hen I was growing up, all I wanted to be was a professional basketball player or a jockey. I was too short for the first and too tall for the second. But my fantasy of riding in the Melbourne Cup has never really left me, which is why I found it so much fun to talk with a couple of jockeys who have not only ridden in it – but won it. In our cover story this week, they tell you what it is like to ride in Australia’s greatest race and give some tips on how to pick this year’s winner. FIRST JOB? Ginger Factory – Granny’s Macadamia Nut Kitchen. I was only young at the time and was actually fired a few shifts in for being too shy.

I love all of the beautiful beaches, the relaxed coastal vibe, nice restaurants and bars and of course, all of the talented and creative locals.

WHAT IS YOUR FAVOURITE PLACE ON THE SUNSHINE COAST?

My partner- Chris, my mum, Sylvia and my sister, Tegan –and Leo the cat of course.

My mum’s property at Peregian where I grew up. It is a large property (five acres or so) only a few kilometres from Peregian Beach backing onto national park.

FIRST CAR? Sigma – slightly embarrassing but it did the job for the few years that I had it.

WHERE DO YOU TAKE VISITORS? Apollonian Hotel at Boreen Point. It is a great Aussie pub with amazing spit roast lunches. Otherwise, I usually take guests to the Noosa Farmers Markets or Hasting Street – a swim at Noosa main beach followed by lunch and a cocktail at Bistro C is always nice.

WHAT ARE YOU CURRENTLY WORKING ON? I have just finished launching my Spring Summer 2015/2016 collection at the Sunshine Coast Fashion Festival. It has taken a lot of work pulling it all together (while also working full-time in the hotel industry).

IS THERE A DAY IN YOUR LIFE THAT TURNED OUT TO BE A TURNING POINT?

WHAT ACHIEVEMENT ARE YOU MOST PROUD OF? Not giving up on my label Sets of Seven and seeing the second range come to life at the recent Sunshine Coast Fashion Festival. It was one of those ‘ah ha’ moments where I realised that this was my dream coming true.

BEST DAY IN YOUR LIFE? It was actually just last week at the Sunshine Coast Fashion Festival when I won Young Designer of the Year and the Swim category. It was a moment of realisation that all of my hard work was finally paying off.

BEST ADVICE YOU’VE BEEN GIVEN? Trust your intuition. Sometimes people aren’t happy to

see others succeed. It is important to follow your gut instinct and stay determined. I knew it would be challenging to start my own fashion label, but I am committed to making it work.

HOW LONG HAVE YOU LIVED HERE? I’ve lived on the Sunshine Coast my whole life. The majority – Coolum and Peregian, as well as Cotton Tree, and Alexandra Headland, which are both beautiful areas and helped to inspire my swimwear designs and label.

When my father passed away five years ago. Losing a parent at any stage in your life will more often than not completely change you as a person, and in my case, it made me more resilient.

YOUR GREATEST REGRET? Not starting my own business sooner. I am absolutely loving the whole creative process and would highly recommend it to anyone who has been thinking about branching out on their own – it is worth it!

ADVICE TO YOUR 18 YEAR-OLD SELF? Have passion and enthusiasm and embrace opportunities that come your way with courage.

GLEN BOSS Glen Boss knows the Sunshine Coast well, having grown up in Caboolture and starting his jockey apprenticeship in Gympie. From an early age he knew he always wanted to spend his life around horses and has gone on to become one of Australia’s best jockeys. Known for a confidence verging on brashness, even Boss couldn’t have predicted he’d win a record three Melbourne Cups in a row – 2003, 2004, 2005. Q: If I can take you back to a decade ago, what are you feeling as you ride on to the track aboard Makybe Diva as she gets set to become the first horse to win three Melbourne Cups? “It was pretty tense. There was a lot of people there, and most people were there to see her, and wishing her well that she could do it. A lot of people were there that thought she couldn’t possibly 12 My Weekly Preview | October 30, 2015

