here’s less than a week for you to have your say on the Environmental Impact Statement on the proposed expansion of the Sunshine Coast Airport. So My Weekly Preview is taking a look at why governments, businesses and tourism operators think a new runway is so important to the future of this region. I know there would be many economic benef ts of opening up new domestic and international routes, but one thing I think has been overlooked is the impact it will have on the dreaded rellie run. Surely a greater number of f ights into the Sunshine Coast would mean fewer trips to Brisbane at odd hours to pick up family members who couldn’t f y directly to the Coast. The mitigation of that factor alone would help sway me, especially as we approach the holiday season and the beginning of the annual migration of relatives from all over the country. This week we also explain the most talked about acronym in Australia at the moment – the G20. I look forward to talking with you again next week.

HIGH TIME FOR AN

UPGRADE

BUSINESS, THE COMMUNITY, GOVERNMENT, TOURISM OPERATORS AND COMMUTERS ARE ALL DESPERATE TO SEE THE REGION’S AIRPORT UPGRADED. SO WHAT’S THE BIG DEAL WITH A NEW RUNWAY? JEMMA PEARSON FINDS OUT.

t’s been identified as one of the Sunshine Coast’s most important projects (the Maroochydore CBD, Kawana hospital precinct, university expansion and Bruce Highway upgrade being the others), which will enhance the local economy, create jobs, attract tourists and make commuting easier for Sunshine Coast residents. But the expansion of the Sunshine Coast Airport has been the subject of debate for decades, and with the project still many years away, a sense of apathy has set in for those not invested in it. For many though, the refurbishment and improved facility can’t happen soon enough. While it’s been in the pipeline for more years than many residents have lived in the region, airport general manager Peter Pallot says it’s not a question of if, but when. “The current runway is 1800 metres long, which is quite short, and it’s 30 metres wide,” Pallot tells MWP. The size of the runway puts constraints on the services that are available to the region’s visitors and residents. The narrowness, Pallot says, is also an issue in terms of compliance with the Civil Aviation Safety Authority (CASA). “We currently operate under a dispensation from CASA for Boeing 737s and the Airbus A320s.” He says these planes are the ones that are used by Virgin, Jetstar and Air New Zealand. As a result, those airlines all operate under the dispensation. “CASA is saying yes it’s OK as long as certain requirements are in place. The exemption expires in February next year but because we are proposing a new runway, we expect to get an extension.” However, Pallot says the main concern is that CASA can revoke the dispensation at any time, say if there is a

safety incident anywhere in the world on a similarly small runway. If the dispensation is revoked, says Sunshine Coast mayor Mark Jamieson, it would reduce “Sunshine Coast Airport to little more than a small sub-regional facility unable to cater for the modern jets used by Australian and international airlines”. The airport is living on borrowed time. The Mudjimba runway isn’t designed for the current demands of local commuters, exporters and tourists, let alone for the demands of the future. “The new runway will be 45 metres wide and 2450 metres long, which will actually take it to about what Rockhampton has,” Pallot says. “It’s not huge. And the current runway is proposed to be retained and used for smaller aircraft.” He adds, “We have looked at a number of different options, like widening the existing

runway. The reason we can’t extend the current runway is that it would go over David Low Way.” He tells MWP that while that option was considered, at a cost of $200 million, it was not seen as viable. “I think there has been strong support for the project across the Sunshine Coast, people understand the project needs to happen and can see the benef ts not just for 2020 [when it is hoped the expansion will be completed] and for future generations,” Pallot adds. “The biggest benef t is we will be able to retain the current traff c we have.” He says a million passengers use the airport every year. “The economic impact of losing that traff c would be catastrophic.” Because of the length of the runway, there are major constraints on how many passengers the planes can carry and how much freight can leave. With the new airport comes the opportunity not just to move people around (f ights could be booked to cities such as Perth, Hobart and Darwin, says Pallot), but to export the region’s fresh fruit and vegetables, seafood, dairy products even f owers to South-East Asian markets. Delivery of the runway is planned by 2020, but at close to $350 million, no one has yet put up their hand to pay for it. “Council [which owns the airport] is looking at all of the options,” Pallot says.

