there is on this page – or in the Aussie Olympic team for that matter – but there’s a little gem every now and then that may or may not just help you out at the next footy club trivia night or lively dinner party you go to. The more spicy food you eat the more you can lose your taste. When I was in Mexico last holidays I was listening to a lot of Kanye West. A duck-billed platypus can store up to 600 worms in the pouches in its cheeks. It is said that Clive Palmer can do the same but with Twisties. If you watch any Rambo movie in reverse it’s a heartwarming tale of Sly Stallone going around healing people with his magical bullet vacuum. Same same but different if you watch Titanic in reverse. It’s the epic saga of a boat that comes up out of the ocean and saves people from drowning. Or, if you watch the new Independence
Day movie backwards, it’s still shite. We truly have nothing to fear but fear itself. Oh and being tagged in a particularly ugly photo on social media. Milk has five life phases. Good milk. Bad milk. Feral milk. Dangerous milk. Cheese. Now that’s a happy ending. If I had to describe myself in three words I’d say lazy. Private health insurance is pretty rare in the exotic dancing industry. Most strippers have little or no coverage. Women and cats will do as they please. Men and dogs should just get used to the idea. Alcohol doesn’t contain a lot of vitamins that’s why we have to drink lots of it. And finally, we all know education is important but beer is importanter. Now on that note, this week we tuck into a very different brew. While it’s not a beer I could drink more than three of in a sitting, it’s definitely worth having in the fridge for that moment you’d like something a little complex and fancy. NE look. One button. One corner. That was all it took for this little car to win me over.
Renault’s fabulous, feral, fun machine. The Clio RS220 Trophy. If you love cars, this is an easy one to be smitten by. That first, singular look will do it for
some people. It’s tiny but perfectly proportioned. The button? That’s the start button. One push and the cabin is suddenly flooded with an extraordinary exhaust note. A burble, not unlike the chugga-chug note of a Subaru WRX-STi. Accompanied by a raspy growl. And a whirring, whistling harmony note from beneath the bonnet, where resides the Renault’s highly-tuned, turbo-charged, 1.6-litre heart beat. My indoctrination with this car was completed when we encountered our first corner – with a turn-in so beguiling that you’d swear it was designed by the same people who build Renault’s Formula One machines. Funny, that. Of course, many more corners followed during our week-long flirtation with this little French seductress. The Clio delivers astonishing, prodigious levels of grip. It anchors its snout to the road like a bloodhound sniffing out a bone – and every input to the chunky little steering wheel is met with an instant, beautifully-weighted response. I can’t recall anything that steers quite like it. That’s not surprising, I guess. This is a strictly limited edition, tweaked-up version of the “standard” Clio RS – itself a formidable little thing. This exclusive RS220 trophy is one of only 220 models to be available in Australia.
So you may need to be quick. Compared to “ordinary” RS model, the 220 sits about 20mm lower to the ground (hence that astonishing handling), and pumps out more power and torque (162kW, 280Nm) than the unadorned version. That adds up to an impressive 0-100km/h sprint time of 6.6 seconds, which is seriously quick for a small, nimble car of this nature. The lowered stance, wafer-thin tyres and sleek body kit mean the Clio RS looks almost like it’s been melted to the tarmac – a mental image magnified by the retinaburning colour – called Liquid Yellow – that adorned our little rocket. The Trophy package includes bigger alloys, massive wrap-around leather sports seats (heated), a distinctive “Trophy” designation on the front spoiler and a handful of other cosmetic tweaks. Of course, being French it has its share of quirks. The start button is situated over on the left-hand side of the centre console – perhaps because most models are no doubt built in left-hand-drive. Also on the centre console are buttons for cruise control (fair enough) and a speed limiter – which seems slightly out of place for a car with this personality. There’s a third button, though, that makes perfect sense. It’s the one with the Renault Sport logo which, when pushed, continued over>

