August can be a bittersweet month. It marks the beginning of the end of summer as we prepare for children going back to school and hopefully temperatures cooling down! As usual, July was a whirlwind. The Association hosted a new networking event in Oakley. The event was a great success despite a major rainstorm causing a near washout later in the afternoon. One of our goals for 2026 and beyond is to continue to Justin Seger focus on a social calendar that attracts new HILLS Properties attendees and promotes a new generation of industry leaders becoming more involved in the Association. Having new events at fresh venues like Oakley Greens and Aces Kitchen and Pickleball is part of a strategy to help achieve this goal - mission accomplished last month! In addition to a fun new social event, the Education Team was

hard at work with several training classes and an informational session with the City of Cincinnati about recycling at multi-family properties and programs that exist to help support operators. Upcoming educational events in August include topics like Fair Housing for Maintenance, Evaluating Shopping Reports, and our annual Management Forum. The Management Forum has become one of my favorite events of the year and will be held at Hotel Rambler in Montgomery from 1 pm to 5 pm on Thursday August 27. Panel Discussions and Topics include, “The State of AI in The Industry,” “AI ROI Calculator,” “Talent Recruitment and Retention,” “Risk Management with a Focus on Fraud,” and “Legislative Trends Shaping the Next Two Years.” I strongly encourage members to attend the event. You will see a lot of value in the group of panelists that the GCNKAA team has put together, and Hotel Rambler is an incredible venue. As always, we appreciate all our members and sponsors that make impactful events like the Management Forum possible. See you later this month!

LETTER FROM THE PRESIDENT By Jordann Morgan, Fath Properties, Outreach President A heartfelt thank you to our Greater Cincinnati Northern Kentucky Apartment Association (GCNKAA) members for coming together to assemble 1,000 bags of food for the children of Roll Hill on July 29, 2026. Your generosity and willingness to serve are making a difference for families during the summer months, when children are home from school. Together, we are helping these children have access to nutritious food. Jordann Morgan The Apartment Association Outreach (AAO) is sending $21,500 to our partners for rent assistance and $15,000 to our twenty food pantry partners early this month. Year-to-date totals are $64,500 for rent and $45,000 for our food pantry partners. It is back to school time for the children in our community. AAO donated backpacks and school supplies totaling $5,000 to ensure the children in Roll Hill, Lakota, West Chester, and Price Hill have the supplies they need for their first day!

21ST CENTURY ROAD TO HOUSING ACT IS LAW Thanks in part to lobbying by apartment owners around the country, the 21st Century Road to Housing Act became law on July 10 without potentially harmful language that would have forced divestment from buildto-rent properties. H.R. 6644, a compromise between the House and Senate, became law without President Trump’s signature.
SUMMER RECESS CONTINUES The Ohio and Kentucky legislatures are in recess. Ohio has “if-needed” dates scheduled in September. Otherwise, they will not return until November. The United States House remains in recess until August 31. The U.S. Senate is on session the first week of August, then out until September 14. This is prime fundraising season for legislators, so keep your eyes peeled for golf outings, cookouts, and receptions in support
of their campaigns. It’s a great way to establish or strengthen your relationships. Raising money for these races is harder than it looks. Members and candidates appreciate seeing their local business community at their events. CITY OF CINCINNATI FEE TRANSPARENCY A delegation of Legislative Committee members from GCNKAA recently met with Councilwoman Anna Albi at City Hall to review her draft proposals for model lease and fee disclosure mandates. These proposals have not been fully vetted and GCNKAA is grateful to have been consulted early in the process. Mike Markus and Justin Seger offered candid feedback on each proposal, briefing Albi on how they would impact housing in the city. Several proposals, as drafted, would be problematic to implement. Alternative approaches were suggested and Councilwoman Albi was receptive to the industry’s point of view. As Albi fine tunes her proposals, GCNKAA plans to meet with her again to provide further feedback. When her formal proposal is ready for introduction to council, we will provide the details and advocate accordingly.

