The emergence of St. Petersburg as a vibrant culture-driven waterfront city.
Honoring the artists who helped shape Sarasota's creative identity.

Dear Readers,
This edition of SaundersBest is especially meaningful to us.
For the first time, our cover does not feature a single extraordinary property, but rather a milestone—our 50th Anniversary.
In these pages, we take a moment to reflect on where we began five decades ago, while appreciating each milestone and how far we have come.
We also explore the continued evolution of the Gulf Coast, from the remarkable transformation of St. Petersburg into a vibrant cultural destination, to Sarasota’s next chapter with the introduction of the Waldorf Astoria Residences Sarasota—an exciting addition that reflects the growing global recognition of our region.
Throughout this issue, you will find inspiration in many forms, from cultivating a personal art collection to embracing the quiet elegance of this year’s defining color, Cloud Dancer. In a feature especially close to our hearts, we share the story of our enduring commitment to giving back to the communities we serve and call home.
While this anniversary invites reflection, it also reminds us that our work continues. As the Gulf Coast evolves, we remain deeply committed to serving this region and helping you find your place within it.
Thank you for being a part of our story.
By Allison Lawson
From a singular vision to a global legacy, Michael Saunders has spent five decades defining Gulf Coast luxury real estate.
In 1976, Sarasota was already known for its natural beauty and cultural vitality, but its luxury real estate market had yet to find its defining voice. When Michael Saunders opened her brokerage that year, she introduced more than a new firm—she introduced a standard.
With an emphasis on presentation, professionalism, and international perspective, she helped shape what high-end real estate on Florida’s Gulf Coast would become. Fifty years later, the brand she built reflects the region’s evolution—sophisticated, globally connected, and firmly rooted in community.
The story began with a $5,000 loan and a determination to do things differently.
“I realized early in my real estate career that I could set up my own company—one established on a foundation of values. I would treat customers with respect and create an exceptional home-buying experience,” says Michael Saunders.
So, with that loan, she opened her first office on St. Armands Circle, focusing exclusively on waterfront properties—a world she knew intimately, having grown up on the northern tip of Longboat Key. She built the business around the core values of integrity, excellence, communication, and mutual profitability, grounded in a deep understanding of the Gulf Coast lifestyle.

Michael understood that buying and selling property was deeply personal. How a home was presented mattered. Instead of listings displayed on faded, yellowing sheets of paper with curled-up corners taped to office windows—common in many real estate offices at the time—she created an experience more akin to an art gallery. Properties were presented in elegant picture frames, while fresh flowers, antique furnishings, and armoires created a warm, curated environment for buyers and sellers.
Homes were not simply marketed; they were thoughtfully introduced—each one telling a story and representing a lifestyle as much as a place to live.
It was more than aesthetic. It reflected a commitment to presentation, professionalism, and exceptional service—qualities that became synonymous with the firm’s identity and helped establish it as the leader in Gulf Coast luxury real estate.
As Michael’s reputation for the “art” of the sale strengthened, so did the company’s footprint. What began on the barrier islands soon moved north, south, and east. Before long, the

