The sun is shining once again on Sunshine Coast tourism after years of bad weather and closed wallets. But the good mood is being tempered by fears our ageing infrastructure could put a hand brake on the industry’s future. Words: Richard O’Leary

t’s 8am on a Tuesday morning as I drive my children to school. It’s a glorious day – the chill of winter has gone and you can feel the warmth of summer approaching, the sun is out and the sky is a brilliant blue. We pass a nondescript motel caught in an accommodation no-man’s land – too far from the coast to be convenient for the beach, while still being a fair drive to scenic hinterland towns. Yet, out the front of this motel, midweek and out of school holidays, its electronic sign has a neon ‘NO’ shining brightly before the word ‘Vacancy’. It may only be anecdotal evidence of tourism getting back to business, but the hard facts also show the industry is f ghting back. The most recent f gures reveal a 4.6 per cent increase in visitors in the last f nancial year. That equates to about 2.8 million visitors. More than 80 per cent of them came from Brisbane, but there was steady growth in interstate and international markets. And the region needs tourism to be successful; it employs 35,000 people (directly and indirectly), keeps the doors open on about 6000 tourism related businesses, and generates total visitor expenditure of $2.7 billion. When I meet Simon Ambrose at the Sunshine Coast Destination Limited (SCDL) headquarters at the Sunshine Coast Airport he looks relaxed – as you would when you have overseen a steady increase in visitors since taking

over the region’s top tourism job 18 months ago. But he is keen to point out there are many things outside his control that have contributed to the turnaround. You can’t help but think he knows these things are cyclical, and if you claim too much credit now, you risk setting yourself up for blame in the bad times. Ambrose agrees with most commentators who say the biggest

international markets. “The next 12 months is really interesting – we’ve just kicked off our vacation-migration campaign which is going really, really well. We’ve had 120,000 people view our TV advertisement online. We’ve seen six million people see our TV advertisement in Sydney and Melbourne, we’ve picked up 8,500 people on our database, and our social media stats have gone through the roof. We’re going to be taking that campaign into New Zealand next year.” New Zealand has been one of the region’s great success stories; since the f rst Air New Zealand f ight out of Auckland in July 2012, the number of services has grown from 24 to 42, and is expected to climb to 52 next year. Those extra f ights saw an 8.4 per cent increase in visitors from New Zealand in the last f nancial year – although in one of the quirks of tourism, the Kiwis had shorter holidays, which meant an overall decrease in visitor nights. More f ights are one way to import more tourists – the other is to stage more events. The Chair of the Sunshine Coast Events Board Ralph Devlin says much of the tourism dollar is now driven by events. “Research tells us that tourists are most often motivated by going to an event, so we have to heed that modern understanding. With participant numbers comes spectators, supporters, family and so on, and then the next factor is how many days those visitors will stay. You’ve got to build around the factors that will make those participants and spectators stay a few days, or hopefully f ve days or nine days.” They’ll need to stay for even longer if the SCDL is to reach its recently announced goal of $3.8 billion tourist expenditure by 2020 – a 50 per cent increase in just six years. The tourism body has a f ve point plan – including one priority which it has little or no control over – better access for people trying to drive or f y to the Sunshine Coast. Ambrose admits it’s a stretch target.

“Whether we achieve it or not – there’ll be a lot of things that are outside my organisation’s remit. We’ll work on the things that we can do, (but) a lot of it’s based around getting major infrastructure development; the Bruce Highway [expanding] to six lanes, or the airport expansion.” Getting tourists here will be one thing; providing accommodation is another. And this is where the clouds start to darken after many months of blue skies – and some claim there are no silver linings. Tourism & Events Chair at Caloundra Chamber of Commerce and Director of the Rumba Beach Resort Bill Darby says there’s a desperate need for f ve-star resorts on the Sunshine Coast – he’d like to see at least six. “We miss out on hundreds of millions of dollars in visitor expenditure every year because we don’t have new resorts. “We’re almost competing at our maximum capacity unless we see some game changers. We’re restricted with the challenges of traff c congestion on the Bruce Highway during busy periods; it’s like a clogged artery which is going to limit our potential growth. There are limitations with the airport as well, but most importantly there are limitations with ageing and dated infrastructure and a lack of hotels.” continued over>

