Designer Christina Fox of Binns Kitchen + Bath
Design shares details of her acclaimed bathroom renovation
For over half a century, the award-winning team at Binns Kitchen + Bath Design has been designing and renovating custom projects for homeowners across Southern Ontario. Each of its designers are highly trained, industry certified and ready to help visualize your dream kitchen or bathroom renovation. One of their star designers is Christina Fox, who took home five awards for her outstanding work in kitchen and bathroom design for 2022.
“This year was my first year entering design competitions,” says Fox. “I did not set out to design these projects with intention of winning awards. I do the work so that my clients love their newly renovated spaces. The awards were just icing on the cake.”
One of the bathrooms she created this year took home the BILD Best Overall Washroom Renovation and the
BILD Best Overall Space Renovation.
“This bathroom was designed with the client’s wish to age in place at the forefront of my considerations,” explains Fox. “I wanted aging in place to still look and feel sexy.”
How did she achieve the look?
To start with, during the preliminary planning stages, Fox discovered a two-foot crawl space that enabled her and her team to create the required slope and drainage for the barrier-free shower.
Next, several design features were installed to make the space feel luxurious but also safe for her clients. From pot lights inside and outside the shower for maximum visibility and small textured porcelain tiles for a non-slip surface to a countertop and toilet that are an ergonomic height, every detail was taken into consideration.
“My clients are also avid travellers, so I wanted to create a space that felt like one of the bespoke hotel bathrooms they enjoy while travelling,” says Fox.
A series of different tile sizes and styles were used to create movement, modernity and warmth in the space, while trendy matte black fixtures, (including grab bars) were used to provide contrast against a neutral colour palette. To complete the look, organic-shaped basins were installed on the vanity with quartz countertops for a durable, easy-to-clean surface while giving a luxe feel.
“I’m so thrilled with how this bathroom turned out and my clients are too,” says Fox. “Helping clients express their unique personality and individuality truly is what makes my job so enjoyable.”

Living in Ontario, I covet the warm summer months and the fact that we enjoy patio time as if it’s a sport. But as summer evenings start to cool and leaves begin to turn, fall is the season that gives me pause. Part of being a creative designer is using any excuse to change things up at home.
I enjoy a nice Saturday morning sipping coffee and artfully arranging my coffee table books, and for this season, I will highlight darker moody covers while my light summery books will take a backseat until spring. I will store my delicate florals and replace them with large branches

For most of my clients, luxury bathrooms are at the top of their wish list, especially for the cooler months, when bubble baths and relaxing steam showers can warm their chilled bones.
The number two most wanted item on the wish list for fall is a fireplace. There are so many amazing options out there. We have included an article by designer Amanda Shields on the various types available, so you can compare and decide what works best for your home.
And finally, because I want you to share in my love of the inspiring fall colours and textures, we have included some popular trends for the season that are easy to incorporate into your home, even if this is not your year to renovate. And so, we have a little something for everyone!

Looking to create a tiny home to host guests? Jo Alcorn shares five ways she created an inspiring petite pad
At only 10 ft. by 10 ft., this tiny home needed to stand out! “I started the design of this home by painting the exterior with Graphic Charcoal N500-6 from BEHR, and accented the windows and trim with a warm white. I love the contrast,” says Alcorn. The two paint tones, plus the addition of having a natural finish on a portion of the exterior, add interesting focal points to the overall look.

Of course, no guest quarters are complete without a comfortable bed. So, Alcorn added two comfy mattresses from Endy, which means sweet dreams for your guests. “I value shopping local whenever I can. In this tiny space, I added two mattresses that are proudly made in Canada. They have the optimal balance of comfort and support,” she explains.
Budgets are always top-of-mind when designing a new space, and things can add up quickly.
Alcorn created a beautiful, neutral and boho-inspired space for this tiny home using affordable decor, furniture and accessories from Walmart. “The value and pricing were truly amazing. From sturdy bunk beds and patio furniture to rugs, gorgeous artwork and decor, lighting and bedding, I was able to finish this entire space on budget,” says Alcorn.
Since it is such a small space, Alcorn opted for classic white walls. “Keeping it white and light can really make a space look larger than it is,” she says. For the floor and ceiling, Alcorn added a natural wood finish, giving the space an organic feel.

When working with such a small space, think vertical. I added lovely bunk beds to maximize space. I also created little vignettes around the room to give the look of a much larger area.
To complete the exterior and keep guests safe and secure, Alcorn added a touchscreen deadbolt and lock by Schlage to the door in a modern matte black finish. Who says that locks can’t be cool? “This system is one of the most advanced keyless door technologies I’ve ever encountered, and it’s simple to install. This tiny home is just so gorgeous, I wanted to ensure it’s always secure,” says Alcorn.