“Our people have always been our greatest strength,” Michael says. “They carried us through the challenging markets and helped us grow in the strong ones.”
company’s iconic white-on-blue signs were hanging from posts across Sarasota, Manatee, Charlotte and Lee counties—unmistakable markers of a company defining the market.
As the firm expanded, so did its capabilities. Developer Services, Commercial, Mortgage, Title, Insurance, and Relocation divisions were added over time. Together these services afforded clients a seamless experience throughout their real estate journey. It was a deliberate evolution—one that strengthened the company as a trusted, comprehensive full-service brokerage.
Bringing the World to the Coast
Michael always knew the Gulf Coast belonged on a larger stage. She didn’t wait for the world to find it; she went out and connected the two, aligning the company with global partners including Leading Real Estate Companies of the World®, Mayfair International Realty®, and Luxury Portfolio International®—which she helped found—and, more recently, Forbes Global Properties. Her personal involvement and leadership in these networks have helped cultivate long-term relationships with elite brokers across the globe.
In doing so, she ensured that a home on Longboat Key was as visible in London or Dubai as it was on St. Armands.
The most meaningful milestone, however, did not happen in a boardroom.
In 2003, the next chapter began when Michael’s son, Drayton, joined the company. He learned the business from the ground up—working across divisions, overseeing mortgage operations, and managing several of the firm’s highest-producing offices before being named president in 2009.
Now he serves alongside his mother, who continues as CEO—a partnership that blends founding vision with forward momentum. Together, they lead a company still anchored to the principles on which it was built.
From that first office on St. Armands Circle, the company has grown to 19 offices across Southwest Florida with more than 650 agents and 150 team members. While the company is often celebrated for its many achievements, Michael is quick to credit the people behind them.
From the outset, she believed success depended on hiring individuals with integrity and shared values—professionals who would uphold the standards on which the company was built.
Decades later, that belief is reflected in remarkable loyalty. Many agents and staff members have been with the company for more than twenty years; some for more than thirty. That loyalty is rare in any industry, but at Michael Saunders & Company, it is the norm.
“Our people have always been our greatest strength,” Michael says. “They carried us through the challenging markets and helped us grow in the strong ones.”
That strength has made the company’s continued growth possible, including its recent expansion into St. Petersburg and Sanibel and the newly opened office in Wellen Park— communities where the next generation will carry the standard forward.
Today, the company remains the Gulf Coast’s leading independent brokerage and ranks in the top 1% of independent firms in the nation. But strip away the statistics and the accolades, and at the heart of it is still the woman who grew up on the water—determined to do things differently.
Fifty years later, she still does

Once known as Florida’s retirement capital, St. Petersburg has evolved into one of the Gulf Coast’s most vibrant waterfront cities – where arts, culture, and urban energy are reshaping the skyline.
For most of the 20th century, St. Pete had a reputation as Florida’s retirement capital. The population skewed older, downtown emptied after 5 p.m., and much of the waterfront consisted of underused parking lots and aging infrastructure. Even into the early 2000s, the city felt slow compared with Tampa across the bay.
Founded as a tourist destination and final stop for the Orange Belt Railway in 1888, St. Petersburg became a town in 1892 and a city in 1903. The gentle climate gave rise to hotels, waterfront walkways, and citrus groves that enticed retirees. The icing on the cake was abundant blue skies and sunshine. According to Guinness World Records, St. Petersburg boasted 768 consecutive days of sunshine from February 1967 to March 1969, a record that stands today and reinforces its endearing nickname, “The Sunshine City.”
But over the past two decades, St. Petersburg has undergone a remarkable transformation. City leaders made a series of decisions that reshaped the city’s future. Instead of privatizing the waterfront with condos and hotels, St. Petersburg preserved its downtown shoreline as public parkland. Seven miles of waterfront parks—Vinoy Park, Straub Park, the Pier District—became the city’s front yard. That decision created one of the most accessible and walkable urban waterfronts in the country.
Then the city doubled down on culture.

“Central Avenue quietly became one of the most interesting main streets in Florida. For miles it’s lined with independent restaurants, coffee shops, breweries, galleries, music venues, and locally owned stores.”
The arrival and expansion of the Salvador Dalí Museum helped position St. Pete as a serious arts destination. Over time, other museums followed: the Museum of Fine Arts, the Chihuly Collection, the Imagine Museum, and the James Museum of Western and Wildlife Art. Few cities of St. Pete’s size have such a dense concentration of museums within walking distance of each other.
At the same time, something more organic was happening. Artists began moving into old warehouses south of downtown, eventually forming the Warehouse Arts District.
The city embraced this identity rather than trying to polish it away. The launch of the SHINE Mural Festival turned the streets themselves into a gallery. Today, hundreds of murals cover buildings throughout the Central Arts District, the EDGE District, and Grand Central.
Meanwhile, Central Avenue quietly became one of the most interesting main streets in Florida. For miles it’s lined with independent restaurants, coffee shops, breweries, galleries, music venues, and locally owned stores. The energy there feels very different from the polished resort towns along the Gulf Coast—it’s creative and deeply local.

