or some of us, renovating can be an intimidating process. Do I try to do it myself, or would it be better to hire a professional? What should be included in the renovation contract? How can I keep within my budget? This issue of RENO+DECOR endeavors to help with a series of articles, courtesy of the Canadian Home Builders’ Association.

Smaller projects are a great way to save a bit of money and create some sweat equity in your home. This could include painting or refinishing your hardwood floors. However, the article on page 66, DIY or hire a pro, explains that it is wise to let professional renovators and designers tackle big projects, which require a great deal of time and expertise.

Learning from others (page 54) offers advice from homeowners who have gone through successful renovation projects. They encourage finding a renovator that you trust and feel comfortable with. Make sure to take an active role in the project and expect the unexpected, like special order delays. Plan ahead for your finishes and keep money in reserve for extras. Words of wisdom you will surely benefit from. It is very important to have a detailed written contract, which protects both the homeowner and renovator. Finalizing your contract, on page 56, lists the items that should be included in your agreement.

Tips for keeping within your budget (page 60) will help you to stay on track. Professional renovators offer practical suggestions that can help stretch your budget.

Another question you may be asking is, who should I hire to work on my home? Reading this magazine will most definitely help. Our pages are filled with editorial and ads that feature local Manitoba renovators, designers and suppliers. These are the professionals that can be trusted to get the job done right. Hiring an amateur contractor may very well end up costing you time and money. Manitoba’s residential renovation industry has continued to see strong activity over the past 12 months. Home renovations are just as popular as ever and demand for skilled, trusted contractors continues to be extremely high. Without a doubt, residential renovations continue to be big business here in Manitoba. In fact, Manitobans continue to spend more on renovating their existing homes than they spend on new home construction in our province.

In 2021, Manitobans invested over $3.3 billion into renovation projects to improve their homes. This created over 28,450 direct jobs and over $1.8 billion in wages for workers in Manitoba’s residential renovation industry. With Manitobans investing that much into renovating their homes, it is important that they have renovators they can count on.

One logo that provides that level of trust that a renovator is a true professional is the RenoMark logo. RenoMark is the renovators’ mark of excellence in Canada and provides consumers a marquee source of renovation advice and professional renovation contractors. RenoMark renovators understand the value of customer service and continually educate themselves on trends, materials, and new regulations so homeowners know their renovation process will be expertly managed,

meeting the highest industry standards. All Manitoba Home Builders’ Association renovator members must meet the RenoMark program criteria.

MHBA RenoMark renovators always provide a written contract, offer a minimum two-year warranty on all their work, and they will take out all the appropriate permits and license required for the project. This is your best insurance to ensure that your renovator, not you, are responsible for any problems that are encountered during or after the work is completed.

Unfortunately, many people feel that this level of protection is not necessary and instead choose to find someone “handy” who is willing to do a cash deal with no contract. This also means that there is no record of the work ever being done. So, if there are problems, there is no recourse for the homeowner. If the homeowner does an under-the-table cash deal, and then they encounter a problem a month or two after the project has been completed, there really isn’t anything they can do in terms of having the situation fixed.

The homeowner is also on the hook for all liability regarding the project if the contractor fails to take out the required permits or suggests that the permit be in your name. This is

especially important because during a renovation, your home becomes a worksite. And if the permit is in your name, or you don’t have one, you become the prime contractor by default. If someone is hurt while working on your property, you –not the contractor you hired - are responsible. It can also cause issues when it is time to sell your home and work has been done without proper permits. These are significant risks that most homeowners are unaware of.

You can also find helpful tips on what to ask contractors before you hire them, what a price quote should tell you, what warranties you should get, why a written contract is essential, and how building permits and inspections keep the whole project both legal and safe for you.

Saving a few dollars by skipping the contracts and permits may seem like a good option when you are hiring someone for your next renovation project, but it is a decision that could come back to bite you. Protect yourself and your investment by asking the right questions ahead of time and hiring a contractor that will do the job professionally.

