Goodbye summer, hello fall!

Iadmit it — while I like the summer, I really love the fall. The seasonal change from hot to cooler temperatures and from a lush, verdant green to a cacophony of colour, not only lifts my spirits, it also provides an exciting springboard for creative inspiration. So much so, that preparing this issue was especially satisfying. I was able to curate an exciting array of ideas, products and looks that will appeal to anyone who is thinking of starting a renovation or looking to update a room with some cosy autumn decor. One area of the home that is often under-appreciated is the bathroom.

Historically a small, purely utilitarian space, happily, the bathroom has gently morphed into a beautifully designed room with thoughtful storage, gorgeous fixtures, roomy showers and spa-like tubs, where we can go to relax and release the tension and stress from a busy day. If you have been thinking of updating the family bathroom or an ensuite, you may be surprised at some of the ways even a simple change can elevate the space — and your mood. In this issue, we have a number of full bathroom renos that will wow you with their

sumptuous soaker tubs, invigorating spa-like showers and unique, stylish designs (Page 34, Page 40, Page 51 and Page 58) as well as smaller ways to upgrade such as trending tiles (Page 26) or a DIY paint refresh (Page 62).

Before by design

Long held as an afterthought, and often addressed with a DIY treatment, bathrooms are now taking more of the spotlight in design planning, as they have turned into a featured space with luxury finishes and fixtures.

Speaking with Sarah Gallop, owner and director of design at Sarah Gallop Design Inc. and a long-standing member and chair of the HAVAN Designers’ Council, Sarah points out, “The bathroom continues to be more of an ‘experience’ space of immersive spa-like pleasure and increasing in square footage.”

With so much of the home planned around family and social gatherings, Sarah believes it is important to save space for private and quiet personal time. And, with more space and budget being invested in the bathroom, comes the desire for great design!

“People are using bathrooms to experiment with bolder design choices, as there is a perceived notion that it is a lesser undertaking to change the space if it becomes tired

or outdated,” she explains. “Designing bathrooms to be timeless, while still giving them that ‘wow factor’, can be realized by choosing the right design elements.”

Despite bathrooms providing the possibility for bold design, we still want the home to keep a cohesive stylish appeal — after all, that is what great design is all about. Be sure to consider visibility throughout your home. If you want to make a big splash with colour in your bathroom, keep it clear of sightlines from more calm and neutral spaces. While you may now want to get adventurous, try to make your selections complement the rest of the home.

The right design elements to create a ‘timeless’ bathroom

• Vanities, in both contemporary and traditional spaces, are using clean lines featuring floating vanities, either fully open underneath or having legs to create a furniture style.

• Appealing colours are being applied in an approachable way, with soft tones of blue, green, gray, and taupe replacing the white standard.

• Surfaces are less likely to become dated with simple large tile and slab application versus smaller, intricately patterned and coloured tiles that will have more of an era attached to them.

• Fixtures should remain cleanly styled and matched, as smaller spaces tend to accentuate mismatched features. Wall-mounted fixtures and statement sinks, tubs and toilets are gaining popularity — make these choices using quality materials that will age well.

RENOVATION, PERMITTED

Whether you are considering a bathroom renovation or full home reno, before you begin any project, ensure your plans comply with the B.C. Building Code, local bylaws and municipal requirements.

WHEN DO I NEED A BUILDING PERMIT?

Generally, a building permit is required for renovations that involve changes to the structure of your home. This includes new additions, reconfigurating a space by moving or removing walls, new window and door openings and the installation of fireplaces. Electrical and plumbing permits will have to be obtained separately — the exact rules that apply vary from municipality to municipality.

Some repairs and renovations, such as an accessory structure like a storage shed, may not require a permit. Others include re-roofing, painting, re-siding, flooring and cabinet installation, and replacing windows and doors, provided the opening is not enlarged. In brief, any work that does not entail changes to structures or systems, does not require a permit.