Sunshine Coast mayor Mark Jamieson says the proposed airport expansion will provide greater connectivity, improved amenity and employment opportunities for the community, as well as benef tting business and industry by potentially attracting more people to the region and improving the freight network. “The EIS indicates the project will contribute around $4.1 billion to the gross regional product between 2020 and 2040, and will generate around 2230 new full-time direct and indirect jobs by 2040. “It has the potential to attract an additional two million passengers annually to the Coast over that time-frame, with the signif cant f ow-on benef ts this delivers to local area businesses and tourist facilities.” Jamieson says the project would also benef t the Sunshine Coast community. “Currently there are around 4428 dwellings experiencing f ve or more aircraft noise events above 70 decibels each day,” he said. “In 2020, with the new runway and its proposed alignment, some 3500 fewer dwellings will experience these events. “Beyond the near-airport area, many suburbs across the Coast will notice the absence of aircraft because the new runway orientation means that aircraft will no longer f y over the most densely settled parts.” The mayor says the analysis of environmental impacts were a key component of the EIS. “Through the runway design review process, the majority of impacts have been mitigated. disturbance to f ora was unavoidable, a range of offset strategies has been proposed to reduce the risk to those species,” he said. He says a community of between 14 and 16 ground parrots is resident at the airport, largely attracted by the airport’s land management practices and the protection afforded the species by the perimeter fence. “While an area of ground parrot habitat will be affected by the new runway, we have proposed mitigation measures, including the allocation of a new on-airport area to be managed for the species which will help in preservation efforts,” he said.

BUSINESS

The Chamber of Commerce and Industry Queensland provides advocacy, support and networking opportunities to the state’s business community. CCIQ regional manager for the Sunshine Coast and Wide Bay, Kimberley Lynch, tells MWP, “Overall we are very supportive and positive towards the investment [in the airport].” “We are thrilled it will bring more tourists and will offer business more f exibility. But let’s also focus on the things we can do now.” She says the feedback the CCIQ has received from local businesses is that the airport is a “very important long-term investment. But there needs to be more focus on what can be done now.” She says the business community is keen to look at job creation now. “They are very positive and supportive, but would love to see council focus on more short-term investment that results in new businesses coming to the coast and job creation. It is really about [the council] getting together with the community. “I think investments like the proposed Sekisui [development in Yaroomba] are important. Anything that will create jobs for our children and grandchildren. The biggest need on the Sunshine Coast at the moment is better internet services. We were just listed as one of the Smart 21 communities for 2015, yet we still have businesses that need to go home to do their [online] banking.” “One of the success stories is the new hospital. The region’s tourism body, Sunshine Coast Destination Ltd (SCDL) has thrown its support behind the airport expansion, and CEO Simon Ambrose says businesses and residents should do the same, as “the whole region will benef t”. “Tourism will be a key future driver of the region’s economic and employment growth,” Ambrose said

in a media statement. “Expansion of the airport’s capacity and facilities will have the potential to grow tourism signif cantly. We have already seen the positive impact of being able to attract international services from Auckland, as well as direct domestic f ights from major markets such as Sydney and Melbourne, but the potential is even greater if we were able to build a longer runway. “In the past year, we have made impressive progress with our tourism industry, and while the market is highly competitive, if we can match our attractions with the appropriate infrastructure, then we have the prospect of continuing that healthy growth trajectory for the longer-term.”

NOISE CONCERNS

Airport general manager Peter Pallot says, “There certainly has been discussion around noise, particularly in Mudjimba. [Some residents] are concerned about the impact of noise upon the houses.” Sunshine Coast Airport’s online ‘Aircraft Noise’ tool allows residents to explore

FREE FUN IN SICILY

Sicily is the Mediterranean’s largest island and a trip around this triangular-shaped ancient land can be particularly rewarding for those in search of free things to do.

MOUNTAINS

There are three extensive regional parks to explore – those of Mount Etna, and the Nebrodi and Madonie Mountains. In each of these reserves, there are a wealth of hiking trails, rivers and spectacular gorges to navigate. Many paths skirt the smouldering volcano of Etna. Near the volcano is the Gole dell’Alcantara, a gorge with incredible rock formations. The Nebrodi Mountains also offer hiking trails, lakes, forests and historic sites. In the Madonie

Mountains, walkers of various ability levels can choose a path to reach the summit of Pizzo Carbonara, the island’s second-highest peak. One particularly rewarding and challenging route winds through an ancient grove of holly trees.