<from previous page adds an even angrier, sharper edge to this already rather wicked little car. Gear changes from the six-speed dual-clutch transmission become even more urgent, the pop from the exhausts even more distinct with each ratio change. The 7-inch colour touch-screen at the centre of the dash offers satellite navigation and the like – but also an “RS monitor� that measures all manner of performance information. It produces beautiful, colourful graphic displays of engine power curves and bar graphs, a lap-timer stopwatch, a diagramatic display of the dual-clutch gearbox plus readouts for everything from steering angle to brake coolant and oil temperature to turbo pressure. There’s also a performance map, G-force diagrams and torque traction slip monitor. All fabulous stuff, I guess – but not something you’re inclined to look at while you’re pitching this little rocket into corners or fanging through the gears (which, by the way, can be expertly handled via the gearshift paddles). Fortunately, you can download all the info via USB and download it to a central Renault RS website – where the boy racers can compare their driving feats with those of other RS enthusiasts. Clever stuff.
HOW BIG? Not very. It’s a small car with big front seats – so the two rear doors are really the only acknowledgement of rear-seat passengers. Up front, there’s ample space for a driver and one passenger (or co-driver).
HOW FAST? Seriously. The speed limit arrives in a racy 6.6 seconds – but it feels much, much faster than that. And around corners, it is.
HOW THIRSTY? The 1.6-litre turbo, combined with Renault’s EDC (Efficient Dual Club) semi-auto transmission delivers a reasonable 6.3L/100km.
HOW MUCH? At $39,990 plus onroads, it’s not cheap for its size, but it’s as much fun as you’ll get for this money.
Yet despite its hand-grenade performance and handling, the Clio is still vaguely versatile with five doors (we didn’t even notice that the rear ones for a start, because the handles are tucked into the black inserts behind the rear quarter-glass). The fabulous but oversized front sport seats soak up most of the area where rear-seat occupants would normally choose to put their legs. It’s possible to sit in there, but I wouldn’t recommend it for anyone
aged in double figures. The cargo space beneath the rear hatch is similarly dainty – although with the rear seats rendered fairly useless you can probably fold them flat to increase your carrying capacity. I actually found it easier just to lie my golf clubs flat across the rear seat rather than trying to prise them in beneath the luggage cover. Still, these are practical complaints about a car that, in reality, has no interest in
being practical. It’s mostly about being fun, with a capital F. But having fallen in love with the Clio in a heart beat, by the end of the week our romance was starting to wear a little thin. The almost harsh ride, sometimes cranky throttle and gearshift, and the low dip to climb into the car tend to bite after a while. But then again, the romance was only ever one corner away from being reignited.

onstruction is underway on a new multi-million dollar development in Pelican Waters. Twelve homes are under development in the prestigious gated estate of The Edge Residences. And, with only two blocks remaining on the market, developer Brad Teys says now is the time for buyers to act fast. “We have two waterfront lots left to sell,’’ he says. “Construction started this week on the 12 properties, out of the 14. “We’ve got three bedroom through to five bedroom properties and the construction of homes range from $300,000 up to $670,000.’’ The estate is a boutique terrace development featuring stand-alone homes to be constructed by builder Costa Constructions. Each home is individually designed to suit the owner and includes secluded internal courtyards, airconditioning, entertainer’s kitchen featuring stone

benchtop and European appliances. “We have produced a number of stylish designs for the two remaining blocks for three and four bedroom homes,’’ Teys says. “There is plenty of flexibility for customisation. Owners can have plunge pools or a downstairs master bedroom if desired. “One of the blocks is also RV friendly. There is room for an eight-and-a-half metre RV or caravan garage.’’ Situated along the future Pelican Waters town centre and the existing shopping centre, tavern and medical precinct, the development is also within close proximity to the Pumicestone Passage. Teys says the two remaining blocks provide easy access to the water. “There are not many ocean access properties. People talk about waterfront but this is really close to the Passage.
The Sunshine Coast Business Council has applauded news that the region’s largest shopping complex, Sunshine Plaza, is set to undergo a major redevelopment. The $400 million project was announced last week and will see the centre expand from 73,000 square metres to 107,000 square metres. Featuring 100 new speciality stores and a David Jones, the works will also include two new multi-level car parks, taking the number of spaces to 5000. The redevelopment will stimulate the local economy, boosting employment and offering further opportunities to retailers. It is estimated the project will generate up to 2900 jobs during construction and around 2300 additional retail positions upon completion. Construction is expected to be completed in December 2018. Business Council chair Sandy Zubrinich says the group hopes the development will spur on further large-scale investment in the region. “While Sunshine Plaza has been a major destination on the Sunshine Coast landscape for decades, it’s heartening to see developers identifying and capitalising on
the potential for growth in the marketplace,” she says. “I’m hopeful that other large-scale enterprises will also have their eyes opened to the business opportunities available locally and our regional councils and local communities support developers looking to keep investing in regional assets. “Aside from delivering a significant boost to the construction industry, it is anticipated the Sunshine Plaza expansion will generate close to 3000 retail positions on completion, which is incredibly positive for the long-term sustainability and prosperity of our region. “The increased foot traffic will also directly benefit other small businesses and specialty stores in the area, keeping profits in our community.”