A calm oasis with a ‘wow’ feature to delight and surprise guests

When the homeowner of a 1950s bungalow located in the Beaches area of Toronto decided to have the main-floor bathroom renovated, she chose not to make it larger. The very dated bathroom was small and functional, but expanding the size was quickly vetoed since it meant giving up closet space in her adjacent bedroom.

Preparing the budget

Vital in any home renovation is the budget. Because construction prices have escalated during the past few years, the homeowner wanted to account for everything before making any decisions.

The design team prepared a budget with various options, including removing the tub and converting it to a shower and installing a wallmounted toilet.

After working through the initial budget, the homeowner decided it was more cost efficient to leave the plumbing fixtures in the same location and work on maximizing the overall impact of the space through interesting fixtures and finishes. The budget would fall between $15,000$20,000.

The task

The overall idea was to make the bathroom more glamourous and provide a ‘wow’ feature that would surprise guests. Also important was for it to reflect nature and be a calm oasis. While incorporating this ethos, the new bathroom also had to be consistent with the esthetic of the rest of the home.

The ‘wow’ feature

The design team sourced a carved river stone sink from Agua Canada that became the inspiration for the design and provided the element of surprise – the ‘wow’ feature. A black river stone tile floor added to the nature vibe, plus the idea of a heated pebble floor in the winter was appealing.

A porcelain wall tile reminiscent of a rift-cut log was oriented vertically to extend the height of the space. The design team originally wanted largescale porcelain slabs for the walls to convey a continuous line from floor to ceiling. The price was not within the budget, so a compromise was made.

Fixtures

A sleek modern tub from Agua Canada was chosen to provide an element of simplicity, with matte black faucets to accent the shower and sink. The owner, who is a proponent of aging in place, requested a grab bar in the tub area, and one in matte black was added to complement the overall design.

A solid wood vanity was important to the homeowner, plus it had to be made in Canada and offer a warranty. A shaker-style unit was sourced from DM Bath in a floating style to make the bathroom seem more spacious. Matte black paint was selected with a white quartz countertop that would set the stage for the river stone sink. Square crystal knobs mounted on the drawers provide a luxurious accent.

the bathroom door was configured to swing out into the corridor, rather than into the bathroom. A pocket door would have been ideal, but it would have meant relocating the adjacent linen closet, which was not desirable. The medicine cabinet was replaced with a more modern, circular one, framed in black. The wall cavity was reframed to support the 28-inch mirror that is accented with black vanity lighting with closed globe lights.

A few surprises

After the existing tub and shower were demolished, foam insulation was found between the studs. Creating a shower niche meant removing a good portion of it, but the homeowner decided that while the niche would have been nice, it was not a priority and she would rather keep the

insulation intact. As well, the new tub proved to be an inch longer and also slightly wider than the old one. To accommodate the new tub, the wall at one end had to be moved and reframed to support the tile.

Despite a few hiccups (which also included the delivery of the incorrect tile), the end result is a beautiful space that meets the client’s overall objective: a calm oasis with a ‘wow’ feature to delight and surprise guests.

Good design is a balance of many things, including practicality, esthetics and of course, budget.

This last point can be a slippery slope when it comes to bigticket renovations such as a bathroom, where costs can quickly escalate. As a designer, my role is to guide clients through their wants and needs, and offer solutions to achieve that perfect mix, while staying on budget. To that end, there are places where you can splurge and save on your next bathroom renovation, leaving some money in the bank, while still meeting the must-haves on your list.

As a general rule, I don’t cut corners, but there are some items that don’t require the same level of investment as others. And, because at the end of the day you may not notice a difference when it comes to quality or style, I say it pays to save where you can.

The vanity

This is one of the key focal points in your bathroom, so it needs to look great and offer enough storage space to keep your bathroom organized and ensure a smooth start to your day. Sometimes, this means having a custom-designed vanity to accommodate specific needs or room dimensions.