THE SEA

When you think of Sicily, you can’t help but imagine the sea. Besides the beaches of the main island, Sicily’s satellite islands – the Aeolian and Egadi are the easiest to reach – offer

TARGA FLORIO

For those who like motor sports, Sicily remains a great destination to watch open road racing. The biggest of these events is connected to the

historic Targa Florio, an open road race founded in 1906 that took racers onto the hair-raising mountain roads near Palermo. The event continues as a rally in May, where classic and modern souped-up cars roar through the narrow mountain switchbacks above Termini Imerese. Other motor sports give visitors the chance to combine speed with breathtaking panoramas, including auto slalom races and other similar sporting events on many parts of the island.

FESTIVALS

There’s a festival nearly every week – celebrations for patron saints, religious days, and local food, music and art festivals. Among the biggest and most celebrated festivals are those connected to Easter. Trapani’s daylong Easter procession – the Misteri di Trapani – is best known for its masses of people, its ornate wooden statues and music. More secular delights include indulging in April’s artichokes in Cerda or cheering on the men of Cefalu as they try to grab a f ag from the end of a greased pole suspended over the sea during the town’s St Salvatore festival in early August.

If you have always found software like Photoshop hard to use, then the Canva app is worth exploring. I am an avid user and Canva allows people to create beautifully designed posters, collages, invitations and more by dragging and dropping images and text on pre-designed templates. Apps are judged on the products the user can produce and with Canva, beautiful designs can be made instantly. Canva does all the hard work for you, applying f lters and colours that match the text and images you are adding. It also allows you to select the dimensions of the image you want to work with so that you can print without any problems of pixelation or insuff cient detail. Within minutes you have amazing designs ready to be downloaded. Canva is available for IOS (iPad) for free and a webbased version can be found at canva.com for laptop and desktop users. In the days after his beloved tabby cat disappeared, entrepreneur Sebastian Langton kept asking: How could this have been avoided? More than a year later, the Sydneysider’s answer is ‘Pod’ – a cork-sized GPS tracker that owners can attach to their pet’s collar. It tracks their location in real time, relaying information to a smartphone app. Owners can pre-program a perimeter around their home e and set the app to alert them if their furry friend is on the run. A crowdfunding campaign for the Pod has raised $160,000 – a whopping $100,000 more than the target. Pet-tracking devices are available ailable already, but Langton says the Pod, which is f tted with a SIM card, meanss the pet could feasibly be tracked interstate or overseas. It’s also smaller and lighter th than what’s h t’ available il bl and fully waterproof. The app for Apple and Android phones is in the f nal stages of development and should begin appearing in stores before Christmas for $199 and SIM card renewal will cost $30 annually. AAP

ore than $60,000 worth of new equipment has been delivered to Nambour Hospital thanks to the Coast’s health foundation, Wishlist. The Cardio Pulmonary Exercise Testing Unit (CPX), worth nearly $60,200 was delivered to the Pre-Anaesthetic Evaluation Unit in the outpatient’s department. The money for the machine was raised with help from two events in 2013 – the Exclusive 300 Club Melbourne Cup Charity Luncheon and Wishlist’s 2013 Tax Appeal, which culminated in the Volksfest celebration. The equipment – the f rst of its kind on the Sunshine Coast – is signif cant in that it signals the beginning of a new CPX testing service for the Sunshine Coast

Hospital and Health Service, which came into effect this week. Similar to an exercise stress test, the CPX Unit is used to determine the f tness of a patient for surgery including testing their cardiac and respiratory f tness. Tanya Hartwell from Nambour Hospital’s Pre-Anaesthetic Evaluation Unit says the equipment will be a great help to clinicians in ensuring a patient’s pre and postoperative safety. “Basically, this test determines the patients’ physiological capacity to cope with the demands of surgery,” Hartwell says. “Undergoing surgery increases stress on the cardiac and respiratory systems and oxygen demand is increased by approximately 40 per cent. “The test is performed on an

exercise bike and provides the clinician with an integrated assessment of a patient’s cardiovascular and respiratory system in less than one hour. “This will assist in the overall planning of both pre-operative and post-operative care, benef ting the patient in the hope of preventing complications due to surgery and their length of stay in hospital.” Wishlist CEO Lisa Rowe says the money raised to buy the CPX Unit was achieved with the help of dedicated event committees. The 2013 Exclusive 300 Club Melbourne Cup Charity Luncheon was organised by My Weekly Preview and Bank of Queensland Mooloolaba and Chancellor Park and raised

$28,718 for the CPX Unit. The balance was raised through Wishlist’s 2013 Tax Appeal, which was well supported by local businesses and culminated in the Volksfest event. “The new CPX Testing service will measure the surgery-f tness of patients whose major option for improved quality of life lies in the surgery, and as the only machine of its kind on the Sunshine Coast will be of great benef t to the Coast community,” Rowe says.

