A NOTE FROM OUR OWNERS
As we welcome another summer season in Northern Michigan, after what was a throwback to winters past with the amount of snow we received, we want to take a moment to express our gratitude to the homeowners, guests, business partners, and communities that make this region such a remarkable place to live, work, invest, and visit.
Northern Michigan is more than a destination—it is a collection of vibrant communities, breathtaking landscapes, cherished traditions, and lasting relationships. Whether you're enjoying a sunset over Little Traverse Bay, exploring downtown Petoskey, spending time on the lakes of Harbor Springs, or taking advantage of the region's endless outdoor recreation, there is something truly special about calling this place home.
At Gaslight Group Properties and Vacation Properties of Northern Michigan, we are privileged to help people experience the very best our region has to offer. Some arrive as first-time visitors seeking a memorable vacation, while others are seeking a second home, an investment property, or a place to create lasting family memories. Whatever their journey, we are honored to be part of it.
While the real estate and vacation rental markets continue to evolve, Northern Michigan's appeal remains stronger than ever. Buyers continue to recognize the value of owning property in a market defined by natural beauty and long-term desirability, while travelers increasingly seek authentic experiences that allow them to fully immerse themselves in our communities.
As local owners and operators, we understand that every property represents more than an investment. It represents family gatherings, traditions, celebrations, and memories that last a lifetime. That understanding guides our commitment to providing exceptional service, thoughtful property management, and outstanding guest experiences.
We are equally grateful for the local businesses, contractors, service providers, and community organizations whose hard work helps Northern Michigan thrive. Their partnership plays an important role in creating the experiences that residents and visitors enjoy every day.
Looking ahead, we remain optimistic about the future of Northern Michigan. Strong tourism demand, continued community investment, and an increasing appreciation for the lifestyle this region offers position us well for years to come. More than ever, people are seeking places that provide balance, connection, and quality of life—and Northern Michigan delivers all three.
To our homeowners, thank you for your trust. To our guests, thank you for choosing Northern Michigan. To our business partners and community leaders, thank you for your collaboration and support. Together, we help strengthen our communities and showcase the very best of this extraordinary region.

The site is wide and deep, with ample room to further enhance it to suit your family's space needs. Once inside this great year-round, vacation getaway, or retirement home, you will find a refinished, charming floor plan with lots of distinct finishes. MORE THAN PERFORMANCES
A gathering place to inspire, entertain, and educate
“Without the Great Lakes Center for the Arts, our community would miss out on access to high-quality performances—both on stage and on screen—available locally. From nationally recognized artists to locally produced plays and musicals, it brings a range of performances that wouldn’t otherwise be possible in this area. It’s also an invaluable resource for students, many of whom might not have the chance to experience the arts in this way.”
-Ken & Meg Mainland
Located on the shores of Lake Michigan in Bay Harbor, the purpose-built, intimate 525-seat performing arts center has, since opening in 2018, become a hub for shared experiences in Northern Michigan. Through year-round programming across music, theater, film, and more—alongside a commitment to the next generation through impactful arts education—the Great Lakes Center for the Arts contributes to the vibrancy, connectedness, and overall well-being of the community, serving those who call it home year-round, for a season, or for the weekend.
The Center invests deeply in the region’s future through its educational initiatives. Each year, more than 7,000 students are impacted through programs like Next Gen and the Dorothy Gerber Strings Program, with opportunities provided at no cost to participants. These programs not only introduce young people to something new but also foster confidence, creativity, and a sense of connection.
“We have the privilege to reach out to students and value them. We have the privilege to create opportunities that will have a positive impact on their lives. And by doing that, we have the privilege of changing the future.”
— Rachel Sytsma-Reed, Director of Next Gen and Community Engagement
Nearly 20,000 patrons visit the Center each year to attend performances and spend time together.
But it’s not just about what happens on stage. Before shows, familiar faces gather over a drink, take in the views, and catch up. It’s a place where neighbors cross paths, coworkers enjoy a night out, and relationships are strengthened in small, meaningful ways. Through accessibility programs, the Center works to ensure the arts remain within reach for a wide range of audiences. By presenting nationally recognized artists typically associated with larger cities—such as Chris Botti, Gladys Knight, Lyle Lovett, KC and The Sunshine Band, Pink Martini, and Canadian Brass—the Center expands what is possible to experience close to home.
“One of the most rewarding parts of this work is watching people leave the theater after a show. There’s a shared joy you can feel. You see people smiling, talking, and just savoring the moment together. That feeling is at the heart of why we’re here.”