do it. But there were people that were just wishing and hoping that she could. It was pretty intense, I think there was 120,000 there, so it was one of the Cup’s bigger days, that’s for certain.” Q: Can you give the readers of My Weekly Preview an insight into what it was like to be a jockey on Makybe Diva during that history making race? “It was time to lock and load and you’re in the moment. I was pretty confident. I just wanted to make sure I did the right thing by her. I was very confident if I did that she wouldn’t be beaten. “The start was good. She was always very quick out of the barriers. She got into a rhythm very quickly. She got to the winning post [for the first time] on the fence which was just where I wanted her to be. She had 58 kilograms and I didn’t want her to cover any extra ground. You just turn the engine off and relax the whole way and just enjoy the ride until you get to the 1000 [metres] and all your senses go into overdrive and you just have to take it all in and make sure you’re in the right place at the right time. Picking off horses as you go through and once you get to the home turn, hopefully you’ve done all the right things and it’s time to make your move and she was brilliant that day. Once I got her to the 300 and got her into the clear it was all over, then it was just time to enjoy the ride.”

Q: Most people can remember the race. What is it like to be part of that historic moment? “Basically, everyone can tell me exactly where they were and who they were with, and how they watched it and how they felt. But you ask them to name two or three winners since in the last ten years

ost Australians will stop for a little over three minutes in a few days’ time to watch Australia’s best stayers battle it out for the Melbourne Cup – but have you ever wondered what it would be like to be part of the race. My Weekly Preview’s Richard O’Leary caught up with two jockeys with connections to the Sunshine Coast, who have not only taken part – but won racing’s holy grail.

“I was in love with them from the very first time I saw a horse and sat on one and it hasn’t changed” and they struggle. That’s what sort of impact she made. So to be part of that is quite incredible.” “She was a one in 500-year horse and you just don’t get to see this stuff again. All that stuff (Makybe Diva memorabilia) will be handed down to my children and

probably to their children one day and so on and so on. Stuff that will remain in our family forever.” Q: Why is the Melbourne Cup so special? “It’s probably the greatest sporting event we have in Australia every year. Parliament stops. The stock exchange stops. Everything stops for that one moment. There’s no other sporting event in Australia that does that. There’s no event in the world that can do that. It’s unique in that respect. Q: You rode from a young age, do you think it was your destiny to be a jockey? “I was about four or five years old when I first got on a horse, so I was only a little tacker, and I was just in awe of the size of them. I was in love with them. I was never scared of them. I was in love with them from the very first time I saw a horse and sat on one and it basically hasn’t changed to this day. Q: You were about 15 when you decided to become a jockey… “I think I’m more of a horseman than a jockey to be honest. I understand horses very well. I really get into their psyche, I really understand them. I think they understand me a bit. They have that sixth sense about who is around them. I’m more of a horseman at the end of the day than a jockey. “I think I was born that way, I’ve always had an understanding of animals. I’ve always been around. With horses, I myweeklypreview.com.au

just completely understand what they’re about. I can get on a horse’s back and within a very short period of time I can get a grasp of its history, get a grasp of what it’s about. What pushes their buttons; what buttons I need to push. How I will react to them and more importantly, how they will react to me. Q:Can you help the readers of My Weekly Preview pick a winner in this year’s race? “The international contingent are very strong these days. Just take a little bit of time and have a good look at them and their form. You mightn’t quite understand it but they’re not bringing slow horses here anymore, they’re bringing their best ones, because that’s what it takes to win our races. In my opinion nearly every second Cup will go overseas from now on because they’re bringing the right horses.”

“I drew wide in the Cup, so with no weight we elected to go forward, and going to the winning post the first time I was just in a lovely spot, so I was supremely confident that the first part of what you needed to do was ticked off. “Then you’re pretty much get your horse into relax mode. Obviously it’s a gruelling two miles and you’ve had a bit of pressure getting to that winning post for

and I hadn’t really asked Rogan Josh for that final effort. In my head I was supremely confident, but until you hit that post, you never know what’s going on behind you. Once you hit that post in front… first of all its relief because there’s all that build-up pressure and media attention and the pressure you put on yourself, owners have high expectations. It’s a feeling of relief and I had a little