“Among the most prominent developments is 400 Central, a commanding 46-story luxury condominium tower soaring above Central Avenue and marketed by Michael Saunders & Company, which began welcoming residents in 2025.”
The pandemic accelerated everything. Remote workers from New York, Chicago, and California discovered they could live in a walkable waterfront city with year-round sunshine, vibrant arts, and a thriving food scene—without the price tag of Miami. Population growth surged, new restaurants opened, and development accelerated.
The skyline tells that story visually. New residential towers and mixed-use developments are morphing downtown into an exciting live-work neighborhood. Among the most prominent developments is 400 Central, a commanding 46-story luxury condominium tower soaring above Central Avenue and marketed by Michael Saunders & Company, which began welcoming residents in 2025. The tallest residential building on Florida’s Gulf Coast, the development highlights the surging demand for sophisticated urban living in the heart of the city. These projects reflect something important: people aren’t just visiting St. Pete anymore. They want to live there.
Sunshine may have been the first draw for visitors to St. Petersburg more than a century ago. Today, art, innovation, and an energetic waterfront community continue to shape its future transforming it into one of Florida’s most creative and investment-worthy places to live, explore, and experience a stimulating life. Welcome to the Sunshine City reimagined.

The Waldorf Astoria on New York’s Park Avenue reigns as one of America’s most revered Art Deco landmarks. Built in 1931, the hotel ushered in modern luxuries such as 24-hour room service and in-room telephones. It also gave rise to enduring culinary icons including Eggs Benedict, Waldorf Salad, and Red Velvet Cake. The name alone has become synonymous with power, influence, status, and the pinnacle of luxury.
When the legendary Hilton-owned brand opens its new residential tower on the site of the former Zenith Insurance building at Five Points in downtown Sarasota in 2029, it will bring with it that same signature world-class design, deluxe service, and upscale refined living placing Sarasota in decidedly rarified company.
The Waldorf Astoria Residences are the latest ultra-luxury, hospitality-branded condominium tower to enhance the region’s desirability and growing reputation as a world-class destination. Their distinction lies with a compelling value proposition: exceptional locations, white-glove service and the seamless integration of hotel-style living extended to everyday life.

This is a model that Michael Saunders & Company understands intimately—marketing branded residences. Through its Developer Services Division, the firm has played a pivotal role in introducing and marketing some of the region’s most prestigious hospitality-branded residences—including four Ritz-Carlton and one St. Regis. This proven track record at the highest level of branded living lends exceptional expertise to the Waldorf Astoria Residences Sarasota.
Currently, Waldorf Astoria–branded condominiums can only be found in premier global cities and resort destinations, including New York City, Atlanta, Las Vegas, and Dubai, as well as Ras Al Khaimah in the UAE. Future residences are slated for Miami; Costa Rica; Los Cabos, Mexico; Tokyo; Istanbul; Athens; San Miguel de Allende; and Turks and Caicos. Yet what makes this moment particularly compelling

is not just the brand itself, but where it is choosing to land—in downtown Sarasota just steps from the bay, the marina, cultural institutions, fine dining, and boutique shopping.
Why Sarasota?
The transformation has been decades in the making. A defining moment came with the opening of The Ritz-Carlton Hotel and Residences in 2001 in downtown Sarasota, paving the way for a new level of luxury living and setting the stage for vertical growth that followed. Since then, a steady wave of high-profile developments has reshaped the skyline, each contributing to the emergence of a more cosmopolitan and sophisticated urban core.
The Waldorf Astoria Residences Sarasota represent the next chapter in that evolution. The 18-story project at 1390
Located in the heart of downtown, Waldorf Astoria Residences
Sarasota will be woven into the city’s walkable core and connected to the calm of the Gulf beyond.

By Ruth Lando
Where to begin, what to consider, and why passion should lead the way

When we talk about creating the perfect home in Sarasota, we talk about light, architecture, waterfront views, and timeless design. But what truly transforms a property into a home with distinction is something far more personal: the art that inhabits the space.
For discerning homeowners and buyers, collecting art is not about filling an empty wall over the sofa. It’s about shaping an environment that reflects who you are and how you live. Contemporary art advisor and certified appraiser Elana Rubinfeld reminds clients that building an art collection takes time and guidance.
“The art world is intimidating,” she says. “It’s opaque. It’s hard to know where to begin.”
“The art world is intimidating. It’s opaque. It’s hard to know where to begin.”