I Sentiments echoed by Sunshine Coast Mayor Mark Jamieson, whose council will vote next year on a possible amendment to the new planning scheme that could see a billion dollar f ve-star resort built at Yaroomba. Japanese developer Sekisui House wants to construct buildings up to 10 storeys (39 metres) on the site which is zoned for four storeys – a plan opposed by more than a thousand people at a recent rally. Hundreds more have signed an online petition. Mayor Jamieson says the lack of investment in a major resort for more than two decades has put an artif cial ceiling on the growth of tourism in the region. “It’s like a dead weight on our opportunity to grow. Now you can’t play in every segment, but you want to play in the ones that are most lucrative. The high end where people have got the money, they don’t mind spending it.” Especially if the weather is good.

A proposal for a $90 million water park on 24 hectares adjoining Steve Irwin Way is currently being considered by the Sunshine Coast Council. ‘Sunshine Park’ will feature a large surf pool and a tourist village comprising a hotel and holiday cabins for short stay accommodation. In the last couple of years, the Coast’s major tourism operators have also upgraded existing attractions and introduced new ones. Australia Zoo, The Ginger Factory, Underwater World and Aussie World have all invested heavily in recent times. Aussie World will have spent more than $2 million by the time its latest attraction, The Illusionarium, opens before Christmas. It took nine months to build at a cost of $1 million. “It’s very optical, good scenery on the outside, 12 different rooms with 12 different illusions. It’s a walk-through attraction and will take you about 20-30 minutes to walk through it,” says general manager David Thompson. There will also be a new rollercoaster for kids and an upgraded mini-golf course to add to the $600,000 ballroom blitz that opened earlier this year.

Lachie’s no chicken in the business world

I’d really like to change the way that people see animals and eat their food and the way that it’s produced

achie Walker is running his second business. It might not sound like anything out of the ordinary, except this entrepreneur is only 11 years-old. His innovative business, Walker’s Chooks, supplies lightweight, easily movable chook houses suitable for backyards. Walker makes them himself, with some help from his dad, and each one houses two to three chickens. It depends, he says, on whether they are able to roam for three to four hours a day or whether they are conf ned. “All of the materials are sourced from local businesses if we can,” he says. The grade six Conondale State School student started his f rst enterprise, which had so much potential his parents “stole” it from him a few years ago. That one involved raising chickens for the table. His business card – yes he has one of those – has the tagline ‘Lachie makes light work of backyard chickens’. He sells an average of one chook house a week

and d while h l they h usually ll only l take k a ffew h hours to assemble, he says wait times can be three or four weeks depending on his school commitments. He expects turnaround to be quicker once school f nishes and he is planning some business improvements to help increase his stockpile – the f rst is to have a builder come and help him

mass-assemble a number of the homes so he has them ready to go when orders come in. The business idea was given to him by a friend of his parents, who did something similar when he was young. Walker and his dad have modif ed and improved it to come up with the existing product. But like anyone running their own enterprise, he is learning early that business has its challenges. “It’s interesting because you have your ups and downs and everything,” he says. “It’s all a learning curve and I think that’s what it’s really all about.” He also sells point of lay chickens and is planning to expand his business next year. “I’m just doing my numbers on getting a

