The area now known as El Dorado Hills was originally inhabited by Native American tribes, including the Nisenan, who lived throughout the Sierra Nevada foothills and relied on the region ’s oak woodlands, rivers, and wildlife for sustenance. In the mid-1800s, the nearby discovery of gold at Sutter’s Mill sparked the California Gold Rush, bringing a surge of miners and settlers into the surrounding region. While El Dorado Hills itself did not develop as a major mining hub, it became part of the broader network of ranches, supply routes, and agricultural land supporting nearby boomtowns like Placerville.

Following the decline of the Gold Rush, the area remained largely rural for decades, characterized by cattle grazing, farming, and large landholdings. Significant transformation began in the 1960s when Parker Development Company initiated a master-planned vision for the community, introducing residential subdivisions, infrastructure, and commercial centers. Growth accelerated in the 1980s and 1990s with improvements to Highway 50, which strengthened connections to Sacramento and fueled suburban expansion. Today, El Dorado Hills has evolved from its rural origins into a well-established residential community while still reflecting its foothill landscape and historical ties to California ’s early settlement period.

Ifthetaxesforthesubjectpropertyshow theexistenceofanyspecialassessments againstthelandandwhetherornotthese assessmentsarecurrentorpastdue. Whetherthereareanyunsatisfied judgmentsontheJudgmentandName Searchagainstthepreviousowners,sellers, or/andpurchasers.