-Kassia Perpich, Executive Director
In an area known for its natural beauty, the Center adds something more. It remains a place where connections are made, and stories are shared—adding depth, meaning, and a sense of belonging to life in Northern Michigan.

Rediscovering Home
Written by: Anna DeCamp
I think I’ve always loved living in Northern Michigan, but, growing up here, I don’t think, I appreciated it. When picking a college, I wanted to go down state, away from the long winters. When applying to jobs senior year, I was looking in Tennessee. Nothing worked out and I moved back home to work a creative director job for nine months. Then COVID hit and I felt so lucky to be at home, able to bike and walk right out my door or drive to a trailhead without seeing another person. That’s when I really started to appreciate and fall in love with Northern Michigan. Every time I am able to spend time outside, skiing, biking, or hiking, I am reminded of how beautiful of a place we live.
I think Michigan as a state is underrated. I don’t say that because I live here—I’ve traveled to other states. Are there other places with bigger hikes? Awesome bike trails? Challenging skiing? For sure. I love to visit Colorado. But in Northern Michigan, we have Little Traverse Conservancy that protects an extensive amount of land for the public to enjoy. We have a growing mountain bike population and trail network. We can head out to one of our three wonderful ski resorts during the week and wait in minimal-to-no lift lines. And, of course, we have our beautiful Great Lakes. For those of us who grew up here, I think that is one of our biggest points of connection. When you live your life by a body of water, it can be hard to move somewhere without one.
EVERY TIME I AM ABLE TO SPEND TIME OUTSIDE, SKIING, BIKING, OR HIKING, I AM REMINDED OF HOW BEAUTIFUL OF A PLACE WE LIVE.
Traded Skylines for Shorelines
Written by: Barry Lustgarten
I was born and raised in Miami, and my life and career took me through some of the country’s biggest cities—New York, Los Angeles, and Atlanta. Fast-paced living, constant movement, and the energy of city life were all I knew for years. But it wasn’t until I experienced Northern Michigan that I realized something was missing.
My wife grew up in the Harbor Springs area, and over time we would visit often. What started as simple trips quickly became something I looked forward to more than anything. Each visit made it harder to leave. Eventually, I found myself asking, “Why don’t we just live here?” With the ability to work remotely, that idea became a reality.
What I fell in love with wasn’t just the natural beauty—though that’s undeniable. It was the feeling. Life here is more connected. You can walk through town and recognize people, stop and have a conversation, and truly feel part of a community. That was something I had never experienced living in big cities.
Raising our kids here has been another defining part of that love. The schools feel like a private school experience compared to what we were used to—supportive, safe, and deeply invested in each student. There’s a level of comfort in knowing your family is part of a close-knit, caring environment.
And then there’s the lifestyle. Summers are spent on the lake, enjoying the water and everything it has to offer. Winters bring skiing and a different kind of beauty. Instead of sitting in traffic or rushing from one place to another, life here slows down just enough to let you actually enjoy it.
What surprised me most is how much it changed me. Now, when I travel, I can’t wait to get back home to Harbor Springs. Northern Michigan gave me something I didn’t know I was looking for—a better pace, a stronger sense of community, and a deeper appreciation for everyday life. It’s not just where I live. It’s where I fell in love with life a little more.
Where Time Runs Slow
There are places we visit, and then there are places that quietly become part of who we are. Northern Michigan has always been the latter for me—a landscape not just of quiet shores and glassy water of Walloon Lake, but of memory, belonging, and a kind of enduring magic that never fades with time. I grew up on Walloon Lake, where summers seemed to stretch endlessly under wide blue skies. The rhythm of those days still lives in me: mornings softened by mist rising off the water, afternoons filled with laughter and sun-warmed docks, and evenings that settled gently into the glow of bonfires and familiar voices. It wasn’t just a place to spend time—it was where time itself felt richer, slower, and more meaningful.
We came every year at Memorial Day to my grandparents' home. And every year there would be a birthday cake as that was my birthday weekend. My Grandmother would get it from Johans, and it was a themed cake about something important in my life. I was a lucky girl.
What makes northern Michigan so special to me isn’t only its natural beauty, though that alone would be enough. It’s the people who are

woven into its landscape. My lake friends and family are not just part of my past—they remain a constant, living thread in my life. The bonds formed there carry a rare kind of depth, shaped by shared traditions, long summers, and the quiet understanding that comes from growing up together in a place that feels almost sacred.
Even now, no matter how much life changes or how far I travel, northern Michigan calls me back. This area has always provided a sense of home there that cannot be replicated—a feeling that I am exactly where I am meant to be. The lake still reflects the same sky, the same memories ripple across its surface, and the same connections anchor me.