COVINGTON, KY. – The City of Covington and Neighborhood Investment Partners (NIP) are celebrating a major milestone in the City’s efforts to expand homeownership opportunities with the delivery of the first phase of a new workforce housing development on Pleasant Street in Covington’s Eastside neighborhood. The first phase of the project includes two newly constructed 1,560 square foot, three-bedroom, three-bathroom homes at 304 and 308 Pleasant Street. Each home is expected to be sold in the $250,000 to $260,000 price range to income-qualified households earning no more than 80 percent of the Area Median Income (AMI), as defined by the U.S. Department of Housing and Urban Development (HUD). The development represents a partnership between the City and NIP, the City’s nonprofit development partner. The City assembled land for the project by contributing three City-owned parcels to NIP, which consolidated the lots and designed the site to accommodate two homes and a shared driveway. The City is also providing financing and construction subsidies through the federally funded HOME Investment Partnerships Program (HOME), helping ensure the homes remain affordable for eligible buyers. “This project is exactly the type of investment we need to create more pathways to homeownership for working families,” Mayor Ron Washington said. “Expanding access to quality, affordable housing is one of the top priorities of my administration. These homes represent opportunities for families to put down roots and invest in Covington’s future.” The Pleasant Street development is the first of three planned phases that will transform the 300 block of Pleasant Street over the next year. In total, the project is expected to bring 15 new homes to the Eastside neighborhood. Phase two, scheduled to begin later this year, will add five additional homes on the northern side of the block. Planning for phase three, which will develop the remaining vacant lots on the southern side of the block, is expected to begin this fall, with construction anticipated to start in spring 2027. The project has been spearheaded by Brandon Holmes, the City’s Neighborhood Services Director and chairman of NIP, who has led development efforts on behalf of both organizations. “The vision for Pleasant Street has always been to create quality homes that working families can afford while strengthen-
ing an established neighborhood,” Holmes said. “By leveraging City-owned property, federal housing resources, and innovative construction methods, we’re demonstrating that workforce housing can be both attractive and attainable. This project serves as a model for future housing development throughout Covington and beyond.” To construct the homes efficiently and cost-effectively, NIP selected modular construction. The homes, which were manufactured by Unibilt Industries in a state-of-the-art production facility, will be delivered on Wednesday, August 5, 2026, and set on their permanent foundations on Thursday, August 6, and Friday, August 7. Prior to installation, the City will utilize a portion of the Covington Central Riverfront site as a temporary staging area for the homes before they are prepared for final transport to Pleasant Street, where they will be installed by crane onto their foundations. Modular homes are prefabricated in sections within a controlled factory environment and then transported to the construction site for final assembly. Unlike manufactured homes, modular homes are built to the same building codes as traditional site-built homes. Once completed, they are virtually indistinguishable from conventional “stick-built” homes and offer the same durability and quality. Following delivery, NIP will complete the remaining on-site construction activities, including utility connections, installation of mechanical systems, interior finishing work, construction of porches, and final site improvements such as driveways, walkways, and landscaping. Prospective buyers may be eligible for assistance through the Northern Kentucky HOME Consortium Homebuyer Assistance Program, which is designed to increase homeownership opportunities in the consortium communities. Eligible households that meet income, credit, and other program requirements may receive zero-interest, deferred and forgivable loans to help cover costs. The assistance is forgiven on a prorated basis over 10 years, with one-tenth of the loan forgiven for each year the homeowner occupies the property as their primary residence. Additional information about the Pleasant Street homes will be announced as construction nears completion.

SMARTER BY DES-AI-GN: USING AI FOR BETTER DECISIONMAKING By Andrew Ruhland, Account Executive and Content Writer with LinnellTaylor Marketing AI is rapidly changing how multifamily housing organizations operate for the better, but technology alone is not enough. At NAA’s 2026 Apartmentalize session, “Smarter by Des-AI-gn: Using AI for Better DecisionMaking,” panelists emphasized that successful AI adoption starts with a strong data foundation. As operators look to unlock faster, smarter and more predictive decision-making, they are discovering that AI is only as effective as the quality and structure of the data it learns from. BUILDING THE FOUNDATION FOR AI One of the primary facets of the discussion was the importance of intentionally designing data ecosystems that support business goals. Before implementing AI, organizations must first determine what they want their future operations to look like and identify the outcomes they hope to achieve. Rachel Ibarra, Vice President of Data and Innovation at Cardinal Group Companies, reiterated that message. “When choosing to integrate AI into operations, it’s important to ask yourself how this will improve your team member experience, your customer experience and overall business performance,” Ibarra said. “It comes back to figuring out where you want to spend money and where that makes the most sense for your organization.” Panelists noted that many companies rush toward AI solutions without fully evaluating whether their existing systems, processes and data infrastructure are prepared to support them. A thoughtful assessment of data readiness can reveal gaps that prevent organizations from realizing the full value of AI-enhanced analytics. TURNING DATA INTO VALUABLE INSIGHTS AI’s greatest strength lies in its ability to contextualize vast amounts of information from across an organization. While human analysts can manually gather reports, compare trends and identify patterns, the process is often time-consuming and limited by available resources. By connecting operational, financial and customer data sources, AI tools can provide insights that would otherwise require hours of manual analysis. Panelists shared examples of how AI-enabled reporting can support everything from portfolio-level forecasting to day-to-day operational decisions, helping teams move beyond simple visibility into true business intelligence. However, speakers cautioned that AI should not operate without oversight. Organizations still need skilled professionals who can interpret results, validate outputs and determine whether the insights generated are accurate and actionable. PROCESS VERSUS OUTCOME A particularly valuable framework discussed during the ses-