With that said, unless your bathroom has an odd shape or intricacies, an offthe-shelf vanity will give you the best bang for your buck. In many cases, to keep costs down, you can be confident in choosing a ready-made piece that

Sometimes a bathroom renovation requires a plumbing re-do. This may involve replacing old pipes that are damaged or not up to code, or it may require reconfiguring the plumbing entirely to accommodate a change in layout or new fixtures, such as that freestanding clawfoot tub you’ve been dreaming of! Pipes are generally hidden beneath the floors, so moving the sink, toilet and bath or shower means tearing up the floor and subfloor and reworking the plumbing between the floor joists. This adds time and materials to your final bill. If you’re looking for ways to save, keep your current fixtures and the plumbing that is attached to them in their original location.

Marble countertops

Marble is the Mecca of magnificence, but believe it or not, there are some fabulous fakes on the market that are designed to mimic the look of marble without the inflated price tag. Fauxmarble porcelain tile is a great go-to for those trying to keep costs down.

In the principal bathroom at Meadowlane, we chose to feature porcelain marble-look tile, which came at a lower cost and allowed us to splurge on the real thing in the guest bath.

Chrome fixtures

There’s no better way to elevate the look of your bathroom than with a little polish and shine by way of chrome fixtures. Chrome is the classic choice and the neutral option, complements most materials and finishes, and offers versatility in terms of your bathroom’s broader style, whether classic or contemporary. It’s also cost-effective, leaving room in your budget to splurge elsewhere.

The shower

In many homes, the shower has become the new must-have feature, with advancements such as lighting, steam and materials that raise the bar. But what about the shower itself? As indicated by its name, a curbed shower design features a four-inch

curb that contains the water and glass enclosure. However, some argue that the curbed design isn’t as esthetically pleasing, while posing challenges to those with mobility issues. On the other hand, a walk-in shower is level with the floor and features a sleek, seamless design, but this option can cost upwards of double the curbed option, so it’s really a matter of preference and budgetary allowance.

Equitable solutions

Choosing where to splurge and save in a renovation can be a challenge, but thanks to advancements in materials and manufacturing, there are a lot of solutions out there. You can rest assured that saving money doesn’t necessarily mean compromising on quality or style.

Some of the world’s most revered designers and their most notable creations are rooted in Scandinavian design. This distinct esthetic first showed up in the 1930s and rose to fame in the 1950s, becoming one of the most popular movements in contemporary design. Since then, the Scandi style has influenced everything from fashion and furniture to architecture and interior design –including my own.

In my design work, I often lean into the Scandinavian esthetic, which delivers a nice balance of simplicity, contemporary style and function. More than just a style, one might even argue that it is truly a way of life that embraces the concepts of utility, simplicity and comfort as a lifestyle and indeed, a decorating style.

Bring the simplicity, contemporary style and function of Scandinavian design into your home

If you are looking for a timeless, classic look and easy living, then consider a trip to Scandinavia – if only by design! Here are some of the defining features of this cool, comfortable and characteristic look.

A focus on function

Function is one of the main guiding principles of the Scandinavian style, which favours essentials over excess virtually every time. This sense of practicality manifests itself through the use of clean lines, simple forms and slim profiles, which are paired with plenty of “white space” all around to create that essential breathing room for which this style is synonymous. Surfaces are clean, clutter-free and well-organized – and by organized, I mean out of sight entirely! This

un-adornment is also reflected in a minimal colour palette.

Neutral colours and materials

Simplicity is reflected in the preferred palette of neutral colours and materials inspired by nature. Light tones such as white, off-white, ivory, beige, taupe and gray are coupled with ample natural light and organic materials, predominantly blonde wood with leather and sheepskin commonly layered in, to bring a sense of ease and airiness to the home and the mind alike.

Despite this minimal colour palette, the Scandi look isn’t flat, by any means. Layering multi-tonal hues and textures and contrast in the form of dark or black details play a key role

in bringing depth and comfort to what might otherwise be a very basic backdrop. In the meantime, colour can also find its way into a Scandistyle space, leaning toward gentle, organic, nature-inspired hues such as beloved botanical greens, warm greys, soft blues and warm browns.