Wishlist facts and figures • Wishlist is a Sunshine Coast hospital foundation, which raises money to support local public health services. • Each year Wishlist commits $1 million in funding towards medical equipment and support projects, staff scholarships and education funding and research projects. • All money raised for Wishlist stays on the Sunshine Coast.

Lake Kawana Boulevard duplication underway The $20 million duplication of Lake Kawana Boulevard is underway to improve traff c f ow in the rapidly expanding $5 billion Oceanside Kawana precinct. Local company Shadforths Civil Contractors has been appointed to undertake the duplication project on behalf of Stockland and work is expected to be completed by December 2015, weather permitting. Stockland regional manager

Ben Simpson says the work will provide an increased traff c capacity along Lake Kawana Boulevard to support the Oceanside Kawana Health Precinct and other development planned in the area. “We are excited to see the start of work on this crucial project, which will upgrade Lake Kawana Boulevard to a subarterial road standard to cater for traff c from Nicklin Way and Kawana Way,’’ Simpson says.

Sunshine Coast Animal Refuge Pets of the Week

A poignant short story by University of the Sunshine Coast PhD student Kate Elkington has been included in an anthology, The Best Australian Stories 2014, released this week. Set in an offshore immigration detention centre, The Interpreter, won high praise from the book’s editor Amanda Lohrey. “Kate Elkington’s story is remarkable for its skill in conveying a great deal in relatively few words,” Lohrey says. “In f ction, the writer’s good intentions are not enough; the writer’s technical skill must enlarge our understanding on the intellectual plane as well as appealing to our sympathies. Kate’s story is a superb example of getting it right on both counts.” Elkington, of Ilkley, was inspired to write the story after sharing a memorable f ight with a Manus Island interpreter a few years ago. “Australia’s asylum seeker situation is the backdrop of the story, but its focus is on language

t is estimated that at any given moment, there are about 1800 thunderstorms occurring across the globe. Ten to twenty per cent of these storms are severe, meaning winds of at least 93 kilometres per hour, hail bigger than 25 millimetres or a tornado. Thunderstorms form when there is enough moisture in the atmosphere to bring rain and clouds, the atmosphere is unstable and allows warm air to rise quickly and there is something to help lift the air like a front or mountain. Thunderstorms average about 24 kilometres in diameter and last about 30 minutes. They can bring heavy rain, damaging winds and hail, and they always contain lightning and thunder.

Lightning develops when positive and negative charges in the storm cloud move towards each other extremely fast (about 96,000 kilometres per second). When the charges meet, an electrical current is created and we see this current as lightning. This process can be repeated many times in the same lightning bolt, which is why we see a f ickering appearance. Most lightning bolts are between clouds or within clouds, however about one quarter hits the ground. The temperature of a lightning bolt exceeds 22,000 degrees Celsius. This intense heat forces the air around it to expand, then contract very quickly. This process creates the sound we hear as thunder. Because light travels faster than sound, we see the lightning f rst. It takes about three seconds for sound to travel one kilometre. Thunderstorms can occur all year but are more likely during spring and summer in the afternoon and evening. This storm season on the Sunshine Coast has already been quite active and while we are expecting drier than average conditions over the next three months, I have a feeling we will still see plenty of lightning shows.

Have your say on the proposed light rail network Route options for the Coast’s proposed light rail network have been released by the Sunshine Coast Council. Mayor Mark Jamieson says the community is being invited to have its say. “Three route options have been proposed for the Maroochydore area, four options for Mooloolaba and Kawana and three options for Caloundra,” Jamieson says. Community information sessions will take place over the next four weeks.