JOHN MARSHALL At 42 years of age, John Marshall had started to fear his opportunity to win the Melbourne Cup may have passed. But when Bart Cummings gave him the opportunity to ride Rogan Josh in the 1999 race he knew his time had arrived, and he made the most of it. The former jockey now lives at Coolum. Q: What are you feeling when you get to that finish line first? “It’s the ultimate dream for any jockey. It’s something that’s really special. There’s lots of emotions that go through your mind prior to the Melbourne Cup. Once you hit the line and reality actually hits that you’ve actually won it, it’s an explosion of emotions. “Coming back into the mounting yard, along the walk of roses there at Flemington, it’s almost as if everyone in the 100,000 strong crowd all backed you, because they’re all cheering for you. It’s a pretty special time.” Q: Can you take our readers through your ride on Rogan Josh? “I still remember the race furlong by furlong, what was happening, what I was thinking.

Turning out of the straight the first time, Rogan Josh just switched off beautifully and relaxed underneath me which is the second step you need to happen. “Then the race doesn’t really hot up until you get to about the half mile when the backmarkers are starting to come around, and your leaders are starting to feel the pinch a bit. Everything really fell into place for me where I could just peel out and avoid any trouble or any scrimmaging and I straightened up with a lot of horse underneath me. “When we got to the clock tower, which is Bart’s famous catchcry for all his riders, which is you don’t go until you get to the clock tower, pretty much everyone around me was under extreme pressure

special moment with Rogan Josh where I reached up and gave him a celebratory pat on the neck and a well done and that sort of thing. Q: You mentioned the pressure really starts to build with half a mile to go – what’s it like being in the middle of it all? “It’s kind of like you’re in a zone or a world of your own. I’m looking at what’s around me but not hearing what’s around me. Looking who is still going all right and how my horse is going. Because the adrenalin is really pumping you don’t really hear a lot unless there’s a bit of interference, then you might hear a bit of yelling. It’s jockeys urging their horses verbally but that becomes muffled because 200 to go in the race, everyone’s under pressure. It’s no single sound, more like a blur of noise.”

Q: You twice ran third in the Cup – did you fear you may never win? “I know a lot of sportsmen talking about getting to the grand final but never actually winning it, and until Rogan Josh came along you start to think maybe it’s not something I’m going to be able to put on my resume. “Having ridden for Bart Cummings for quite a long time I knew Rogan Josh was as fit as he could be. He had not much weight, so I knew I had an edge on my rivals. He was renowned as the Cup’s King, and having ridden for Bart for 10 years or more, it was truly the icing on the cake to win a Melbourne Cup for Bart.” Q: What was so special about Bart? “He had the complete package. He had the tremendous eye for the raw yearling, to purchase that raw yearling. He was very studious on his breeding and bloodlines, and then he put together the knowledge he had handed down to him by his father in preparing horses and he just had an absolute genius knack for getting that horse to its ultimate peak on that grand final day and he did it time and time again. Having ridden for him you would sometimes second guess the way he might have worked horses so close to big races, but time and time again, he would prove any doubts you had, he put them to bed on the day. You knew your horse was in peak condition and peak fitness and all you had to do was to ride the good race.” Q: Advice for a bet on the Cup? “I usually take a trifecta, you get a bit better value picking a trifecta. I’ve picked a couple here and there. I enjoy trying to pick the trifecta for the Cup. “It’s getting a bit tougher because of all of the overseas horses. But now we get to see a lot of their overseas runs and you can tell the horses that have that stamina. And certainly when you are looking at an overseas horse, you need a horse that is tough, not airy-fairy. You look at all the Cup winners from overseas and they’ve all been tough stayers and they’ve got that good stamina.