Talk with your renovator or check with your municipal building department to be sure. Also, find out if you need a permit to demolish old structures such as a garage or porch, or to cut down a tree on your property.

WHAT DO I NEED TO PROVIDE TO GET A BUILDING PERMIT?

This depends on your municipality and the type of work you are planning. Often, for simple interior projects, a floorplan will be adequate.

For larger projects involving additions, decks or major structural renovations, a full set of working drawings and a site survey will be

needed. If your plan requires a minor variance or zoning bylaw amendment, you will be asked to supply additional information.

WHO SHOULD GET THE BUILDING PERMIT ?

As the homeowner, you are legally responsible for obtaining any building permits required. However, your renovator can look after this on your behalf. Your contract should specify which permits are required and who will get them. Some municipalities will require a letter of authorization from you before your renovator can apply for a permit for your renovation.

Before a permit is issued, the municipality reviews your plans and drawings. After the work begins, an inspector will visit your home to make sure it is being done in compliance with municipal requirements and the BC Building Code. There will also be separate electrical and plumbing inspections.

WHAT HAPPENS IF I DON’T GET A PERMIT?

If you don’t obtain a building permit, your municipality can issue a stopwork order that will remain in effect until you do. If any work doesn’t meet the requirements of the B.C. Building Code, you will have to re-do it at your own cost. You could also be forced to un-do the work, such as removing an addition, if you violate setback regulations. Working without a required permit may also affect an insurance claim arising from the renovation.

As the homeowner, you are the one responsible — not the contractor. Renovators who suggest that you skip the building permit are not looking after your needs. Fly-by-nighters won’t want their name on any official documents.

Are you looking for the best insulation there is for your plants? One that is free? We have the answer for you –snow. That’s right. Snow acts as an insulator and protects your garden from the cold and hard frost. However, remember that a heavy snowfall can also cause branches to break and damage delicate plants.

Tips to protect your yard and plants from snow damage:

SHAKE EXCESS SNOW [especially heavy, wet snow] from the branches of trees, shrubs and hedges to ensure your plants keep their desired shape.

WRAP CONIFERS WITH STRING to support the branches. Once a branch is stretched out of shape under the weight of snow, it will not return to its original form.

AVOID WALKING ON YOUR LAWN when it is covered with snow. This can damage the grass and leave impressions of your boots, which become visible in the spring. Driving across the lawn during the winter can also cause damage.

WRAP BURLAP around cedars and evergreens that are exposed to wind, especially westerly winds. Two layers of inexpensive burlap around all evergreens will help to prevent damage from the weight of snow and sun scald when the sun reflects off a clean, white layer of snow.

WRAP UPRIGHT EVERGREENS, especially cedars, on the east side of a busy road with two layers of burlap to avoid the inevitable salt drift that occurs when traffic kicks the salt solution or brine up off the road. The natural burlap will insulate them from the damage from the burning effects of the salt. 1 3 4 5 2

A calm oasis with a ‘wow’ feature to delight and surprise guests

When the homeowner of a 1950s bungalow located in the Beaches area of Toronto decided to have the main-floor bathroom renovated, she chose not to make it larger. The very dated bathroom was small and functional, but expanding the size was quickly vetoed since it meant giving up closet space in her adjacent bedroom.

Preparing the budget

Vital in any home renovation is the budget. Because construction prices have escalated during the past few years, the homeowner wanted to account for everything before making any decisions.

The design team prepared a budget with various options, including removing the tub and converting it to a shower and installing a wallmounted toilet.

After working through the initial budget, the homeowner decided it was more cost efficient to leave the plumbing fixtures in the same location and work on maximizing the overall impact of the space through interesting fixtures and finishes. The budget would fall between $15,000$20,000.

The task

The overall idea was to make the bathroom more glamourous and provide a ‘wow’ feature that would surprise guests. Also important was for it to reflect nature and be a calm oasis. While incorporating this ethos, the new bathroom also had to be consistent with the esthetic of the rest of the home.

