I NSURANCE C OVERAG E for Rural Properties by David Fisher

INSURANCE TO THE RESCUE!

America’s landed gentry — unlike their medieval British counterparts — have never had knights in shining armor to help protect their valuable property. At least, not until insurance agents were invented! Today’s farm and ranch owners, however, may still be living in the dark ages when it comes to understanding how to fully protect the sizeable investment they’ve made in land, buildings, animals and equipment. An insurance policy that just covers the castle may still leave the corn and cows at risk. Let me tell you: knowing how to buy the right insurance may be the best lesson you’ll ever learn!

Your agent will explain that a good farm insurance policy combines the standard coverage offered by a personal homeowners policy with commercial property and liability coverage. The agent will help you explore how much and what types of insurance you’ll need. You may be sitting on a risk you never knew you had! For instance, did you know that horse stables and other farm structures require insurance coverage as “commercial property”? Or, how about this one: If you have a caretaker or farm manager, were they hired as independent contractors or as employees who might require workers’ compensation insurance? Does your current policy protect you from nuances like these? You can see why it’s so important to work with insurance specialists at both the agent and carrier level!

...knowing how to buy the right insurance may be the best lesson you’ll ever learn! SPECIAL RISKS NEED SPECIAL INSURANCE

Your first step should be to locate a well-qualified insurance agent specifically trained in protecting rural properties who can offer insurance programs that are customized for the unique risks your property may contain. Leading companies like Great American Insurance Group recognized the need for specialization in the rural marketplace decades ago and developed portfolios of insurance products to insure a full range of agricultural-related risks. Be sure the carrier your agent chooses has experience that goes back a ways. Great American, for instance, wrote its first agricultural insurance policy in 1910. Not quite as old as King Arthur, but you get the idea!

A HORSE OF A DIFFERENT COLOR

I love horses. (Without horses, where would knights be?) But horses can be tough to insure. For example, many states have specific equine liability laws that a homeowners’ policy isn’t designed to address. For example: if the horses you own generate any income, that extra money may exceed the incidental income limit in your homeowners’ policy. Finding the right coverage isn’t hard as long as your agent knows where to look, and the best place to look is an insurance carrier who offers specialized programs for farm and ranch.

As a horse owner, you may not have the proper liability coverage for all of the activities on your property that involve your horses. Things can get complicated here, but again, that’s why insurance agents were invented! If you employ riding instructors, for instance, they’ll need to show that they carry liability insurance coverage equal to yours, and show that you are listed on

their policy as an additional insured. You’ll also want to have your attorney prepare equine liability waivers (also known as “hold harmless” agreements) to further protect you in the event of lawsuit. And speaking of horses, your high value competition animals should be protected by a good major medical plan to cover vet costs and an equine mortality policy in the unhappy event of your horse’s death. While ‘livestock’ may well be listed on a basic farm owner’s policy, that coverage won’t help you here. Again, keep thinking: special risks need special insurance!

BARNS AND BUILDINGS

While that beautiful personal residence may be the jewel in your property’s crown, it’s only part of the picture. When you choose insurance coverage for barns and ancillary buildings — and you’ll need to! — it's important for your agent to actually walk the property with you. Some farms need extra commercial coverage like tank leakage, pollutant cleanup, milk contamination, business income and others. Your policy must be carefully crafted so that any special needs are fully addressed. Establishing the replacement value of farm and ranch buildings can also be challenging, but experienced agents will use sophisticated software that helps them estimate accurate values based on the current cost of materials and labor in your zip code. Be sure to ask your agent if he or she is familiar with these tools and uses them regularly.

Underwriters determine the cost of your coverage, with solid help from an experienced agent who will carefully examine all of the assets on your property and catch what might put you at risk. If they don’t know what they’re looking at or looking for, how can an agent or carrier create a policy that’s right for you? Bottom line: they can’t. Choose accordingly! Ask yourself: do you want to do business with agents or insurance underwriters who own horses and ranch properties themselves and who face similar risks every day, or would you prefer to work with someone who needs to check a manual to figure out what’s best for you? For myself, I’d rather work with people who “live it”, rather than those who just “read about it”. There are amazing properties in Open Fences Magazine! It would be shortsighted to invest in these opportunities but then skimp on insurance coverage that leaves them vulnerable to uninsured loss. Take the time to pick your insurance agent and carrier carefully. If you’ve chosen well, they’ll come to your rescue and be your knight in shining armor, just when you need them most!

KEITH L. SCHRIMSHER

passed away unexpectedly at his beloved

ranch Saturday, March 28, 2015. His wife Micki, and his sons Nathan and Lucas, survive him. Keith was a 1974 graduate of New Mexico Military Institute. In 1981, Keith earned his Bachelor of Science degree in Business Administration from New Mexico State University. He was a respected farm and ranch real-estate broker and appraiser; He loved New Mexico and the wild and open rangelands... He was a knowledgeable historian of the Land of Enchantment’s rich past and told intriguing stories of the people who settled the vast lands that he worked and studied.

Keith married Micki Sue Coley in 1988 and was deeply devoted to her until death. It was well noticed by everyone around him that he adored his family and took a continually active role in the lives of his two boys, Nathan and Lucas. He was very proud of his boys and worked tirelessly to make himself available to support and encourage them. Keith’s sons Nathan and Lucas are serious Olympic contenders in the