DICKSON RESIGNS FROM LNP By Richard O’Leary

n a major shock in conservative political circles, Councillor Christian Dickson, has resigned from the LNP. Councillor Dickson says the residents he represents don’t want party politics in council – and he agrees with them. “We need to be issue focused and not party focused. Coming out and being a true independent is what my residents expect of me,” Dickson says. The bombshell from the son of LNP state member for Buderim and former LNP minister Steve Dickson, coincides with his increased involvement with Sunshine Coast Safe Communities, the group best known for its opposition to the establishment of an Islamic centre in Maroochydore. “I kept getting absolutely hammered by residents about the issues of Islam and mosques and I thought I’m not just going to sit here and read emails and take phone calls, I’m going to start attending [Sunshine Coast Safe Communities] meetings. “It’s quite disappointing many of my colleagues and other members of political associations and representatives don’t attend. I actually attended and found these people are so down to earth. They’re not racists, they’re not bigots. “The local community has a lot of concerns around

Islam and mosques in general. They are afraid. They’re scared of what they are seeing in other places around the world.” Coincidentally, Christian’s father Steve, the State Member for Buderim, agreed to sponsor the group’s petition to state parliament, which aims to remove tax exemptions for some places of worship, in particular “those who seek to promote Sharia law”. Councillor Dickson’s defection coincides with confirmation by Sunshine Coast Safe Communities it will support at least three candidates in next year’s local government elections. Secretary Raewyn Hutchins says they won’t be official Sunshine Coast Safe Communities candidates but they share the group’s views. “We aren’t putting them up but we will be supporting them in their endeavours to gain selection in the divisions they are running for. “Our views are communities need to have a say on developments which come into our areas. We believe developments such as Islamic centres and mosques pose a negative social impact on communities. Places of worship do have impacts, and not all impacts are good.” The group will hand out how to vote cards for the candidates and will consider funding their campaigns. It declined to name the candidates but says they will stand in divisions four, seven and eight, which are currently held by Chris Thompson, Ted Hungerford and Jason O’Pray.

AIRPORT: GREEN CONCERNS EASED Expert advice has eased the concerns of the region’s leading environment group about the council’s planned expansion of the Sunshine Coast Airport – in the short term at least. The Sunshine Coast Environment Council’s (SCEC) Wiebe ter Bals says it sought expert advice about council’s Environmental Impact Statement on the project earlier this year. “In a nutshell, the actual project itself, as long as it’s managed well, and the conditions around the revegetation are slightly different to what the EIS is proposing, we don’t have major concerns around the airport expansion,” ter Bals says. SCEC had a number of reservations about the project, including the disruption of bushland corridors, potential changes to hydrology on vegetation, and the impact of the dredge and its location. Although those concerns have been addressed, ter Bals says the group is still worried about the potential long-term implications if the project proceeds. “The argument for the airport is increased visitation numbers. Does that lead to an increase in demand for coastal tourism development? Where are we going to put that? Can we accommodate additional demand? If we need to build new stock where are we going to direct that? Hopefully that doesn’t go in pristine coastal areas.”

Caloundra’s Pumicestone Passage received a B- in the 2015 Healthy Waterways Report Card results, topping the Sunshine Coast’s catchments. The Maroochydore Surf Life Saving Club’s Centenary season celebrations have officially begun, with all of its 177 Australian gold medallists recognised with numbered and named commemorative caps. The vessel came to ground on Dicky Beach at Caloundra in 1893 and as a wreck, became a local and visitor attraction. here is already a lot of hustle and bustle going on in the early morning hours in Naples harbour. Guides are feverishly waving small flags, trying to herd groups of guests who have just disembarked from a cruise ship onto waiting tour buses and

skyline, with its imposing castles of Castel Nuovo and Castel dell’Ovo, slowly disappears. In good weather, the volcanic peaks of Mount Vesuvius can be seen on the horizon. Soon, the first tips of land of the tiny islands of Capo Miseno and Procido come into view, before the ferry captain expertly steers his vessel into the circular harbour of Ischia Porto. More hubbub and noise follow as taxi drivers shout out offers to the incoming passengers. The three-wheeler taxis are perfect for the narrow streets as the passengers are taken to their hotels. One taxi driver, Antonio di Meglio, now 80, recalls: “This is still going on the same as back in the 1950s.” He was one of the first drivers, back in the day when tourism was just starting. “I quickly saw that one could earn more money from tourists than from tending the vineyards like my parents did,” he says. First he operated a taxi - initially without a licence. Then he started putting up guests in the apartment house where his parents lived. “Many people wanted to explore the island, and so I organised tours for them to show them the most scenic spots,” the octogenarian recalls. Sixty years later, one of the best spots is the Bay of Sorgeto, where the sea is so warm thanks to submerged hot volcanic rocks that swimming there is possible even in the winter.