“Our aim is to identify a preferred route and then progress to more detailed feasibility studies to look at engineering, costs and timing. Construction of a light rail network could start in 2022 with Stage 1, between Maroochydore and Kawana, operational by 2025. Light Rail community information sessions dates and times are on the Sunshine Coast Council’s website.

e’ve seen some sinful behaviour when it comes to investors chasing dividends, or companies failing to live up to expectations. Securing a regular income is central to many people’s investment beliefs, but the ability to practise an investment doctrine that consistently achieves this aim, is less common. In light of a world with austere interest rates, it is timely to publish this article so as to keep investors on the straight and narrow. To put a halt to any iniquitous investment behaviour, investors can apply the following list of seven steps to building an income-based share portfolio, based on the seven heavenly virtues: • Charity – being generous and

spreading investments around can help to minimise individual stock risk. • Chastity – target purer or less complex investments. • Diligence – regardless of how simple an investment may appear, it is still worth the discipline of appropriate due diligence. • Humility – if an investment fails to deliver, it is often best to be humble, admit defeat and exit the stock. • Kindness – it helps to identify companies that have been kind enough to grow dividends over time. The taxman has also been kind enough to avoid punishing investors excessively by preventing double taxation through the imputation credit system.

• Temperance – rather than being tempted by a headline return, it pays to exercise some moderation. Remember, the higher the potential returns, the higher the risk. • Patience – applying the other virtues will invariably involve some form of patience. Take the time to do so. No one is perfect, and this list won’t root out all investment evils. However, it should go some way to building and maintaining an incomefocused portfolio that will keep you out of mischief. Why set up a Y-shop? Young entrepreneurs looking for some business exposure are invited to register to set up a Y-shop at Coast libraries this summer. Y-shops are aimed at creative young people aged between 10 and 25 years. Community Programs Portfolio councillor Jenny McKay says the Y-shop program is an exciting opportunity for young people who create original craft, artwork or a service to set up shop at one of the Coast’s libraries. “Council provides the venue, mentoring and promotion of the Y-shop, all for free,” McKay says. “With exposure to over 140,000 library members, that is a large captive audience just waiting to discover the creative talent of our local young people. “Previous Y-shop vendors have gone onto even bigger ventures, like trading at large markets in Brisbane, publishing a book, being invited to showcase their business at the annual Sunshine Coast Business Expo and building popular

When things are hectic, I love to visit my parents at their property up north. I love nothing more than being in the country or on the coast. 4. What’s your favourite food? Chocolate, olives and roast vegetables. Not all together, that

would be weird. 5. Tell us something people might not know about you? People don’t believe me but I have lost 100 per cent of my sense of smell. I lost it suddenly after catching a virus a few years ago. I was filling my car with petrol and realised I couldn’t smell anything. It’s never returned. People always ask if my other senses have since heightened, and unfortunately my response is always a resounding no.

It’s been a long coupla weeks between drinks my friends, with the threat of Ebola on the radar and petrol prices rising so high the family budget is tighter than Renee Zellweger’s new face. As much as the world is freaking out about Ebola, it’s still nowhere near the potentially lethal level of illness as the dreaded man-f u. I do believe it is the beginning, though, of the Zombie Apocalypse. The thing to do when the ZA does hit is to scarper to Fraser Island. Zombies can’t get us there. Having said that, we’ll be dealing with dingoes, bogans in fully decked out Navara’s and German tourists. Perhaps it’d be safer to try our luck with the zombies. As if this isn’t enough stress, I’ve been reminiscing about my youth. When I was 10-years-old, my family moved to Perth. When I was 12, I found them. I grew up in the Western Australian capital in the 1980s and if you’d like to know what Perth was like in the ‘80s, just get on a plane and go there. Make sure you’re there on a weekend though, because I’m pretty sure Tuesday to Friday, Perth

is closed. But that’s enough of the jokes about my old home town because one thing’s for sure: they brew amazing beers. Having said that, this week’s well-deserved frothy chop is not from the land of sandgropers but from another equally awesome beachy destination that has just as many ace surf breaks and f ne beers – Byron Bay. Brewed and bottled in the Northern Rivers of New South Wales, Stone & Wood is fast becoming one of the nation’s great success stories. I’m all over Aussie craft beers like Kyle Sandilands on a bucket of Kentucky Fried Chicken. We are producing some of the grousest brews in the world and they don’t come much grouser than the Stone & Wood Pacif c Ale. This little ripper is cloudy and golden, with the most infectious fruity aroma and a mighty f ne refreshing f nish. It’s one of those beers that’s tops for all occasions – weddings, barbecues, christenings, funerals, Tuesday breakfast. My only suggestion is, don’t go