It will be stripped and decked out with roosts to raise pure bred heritage laying hens. â€œIâ€™m hoping to have speckled wyandottes, which will breed with a pure bred rooster. â€œYou can grow them or I can grow them for you.â€? But his entrepreneurialism doesnâ€™t end there. He has also launched a side business of lightweight feeders and drinkers that can be added to the chook houses. He might still be in primary school, but he is already planning to make a difference in the world with hopes of improving farming practices. â€œIâ€™d really like to change the way that people see animals and eat their food and the way that itâ€™s produced.â€? He understands that price is an issue and many people choose the less ethical produce because it is cheaper, and wants to see this turned around so ethical products are more competitive. *Itâ€™s really up to you to change

it,â€? Walker says. â€œThere are so many ways to change it. â€œIâ€™d like to educate people that there are other ways. There is a way that you can have a block in the backyard where you can have three chickens and your children can love them.â€? There is no doubt Walker has a love of chickens and farming in general, and he has a great respect for the animals he raises. He hopes he will be able to educate others to understand the stresses that some farming practices can have on animals. He has obviously learnt much of this from his parents, who run Walker Farm Foods at Cambroon, near Conondale. They aim to produce high welfare, ethical food and their farm produce includes nomadic pastured chickens, pigs, beef and dairy cows. It is easy to imagine this young entrepreneur with such a mature outlook on the world will have many more businesses in years to come.

irls will hit the beach on November 30 for the Sunshine Coast Girls Boardriders Club’s final competition of the year. Generally held at the club’s home beach of Currimundi, more than 40 young women are expected to participate. The group has a long history in the region and club president Felicia Kerr says membership has grown signif cantly over the past few years. “The club has been around since the ‘80s,” she says. “I took over [as club president] around two years ago.” Kerr says SCGBC provides a safe and supportive environment for

more than 100 girls and teenagers who are interested in surf ng regardless of ability, with a friendly competition held on the last Sunday of every month. The club also organises social events including surf camping trips. Most recently, 30 group members visited Broken Head on the northern New South Wales coast. Kerr says young women who wish to participate in the club’s upcoming surf competition are welcome. “If people want to get a taste for it this year it’s only $15 to join in,” she says. My Kitchen Rules contestant David Hopgood and his wife Cath, a chef, will launch their WWI Commemorative Cook Book at the Maroochy RSL next week. Captain David Hopgood serves with the Australian Army and in the lead up to the centenary commemorations, he and his wife Cath have written a unique book of recipes in support of a fundraising effort for returned Australian soldiers. The cookbook also incorporates a brief history of the Anzacs and has been developed primarily to raise funds and awareness for Soldier On,

12 local organisations up for state tourism awards The Sunshine Coast’s tourism industry will be in the spotlight tonight with 12 local organisations vying for Queensland Tourism Awards, including the Caloundra Music Festival, which has been nominated in the Festivals and Events category. Sunshine Coast mayor Mark Jamieson says it is a “terrif c result” for the Coast and the f nalists. The awards have been operating for 29 years and recognise the outstanding achievements of tourism operators across the state. The 12 individual f nalists are spread across 17 categories, with winners going on to compete for the national awards, which will be decided in April 2015.

Bits and Bytes >> Miito German inventor Nils Chudy has given the electric kettle a makeover. The Mitto only boils the liquid you need while also saving an enormous amount of energy. It also keeps your water cleaner, as the Miito produces less limestone and boils faster than your regular kettle. Aside from water, the invention can also heat a pot of tea, soup or milk. Place your mug on the induction base and immerse the metal rod in the liquid. When the rod is positioned on the foundation component, the device is turned off. The base heats the rod and liquid wirelessly through similar technology used in stoves. It is not yet available to buy, however Chudy’s invention was a f nalist in this year’s James Dyson Award. If the entrepreneur succeeds with this work-in-progress, you may never have to wait for a cup of tea again.

