FIXER: Needing substantial work, cosmetic and potentially structural, beyond the scope of what an average home buyer would likely consider doing. Likely appealing to investors. OUTDATED: In need of updating, often cosmetic such as kitchen, baths, floors, landscape, paint, etc. The average buyer would likey be spending additional money to upgrade shortly after moving in. TURNKEY: Very appealing to the majority of buyers. Needing little to no work to be done after moving in. This is where the majority of competition happens and highest price per square foot exists. OPULENT: Exquisite homes that fall outside of the average pool of buyers. This can be high end luxury homes, homes with detached ADU or large homes 3,000+ sq ft. OUTLIER: These are homes that fall outside of the norm and notes will indicate the reason it’s classified as such.
