As I’m sure you’re hoping and expecting, home shopping is exciting and a lot of fun! But it can also be stressful and aggravating at times. Which is why I’m giving you this…
If you’re like most buyers, you probably want to just get out there and see homes, right? (And, of course we will!)
But please give this a quick read and refer back to it throughout the process of buying your home.
While this guide won’t get into every little detail about the process (I’ll be taking care of a lot of things behind the scenes which you’ll never need to worry about)... ...it does get into some things you should know about, which will save you time, effort, money, and heartache.

If only business were still done on a handshake! Before I can begin showing you homes, and representing your interests, you’ll need to sign a “buyer’s agency agreement”.
We’ll schedule a time to sit down and do the paperwork. When we do, I’ll make sure to review it with you before you sign.
If you have any questions or concerns at all, just ask me. I’m glad to clarify anything you want.
And, don’t worry if for whatever reason things just aren’t working out between us or you decide not to buy a home...we can cancel this agreement at any time.

3.Finances
Finding the right home for YOU
Before you officially begin your home search, we recommend your first step be talking with a lender to get Pre Approved. A lender will be able to answer all of your questions and concerns regarding home financing. It will give you a clear understanding of the loan process as well as a price range and estimate of expenses.
Questions to ask when considering lenders:
What is the best type of loan for me?
Do I qualify for discounts or special programs?
What are todays interest rates?
When can I lock my interest rate?
What are my estimated closing costs?

Step Two:
After you speak with a lender and get preapproved, we will set you up on an online home search. We will set you up on an automated search on the Multiple Listing Service (MLS) so you receive all the new listings first.
Step Three:
We will discuss your price range, any must have features in a home, deal breakers, ideal location and school districts. This will help us best serve you in finding you the perfect home.
Once you decide you have interest in a home that is sent, we will then schedule a viewing to go see the home in person. When you decide a home meets your needs we will then write an offer. Once your offer is accepted you will now be Under Contract.

How long will an Inspection take?
A typical home inspection takes about 3 hours to complete. Radon takes 48 hours. This is why it's important to begin scheduling inspectors the moment you go under contract so that we don't have any delays.

All Things closing

You will have 2-3 days to apply for your loan after contract acceptance. Once we are through home inspection, the lender will order the apprasal.
As excited as you are to start shopping for all things home, don't Wait until after closing to make any large purchases such as furniture or appliances. If you are unsure call and speak to your lender before opening any lines of credit.
You will need to get Home Owners Insurance and have the policy dated for the day of closing. This is a requirement for your loan. If you do not already have someone in mind, we recommend reaching out to at least 3 for quotes.

Music to my ears and yours! This means the lender and underwriter has approved your loan. You are now ready to set closing and final walk through. Time to sign paperwork and get those keys.