too crazy with the Pacif c Ale if it’s a rellie bash, coz once Uncle Mervyn and Aunty Maxine get a taste, they’ll never bloody leave. Just put out a half dozen and when the rellies have worn out their welcome, offer them a Toohey’s Gold and they’ll soon get the hint. Yes friends, I’m saying reserve the S&W Pacif c Ale for those you treasure most. It’s solid ka-ching for a carton, but on special occasions, like when it’s your birthday and when it’s not, it’s well worth the investment. I give the Stone & Wood Pacif c Ale a red-hot 4.5 out of f ve thumbs up.

A flashy SUV with racecar peformance WORDS Peter Atkinson

he left and right sides of my brain don’t really agree about this car. The logical left half can’t see any reason why Audi’s RSQ3 should exist at all. The right half of my brain, though, loves it. It’s hard to think of a logical reason why German marque Audi needed to build a compact SUV with room for a growing family, the ability to go off-road on the weekends – but with performance more suited to a racetrack. But I’m glad they did. The RSQ3 makes a powerful argument, literally, against the forces of logic. Even my wife – a left-brain thinker if ever there was one – couldn’t help but express her admiration for this punchy little machine. It combines the compact design and nimble

chassis of Audi’s top-selling Q3 with a snarling f ve-cylinder powerplant lifted from one of the brand’s top performance machines. The result is a car that charts new territory for Audi’s RS performance range. It’s the f rst car from the Q-series – Audi’s designation for its SUV models – to wear the coveted RS badge. And it’s also the f rst RS model to drop below the $100,000 price point. Well below, in fact. The very concept of a high performance SUV is something of a contradiction in terms. Take a car that has two primary design functions: one to be roomy and practical; the other to have offroad capability – and turn it into a racing car. Doesn’t make sense. Yet these high performance SUVs are one of the biggest growth areas in the vehicle market.

It started in earnest when one of the world’s greatest sports car makers, Porsche, launched its Cayenne. Established f ag-bearers for this segment include the Mercedes-Benz ML63 and GL63 AMG; BMW’s X5M and X6M and the iconic Range Rover Sport. Audi has tippled in this pond with its SQ5 mid-sizer, so it was only a matter of time before the Germans brought a performance edge to the compact SUV market. Enter the RSQ3, to be joined almost immediately by Benz’s ultra-hot GLA45 softroader, which uses the world’s most potent four-cylinder engine. Logical? No. Fun? Yes. While all other members of the Q3 family have sensible four-cylinder engines, the RSQ3 is powered by an unusual, but highly-impressive, f ve-cylinder TFSI turbocharged powerplant, delivering a gaudy 228 kilowatts and 420 Newton metres. It’s the same engine found in the scorching TTRS and RS3 models and is a descendant of the f ve-cylinder engines that won Audi all manner of world rally titles in decades past. Remember, this is a relatively tiny car, just 4410 millimetres long and with a wheelbase of 2603 millimetres. It weighs only 1600 kilograms. All that power, piped through Audi’s quattro all-wheel-drive-system, means the RSQ3 reaches the speed limit in an indecently quick 5.2 seconds, emitting a gutteral bark from the twin exhausts in the process. Its top speed is limited, electronically, to 250 kilometres per hour. Despite its imposing performance credentials, Audi has been relatively restrained in the way this car is presented. There are the obligatory big alloy wheels and sharper body styling, but it’s relatively unobtrusive when compared to other vehicles of its ilk.