Comfort and joy

Scandinavian-inspired spaces have a distinguishing cosiness known as Hygge, the concept of comfort as a state of mind. Texture is a key element in creating this style of comfort in your home by contributing tactile and visual qualities through the use of woven and braided materials, textured wallpapers, relief tiles and panels.

The same effect can also be achieved, or enhanced, through the use of patterns. Treat patterns as you would a traditional textural item and layer it into your decorating plan. Just be mindful not to compromise your minimalist colour palette when choosing your patterns.

Adding a personal touch

Combined, these are the qualities that feel like home. I personally love this look, and my clients do as well. What has become affectionately known as Scandi style is a warm and welcoming look that is contemporary and cultural, quiet and expressive, all at once.

And while is it helpful to follow or embrace a particular style, perhaps the most significant distinguishing feature of this esthetic in your home should be your own personal touch. Even an established style can be improved on, and sometimes, all it takes is your unique touch.

The need for proper plans and specifications when deciding on a contractor

I’ll admit it, there is occasion when we’re not always the first phone call people make to check out contractors. There are lots of options out there and people should talk to a few of us to get a good feel of who they think is a good fit to bring their project dreams to reality. Not everyone is perfect for each other no matter what the Google reviews say, and that’s on both sides of this potentially long term relationship.

This however does provide me with an opportunity to again, be witness to one of the biggest mistakes people make when selecting their contractor. It goes something like this. I get the call and we exchange pleasantries, learn a little about the project expectations and hopefully set up an initial meet and greet appointment. The conversation inevitably turns to budget expectations and this is where I’m sometimes perplexed.

“Well, so and so from yada yada contracting said they could do it

for x amount of money.” My reply is instantly, “oh, so you have all your plans and specifications done up for us to price out?”

“Well, no. Do I need that? Yada yada contractor gave me a price without that being provided.”

Do you see the problem? If not, then you’re likely to fall victim to this. People are so happy to hear a great price (likely lower than they expected) that they don’t stop to wonder what this price is based on.

What’s going on the floors, what about the doors and hardware, how many lights, how many plugs, how is it heated, what are the plumbing fixtures, etc., etc., etc. My point is that without proper plans and specifications, there is no way anyone can give you a price that means anything. The best you should expect is a ballpark budget range based on the contractor’s experience and historical costing data.

What this should tell you, and the point I’m trying to impress, is that

if you are serious about moving forward with your project, and are going to be soliciting multiple bids (which in my opinion is the wrong way to go, but that’s another column) then there is no option but to have proper plans and specifications produced for your project.

This is the cornerstone of any successful project and will allow you, not the contractor, to decide what products and finishes you’re going to get and will allow the contractors to quote effectively in an apples to apples manner.

The other pitfall of not having proper plans produced, is that it leaves you wide open to cost overruns and potential conflicts with the contractor, as there would be no way to enter into a formal project defining contract, which is something you never want to be without.

Homeowners who have completed major renovation projects, including bathroom and kitchen upgrades, additions and whole-house renovations, are a great source of advice. Over the years, CHBA has heard from many such satisfied customers, and here’s the type of advice they offer:

Find

a renovator you can trust and are comfortable with

This is crucial to a good renovation experience. You need to check out the renovator thoroughly. Ask lots of questions when you meet. Talk with previous customers. Visit past or current projects. You also need

to be confident that the company is financially stable and has a solid history. Many experienced homeowners also comment on the importance a comfortable personal fit is with the people they hire, that they are easy to talk with and responsive.

Find out what services the renovator offers

Homeowners often don’t realize that many professional renovation contractors also provide design and planning services. Even if you want to work with a designer or architect of your own choosing, a contractor can add a lot of value to the process. “Our renovator saw opportunities for improving our design and offered alternative solutions to structural challenges, saving us money in the process.”

Make sure you have a detailed written contract

“We chose the renovator who had it all written out. We knew what we were in for and didn’t have to lie awake at night worrying what the final costs would be.”