As I write Julian Wilson has just got through to the non-elimination round of the Tahiti Pro although the old guy Mr Slater seems to be on point. Forty-four years young and hops off the plane the night before and scores a 9, 9.83 and a 10! He proceeds to share he has not been surfing much. Ya killing me! Now this weekend, Friday and Saturday look great for SW winds so get amongst it. Hopefully the beach breaks will be the place to hit. Things might be a bit cold but I think that will be winter over. Actually what winter? Has been insanely warm!
FISHING REPORT with Wayne Nilsson from Maroochydore Fishing World
ESTUARY: You can find tailor in the deeper channels downstream of the motorway bridge - use whitebait on small ganged hooks for the best results. Bream have been caught this week along Bradman Avenue using fowl gut and peeled green prawns with the night high tides the best. There are whiting and flathead over the yabby banks at Goat Island. SURF: Bream and tarwhine are taking mullet fillet and gut off Maroochy Beach near the rocks at Sea Breeze Caravan Park. There are also whiting in the low tide gutters in front of the Maroochy Life Saving Club using pippies and worms. You can get tailor and sea bream at Pincushion. OFFSHORE: There are whales aplenty, so be on the lookout. Moses perch, parrot and sweetlip are working over most close in reefs and Coolum. A few squid are showing up at the northern side of Old Woman Island before dawn - use pillies on squid jigs. There are good reports of snapper squire, snapper and pearlies from the Barwon Banks.

SO LET IT BE WRITTEN Richard O’Leary says penmanship shouldn’t become obsolete in the face of touch typing.
I
’m too indecisive for a tattoo – within minutes of getting one I would change my mind about the message, picture, and placement. But I do spend some time thinking about the ink I would get – or to be more precise – what sort I wouldn’t get. At the top of the list is any writing in Gothic script. Put simply, I find it really difficult to decipher the letters – is that ‘Bod’ or ‘God’? And I think I can be forgiven for that, after all Gothic script dates back to the 12th Century and has since been supplanted by other fonts that are much easier to read. Garamond made its first mark in the 1500s, Times New Roman made a bold statement from 1931, while the ubiquitous Arial style was released in 1982. The passion for particular fonts is not dissimilar to the ongoing debate about the future of writing, or to be more precise, the act of putting pen to paper.

The most recent outbreak was sparked by reports schools in Finland will put less emphasis on cursive writing so more time can be spent on typing skills. Professor of Cognitive Psychology at the University of Leeds Mark Mon-Williams says there are three main reasons why teaching writing skills are important: it would be a disservice to a generation if we forced them to rely on electronics and printers, handwriting underpins many other skills including manual dexterity, and writing also has an important function in helping kids to read. The last point is supported by research by Professor Virginia Berninger of the University of
Washington in 2012, which showed forming letters by hand facilitates a child’s ability to read. Berninger’s findings have particular relevance in her country. Since 2010 it became official education policy in the United States for handwriting to take a backseat to typing. There are notable supporters of this approach including the author of the upcoming History and Uncertain Future of Handwriting by Anne Trubek. “Handwriting has been around for just 6000 of humanity’s some 200,000 years. We are not born to do it. Writing is not like seeing or talking, which are innate. Writing must be taught.” She argues cursive writing in particular is redundant as it was developed for simple expediency – people didn’t have to lift the pen from paper so they could make more words per minute. But people can now type much faster. As an unbiased observer (I’m bad at both; my handwriting is regularly compared to a doctor’s script and I still can’t touch type), I’m not so sure. My reasons for saving handwriting are complex; sentimental, practical and scientific in pretty equal measure. But most of all, if we don’t protect penmanship, I’ll find it even harder to read tattoos. roleary@myweeklypreview.com.au.