Study: sleep apps hit and miss Research at the University of the Sunshine Coast into the effectiveness of smartphone apps that are designed to help people sleep has turned up some surprising results. USC Psychology Honours student Bec George says psychologists are interested in improving sleep patterns because problems associated with poor sleep are consistently associated with psychological disturbances, lost productivity and even obesity. George has compared three different smartphone apps that all claim to help people obtain a better night’s sleep. “In my study, participants were asked to use the apps over a twoweek period, and to report changes in their sleep patterns as a result of app use,” she says. “Out of the three apps tested, only one showed a statistically signif cant positive impact on participants’ sleep patterns. The app in question was based on cognitive

behaviour therapy (CBT), the cornerstone of modern psychological interventions.” The app that used CBT guided participants through the process of learning about sleep, developing positive sleep routines, and improving their sleep environments through the completion of a sleep diary. This app also provided a structured program that taught strategies to improve sleep. “Interestingly, the participants who used the CBT app didn’t particularly enjoy the experience, and didn’t believe it was doing them much good,” she says. George noted that previous research indicated most people chose apps based on their ease of use and affordability, rather than on any scientif c data about whether the app has been shown to work. “This study is important because it demonstrates that not all apps are equal when it comes to the evidence about their eff cacy,” she says.

Conditions related to inf ammation of the heart tissues such as Pericarditis, are most commonly caused by infections, be it bacterial, fungal or viral, and can be just as life threatening as heart disease brought on by a sedentary lifestyle, poor diet and lifestyle habits such as smoking and alcohol consumption. Pericarditis can present with other symptoms such as dry cough, fever, fatigue and anxiety, and in acute stages, be very similar to symptoms of myocardial infarction (heart attack) pain. It can be misdiagnosed, and if not identif ed, can progress with complications to heart failure. A recent patient, aged 80, with a history of high blood pressure and a heart attack at the age of 50, presented with a

dangerously high aortic blood pressure of 150/110, which was caused by high levels of inf ammation in the heart tissues, even though he was medicated for the previous 30 years. With this type of investigation, we found 2 forms of infection and high levels of inf ammation produced by triggers in his diet. Within 2 months, his blood pressure normalised, within 10 months his cholesterol and triglycerides dropped to within normal levels, and inf ammatory markers were reduced. He was then able to remove his medication with the support of his doctor after 30 years on them, which was an incredibly successful result for him. Specif c blood and stool testing is necessary to identify the type of bacterial, viral or fungal infection. Each type of infection will respond differently to different types of treatment. Accurate treatment measures are then undertaken resulting in complete recovery, rather than relying on medications to control symptoms possibly for life. Medications to control symptoms rather than treating the cause can lead to side effects, which may create further health complications in the future, which is why it is important to completely investigate your particular circumstances.

Sunshine Coast Animal Refuge Pets of the Week

The University of the Sunshine Coast has hired its f rst four-legged employee. Maya, Australia’s only koala poo (scat) detection dog, will work alongside USC academics on koala research and conservation projects and will be used to help

teach the new Bachelor of Animal Ecology degree. Maya, a border collie cross who was rescued from an RSPCA pound, is making a major contribution to koala conservation and research in South-East Queensland and northern New South Wales. She can pinpoint koala scats quickly and accurately and has been trained not to harass wildlife. USC researcher Dr Celine Frere says we need to know where koala habitat is to protect it and Maya will help determine the trees koalas use.

Wishlist joins forces with BOQ Mooloolaba Coast charity, Wishlist has raised more than $11 million for the Coast’s local health care system since it began in 1998. Wishlist raises money to support a range of public health services and each year it designates $1 million to buy medical equipment, support projects, educate staff and research. he latest hawkish tone from the American Federal Reserve supports the view that it will start tightening interest rates from mid 2015 on and at a faster pace than is currently priced into the futures market as the American job market is tightening and growth appears fine. These rate increases, much as they are being telegraphed in advance, are likely to disrupt global investment markets, if only because after seven years of near zero interest rates, sections of the market have come to rely on it. Uncertainty as to who will fall out of bed when rates start rising should impact all asset prices for at least part of next year. However, any near-term worries about the impact of coming federal rate changes were recently swept away by the announcement of Japan’s new quantitative easing programs. Markets face the question of who will win the liquidity battle. On the one hand, the Federal Reserve will be withdrawing liquidity. On the other, the Bank of Japan and the European Central Bank are adding liquidity. Will the asset price inf ation induced by these actions offset the asset def ationary force of Federal Reserve tightening?