Know the facts before the work begins

Ask a lot of questions of your renovator or contractor. What does the work entail? How will it be done and by whom? How will it affect your dayto-day living? Should you consider moving out during any portion of the construction process? What if you want to make changes? The more you know upfront about the whole process, the less anxious you’ll feel.

Take an active role throughout the project

It’s your investment and your home, so you want to follow things closely and know what’s going on at all times. The best results come from good communication and a good working relationship between you and your renovator. Ask for and expect regular, if not daily, updates. Know how to get hold of the renovator if you have questions or concerns. Be prepared to spend time going over drawings, monitoring the progress of your project, and discussing decisions with your renovator.

Don’t expect a problemfree renovation

The bigger the project, the more likely you will run into the unexpected, such as existing deficiencies hidden in the walls, delays in special orders or bad weather. Be flexible and understand

that some things are beyond the renovator’s or your control. “If there is good rapport and trust between you and your renovator, it is usually easy to find a solution and move beyond the problem.”

Plan ahead for your finishes

Typically, homeowners are responsible for choosing cabinets, flooring, tiles, fixtures and the many other finishes that will complete the job. This can be time-consuming. “My afternoon at the bath showroom turned into two full days.” Set aside plenty of time and

begin early – in some markets, there may be a significant delay for special orders. And take full advantage of your renovator’s experience to help you find the best options.

Keep money in reserve for extras

Once the work begins, it is not uncommon for homeowners to want to go an extra step - a better quality tile, brand-new appliances and so on. “Once you are into it, you realize that just so-so is not good enough and that now is the best time to get those extra little touches of style or luxury.”

Finalizing your contract

THere are some of the points that should be covered in your contract

The parties to the contract (i.e., you and the renovation contractor), including street addresses, telephone and fax numbers, email addresses and the renovator’s business or GST number.

The main contract must also identify all attachments that are part of the contract, such as:

he scope and complexity of your renovation contract will vary according to the size of your project, but most contracts will contain the standard information outlined below. If you have any concerns or questions, discuss them with your professional renovator before you sign. You may also want to ask your lawyer to review it first. 1 2

• Drawings, blueprints or plans.

• Specifications: Description of work and a precise list of materials and products (e.g. types, brands, grades, thickness, colour, model).

• Other documents signed by both parties in the course of the contract (e.g. change order forms)

Description of work to be done by the renovator, as well as work not to be done under the contract, or to be done by you or others outside the terms of the contract.

Holdbacks are a provincial legislative requirement that protects you against subcontractors who may place a lien on your property in the event the renovation contractor doesn’t pay them. On each payment you make to your renovator, you must hold back a certain percentage for a specified length of time.

Terms of payment set out the total amount of the contract and a payment schedule: Deposit upon signing the contract; how and when the remainder will be paid (at regular intervals or specific milestones), and the treatment of taxes.

Dispute resolution in the event of a conflict – may include the name of a third party arbitrator, or state that both parties agree to binding arbitration.

Changes in work once the renovation is in progress (also called extras and deletions) must be written up as “change orders,” signed by both parties and attached to the contract. Any change to the contract price and schedule should be clearly noted on the order.

Subcontractors scheduled to work on your home may be listed.

Contingencies refer to an amount set aside to deal with the unexpected or items that the renovator cannot gauge accurately until work is in progress. If not needed, you won’t be invoiced for it. 8 9 10 11 12 13 14 15 16 17

Allowances refer to a lump sum in the contract price, allocated for items to be selected directly by the homeowners, such as flooring, fixtures or cabinets.

Use of facilities and utilities should be outlined –water, electricity, washroom and storage for materials.

Municipal and/or utility permits, inspections and approvals are usually arranged by professional renovators as part of their service (note that homeowners are ultimately responsible for complying with these regulations). The contract should specify who is going to obtain them.

The renovator’s liability insurance and workers’ compensation coverage must be paid up to date and proof of coverage provided and attached to the contract.

Signage. A statement that you will permit the contractor to display a promotional sign on your property during the project.