Then there is the beach of Carta Romana, with its views of Castello Aragonese, and likewise with hot springs assuring perfect temperatures for swimming. But visitors also come for the hiking. “Ischia is a green island where volcanism affects its whole character,” notes Andrea di Meglio, Antonio’s daughter, who helps run the family’s small hotel. Andrea offers several hiking tours every week, leading visitors through vineyards and deep-shaded forests offering many views of a Mediterranean Sea glittering in the sunshine. One of the most scenic tours starts in Ischia Ponte, an erstwhile fishing village that is now completely oriented towards tourism. Its narrow alleys and old houses with weathered facades still exude a lot of charm. Towering over the tiny village is the mighty Castello Aragonese, perched high atop a cliff and today a proud symbol of the island’s ever-changing history. The hike leads up past the castle, and then after another 20 minutes’ climb, there is the small village of Campagno with the best view of Castello Aragonese. A classic among the hiking tours is the climb to the top of Epomeo. At 789 metres, the volcanic peak is the highest mountain on Ischia. The trek starts at Forio Monterone, leading through a changing landscape up to the small settlement of Santa Maria del Monte. The hikers then pass through a beautiful grove of acacias before starting the final steep ascent. The reward for the strenuous climb comes at the top - with a fantastic panoramic view. “Early risers can experience a special atmosphere,” Andrea di Meglio says. “Then a slowly rising sun bathes our island in an incomparably beautiful light.” For more information about Naples and its home country of Italy visit italia.it/en.

2016 is shaping up to be a pivotal year for the Sunshine Coast, writes media and communications specialist Carolyn Tucker.

It’s the little things in life that make us happy, writes Sami Muirhead.

o are you coming up roses when it comes to being happy? There are apparently three indicators of a happy life. Financial security, a sense of purpose in life and a quality personal relationship make up the magic formula to being happy, according to the Australian Wellbeing Index survey. These make sense to me. Money may not buy happiness, but it sure gives you a better night’s sleep. A reason to get up each day is a powerful drug and of course we all crave human connection. I was surprised good health did not make the top three, but I suppose our health is something we do not appreciate until we do not have it. The study of 60,000 participants also revealed some other interesting results, including the fact that moderation on social media seems to be the key to being happy. So being up until midnight on Instagram looking at fancy hotels in Paris does not make me happier overall, according to the report (but I would beg to differ). The happiest bunch of people in this study were over 55 years of age (older and wiser perhaps), while the unhappiest were carers for sick or disabled people. That makes sense. Nothing like a big fat dose of unfair reality if your family is sick to suck your swagger dry. Tasmanians are the happiest Aussies. This perplexes me a little due to the cold, but I suppose I can understand it as they have access to really good

cheese and wine, which makes most of us pretty damn happy. So I thought about what actually makes me happy in life. It’s a mixed bag, but here goes: 1. My toddler’s chubby thighs. 2. The first frangipanis of summer. 3. When everyone in the house returns the TV remote to the box it is meant to be and I find it first go. 4. When I hear the ice-cream van tune from down the other end of the street and I race to find money and sprint to the road in time to buy ice-creams. I am super-duper happy if I am wearing a bra when I race out of the house. 5. Watching my kids sleep. I could freeze time when I watch them with their eyes closed. 6. Knowing I somehow got really lucky and found a really good man in my husband. It does not hurt he brings me a coffee every single morning. 7. That first sip of red wine that nourishes the soul, warms your stomach and brings with it a big sigh of relaxation. If you are with good friends, then the happiness level multiplies. 8. The hyperactive and completely over the top welcome home I receive every single time from my dogs, even when I have just checked the letterbox. 9. Writing with the perfect biro.