The design team sourced a carved river stone sink from Agua Canada that became the inspiration for the design and provided the element of surprise – the ‘wow’ feature. A black river stone tile floor added to the nature vibe, plus the idea of a heated pebble floor in the winter was appealing.

A porcelain wall tile reminiscent of a rift-cut log was oriented vertically to extend the height of the space. The design team originally wanted largescale porcelain slabs for the walls to convey a continuous line from floor to ceiling. The price was not within the budget, so a compromise was made.

Fixtures

A sleek modern tub from Agua Canada was chosen to provide an element of simplicity, with matte black faucets to accent the shower and sink. The owner, who is a proponent of aging in place, requested a grab bar in the tub area, and one in matte black was added to complement the overall design.

A solid wood vanity was important to the homeowner, plus it had to be made in Canada and offer a warranty. A shaker-style unit was sourced from DM Bath in a floating style to make the bathroom seem more spacious. Matte black paint was selected with a white quartz countertop that would set the stage for the river stone sink. Square crystal knobs mounted on the drawers provide a luxurious accent.

the bathroom door was configured to swing out into the corridor, rather than into the bathroom. A pocket door would have been ideal, but it would have meant relocating the adjacent linen closet, which was not desirable. The medicine cabinet was replaced with a more modern, circular one, framed in black. The wall cavity was reframed to support the 28-inch mirror that is accented with black vanity lighting with closed globe lights.

A few surprises

After the existing tub and shower were demolished, foam insulation was found between the studs. Creating a shower niche meant removing a good portion of it, but the homeowner decided that while the niche would have been nice, it was not a priority and she would rather keep the

insulation intact. As well, the new tub proved to be an inch longer and also slightly wider than the old one. To accommodate the new tub, the wall at one end had to be moved and reframed to support the tile.

Despite a few hiccups (which also included the delivery of the incorrect tile), the end result is a beautiful space that meets the client’s overall objective: a calm oasis with a ‘wow’ feature to delight and surprise guests.

Good design is a balance of many things, including practicality, esthetics and of course, budget.

This last point can be a slippery slope when it comes to bigticket renovations such as a bathroom, where costs can quickly escalate. As a designer, my role is to guide clients through their wants and needs, and offer solutions to achieve that perfect mix, while staying on budget. To that end, there are places where you can splurge and save on your next bathroom renovation, leaving some money in the bank, while still meeting the must-haves on your list.

As a general rule, I don’t cut corners, but there are some items that don’t require the same level of investment as others. And, because at the end of the day you may not notice a difference when it comes to quality or style, I say it pays to save where you can.

The vanity

This is one of the key focal points in your bathroom, so it needs to look great and offer enough storage space to keep your bathroom organized and ensure a smooth start to your day. Sometimes, this means having a custom-designed vanity to accommodate specific needs or room dimensions.

With that said, unless your bathroom has an odd shape or intricacies, an offthe-shelf vanity will give you the best bang for your buck. In many cases, to keep costs down, you can be confident in choosing a ready-made piece that

Sometimes a bathroom renovation requires a plumbing re-do. This may involve replacing old pipes that are damaged or not up to code, or it may require reconfiguring the plumbing entirely to accommodate a change in layout or new fixtures, such as that freestanding clawfoot tub you’ve been dreaming of! Pipes are generally hidden beneath the floors, so moving the sink, toilet and bath or shower means tearing up the floor and subfloor and reworking the plumbing between the floor joists. This adds time and materials to your final bill. If you’re looking for ways to save, keep your current fixtures and the plumbing that is attached to them in their original location.

Marble countertops

Marble is the Mecca of magnificence, but believe it or not, there are some fabulous fakes on the market that are designed to mimic the look of marble without the inflated price tag. Fauxmarble porcelain tile is a great go-to for those trying to keep costs down.

In the principal bathroom at Meadowlane, we chose to feature porcelain marble-look tile, which came at a lower cost and allowed us to splurge on the real thing in the guest bath.