sion focused on distinguishing between situations where the process or outcome matters most. This approach can help leaders identify where AI streamlines workflows and where human involvement remains essential. “AI acts as a level setter, balancing the rapid pace of innovation with the stability needed to protect the established success of an organization,” said Brad Kirshenbaum, Vice President of Strategic Initiatives and Technology at Reside Living. “Our people are still necessary. AI just enhances their capabilities.” For example, AI may automate data analysis and reporting processes, but resident interactions and client relationships often require a human-centered approach. Viewing AI implementation through this lens can also help organizations address associate concerns and reduce resistance to change by clarifying when technology enhances performance rather than replaces people. MEASURING IMPACT AND MAINTAINING DATA INTEGRITY Panelists stressed that strong processes remain critical in an AI-driven environment. Accurate reporting depends on consistent data entry and adherence to established workflows. When teams deviate from those processes, the resulting data quality affects AI outputs and business metrics. “AI requires good data, and a strong model is only as good as the database it pulls from,” said Andrew Doar, Client Strategy Partner at EliseAI. “But perhaps most importantly, having overseen hundreds of implementations, I can tell you that the real key to success is the organizational willingness to rethink and redesign workflows.” The session reinforced that while AI can reduce some manual intervention, organizations must continue balancing technology with the realities of managing both systems and people. Companies that invest in clean data, consistent processes and thoughtful implementation strategies will be best positioned to leverage AI as a competitive advantage.
FOR OPERATORS, RESIDENT RETENTION IS AN NOI STRATEGY By Diana Mosher, Multihousingnews.com
Rising operating costs, increased housing supply and choosier renters with more options have made the economics of resident retention more compelling. Every lease renewal helps operators avoid the expense of marketing a vacant apartment, preparing it for a new resident and absorbing potential downtime between leases. In many cases, keeping an existing resident can deliver a stronger financial return than pursuing a new one at a higher rent. According to Zego, which has tracked turnover costs since 2021, these costs hover around $4,000 per resident each year. The National Apartment Association has concluded that for a standard 225-unit building with a typical 40 percent turnover rate, apartment turns costs the property over $160,000 annually. Reducing that turnover by just one unit per month can save an operator more than $20,000 a year. Multi-Housing News asked apartment operators how they’re approaching retention and where the biggest challenges remain. RESIDENTS WHO FEEL HEARD Operators agree that resident experience, communication and service delivery are closely connected priorities that support retention. RPM Living recently launched RPM Listens, its proprietary platform that proactively engages residents throughout their journey by regularly requesting feedback. “RPM Listens allows our teams to identify opportunities (for improvement) and address concerns in real time rather than
waiting until renewal or move-out,” said Catherine Behringer, vice president of operations, RPM Living. It’s still too soon to quantify RPM Listens’ direct revenue impact, but the experience metrics are being tracked and they’re highlighting leading indicators of resident retention, which is strongly tied to NOI, said Erin Nielsen, vice president of customer strategy at RPM Living. The company expects to see the impact to eventually show up retention and operating performance. GETTING AHEAD OF PROBLEMS Atlas Real Estate defines the resident experience as the result of consistent communication and reliable service delivery, not something layered on top, according to Roberto Martinez, vice president of Atlas Home Services, part of Atlas Real Estate. “When residents feel informed and supported, they renew, they take care of the home and they tell friends about it.” Atlas Home Services is building a proactive resident journey, not a reactive one. This means fast maintenance response, clear communication through every stage of the lease and technology that removes friction instead of adding it. Martinez recommended, “Retention isn’t won with an amenity or a gift card. It’s earned in the day-to-day experience residents have with our teams.” Martinez adds that renter expectations have shifted. “People expect the same convenience and transparency from us that they get from any other service they use. Meanwhile, costs haven’t gotten easier to manage. We’ve always bet on operational excellence,

but we’ve gotten sharper about using data to get ahead of problems.” Atlas Home Services is investing in predictive analytics, standardized processes and tools that give teams better visibility into what residents need, so they spend less time on admin and more time building relationships. According to Martinez, renewal prediction models are useful, but they’re not a replacement for actually knowing the resident. “The models are best used to flag trends and prioritize outreach. They can tell you who’s at risk of leaving. They can’t always tell you why,” explained Martinez who thinks the best results come from pairing that data with the things on-site teams know about the property and the people living there. “Technology gets us ahead of the problem; relationships are still what closes it,” said Martinez. KEEP SERVICE HUMAN What matters most to residents and employees? According to Melanie French, CEO of RR Living, it’s reliability, value, respect, trust and communication. She noted those are the five highest unspoken needs that you can carry across every company, every apartment community, every department and every interaction.
“Think about it,” said French. “We offer homes. People live and raise families in these homes. They often experience their most vulnerable moments in these homes. We are paid to provide them with a place where they can be themselves, enjoy the amenities, share their joy and meet their newest friends who happen to be their neighbors.” AI has totally changed the game. But French cautioned that owners and managers must be aware that AI tools become an extension of the community team and can affect brand (perception) just as humans do. “If your residents only have touchpoints with your AI agents, then that agent becomes the employee who works there.” LEARNING FROM NON-RENEWALS When the RR Living team receives a notice to vacate, the first step is to ask why. At that point, it’s important to listen to the resident. Conversations often help the team uncover valuable insights to identify trends, improve processes and make meaningful operational adjustments. “Every non-renewal teaches us something. We’re not chasing 100 percent retention. We’re chasing continuous improvement and communities where people actually want to stay,” said Martinez.