es, it’s that time again. You can ignore the retailers’ best endeavours and dodge the decorations for only so long. Talk has turned to Christmas and we are hurtling towards year’s end. And what a year it’s been. A shock state election result in January and a coup in September delivered a new Premier and new Prime Minister within the space of eight months. The pendulum has swung from dire predictions about the nation’s coffers to optimistic forecasts about the future and the opinion polls suggest we’re embracing the change in tone, rhetoric and direction. Locally, the Sunshine Coast has been forging ahead thanks to a combination of factors including a lower Aussie dollar, progress on several major projects, effective and energetic leadership, some creative thinking and good old-fashioned hard slog. During 2015 we’ve witnessed solid growth in domestic and international tourism, a leap in building activity and a bounce in business and consumer confidence. According to the council’s latest figures, the Sunshine Coast recorded almost $400 million in estimated construction values for building applications in the last quarter – up $100 million on the previous three months and a 17 per cent increase on the same quarter last year. After a prolonged period in the

doldrums, 2016 is shaping up as a watershed year. Earthworks and then construction will commence on SunCentral Maroochydore’s CBD and the new university hospital is scheduled to open towards the end of the year. Both projects will have a significant impact on the region’s employment prospects, attract new interest and investment and begin to deliver the much-needed and long-discussed diversification of our economy. There’s every reason to feel positive and the new Prime Minister’s decision to make public transport the first significant policy departure from his predecessor presents another opportunity we should grab onto. But plans to upgrade rail in our region have been pushed further towards the horizon and we’re yet to receive a funding commitment for our proposed light rail linking Caloundra to Maroochydore via the new University Hospital Kawana town centre, Alexandra Headland and Mooloolaba. Light rail is consistent with the council’s sustainable vision for our growing region and in sync with the Prime Minister’s stated support for smart, modern, efficient transport initiatives. There’s never been a better time to make our case. As you raise a glass to the end of 2015 in the next couple of months, feel free to toast what lies ahead – 2016 could signal a turning point for the Coast and I believe it’s our time to shine.

ife’s too short to drink dodgy beers. Having said that, I’ve often wondered what would happen if you used shite beer as windscreen wiper fluid in your car. Would you be driving around with beer goggles on? I Googled washer fluid to check the ingredients… distilled water, window cleaner, ammonia and vinegar. Yep, sounds like Toohey’s Gold to me. Speaking of cars, I saw the grousest bumper sticker the other day. It said: ‘Save the Earth, it’s the only planet with beer’. Now that’s right up there with ‘Dislexics are teople poo’ and any ‘My Zombie Family’ stickers. On my way to pick up this week’s beer I saw a little Suzuki with a ‘My Family’ sticker on the back that was a stick figure woman, a surfboard and a dog. Now I don’t mean to be picky but that’s not a ‘My Family’ sticker, that’s a singles advert. Worst thing happened at the supermarket the other morning. A woman stared intensely at my beer sitting in the cup holder for a solid two minutes. It’s like she’d never seen a cup holder on a shopping trolley before. She said, “You sir, you have a drinking problem.” I said, “Sure do lady, two hands, one mouth, now that’s a drinking problem.” Then I continued on my merry way down the cereal aisle, after my middle finger gave her a standing ovation. Okay, so this didn’t actually happen, but I visualised the extension of the middle finger salute in my mind and felt fairly satisfied. By the time I got to the dips section, I’d nailed that lady with my witty one-line comebacks. Again all in my mind. Why does that happen to us? We think of all the awesome stuff to say well after the moments has long gone. I was still getting over the glares from the parents at my kids’ school assembly when I sat there sipping a Black Rat. Seriously people, drinking rum at 9.15 in

the morning doesn’t make me an alcoholic, it makes me a pirate! Of course, I’m just joshing. That never happened. It was a vodka and passionfruit UDL. Sure there is more to life than beer, but beer makes all those things so much better. So it is with this week’s brew. Young Henry’s is a little brewery in the heart of Newtown in Sydney. I’ve been looking forward to sampling some of the Young Henry’s gear for ages and the YH Natural Lager hasn’t let me down. It’s a ripper. Only four ingredients go in and this beer comes out. Just hops, malt, water and yeast. Its hazy golden appearance is different from other lagers and the use of three varieties of Aussie hops gives off a subtle citrus aroma with a light bitterness and a mild dry finish to boot. This unfiltered lager is an easy drinking sessional beer and will be a crowd favourite this summer. You’ll be all over it like Rupert Murdoch on Mick t’s Jagger’s ex-missus. Yep, that’s happened. A bonza four out of five thumbs up.