Chrome fixtures

There’s no better way to elevate the look of your bathroom than with a little polish and shine by way of chrome fixtures. Chrome is the classic choice and the neutral option, complements most materials and finishes, and offers versatility in terms of your bathroom’s broader style, whether classic or contemporary. It’s also cost-effective, leaving room in your budget to splurge elsewhere.

The shower

In many homes, the shower has become the new must-have feature, with advancements such as lighting, steam and materials that raise the bar. But what about the shower itself? As indicated by its name, a curbed shower design features a four-inch

curb that contains the water and glass enclosure. However, some argue that the curbed design isn’t as esthetically pleasing, while posing challenges to those with mobility issues. On the other hand, a walk-in shower is level with the floor and features a sleek, seamless design, but this option can cost upwards of double the curbed option, so it’s really a matter of preference and budgetary allowance.

Equitable solutions

Choosing where to splurge and save in a renovation can be a challenge, but thanks to advancements in materials and manufacturing, there are a lot of solutions out there. You can rest assured that saving money doesn’t necessarily mean compromising on quality or style.

Some of the world’s most revered designers and their most notable creations are rooted in Scandinavian design. This distinct esthetic first showed up in the 1930s and rose to fame in the 1950s, becoming one of the most popular movements in contemporary design. Since then, the Scandi style has influenced everything from fashion and furniture to architecture and interior design –including my own.

In my design work, I often lean into the Scandinavian esthetic, which delivers a nice balance of simplicity, contemporary style and function. More than just a style, one might even argue that it is truly a way of life that embraces the concepts of utility, simplicity and comfort as a lifestyle and indeed, a decorating style.

Bring the simplicity, contemporary style and function of Scandinavian design into your home

If you are looking for a timeless, classic look and easy living, then consider a trip to Scandinavia – if only by design! Here are some of the defining features of this cool, comfortable and characteristic look.

A focus on function

Function is one of the main guiding principles of the Scandinavian style, which favours essentials over excess virtually every time. This sense of practicality manifests itself through the use of clean lines, simple forms and slim profiles, which are paired with plenty of “white space” all around to create that essential breathing room for which this style is synonymous. Surfaces are clean, clutter-free and well-organized – and by organized, I mean out of sight entirely! This

un-adornment is also reflected in a minimal colour palette.

Neutral colours and materials

Simplicity is reflected in the preferred palette of neutral colours and materials inspired by nature. Light tones such as white, off-white, ivory, beige, taupe and gray are coupled with ample natural light and organic materials, predominantly blonde wood with leather and sheepskin commonly layered in, to bring a sense of ease and airiness to the home and the mind alike.

Despite this minimal colour palette, the Scandi look isn’t flat, by any means. Layering multi-tonal hues and textures and contrast in the form of dark or black details play a key role

in bringing depth and comfort to what might otherwise be a very basic backdrop. In the meantime, colour can also find its way into a Scandistyle space, leaning toward gentle, organic, nature-inspired hues such as beloved botanical greens, warm greys, soft blues and warm browns.

Comfort and joy

Scandinavian-inspired spaces have a distinguishing cosiness known as Hygge, the concept of comfort as a state of mind. Texture is a key element in creating this style of comfort in your home by contributing tactile and visual qualities through the use of woven and braided materials, textured wallpapers, relief tiles and panels.

The same effect can also be achieved, or enhanced, through the use of patterns. Treat patterns as you would a traditional textural item and layer it into your decorating plan. Just be mindful not to compromise your minimalist colour palette when choosing your patterns.

Adding a personal touch

Combined, these are the qualities that feel like home. I personally love this look, and my clients do as well. What has become affectionately known as Scandi style is a warm and welcoming look that is contemporary and cultural, quiet and expressive, all at once.

And while is it helpful to follow or embrace a particular style, perhaps the most significant distinguishing feature of this esthetic in your home should be your own personal touch. Even an established style can be improved on, and sometimes, all it takes is your unique touch.

