Queensland’s ren tal market remain s critically tight, wit h the statewide vacancy rate sitt ing at a measly 1 per cent, according to the Real Estate Institute of Queen sland’s (REIQ) December Quart er 2025 Resident ial Vacancy Rate Re port. The REIQ classifies a ‘healthy’ vacanc y rate as one that sits between 2.6 – 3.5 per cent, but this quarter vacancy rates were 1 per cent or less in 33 of the 50 local govern ment areas (LGAS ) and sub-regions tracked by the RE IQ across the state. REIQ CEO Anton ia Mercorella said it was an unsurprisi ng end to yet ano ther year defined by ext remely tight rental market condition s and ‘slim pickin gs’ for renters.

“However, Queen sland’s rental population is hig her than the nation al average at 36 pe r cent, highlightin g the state’s heavy reliance on rental properties to house Queenslanders. “It’s like a game of ‘musical chairs’ – when rental sup ply falls short, it’s the most vulnerab le people in our community who are left standing .