We have seen a strong wave of enquiry across all commercial property sectors recently, this coupled with the lack of stock means property prices are bound to head north, both for sale and lease. The trend reflects conditions in most capital cities, which have recorded three consecutive quarters of positive growth according to Jones Lang La Salle research. Improving economic confidence is

Vacancy rates across the region had dipped below 10 per cent for the first time in several years and net yields of 7 to 8 per cent were proving a strong drawcard for many southern investors, who might otherwise only be achieving 4 to 5 per cent net return on their commercial investments elsewhere. Incentives are at their lowest level we’ve seen in several years, this also strengthens a landlord’s position when negotiating lease terms. We are in a really healthy position in terms of affordability and choice. o your neighbour’s trees block the view that you used to enjoy across your neighbour’s property? The law has not traditionally recognised that land holders have any rights to a view, but new laws in Queensland since 2011 have changed that position to some extent. The Neighbourhood Disputes Resolution Act makes land owners responsible for ensuring their trees do not cause substantial, ongoing and unreasonable interference with their neighbour’s use and enjoyment of their land. The act also allows a neighbour affected in that way to apply to the Queensland Civil and Administrative Tribunal (or QCAT) for an order, if the interference results in an obstruction to their view. Important things to note about this are: • the view must be from a dwelling; • the obstruction must be substantial,

ongoing and unreasonable; • the view must have existed at the time the applicant neighbour took possession of their property; • the offending tree must be is more than 2.5 metres high; and • the tree must be on residential land. QCAT can make orders requiring the removal or ongoing trimming of the tree, at the tree owner’s cost, but the onus is on the affected neighbour to prove its case. The best way to do that is with photographs, so if you fear that your view will be lost as your neighbour’s trees grow, take some photographs, record the dates and let your neighbour know that your view must be respected. If you can’t resolve the issue directly with your neighbour then you should consider an application to QCAT.

etween Maroochydore and Mooloolaba is a chunk of beachfront land so coveted that a few decades ago, it was dubbed the Golden Triangle. The base of the triangle is along BuderimMooloolaba Road and it then flows down the slopes to peak at the waterfront. Alexandra Headland’s appeal is in its natural elevation, not just the rocky headland that gives it its name, but also the streets behind where homeowners can claim a slice of ocean views courtesy of the lay of the land. The beach has always been popular among surfers and there is also a section patrolled by the Alexandra Headland Surf Life Saving Club. Originally called Potts Point, it was renamed to honour Queen Alexandra, wife of Queen Victoria’s son Edward VII in 1915, the same year that the first land subdivisions took place. And there is only one headland, although it is often erroneously referred to as Alexandra Headlands. The first cottages cropped up in the 1920s as holiday homes for residents of Palmwoods and Woombye and later in the decade, Alexandra Hostel, a pioneering integrated resort complex opened opposite the surf club. This was later purchased by the Presbyterian Church and as Alexandra Park, became something of a landmark over the next seven decades. Its big old colonial-style white building surrounded by green lawns was used for children’s camps and conferences until it was demolished in the 1990s and

replaced by the Alex Shores housing estate and resort. Alexandra Park’s bushland sanctuary was preserved as part of the deal and is now an unexpected forest retreat hidden behind the esplanade. Some original and lots of new, architect-designed homes can be found in the cluster of streets that run off the base of the triangle. An abundance of high-rise buildings and unit developments, particularly along the front, means it is one of the most densely populated areas on the Sunshine Coast, with 20.6 people per hectare in the Maroochydore and Alex precincts at the 2011 census. The population of Alexandra Headland as of the 2011 census was 3717. Summing up: Alexandra Headland is a tourist centre with a beach and a collection of leisure-based shops. It doesn’t have a school or town centre but is only 3.5 kilometres from the Sunshine Plaza. It’s a holiday destination and offers a great lifestyle for locals.