A husband and wife wanted a new bathroom ensuite that was both rejuvenating and tranquil

The owners of this home, former Californians who love purple tones and natural elements, dreamed of a rejuvenating and tranquil space to start and end each day on a good note — the perfect bathroom.

Normally a simple request, in this case, there were two important factors to consider in this bathroom reno: The husband loved taking rejuvenating showers while his wife preferred the tranquillity of a bubble bath. This placed the bathing and showering areas on the top of the priority list.

Key elements

Layering natural textures and manmade finishes were key elements to the design. Durable materials crafted the perfect fit for a rejuvenating space while not compromising on style. By mixing a rain shower head, hand wand and Real Rain by Kohler with built-in mood lighting, the design team created an open-concept space by tucking the showering unit into an alcove and adding floor-to-ceiling, seamless glass. Cute cubbies stretch from left to right of the shower and the length of the water closet, and have a frosted seamless glass panel

to divide the space, creating a unique and hotel suite feel to the principal ensuite.

The colour purple

When we think of bold colours such as blue or purple, a timeless tranquil bathroom space doesn’t always come immediately to mind. Muted colours, mixing with natural and matte, polished, honed and handcrafted textures were key to making the space airy and tranquil. To create this feeling, throughout the space we layered tones and tints of purple in areas such as the vanity, the vanity feature wall tile, natural marble countertop material and porcelain tile throughout the shower and water closet. Adding a fun shape to the backsplash, custom metal vanity legs and custom slatted vanity doors gave the space the unique one-of-a-kind vibe the homeowners craved.

When selecting materials and finishes, note how the textures will play off each other. Playing with more matte, honed and three-dimensional textures will layer a good contrast between polished items such as a polished mirror finish, the glass around your seamless shower and the whole porcelain of your toilet and undermount sink. Layering man-made materials such as large format porcelain tile flooring and shower surround ensures an easy-to-clean and maintained space.

Storage is king

In any size home or bathroom, the trend is to add storage, if possible. Lately, we are seeing the integration of storage into mirrored cabinets, open storage below vanity cabinetry, added exposed shelving for easy access for candles and daily use products. Storage details are becoming more customized and integrated. For example, the addition of niches and cubbies or a ledge behind the vanity or toilet with a custom mitered detail offer a clean, custom look.

Good things start at the table –plans, decisions, conversations and meals, among other things. Whether for its functional uses, decorative flair or by sheer virtue of its size, a table is an instant focal point in a room, intended or not. Make sure it’s getting noticed for all the right reasons. From table types and material to construction and style, here’s what you should know before you buy.

Function

We tend to define a table by its primary purpose: dining, desk, coffee, console, side, bedside, games — you get the idea. But living spaces have evolved to serve multiple functions

and table designs have followed suit. It’s the era of multi-functional furniture, so before you go shopping, identify all the activities your table must accommodate and how it will be used. Is it intended as a functional or decorative piece, or both? When in use, will you be standing, or seated on chairs, stools, a sofa, or kneeling on the floor? Does the table need to contain any specific objects or tools (for example, for baking or hobbies) or storage areas?

Material

Your uses of the table within the context of the space will define the ideal material. For example, if it’s a table intended for eating everyday meals, doing homework and crafts, a material that’s durable and easy to clean will

extend the table’s lifespan. Think solid oak or maple, or a quartz tabletop. In smaller spaces, clear tables such as glass or Lucite are a godsend, allowing light and views to pass through unimpeded, lightening the visual “weight” of the table. By the same principle, I like to add in our designs reflective materials like polished chrome, and slim leggy silhouettes to also achieve the same airy look.

Dimensions

The measurements of your table need to make sense from two perspectives: the size and specs of the space, and scaled in relation to your other furnishings. The wrong scale or height can make a living room appear awkward, uninviting and uncomfortable. The goal is to achieve

visual balance, while keeping function at the forefront.