Loving northern Michigan is, in many ways, loving a version of myself that is timeless—rooted in sunlight, water, and the enduring presence of the people who made it all matter. May we be lucky enough to grow old.
Hooked on Lake Life
Written by: Nancy McFadden
It all started in 1997, when I met my husband, and he took me back to Northern Michigan for the 4th of July on Burt Lake in Indian River. I was hooked immediately, spending endless hours in the lake and gathering around the campfire at night. We moved to Northern Michigan shortly after, trading the Cascade Mountain range for the Great Lakes and inland waterways. It didn’t take long to understand why so many people fall in love with this area and choose to call it home.
Over the years, that first impression has only deepened. Northern Michigan offers a lifestyle that feels both relaxed and richly fulfilling. Summer days are spent on the beaches along Lake Michigan, where the water stretches endlessly into the horizon, and sunsets never get old. The rhythm of life here is something special. We love taking scenic drives along tree-lined roads and rustic rivers, especially in the fall when the landscape transforms into a breathtaking canvas of reds, oranges, and golds. The vibrant fall color draws you in, making even the simplest drive feel unforgettable. Spontaneous stops in charming local shops and weekends filled with community events make us feel so lucky to call this place home.
One of our favorite escapes is the Keweenaw Peninsula in the Upper Peninsula, where the remote beauty and simplicity of the landscape are truly unmatched. Surrounded by Lake Superior, it feels untouched and peaceful. It’s a place where we can unplug, take in rugged shorelines, and appreciate a slower, quieter pace of life. It’s a reminder of how special it is to have such vast, natural beauty so close to home.
And then winter arrives, transforming everything into a peaceful, snow-covered retreat. The colder months invite a different kind of beauty with quiet mornings, fresh snowfall, and a cozy town that makes you appreciate the simple things. On the clearest nights, the sky comes alive with the Northern Lights, a magical display that feels almost surreal and serves as a reminder of just how extraordinary this place truly is.
What makes it even more special is that, no matter the season, Northern Michigan remains comfortable, welcoming, and full of opportunities to slow down and truly enjoy where you are. This place continues to inspire me every day, and that’s why I fell in love with Northern Michigan and still am.
Bought in on Waves
I’m a pretty positive person, so it’s a little ironic that one of the things I love most about Northern Michigan is negative — negatively charged ions, to be exact. But honestly, when it comes down to it, I just love the waves.
When waves crash and break apart against the shore, they release negatively charged ions into the air — it’s called the Lenard Effect. These ions boost serotonin, lifting mood and reducing stress. It starts the moment you step out of the car. The wind hits your face, your shoulders come down, and something shifts. You don’t need to understand the science to feel it. You just do.
Waves are never the same twice. They change with the seasons, and each version has something to offer. Summer brings the swimmers, the kayakers, and the kiteboarders, the water warm enough to wade in and waves just rowdy enough to make it fun. Fall turns the lake moody — steel blue, wind-driven, whitecaps rolling in while the trees along the shoreline are going orange and red. Winter is something else entirely — blue ice formations, crashing surf and a shoreline that feels like it belongs to you alone. And spring, when the ice goes out and the lake starts waking up again, is a quiet kind of magic.
Beach walking is one of my favorite things to do, and Emmet County makes it easy with 68 miles of Lake Michigan shoreline to explore. From some spots you can cover miles — just pick a direction and go. The sound of the waves, the cool air off the water, the occasional Petoskey stone half-buried in the sand. It’s simple and it never gets old.
Written by: Kristin Keiswetter Clark
At Petoskey State Park, when the wind is up and the big rollers are coming in, it’s worth just stopping and watching. The whitecaps build out on the open water and arrive with some serious force. When the waves are really cranking, head into town and watch them crash over the Petoskey breakwall — it’s dramatic in the best possible way. Sturgeon Bay, tucked inside Wilderness State Park, is another favorite — miles of undeveloped sandy shoreline, almost no one around, and waves that come in clean from open water. All of these spots remind you that this lake has some real personality.
Lake Michigan has no opposite shore to see, just open water stretching to the horizon. Whether the lake is glassy and calm or whipping up a storm, there’s something about it that settles me down and wakes me up at the same time. The science is interesting; the shoreline is stunning; the seasons keep it fresh — but honestly, when it comes down to it, I fell in love with the waves.
THERE'S SOMETHING ABOUT IT THAT SETTLES ME DOWN AND WAKES ME UP AT THE SAME TIME.