One prod of your right foot, though, is enough to dismiss any thoughts that this is your average SUV, prompting a meaty, slightly unref ned bark from the RSQ3’s tailpipes. Its mid-range acceleration is equally impressive ensuring this car won’t spend much time caught behind slow traff c. It sits 25 millimetres lower than other Q3 models so it goes around corners with poise and balance not normally associated with SUV machines. Despite a fuel-saving stop-start system, it’s fairly thirsty for a car this size at 8.8 litres per 100

kilometres, although that’s not bad for something this quick. And like its Q3 sibling, it gets a useful 360 litres of cargo space in the back. The RSQ3 gets a decent helping of standard kit, including numerous RS styling cues and badges, a high-performance braking system, Xenon headlights with LED running lights; a colour screen with satellite navigation and MMI cabin control system; front and rear parking sensors, high-end audio system with Bluetooth streaming and dual-zone climate control. The leather sports seats are heated and electronically adjustable, as is the chunky f atbottomed steering wheel, while the exterior mirrors are auto-folding and the driver’s side and interior mirror are self-dimming. If that’s not enough trinkets, you can jazz up your RSQ3 with a

handful of extras packages, including the performance package ($5250) which adds bigger alloys, carbon trim inlays and BOSE audio); an assistance package ($2490) which brings adaptive headlights as well as blind-spot and lane departure warnings; or a choice of $1500 kits that add some other aluminium or high-gloss trim kits. Which raises the f nal dilemma about this fascinating little machine At $81,900 – or closer to $90-grand when you get it on the road and all tricked up – it could be one of the most affordable performance machines of its type, representing pretty good bang for your buck. Then again, it’s almost twice as expensive as the entry-level Q3 – the car upon which it is based – and you’d have to question whether it’s anywhere near twice as good. That’s the logical argument. Still, it’s hard not to love a car that’s so much fun to drive. Left side, right side – over to you.

Learning doesn’t stop once you get your Ps

RACQ research revealed learners logged on average an additional 20 hours on top of the compulsory 100 hours before attempting to gain their provisional licence. RACQ’s Lauren Ritchie says it is encouraging to see younger drivers and their parents recognising the importance of experience behind the wheel. “The more hours a learner driver notches up, the more likely they are to become a safer driver in the long term,” Ritchie says. However, she says young drivers are still the highest risk group for road fatalities.

“We are seeing an encouraging uptake of additional supervised driving hours for learners, but we need to look at how to improve the safety of young drivers after they get their licence,” she says. “Parents clearly understand the importance of their role as learner supervisors, but many think that’s where it ends. “Young drivers need to be supported and reminded about the risks of driving. “Unfortunately when driving independently, P-Platers tend to be overconf dent and take unnecessary risks when they’re behind the wheel.” Ritchie encouraged parents to check in with their children about how they’re coping with driving unsupervised. “We want to see continued conversations with young drivers to make sure they’re aware that even though they have their licence, it takes many years to become an experienced, prof cient and safe driver.”

Tight rental market a good sign for investors

ental markets in the state’s south-east and major tourism centres are tight, according to the latest REIQ Residential Rental Survey, conducted at the end of September. REIQ CEO Antonia Mercorella says vacancy rates remain relatively steady across most parts of the state, with improvements in some key regional markets. Queensland’s tourism centres have continued to record tight rental conditions. “On the Sunshine Coast, the vacancy rate is at one per cent, the lowest of any major region in the state,” Mercorella says. “Population growth and a lack of investor activity are contributing to these tight conditions, particularly in hinterland areas where agents are struggling to f nd enough rental properties to meet demand.” The off cial f gures ref ect the anecdotal evidence that agents have been reporting to MPP for some time. Mike Burns is the principal of Elders Palmwoods and Woombye. His agency’s four property managers look after a diverse range of properties, including houses, units and rural homes. They also have properties in the railway towns such as Mooloolah and Landsborough, and Burns says a home that’s close to a railway station is always popular.

Conditions are cramped, according to Burns. “It has been like that for some.” He says the off ces receive lots of enquiries from tree changers who are keen to rent before making the commitment to buy. Gary Neucom is a property manager with Next Property Group. The agency’s rent roll includes properties all over the Coast up to Tewantin and as far down as Brisbane, and up to the hinterland towns such as Maleny and Montville. He tells MPP that there are a diverse range of tenants, adding that vacancy rates are “very tight”. The reason, he says, is “it’s just that time of the year. People want to get settled for Christmas.” He says many people are moving into the region, and are keen to get established and settled near schools for next year. The conditions seem perfect for would-be investors to start a property portfolio, and Burns and Neucom agree. “It is a good time to buy property,” says Burns. “We will see greater demand than supply. And then you will start to see growth [in prices].” Though he cautions f rst-time landlords to choose their property managers with care. “It is important you select the right property management team. The tenant selection process has to be [spot on].”