This brings us back to your intended uses for the table. How many people does it need to accommodate at one time, and what’s their positioning? This will define the table’s ideal height, width and depth, as well as its placement in relation to your other furnishings.

Let’s take the dining table as an example. As a general rule of thumb, the minimum per place setting is 24 inches wide – shoulder width – and

Never rely on the “eyeball” method when shopping for furniture. Scale can be deceiving, so make note of your home’s measurements and bring them with you when you shop.

18 inches deep. In relation to the room, the table should be positioned 36 inches from the wall, to allow movement of dining chairs.

When determining your optimal table size, measure the room and sketch the walls, paths of traffic, doorways and windows. Confirm the clearance of doorways, stairwells and around corners, and if you live in a condo, measure the elevator.

Planning is essential

By its structure, the table is a pretty simple piece of furniture. It’s all the other factors around it that can complicate your choice. The table shoulders a big load in the home, as a primary focus for function and style. By planning your purchase, you’ll ensure the table you choose meets all your needs and lasts a lifetime.

Top 3 tips for planning a successful home renovation survival guide

Home renovations have spiked recently as people across the country struggle with a challenging housing market and continue to adapt to new and changing needs due to the learn/ work/play-at-home lifestyle that has now emerged. Homeowners are looking for the potential in their homes and discovering there’s a lot to be loved – though perhaps with a few updates and upgrades. If you’re among them, here are my top three tips for planning a successful home renovation, and surviving to tell the tale!

Plan well in advance

Depending on the type of work you’re planning for your home, a renovation

can take anywhere from a few days to a few months. A renovation has a lot of moving parts, and with current supply chain issues and trades shortages to contend with, a little advanced planning goes a long way.

Funnily enough, your plan should begin with your end goal. Determine what works for you in your space and what doesn’t. If you’re anticipating any major lifestyle changes in the next 10 years, as many of us are, be sure to factor these into the outcome. For example, planning ahead for the needs of a growing family.

As part of your planning process, know that the room being renovated will be largely unusable while the work is being done. Have an “escape plan” in the form of temporary accommodations or as a holiday away.

Get professional help

As part of your advanced-planning process, research and book your trades early on. Depending on the time of year and how picky you are on who you hire for the project, there may be a waiting period.

With that said, don’t get caught up in the excitement of your dream home and settle for less than the best. A home renovation is expensive, so ensure you’re spending your money wisely (and more on that later). Check references and ask for recommendations from family and friends who can vouch for the contractor’s quality of work, their steadfastness to timelines, and whether they stayed on budget

Stay on budget

Overspending is one of the biggest concerns related to home renovations, but there are some things you can do to stay on target with your vision and your budget, and they’re all entirely within your realm.

Be realistic. Super-sizing your space is sometimes necessary, but not always. Are there ways to make your space more efficient, instead? This could mean a change in floorplan,

or something as simple as creative storage solutions – overall, much cheaper than building an addition. When a full-scale renovation is in order, your designer can help bring you down to Earth when your dreams surpass your dollars.

Some good old elbow grease can save on costs as well. Some homeowners opt to do their own demo and pick up materials. Then, once the renovation has begun, stick to the plan. Making changes midway through the process causes delays

and drives up the price, especially if those changes involve different materials and re-booking trades.

Worth the wait

There’s a lot to consider and plan for with a home renovation in the works. But there’s also a lot to look forward to. Here’s your chance to make your home what you want and need it to be. A little forethought and planning will ensure the result is worth the effort and the investment.

This early 1930s Westside Vancouver home still retained some of its beautiful original architectural features, but the homeowners wanted to bring back more of the historic look into the principal bathroom. It had already been through a renovation that included the oak floors, quartz countertops and vanity. However, the busy professional couple with three young children wanted to include a few more heritage details to evoke that 1930s glamour, not by simply reproducing the iconic style, but by freely reimagining it in contemporary terms.