Four Seasons, One Address
I fell in love with Northern Michigan for its effortless blend of adventure and comfort—from cozy winter nights spent bundled up after a day in the snow to quiet mornings at home with a loyal pup by my side. Life here is grounded in simple, meaningful moments, whether it’s witnessing new life on a local farm, watching wildlife wander through open green spaces, or landing a great fish on one of the precious trout streams. There’s a cadence to the seasons that keeps you connected— to nature, to community, and to what truly matters. Northern Michigan isn’t just a place to live; it’s a place that makes you slow down, breathe deeper, and feel at home.

A Love that Grew
Written by: Zac LeJeune
I’ll be honest—Northern Michigan wasn’t something I fully appreciated at first. But over time, it’s the small things that start to stand out.
There’s a different pace to life here. Mornings feel quieter, drives a little less rushed, and you find yourself noticing more along the way instead of just trying to get somewhere. It’s not something that hits all at once—it kind of grows on you over time.
Summers especially have a way of changing your perspective. Long days, time near the water, and evenings where you end up staying out a little longer than you planned—you start to realize those are the moments that stick with you.
What I’ve come to appreciate most is how everything here feels a little more grounded. The community, the routines, the places you return to—it all has a way of holding its own and standing strong over time. It’s not perfect, but there’s something about Northern Michigan that keeps pulling you back. And somewhere along the way, you realize you’re not just passing through anymore—you’re starting to feel right at home.
YOU REALIZE YOU'RE NOT JUST PASSING THROUGH ANYMORE — YOU'RE STARTING TO FEEL RIGHT AT HOME.
The Long Way North
Written by: Sam DeCamp
My Flint high school ski team trained and raced at Mt. Holly, just south of Flint. Mt. Holly was literally a gravel pit with a chair lift. Several of my teammates and I drove north on weekends to race in the Central United States Ski Associations races. We could never compete with the kids from northern Michigan--they trained and competed at the best ski areas in the state.
Junior year of high school, I asked my parent to move to Petoskey so that I could join the Petoskey High School Ski Team. She agreed. But not until the year I graduated from high school, which was not quite what I had planned. That fall I went to college and she moved into a little house on Pleasantview Road, just a stone’s throw away from the ski hills.
At the time I thought that Northern Michigan would be a good place to spend summers, much better than Flint, but I wasn’t in love with it. Over the next four summers I worked and lived in Harbor Springs. I made lasting friendships and memories. I got to know the area and all that it had to offer. I don’t think I was in love with it yet.
In the spring of 1984, I graduated from college with a degree in Economics/Management. All I wanted to do was to move to Colorado and be a ski bum. My family talked me out of it, convincing me that I needed to start a career. Since being a ski bum was the only career that I had in mind, a family friend offered me a job in Ann Arbor in management of a bulk mailing business and I took it. It was a paycheck, Ann Arbor was a lot of fun, but I spent most of my weekends in Harbor Springs catching up with my friends from the past summers. Over the next 9 months, with countless trips north on Friday night then back south Sunday afternoon, I may have started developing a relationship with Northern Michigan.
The contrast between living and working in Ann Arbor during the week and relaxing in Harbor Springs over the weekend strengthened my relationship with Northern Michigan to the point where I quit my job and moved north. I think that I was in love with the idea of moving to a rural area with long winters and great summers, a rugged lifestyle.
Spending summers in Harbor Springs is wonderful. For many people that is all they get. Sunshine, water, beaches, miles of trails through state land and endless social events all summer long is their draw to Northern Michigan. Some come in the winter too for the consistently near-perfect snow conditions and winter sports. These things are what I was after when I moved here full time in 1985. But what I fell in love with was the comfortable lifestyle of being a part of a small rural community. One where safety isn’t a concern. One where for most of the year I can go into a business or to an event and know a significate number of people, people who I have history with in one form or another. I think it boils down to the feeling of being part of a special community and having a vested interest in that community. My love for Northern Michigan didn’t just happen, it developed over the years of working and raising a family here. Wherever I go I compare it to Harbor Springs and to date nowhere has measured up.
Lucky to Call Home

Growing up in Northern Michigan has been one of the biggest blessings, something I notice most when I’m away. It’s in those moments that I realize how special it is to live in a place people travel miles just to visit. I’m grateful for summers spent lying in the backyard, searching the shoreline for Petoskey stones and beach glass, swimming in the lake and golfing on quiet courses. For sunset walks in the cool summer breeze, when everything just feels right. It’s a lifestyle that’s hard to replace. Easy to overlook when you’re here every day, but impossible to forget once you’ve been away.