Alexandra Headland is always popular. It’s one of those suburbs where it doesn’t matter what the market is like as it’s always desired. It’s a place that a lot of people talk about. It’s a central spot and you have access to Mooloolaba, it’s not far to Maroochydore and it’s easy to get to Buderim and the motorway. The beach is great and there are beautiful sea breezes in the hot summer afternoons, or even now in spring.

WHAT IS YOUR ADVICE FOR PEOPLE WHO WANT TO BUY OR SELL IN THE AREA? My advice to the seller is that I wouldn’t sell! It’s a great suburb. But if you do need to sell, the beauty is that you’re in a suburb that’s desired. You are best not to stick a price on your home, but auction. It’s a suburb where you can expect to have competition. When you’ve got buyers competing against each other that works for the vendor… you get a premium price that way. It’s the only way to be sure you don’t undersell. With buyers, do your homework. You need to get yourself in a position to put your offers in without too many clauses. Be ready to go and you’ll have a little more advantage over everyone else.

CORNER HUB SET TO IMPRESS New Mooloolaba development will be a premier dining and shopping hub that hopes to attract international standard retailers.

he developer of the Sunshine Coast’s biggest project since the Sunshine Coast Public University Hospital says it wants to take Mooloolaba’s retail and dining experience to a new level. The ARIA Property Group’s Michael Hurley says its $200 million project proposed for the corner of Mooloolaba Esplanade and River Esplanade will include 1,300-square metres of retail space. “This is a unique opportunity to establish Mooloolaba as one of Queensland’s premier dining and retail precincts,” Hurley says. “We have the demonstrated ability to bring international standard retailers to our projects, including Hermes, Mont Blanc, Ermenegildo Zegna and Max Mara to Brisbane’s Edward Street. “We have also created Brisbane’s most exciting dining precinct in South Brisbane with award-winning restauranteurs Julius Pizzeria, Gauge Bistro and celebrity chef Ben O’Donoghue’s signature Billy Kart restaurant.

o my chickens now have names. After more than a year being called by their colour, my eldest son decided they needed real names. Let me introduce you to them. The black one is called Marmaduke Mack, the white one is Laif Ava, the red one is Reddy Pink and the grey one is No Eggs, because she lays no eggs. I’ve put off naming them because the last time I did that the neighbourhood fox, let’s call him Vicious Killer Of Chickens Who Rips Off Heads, lived up to his name and turned my ten-hen pen into a killing field. The chicken now known as No Eggs was the only survivor – which may explain the no eggs thing. Now don’t get me wrong, I understand and appreciate the cycle

of life, I just don’t get why a creature would create such bloodshed without at least making a meal out of his misadventure. I’m not saying definitively it has caused me any long-term psychological damage, but just let’s say when I read Roald Dahl’s Fantastic Mr Fox, I’m probably the only reader to have ever sided with the evil farmers Boggis, Bunce and Bean. The whole less than fantastic fox incident may also help explain why I have been a little reticent about giving names to my new chooks. I didn’t want to make them my pets to reduce the chances of attachment and possible trauma if Vicious Killer Of Chickens Who Rips Off Heads, ever returned. But to be honest, I’ve never had much luck with names. I wanted to call my first son Cormac after the author Cormac

McCarthy, but graciously conceded to my wife’s captain’s call after seeing her go through a 24-hour delivery. The same thing happened the second time around. Alas, I wilted again under the pressure of my partner’s pain. That’s why I bought a dog. A little brown fluff ball my wife didn’t give birth to. As it turns out, my first dog has been given the name I wanted to call my second child – Truman, after the writer, Capote and the President, Harry. Although I have to say, he’s been a great disappointment, anything but presidential. And no writing ability at all. But to be fair, I haven’t seen a fox ever since he arrived at our property and that makes him my Mr Fantastic. roleary@myweeklypreview.com.au.