While staying true to the home’s character, Kerr Construction’s interior designer, Nisha MacNeil, came up with a design that transformed the bathroom.

A classic colour scheme

Stunning in its simplicity, a statement black and white classic colour scheme was extremely popular in the ‘30s. It is one colour combination that has survived many centuries while remaining impressive, elegant and striking. It is also supremely versatile when it comes to accessorizing.

MacNeil opted for a gorgeous gold light fixture above the bathtub and

the scones above the vanity mirror to insert a touch of class and luxe. “Choose one or two key features to highlight in the bathroom and allow the chic backdrop to simply do the rest,” she says.

“I went with very classic, timeless white subway tiles on the walls, and then attached modern black faucets to the period-appropriate round sinks for extra visual interest,” says MacNeil. “We also installed rounded black mirrors and articulated scones... again, details that you would find if you did any historical research for that period.”

MacNeil was also inspired to further enhance classic detailing by creating an archway wrapped in shiplap around the bathtub. Although traditionally the windows would have been encased in wood trim, the couple wanted the windows in black casings. The archway adds depth and architectural interest, while the casings add warmth and texture. Both pay homage to that refined black and white scheme. “It’s the subtle details that make a huge impact,” says MacNeil.

A cased opening inset with shiplap panelling for towels was also added onto one of the walls by the bathtub.

“Our clients wanted the renovation to capture their needs, function well for them and their family and reflect their personalities,” explains MacNeil. “Initially, the bathroom lacked a defined style. We sprinkled the bathroom with classic and fun elements that work well for them.”

Smooth sailing

The bathroom project had very few roadblocks, and the only real one was a difficult tub filler install, which required Kerr to reroute the plumbing through the existing tiles, all the while attempting to save the floors.

In the end, the bathroom celebrates the heritage elements of the residence with a contemporary twist. The space functions better and thanks to improved natural and artificial lighting, also looks brighter, bigger and more welcoming. The result? An idyllic and timeless oasis.

While entirely optional from a functional perspective, it remains a steadfast highlight in many homes.

With that being said, you’ve finally decided it’s time to crank up the heat in your own home with a new fireplace. Perhaps you’re adding a brand-new unit, or your existing fireplace could use an update. Before you reach for the marshmallows, you have some other decisions to make. What type of fireplace is best suited to your space, and how do you intend to use it? Here are some fireplace fundamentals to keep in mind.

It’s safe to say that almost anything’s possible with an unlimited budget, but most of us face obstacles in one form or another, with financial and structural restrictions topping the list. Wood-burning, gas and electric, oh my! Each type of unit has its pros and cons, so do your research before you buy.

A wood-burning fireplace is the real deal. The quality of light and heat and the smell are key reasons people are drawn to the hearth like a moth to a flame. But admittedly, this type of unit is high maintenance, from the structural requirements, to building and tending to the fire, buying (or chopping) and storing firewood, and annual cleaning and/or inspections.

Gas fireplaces have gained in popularity for those who want fire with the flick of a switch, remote control or a smartphone app! Gas fireplaces are efficient and result in less heat transfer, reducing the risk of damage to nearby surfaces, furniture and artwork hung over the mantel. On the flipside, a gas unit can be costly, especially if you

need a gas line installed. Furthermore, the authenticity can be lacking, with no crackling flame or woodsy aroma. Where a real fireplace isn’t possible, an electric unit can be a good solution. These are easy to source and once delivered, you just put it in place, plug it in and enjoy. If you change your mind, you can move it like any other piece of furniture. While the unit itself is less expensive than its wood-burning or gas counterparts, an electric fireplace can be expensive to operate, given the high cost of electricity.

Alongside the type of fireplace you choose, you’ll also need to decide on a style. Consider details such as the finishing of the firebox and surround, the trim, mantel, chimney and wall around it. Ensure your choice aligns with the broader esthetic and theme of your home.