The numbers are not directly comparable, as the American central bank will use interest rate policy, while the Japanese and European central banks are using various quantitative easing programs. At one level, the dollar world of bonds and equities is one and a half times as large as the combined euro and yen world, and Federal Reserve actions count for more. At a different level, this size effect may be offset by timing, as American rate changes are unlikely before the middle of next year and the other central banks are acting today. In addition, yen and euro liquidity are bound to seep into the dollar world as holders of yen and euro bonds switch to higheryielding dollar bonds. Japanese and European liquidity could stimulate conf dence and growth, which boosts global investment markets, but we fear much of the economic impact could go via their currencies. It is possible that American dollar strength could induce the Federal Reserve to postpone rate hikes, but we would have to see a lot more than recent moves to do this. While Japanese and European easing should blunt the impacts of American rate rises, we suspect equities will still be held back next year; perhaps less from rising rates but more from a stronger American dollar. These can be roasted, grilled, boiled, baked, eaten raw or pickled. • Look for clean unblemished bulbs with fresh vibrant leaves. Avoid vegetables that look dirty and wrinkled. The leaves can be eaten in a salad or treated like spinach. • Wash the beets, place on a tray of rock salt and cook in a moderate oven until they are tender. • When cooked, the skin can be easily removed by rubbing with a cloth. • Finely slice the beetroot while warm, season with salt, black pepper and drizzle with balsamic vinegar and olive oil to make a simple pickle that can be used on a burger or sandwich. • Leave to cool, dice into chunks and serve with green beans, goats cheese, mixed leaves then sprinkle with sea salt and orange zest. • To make a dip, blend the cold cooked beetroot with a pinch of cumin until smooth, fold into sour cream and finish with chopped chives.

It’s quicker in a straight line, thanks to its high-tech 4Motion all-wheel-drive system, which puts all its 206kW to the ground so well this relatively modest-looking car will hit the speed limit in five seconds flat. It’s nicer to ride in thanks to suspension enhancements that mean, despite its slot car-like handling, it soaks up bumps like a much larger luxury machine. And it’s nicer to be in, thanks to enhancements to the Golf R’s sporty cockpit. Behold the uber-Golf. Surely, you say, there must be a catch. Well, sort of. The Golf R is not the cheapest machine. It costs more than double the price of the cheapest Golf, although its $51,990 price tag ($2500 more if you want the dual-clutch auto) still makes it one of the most affordable high-performance machines getting around. It’s not quite as powerful, nor quite as affordable, as the likes of Subaru’s formidable WRX STI road rocket. Yet the Golf seems a half-step or more ahead of its Japanese rival in terms of driveability, refinement and all-round ease of use. Admittedly, the two machines are probably aimed at vastly different markets – the Golf more likely to be compared with high-performance hatches from Mercedes (the $85,000 CLA45), BMW (the $80,000 M235i) and Audi (the S3 sportback). Against that company, the Volkswagen represents extraordinary bang for your buck, if not quite matching the stratospheric performance of the Mercedes, in particular. Its acceleration is instant and linear, its handling and steering is razor-sharp, yet it’s as practical, economical and comfortable in everyday use as most family hatchbacks. A Driving Profile Selector allows the driver to choose between a variety of set-up modes, from the softest Eco setting through Normal and Individual to Race, which sets the car’s responses to hair-trigger mode. It means the car can be tweaked from racetrack to city traffic at the

