We represented a 1031 buyer seeking a value-add retail shopping center in Texas. Our thorough search presented multiple options, and the buyer ultimately purchased a center in the Houston MSA. The property, a 55,000-square-foot center, included a mix of national and local tenants, offering significant upside potential through strategic renovations and leasing strategies. Our team facilitated a seamless transaction, coordinating with various stakeholders to ensure a smooth closing process. This acquisition aligns with the buyer’s investment goals, providing them with a promising opportunity to enhance the asset’s value and achieve substantial returns.

Lantana Ranch involved the sale of 522 acres in Brookshire, Texas, designated for a flagship manufactured housing community to be called Lantana Ranch by Sun Communities. Sold in January 2023 for $16,090,955, Will Florence, First Vice President, Investments, represented the buyer, a developer, in this transaction. The development aims to provide affordable housing for first-time homeowners and renters in a rapidly growing suburb of the Greater Houston Area. It will feature 2,000 homes and a six-acre amenity center with a swimming pool, multi-use pavilion, sports courts, children’s playscape and swings, a dog park, and walking trails.

Golden Chick located in Spring, TX made a significant impact on the community by creating jobs in the restaurant field and providing an accessible, affordable dining option. The restaurant became the #1 store in Houston for sales and earned the prestigious title of a training Store for new concepts. Adapting the existing layout posed challenges, but creative solutions ensured a functional, attractive space. The project demonstrated bold innovation with self-service kiosks, digital menu boards, and screens displaying user-generated content, offering a modern, engaging experience. Additionally, the project maintained a strong commitment to environmental responsibility with no negative impacts.

Abel Design Group transformed Riverside Grille restaurant, creating a unique atmosphere that distinctly separates the dining and bar areas while staying true to the brand’s vision. Abel design Group provided a tailored solution that effortlessly divides the space with an eye-catching wavy design. This 6,885 square-foot remodel of an old restaurant in a historic building features custom wood millwork, detailed lighting, and elegant curved and ribbed elements. The project includes a complete exterior facade remodel, host area, dining spaces, bars, and an inviting patio, all designed to bring the client’s ideas to life.

The design incorporates elements such as exposed brick, reclaimed wood, dark leather banquets, and prominent whiskey barrels strategically placed throughout. O’Donnell/Snider Construction (OSC) renovated the former Museum of Fine Art’s Hirsch Library space into the Islamic Galleries Exhibit. This renovation and modernization process included beautiful new wood floors, an efficient lighting layout, and a curved furr down, which stylishly follows the building’s curvatures. OSC also implemented new HVAC systems to accommodate the increased ceiling heights and integrate state-of-the-art sprinkler systems. The newly transformed space offers increased square footage, allowing the museum to expand its collection of exquisite Islamic art installations and artifacts.

The interior renovation and expansion of Musket Corporation’s 40th level office space in the America Tower, Houston, seamlessly extends the existing clean, bright, and modern finishes. The design centers around a sweeping spiral staircase, serving as both a functional and visual anchor, promoting connectivity. A ”speak easy” inspired lounge with a vapor fireplace, ripple steel ceiling, and custom banquettes offers a unique, intimate setting for clients and employees. This project enhances functionality, elevates aesthetics, and reflects a commitment to a cohesive, sophisticated, and welcoming environment, fostering unity and accessibility throughout the workspace.

Design features include a stunning 3-story staircase, a sophisticated lobby, a design studio employing advanced lighting technology, and a large café with an elaborate open ceiling design. The walls throughout are adorned with distinctive and personalized graphics that commemorate the company’s history and capture its core values. Various collaborative or private work rooms with state-ofthe-art technology are located around the office. The extensive use of demountable wall panels allows natural light to shine through to the interior, providing a bright and open environment.

O’Donnell/Snider Construction recently completed Chamberlain Hrdlicka’s renovation project of levels 13 and 14 at 2 Allen Center. This growth-driven expansion is a second-generation buildout that includes private offices, open work areas, demountable office fronts, break rooms, a reception area, and a renovated elevator lobby to complement the overall new design features. The suite showcases a new monumental staircase that connects both levels. New ceilings, paint, and lighting complete and unify the space. The expansion has created a cooperative and efficient space while allowing more natural light throughout the office.

COALITION FOR THE HOMELESS JENSEN NAVIGATION CENTER The Coalition for the Homeless of Houston’s project involved the demolition and renovation of an empty, city-owned metal school building. This building was stripped down and redesigned into a fully operational shelter and activity center. This new facility contains the amenities needed to support unhoused citizens on their journey to self-sufficiency. The Center features spaces including sleeping areas, a clinic, a day room, and two classrooms for employment training. The center is also equipped with a laundry room and shower facilities. Lastly, a basketball court offers space for leisure to those working towards rebuilding their lives in Houston. Contractor: O’Donnell/Snider Construction Lead Architect: Curry Boudreaux Architects

3642 UNIVERSITY 3642 University was the first acquisition for 35 South Capital in May 2021 for Front Porch Fund II. It is a 1935 historic building that had not been updated since 1995. This property is in the heart of the beloved West University town center. Shortly after acquisition, we hired Michael Hsu to re-envision the exterior and Perrin Projects to modernize the upstairs offices. In 2024, the renovations were completed, and the project has been re-tenanted to accommodate neighborhood friendly uses. 3642 University is now a beacon at the entrance to the West University town center submarket. The auto shop boasts bays for vehicle maintenance, alignment work, and parts storage. More than a garage, Alara hosts an array of features that elevate it as the premier facility for car enthusiasts.

The Houston City Hall Basement, previously devastated by flooding from Hurricane Harvey, was transformed by Dunhill into an extension of the mayor’s offices, including his private dining facility and conference rooms. This multi-functional space also included a walk-in 311 call center, a wellness center for city employees, specialized training rooms, a welcome lounge, expansive storage, and various conference rooms. Additionally, the project included the installation of two custom submarine-style flood doors, ensuring the structural fortitude of the Houston City Hall basement and safeguarding it against potential flood events. It consists of an upper level featuring a studio complete with polished concrete and rubber-matted floors, Venetian plaster walls, and custom stone benches. The cycling areas include an AV sound system, adjustable lighting, and noise prevention through K-13 insulation. Portside Logistics Center is a speculative 1-million square foot industrial project in Cedar Port Industrial Park. Located in the highly sought-after Southeast (“Port”) industrial submarket, the world-class industrial development offers immediate access to major local highways. Additionally, Portisde Logistics Center provides strategic access to Port Houston’s two container terminals – Barbour’s Cut and Bayport. The diverse offering between the two buildings further sets Portside apart from the competition, allowing prospective tenants to evaluate a multitude of configurations and occupancy options.

Project Channel is a massive 1,392,587 square foot building, including a 401,278 square foot mezzanine, six outbuildings, and various site improvements.