That uncertainty is where an art advisor adds value. Unlike a gallery which represents artists, an advisor represents the collector—providing market knowledge, relationships, and transparency. Rubinfeld is clear she is not an investment broker.
“Some advisors sell art as an investment,” she notes. “But the market has gone up and down dramatically. I think of myself more as an access broker to building something lifelong.”
Her response is simple: look. “Go to art fairs, galleries, museums, artist studios, and auctions. Expose yourself to thousands of works. That’s how you develop your eye and learn to trust yourself.”

New collectors often buy what is trending or safe. Don’t. “Buy with your heart first. You must love it and want to live with it,” she advises. “Then learn everything you can about the artist.” Market awareness matters—understanding trajectory and pricing—but passion must lead.
She encourages supporting younger, living artists. “You’re stewarding something. You’re living with work that speaks to you. And maybe one or two will have incredible careers. But even if they don’t, you are living with something meaningful.”
Living with Art is Luxury
Good art, Rubinfeld says, is “endlessly generous to you every day.” It changes as you change. Collecting becomes an accumulation of memories, relationships, and travels—an evolving narrative of your life.
There is no such thing as “bad taste,” she adds, only different tastes. The better question is: Why was this made? Why does it exist? Why am I drawn to it now? The most compelling homes mix established names with emerging voices. High and low coexist naturally in an authentic collection.
Art and Architecture
Rubinfeld often collaborates with interior designers from the blueprint stage. “Architecture gives art a place to live,” she says. When art is considered early, a home feels cohesive rather than decorated. Lighting and scale matter. An interior designer shapes a space; an art advisor helps shape a collection that feels like an extension of the owner.
Sarasota Plays a Special Role
“It’s an ecosystem,” Rubinfeld says. “You need artists, galleries, collectors and programming all working together.” By supporting working artists, you’re ensuring that they can create and remain here as something vital to our region’s cultural health.

Sarasota has long nurtured a seamless relationship between art, culture, architecture, and daily life. Our institutions are vibrant, new galleries are emerging and new artists are relocating.
Art is more than an enhancement to a space; it defines you—reflecting your interests and the instinctive pull of what speaks to you. If you approach collecting as a dynamic journey—look widely, ask questions, let passion lead—your collection will evolve as you do.

A THOUGHTFULLY CURATED TRIBUTE HONORS THE VISIONARY ARTISTS WHO TURNED SARASOTA INTO A RENOWNED ARTIST COLONY.

At the corner of Orange Avenue and Main Street, more than 200 feet of glass now tell a story that shaped a city. Inside the Main Street office of Michael Saunders & Company, a sweeping public installation, A Legacy in the Making: Sarasota’s Visual Arts History, 1945–1965, honors the artists and institutions that transformed Sarasota into a nationally recognized creative enclave.
Unveiled on January 16, 2026, the exhibition traces the pivotal postwar decades when returning veterans studied under the GI Bill, art schools flourished, and a close-knit colony of painters and sculptors found inspiration in light, landscape, and one another. Archival photographs, historic timelines, vibrant colors, video, and reproductions of iconic artworks bring that formative era vividly into focus. QR codes placed
throughout the installation offer visitors the opportunity to explore the artists and history in greater depth.
The influence of the Ringling School of Art (now Ringling College of Art and Design), the Sarasota Art Association, and the spirited Petticoat Painters is woven throughout the display, alongside works by prominent artists such as Hilton Leech, Syd Solomon, and Helen Sawyer—figures whose shared ambition and camaraderie helped establish Sarasota as an artist colony and a cultural destination.
More than two years in the making, the exhibition grew from early conversations between curator Tim Jaeger of Ringling College of Art and Design and painter, teacher, and historian Bill Hartman. As the vision expanded, Michael Saunders joined

the effort, helping bring the project to fruition and sharing this important chapter of Sarasota’s artistic history.
“Created to inspire curiosity and community pride,” says Michael, “the installation brings to life the stories, artists, and creativity that gave birth to Sarasota’s artistic identity.”
The installation is both a tribute and a gift—shining a light on the people and creative energy that helped put Sarasota on the cultural map and reminding us that the city’s artistic spirit continues to define its character, enrich its neighborhoods, and shape the experience of calling this extraordinary place home.