touch of a button. Even its appearance is relatively mild, considering its crushing performance capabilities. Volkswagen has added 19-inch dark chrome Cadiz alloy wheels, some R badging judiciously placed around the car’s exterior and throughout the cockpit, plus a more aggressive treatment of the front air dam, which gets two giant air intakes not usually found on your garden-variety Golf. Beyond that, there’s not much to tell it apart, although the quad exhaust pipes – the first time a Golf has worn four exhaust outlets – are another clue to its true intent. Its re-engineered suspension means the Golf R sits 20 millimetres lower to the ground than a normal model, and five millimetres lower than the almost-aspotent Golf GTI. Interestingly, the two performance-tuned models share the same 2.0-litre turbocharged engine,

producing 162 kilowatts in the GTI and an impressively expanded 206 kilowatts, using almost the same configuration, in the R. The other key difference between the pair is the R also enjoys all-wheel-drive grip, thanks to its 4Motion drivetrain. Inside, the R package includes sculpted sports seats finished in a fabric/alcantera leather combo, or Vienna leather if you choose a $3150 option, plus a flat-bottomed chunky leather steering wheel, alloy pedals and carbon finishes on the dash and door fascias. The Golf’s navigation and audio control screen is modified for the R, featuring a proximity sensor function that switches the screen from display to input mode when it senses a finger about to touch the screen. Faults? They’re not easy to find. After four decades of improvement, the Germans tend not to leave too many things to chance. We found that to be true with the standard Golf. The R just takes it to an entirely new level.

Still waiting for Krauss Haus

The f rst loco to steam out of Buderim has been faithfully restored to its former glory, but a century after its f rst trip, there’s still no f nal destination for the engine affectionately known as Krauss.

The Line and the Loco

On Tuesday December 1, 1914 the isolated farming hamlet of Buderim was shaken out of its isolation on the top of the mountain by the arrival of the f rst steam locomotive from Palmwoods on the Buderim Tramway.

A powerful German Krauss steam loco was purchased to handle the steep climb to Buderim. It arrived in Australia only a few months before the outbreak of World War 1. It was used to transport agricultural produce and people (the tram became a popular way to get to local picnics) for more than 20 years. By 1935, improvements in roads, the increased use of motor vehicles, and the effects of the Great Depression saw the tramway run at a loss, and it was closed in August. But the Tramway had served its purpose. This short-lived period in the district’s history saw Buderim develop into a thriving farming community and put it on the map as a good place to visit and live.

Origins of the Tramway Buderim farmers started agitating for a tramway down to the main line before the turn of the century to provide farmers with a reliable all weather means of getting their produce to the Brisbane markets. The council applied to the State Government for a ‘Tramway Loan’ of £21,429 ($42,858) which allowed construction to start on the tramway in 1911. There was a major station along the route at Forest Glen and several unmanned stations and sidings, with named ones at Chevallum, Mons, Telco, Glenmount and Guy’s.

Krauss languishing in a railway ‘graveyard’ in 2004 and purchased it for $8,000. It was in a very sorry state but an enthusiastic group of volunteers began restoring it, f nishing the job in 2011. But the ultimate aim of housing it in a purpose-built ‘Krauss Haus’ at the corner of Burnett Street and Lindsay Road is still a long way off with $350,000 required to complete the project. RUSH for first homes The race is on for f rst home buyers with the latest f gures showing people are in a rush to enter the market.

irst home buyers are more decisive and looking to enter the property market sooner, according to findings from the latest annual RAMS First Home Buyers’ Pulse Check Survey, which were released earlier this month. RAMS surveyed 600 people from around the country who said they were thinking of buying a home for the f rst time. The survey also revealed that the average age of f rst-home buyers is increasing and low interest rates continue to inf uence f rst-home buyer decisions. RAMS CEO Martine Jager says, “This year’s results show that close to one in f ve f rst-home buyers intend to buy their f rst property within the next three to six months, up from one in eight in 2013, and the highest number we’ve seen.” The survey reveals that while the number of f rst-home buyers intending to enter the property market sooner is growing, the numbers who think now is a good time to buy have decreased - 65 per cent of respondents believe this, compared to 75 per cent in 2013. “We believe this f nding really highlights the focus and determination of f rst-home buyers,” says Jager. “There is a recognition amongst the group that they need to get on that property ladder, they recognise the importance of that f rst

