From dairy farmland to a modern master-planned neighborhood: Lavon Farms could bring 1,678 homes, open space and a touch of history to east Plano.
Lavon Farms represents a notable shift in how growth is being envisioned in East Plano, blending new residential demand with a deliberate respect for the area’s agricultural roots.
The proposed project would transform a historic dairy farm into a 215-acre mixed-use community designed to balance housing, open space and lifestyle amenities.
Plans call for up to 626 singlefamily 1,052 multifamily units, creating a diverse residential mix that reflects changing buyer and renter needs across North Texas.
A defining feature of the development is its commitment to open space and heritage. Roughly 37 acres are slated to remain undeveloped, including at least 10 acres of parks and a designated “Rural Preserve.” This preserve is intended to honor the property’s history, with concepts such as a micro-farm, potential farmers’ markets, food trucks or garden-center-style retail woven into the community fabric. Rather than erasing the past, the proposal aims to integrate it, creating a neighborhood identity rooted in both tradition and modern living.
The site plan organizes Lavon Farms into three distinct subdistricts. One area emphasizes a suburban feel with detached homes, duplexes, townhomes and small-lot residences. A second section focuses on multifamily living, with two- to four-story apartment buildings that support modern rental or condominium lifestyles near shared amenities. Anchoring the development is the Rural Preserve, where signature elements of the original farm—such as the silo and stone entrance— would be retained as visual and cultural touchstones.
From an entitlement standpoint, the project has cleared an important hurdle. In November 2025, the Plano Planning and Zoning Commission recommended approval of the rezoning needed to move the plan forward, shifting the land designation from agricultural use to a residential community design. Final approval now rests with the Plano City Council, with a vote expected in early December 2025. If approved, developers anticipate beginning infrastructure work and initial construction by the end of 2026, with a full buildout spanning roughly seven years.
For East Plano and the broader market, Lavon Farms signals a thoughtful approach to growth at a time when developable land in the city is increasingly scarce. By combining multiple housing types with meaningful green space and community-oriented amenities, the project expands the local housing stock while preserving character.