The state of the state REIQ CEO Antonia Mercorella says the Gold Coast’s vacancy rate of 1.9 per cent signif es tight conditions in that market. “Logan and Ipswich are emerging as the south-east’s rental hotspots as tenants move further af eld from inner-Brisbane in search of more affordable rents,” she says. “For the rent you’d pay for a threebedroom house in Brisbane, you can get a four bedroom house in Brisbane’s outlying areas for up to $65 less a week. “That’s why both Logan and Ipswich are now very tight rental markets, with the lowest vacancy rates in the Greater Brisbane region.” Mercorella says at the end of September, the Brisbane City local government area (LGA) recorded a vacancy rate of 2.3 per cent, relatively unchanged since the end of June. “Brisbane’s middle to outer suburbs – those f ve to 20 kilometres from the CBD – recorded a slight easing in vacancy levels, up 0.2 percentage points to two per cent at the end of September,” she says. “The city’s inner suburbs, on the other hand, recorded a vacancy level of 2.9 per cent, down from 3.4 per cent at the end of June. She adds, “Vacancy levels in the Moreton Bay and Redland City council areas remained relatively steady over the three months to September, with both recording 1.8 per cent.” Rental markets are improving on the Fraser Coast and in Cairns. “Both regions recorded stable median weekly rents over the September quarter, with vacancy levels remaining tight since the end of June,” Mercorella says. “Increased investor activity in Cairns, coupled with strong tenant demand, saw the region’s vacancy rate tighten in the three months to September, down 0.2 percentage points to 1.8 per cent.” Mercorella says Queensland’s resource centres continued to record weak market conditions with vacancy levels above four per cent, despite improvements being recorded in most areas. “Gladstone and Rockhampton recorded some improvement, down 0.9 and 0.7 percentage points respectively over the three months to September. “Local agents in Gladstone say the property market is slowly recovering from the oversupply of rental stock, with building activity still evident in Rockhampton, fuelled by demand from interstate investors.” Mackay is the only region in Queensland to record a signif cant increase in its vacancy rate, with the resources downturn continuing to impact on demand for rental properties. “Vacancy rates in Townsville tightened, but there’s still an oversupply of rental properties in that market,” Mercorella says. “One of the brighter spots in Queensland is Bundaberg, where the rental market has moved into healthy conditions with a vacancy rate of 2.9 per cent. “In Toowoomba, the vacancy rate eased slightly to 1.6 per cent but it’s still a very tight market and the region’s vacancy rate has stayed below two per cent for all but two periods since June 2008.” M Y W EEK LY PREVIEW.C OM .A U

SURF REPORT with MWPâ€™s man in the water

Ground hog day ! Yep, nothing cooking on the horizon. Time to dust off that old Mal for a few sliders if you can find them or grab a stand up paddle board and go for a float. Another idea is grab some snorkel gear and go check the bottom out at your favourite point. The Vans Triple crown starts 12th November in the lead up to the ASP decider at Pipe in December canâ€™t wait! Also time to start paying for your sins and beg forgiveness to the fat guy in the red suit. Once you overcome this objective head down to Beach Beat and check out some of the Pacer range of boards â€“ very impressive.

FISHING REPORT with Wayne Nilsson from Maroochydore Fishing World

ESTUARY: Bream are being taken from Maroochy Bar to Eudlo Creek and along Mooloolah Rock Walls using pillies, fowl gut and prawns. There are whiting and flathead at Twin Waters with yabbies the best bait. Mangrove jack sizes are improving with the warmer weather. SURF: Tailor are taking pillies at Pincushion just after dark. Sea bream and dart are working the same gutters early mornings. Whiting on pippies along Maroochy Beach. Sharks are chasing mullet schools. OFFSHORE: Sweetlip, parrot and plenty of squire are taking squid and cut baits at the pinnacles on Murphyâ€™s Reef. Old Woman Island has been returning some fine golden trevally on live baits. Snapper, pearlies and some mackerel are taking pillies on the Barwon Banks. There are spanner crabs east of The Blinker. FRESHWATER: The brackish water of both the Maroochy & Mooloolah Rivers has been producing some nice bass on green or black shallow diving lures with floated worms and shrimps working just as well. Surprisingly good catches of golden perch and saratoga at Borumba and Lake Baroon with bass thrown in as well. Local advice works wonders.