step and making it sooner rather than later. Something we are seeing amongst our customers at RAMS.” The survey also revealed that the average age of f rst-home buyers continues to increase. More than 41 per cent of respondents were aged 36 or older, up from 30 per cent in 2013, while those aged 25 or younger has fallen, dropping from 27 per cent in 2013 to 18 per cent. “The prof le of the f rst-home buyer is changing - the demographics are different to what they were two, f ve and 10 years ago. We are seeing more women, more single people and more 30-somethings enter the market,” Jager says. “We’re also seeing f rsthome buyers are buying their home for different reasons, with more investors in the market than ever before.” The other key issue for f rsthome buyers is interest rates. The survey revealed that low interest rates continue to encourage these buyers to get into the market with more than three in four f rst-home buyers who require a mortgage conf rming that the current low interest rates have inf uenced them to look at property. However, 70 per cent of f rsthome buyers say they would still be looking to enter the market if rates were higher, suggesting interest rates are not the only driving factor.

A few key findings: • First-home buyers are getting older, with 41 per cent aged 36 or older. • 70 per cent of f rst-home buyers say they would still be looking to buy a property if interest rates were higher, suggesting rates are not the only factor driving interest among FHBs. • Saving for a deposit remains a key barrier for 48 per cent of these buyers in entering the market, while 49 per cent said the main barrier was property prices. • Compared to last year, f rst-home buyers requiring a home loan are more likely to have been saving for a deposit for two years or more (44 per cent compared with 41 per cent) and to have been saving more than 20 per cent of their household income for a deposit (48 per cent compared with 46 per cent). • Among those requiring a home loan, 49 per cent, think they will take 15 years or less to pay it off, up from 43 per cent in 2013.

How much can you afford?

Before embarking on a search for your dream home it’s advisable to have an idea of what you can afford. A good way to do this is the review your household budget. Take what you are now saving for your deposit and add that to your current rent to work out what you could afford to spend on mortgage payments. You don’t what to be stretching your budget too far, so be realistic about what you can afford to spend. It’s even a good idea to add a buffer to your budget for unexpected expenses. Don’t forget that you will need to add in other costs of home ownership into your budget such as the up-front costs of mortgage insurance, stamp duty and legal fees and then ongoing costs such as maintenance, house insurance, water rates and council rates. Also ensure you have pre-approval for a home loan so that if you do f nd a property you want to purchase, you will be ready to make an offer with the conf dence of knowing you’ll be able to secure a mortgage. Be sure to shop around for a home loan as there are so many different products with various features available.

ESTUARY: Mud crabs are working out of their holes and moving into the deeper water at the mouths of Eudlo and Petrie Creeks. Bream and flathead are off the Cotton Tree retaining walls. Jew, estuary cod and mangrove jack are taking live bait in the Cod Hole. SURF: You’ll find sand whiting along Maroochy Beach on the rising tide using pippies. Quality tailor and bream are taking baby blue pilchards and whitebait at Pincushion. Flathead and dart are along North Shore Maroochy. OFFSHORE: Moses perch, Maori cod and sweetlip are taking squid at The Blinker with dawn and dusk best. Barwon Banks and Wide Caloundra are returning cobia, snapper, pearlies and some big sharks. Mackerel are showing up with the warmer water temperatures off Caloundra. Spanner Crab season has closed for 1 month. FRESHWATER: Lake McDonald for bass and Mary River cod on lures trolled along the weed drop off with 10-15 feet favoured. A change of colour can be all it takes. Plenty of shrimps in the Obi-Obi Creek with bass and jew feeding in the cooler part of the day. Try jigging plastics off the bottom for a change.