From the earliest days of her career, Michael Saunders believed a successful business should do more than thrive in a community—it should help strengthen it.
“That was always clear to me,” Michael says. “If you’re fortunate enough to build a business in a community, you have a responsibility to support it, to invest in it, and to help it flourish.”
That conviction became a defining principle of Michael Saunders & Company long before the firm grew into one of the Gulf Coast’s most respected real estate organizations. Giving back was never positioned as a program or initiative. It was simply part of how the company operated—a responsibility that came with being deeply rooted in the communities it serves.
Michael led by example.
Over the years, she has dedicated her time and leadership to many of the region’s most impactful organizations, serving on boards including the Marie Selby Botanical Gardens, Mote Marine Laboratory & Aquarium, the Education Foundation of Sarasota County, and the Gulf Coast Community Foundation. Through this work, she helped support initiatives focused on education, environmental stewardship, and the overall wellbeing of the region.
Her example established something far more enduring than individual contributions—it created a culture.
Today, that culture of service extends across every office in the company. Agents and staff are actively engaged in the communities where they live and work, volunteering their time, serving on nonprofit boards, supporting local causes, and contributing to organizations within their own neighborhoods and zip codes.

This decentralized, deeply personal approach to giving back reflects the company’s broader philosophy: meaningful impact begins at the local level, where relationships are strongest and needs are best understood.
That spirit of collective giving took on new momentum in 2011 with the creation of the MSC Foundation. Designed as a vehicle for company-wide philanthropy, the Foundation brings together the generosity of agents, staff, and leadership.
Funded entirely through voluntary contributions, it focuses its support on social services, education, self-sufficiency, shelter, and sustenance. Since its inception, the MSC Foundation has awarded more than $1.5 million in grants to nearly 300 nonprofit organizations across Sarasota, Manatee, Charlotte, Pinellas, and Lee counties.
“Often the Foundation supports grassroots organizations in their early stages,” says Drayton Saunders, president of Michael Saunders & Company and vice president of the MSC Foundation. “Our agents and staff are deeply embedded in their communities. They know these organizations firsthand and have witnessed the impact they make.”
The result is a model of giving that is both personal and practical—financial support strengthened by firsthand knowledge and genuine connection.
For Drayton, the importance of community involvement was something he absorbed early on.
“That message was always there in the background,” he recalls of watching his mother’s example.
When he returned to Sarasota in 2003 after eight years owning and operating a business in Chile, he quickly recognized that understanding the company meant understanding the community it serves.
“I knew I needed to understand not just the business, but the community around it,” he says.
His own civic involvement reflects issues central to the region’s future, including affordable housing and long-term community sustainability. Over the years, he has taken leadership roles with Visit Sarasota County and the Sarasota County Affordable Housing Advisory Committee, among others.
During the early efforts to advance The Bay Park project, he helped bring together community leaders who shared a vision for creating a vibrant public space along Sarasota’s waterfront. Today, through his work with the Sarasota Performing Arts Foundation, he continues to support initiatives that contribute to the region’s long-term vitality.
Yet at its core, the company’s philosophy of giving back remains grounded in something simple.
“This is such a welcoming community—and its size is an asset,” Drayton says. “You don’t have to write a big check to have a seat at the table if you’re passionate and willing to devote the time. It’s more about your human capital than your checkbook.”
It’s a belief he hopes to pass along to his three young children.
“Everybody can give back,” he says. “It’s about finding your way to contribute.”
Across Michael Saunders & Company, that idea continues to take shape every day—through the actions of agents and staff who invest their time, energy, and care into the places they call home.
It is a legacy built not only through leadership, but through participation—one that continues to strengthen communities across Florida’s Gulf Coast, one neighborhood at a time.