(Almost) everything you need to know about paint finishes, sheens and application

Paint perfection

You don’t have to be a registered interior designer to know that the easiest and most affordable way to bring a fresh look to any room is to give it a new coat or two of paint. The simple act of painting the walls or even the trim with a fresh colour or finish can breathe life into a tired-looking or dated space.

Many people hire professionals to get the job done right, but if you’re keen to jump on the DIY bandwagon, make sure you do your research. It’s important to be up-to-date on the different terminology and techniques

involved in successfully applying the right kind of paint to each surface. To help you on your way, we spoke with Sharon Grech, a colour and design expert with Benjamin Moore paint about different paint finishes, for which rooms and on what surfaces they are best suited, as well as some tips to get you started on your first successful, professional-looking DIY paint job.

The different paint finishes available can make it confusing to know which one works best where. Grech says that traditionally, a flat finish was used on ceilings, eggshell on walls and semigloss on trim, but these days, these are no longer hard and fast rules. She

explains the concept of sheen, and how its presence, or lack of presence, affects the finish.

“A paint’s sheen level is a measure of how much light reflects off the painted surface and it can range from no sheen at all (flat) to a highly reflective gloss (high-gloss), “she says.

“Although sheen is independent of colour, the same colour can appear quite different in different sheens. This gives sheen the power to add subtle depth and dimension. For example, a current trend is to use the same colour on the wall and trim, with a higher gloss sheen to accentuate the trim details against a flatter wall finish.”

Finishes: What they are and where best to use them

FLAT has no sheen at all and makes it very forgiving of flaws and imperfections on the surface where a higher sheen will reflect these. Flat paint is best reserved for ceilings and/or very low-traffic walls, as the finish is not designed to be rubbed clean.

MATTE is relatively flat, but the little bit of sheen provides more durability, allowing for more frequent washing. This is a good choice in any room where you want the luxurious look and feel of a flatter finish with added durability.

EGGSHELL reflects a little more light than a matte finish and was traditionally the most popular choice for walls, since it holds up well in almost any room and remains popular for family rooms and hallways.

PEARL/SATIN

Benjamin

Moore was the first in 1988 to create a pearl finish to suit the growing desire for a less shiny yet durable paint finish for

trim and high-traffic walls. Satin reflects slightly more light than pearl, but they are both considered a medium gloss, which makes it easy to clean. It is often used for trim, doors, laundry rooms, mud rooms and playrooms.

SEMI-GLOSS is a very popular finish for trim, doors and furniture. It can be used interchangeably on surfaces with pearl or satin, but for those who prefer a higher sheen level.

Pro tip:

HIGH-GLOSS reflects the most light but also shows more blemishes. It can highlight smooth, dimensioned surfaces beautifully, like ornate trim, and provides a mirror-like finish. Today, it is a popular choice for contemporary painted furniture and trim, or even unexpected areas like ceilings, where you want the look of a lacquer without the smell and difficult application.

Volatile organic compounds, or VOCs, are found in many materials common in the building industry, including paint. VOC emissions can be harmful to the environment and people. When choosing paint, look for zero-VOC paint formulas that certify they “have only trace levels of emissions six hours or less after application (and thereafter) and contains no substance that could cause material harm to the health of the average adult under normal anticipated use.”

Top five tips for the beginner DIY painter

Measure the areas to be painted, deducting openings, and calculate paint quantity accordingly based on two coats. Note: On average, one gallon of paint covers approximately 350 sq. ft. of surface area.

Be sure to stock up on all your painting and prep supplies before getting started. In addition to paint and primer, these can include drop sheets, painter’s tape, paint brushes, rollers, trays and sandpaper.

Keep in mind that quality tools will help to ensure a professionallooking paint job.

Preparation before painting is a critical step. Be sure to take the time to clean the surfaces to be painted, removing any dirt, dust and mildew. Sand to dull down any glossy areas and use painter’s tape to protect any areas you do not want painted.

Consider starting the paint job at the top of the room with the ceiling, then the trim and walls.