Start and completion dates often include a statement indicating that the renovator cannot be responsible for delays due to circumstances beyond the renovator’s control, changes to the work, and so on.

The renovator’s warranty describes what is covered and for how long. It should include a statement of the contractor’s intent to hand over manufacturers’ product warranties to you upon completion of work.

Standards of work describe the renovator’s commitment to performing the work in accordance with the contract documents and in a diligent and workmanlike manner with minimum inconvenience to your household, to protect your property as well as neighbouring properties and to comply with regulatory requirements. Includes responsibility for daily clean-up.

What is Modern Design

Modern Design is often confused with Contemporary Design as it is often incorrectly related to present or recent times. This is actually what Contemporary Design is – a blanket term for the ever-changing design trends. Modern Design on the other hand, refers to a distinct period in time with its own guidelines that give it its own identity.

To truly understand the significance of the movement and its identity, let’s take a brief look at the history of Modern Design.

Modern design – a brief tour

Modern Design dated from the early to mid-20th century and can be traced back to the influence of Scandinavian Design as well as Modern Art from the Bauhaus School in Germany which united fine arts with applied arts.

This design movement was characterized by a minimalistic simple and clean approach to design that balanced the combination of function and aesthetics. Emphasis was placed on the idea that beautiful functional forms could be mass produced. The foundation of this movement followed the principle “form follows function.” Simply put, the purpose of the object, building, room, or space should dictate the design. Any part of an object that did not have a function was considered an embellishment and would be eliminated.

Within the era of Modern Design, there were many other styles including:

• International Style – made popular by Le Corbusier and Mies van de Rohe.

• Bauhaus – founded under the direction of Walter Gropius.

• De Stijl – founded by Piet Mondrian and Theo van Doesberg in the Netherlands.

• Other pioneers of the movement include Peter Behrens, Frank Lloyd Wright and William Morris.

Modern design tips

Now that we understand how Modern Design came to be, translating that knowledge into a space can be tricky. Many characteristics of modern design support one another to achieve an overall sense of seamlessness and balance.

1| PRACTICALITY AND FUNCTIONALITY

Windows bring in the view of the outdoors and reduces the use of artwork that might otherwise be considered unnecessary. Window coverings are not generally used but sheer curtains or blinds can be used to soften the light in your space or provide some privacy.

DO YOU HAVE THE NECESSARY SKILLS?

Consider your own skills and abilities carefully. While many of today’s home improvement products are designed to make it easy for do-it-yourselfers, other projects will require specialized skills. Seeing how something was done on a TV renovation show isn’t the same as having practical experience. Getting in over your head can end up costing more money, and frustration, than hiring professional help in the first place.

DO YOU NEED A BUILDING PERMIT?

Typically, any renovation that changes the structure of your home requires a building permit issued by your municipality. This also means inspections of the work at the

appropriate times to ensure the work meets the local building codes. Be sure to get a permit if you need one. Keep in mind that someone looking to buy your house in the future may ask about the renovation work and want verification that the work was done to code.

DO YOU HAVE THE TIME?

Renovation or significant home repair projects can require a lot of your time to complete. If the work disrupts your day-to-day routine (e.g., kitchen/ bathroom renovations) or exposes your home to weather (e.g., roofing projects, exterior refinishing), delays can be a real problem. So before you commit to doing it yourself, be realistic about how much time the work will take, and your ability and willingness to invest this time. If you don’t have the time, don’t start the work.

HOW DO THE REST OF YOUR HOUSEHOLD FEEL ABOUT IT?

Being a do-it-yourselfer is great – as long as everyone else in your household shares your enthusiasm. Nothing undermines a do-it-yourself project faster than having your family upset when their normal routine is disrupted. So talk it through with everyone ahead of time, and make sure you have a team behind you!

If your primary reason for doing-ityourself is to save money, talk to a contractor before you make a final decision. An experienced renovator or trade contractor may be able to suggest ways of reducing the cost of your project while still using professional services where you lack the time or skills.