A calm oasis with a ‘wow’ feature to delight and surprise guests

When the homeowner of a 1950s bungalow located in the Beaches area of Toronto decided to have the main-floor bathroom renovated, she chose not to make it larger. The very dated bathroom was small and functional, but expanding the size was quickly vetoed since it meant giving up closet space in her adjacent bedroom.
Preparing the budget
Vital in any home renovation is the budget. Because construction prices have escalated during the past few years, the homeowner wanted to account for everything before making any decisions.
The design team prepared a budget with various options, including removing the tub and converting it to a shower and installing a wallmounted toilet.
After working through the initial budget, the homeowner decided it was more cost efficient to leave the plumbing fixtures in the same location and work on maximizing the overall impact of the space through interesting fixtures and finishes. The budget would fall between $15,000$20,000.
The task
The overall idea was to make the bathroom more glamourous and provide a ‘wow’ feature that would surprise guests. Also important was for it to reflect nature and be a calm oasis. While incorporating this ethos, the new bathroom also had to be consistent with the esthetic of the rest of the home.
The ‘wow’ feature
The design team sourced a carved river stone sink from Agua Canada that became the inspiration for the design and provided the element of surprise – the ‘wow’ feature. A black river stone tile floor added to the nature vibe, plus the idea of a heated pebble floor in the winter was appealing.
A porcelain wall tile reminiscent of a rift-cut log was oriented vertically to extend the height of the space. The design team originally wanted largescale porcelain slabs for the walls to convey a continuous line from floor to ceiling. The price was not within the budget, so a compromise was made.
Fixtures
A sleek modern tub from Agua Canada was chosen to provide an element of simplicity, with matte black faucets to accent the shower and sink. The owner, who is a proponent of aging in place, requested a grab bar in the tub area, and one in matte black was added to complement the overall design.
A solid wood vanity was important to the homeowner, plus it had to be made in Canada and offer a warranty. A shaker-style unit was sourced from DM Bath in a floating style to make the bathroom seem more spacious. Matte black paint was selected with a white quartz countertop that would set the stage for the river stone sink. Square crystal knobs mounted on the drawers provide a luxurious accent.

the bathroom door was configured to swing out into the corridor, rather than into the bathroom. A pocket door would have been ideal, but it would have meant relocating the adjacent linen closet, which was not desirable. The medicine cabinet was replaced with a more modern, circular one, framed in black. The wall cavity was reframed to support the 28-inch mirror that is accented with black vanity lighting with closed globe lights.
A few surprises
After the existing tub and shower were demolished, foam insulation was found between the studs. Creating a shower niche meant removing a good portion of it, but the homeowner decided that while the niche would have been nice, it was not a priority and she would rather keep the
insulation intact. As well, the new tub proved to be an inch longer and also slightly wider than the old one. To accommodate the new tub, the wall at one end had to be moved and reframed to support the tile.
Despite a few hiccups (which also included the delivery of the incorrect tile), the end result is a beautiful space that meets the client’s overall objective: a calm oasis with a ‘wow’ feature to delight and surprise guests.

Fall palettes have always intrigued me. Perhaps it’s because I have the pleasure of living in Ontario, where the colours of the season range from bright yellows and stunning reds to moody browns. Our everevolving landscape of autumn leaves decorating tree branches create the perfect colour mix to pull new design ideas from, and sprinkle into, our own interior landscape.

Good design is a balance of many things, including practicality, esthetics and of course, budget.
This last point can be a slippery slope when it comes to bigticket renovations such as a bathroom, where costs can quickly escalate. As a designer, my role is to guide clients through their wants and needs, and offer solutions to achieve that perfect mix, while staying on budget. To that end, there are places where you can splurge and save on your next bathroom renovation, leaving some money in the bank, while still meeting the must-haves on your list.
As a general rule, I don’t cut corners, but there are some items that don’t require the same level of investment as others. And, because at the end of the day you may not notice a difference when it comes to quality or style, I say it pays to save where you can.
The vanity
This is one of the key focal points in your bathroom, so it needs to look great and offer enough storage space to keep your bathroom organized and ensure a smooth start to your day. Sometimes, this means having a custom-designed vanity to accommodate specific needs or room dimensions.

With that said, unless your bathroom has an odd shape or intricacies, an offthe-shelf vanity will give you the best bang for your buck. In many cases, to keep costs down, you can be confident in choosing a ready-made piece that

Sometimes a bathroom renovation requires a plumbing re-do. This may involve replacing old pipes that are damaged or not up to code, or it may require reconfiguring the plumbing entirely to accommodate a change in layout or new fixtures, such as that freestanding clawfoot tub you’ve been dreaming of! Pipes are generally hidden beneath the floors, so moving the sink, toilet and bath or shower means tearing up the floor and subfloor and reworking the plumbing between the floor joists. This adds time and materials to your final bill. If you’re looking for ways to save, keep your current fixtures and the plumbing that is attached to them in their original location.
Marble countertops
Marble is the Mecca of magnificence, but believe it or not, there are some fabulous fakes on the market that are designed to mimic the look of marble without the inflated price tag. Fauxmarble porcelain tile is a great go-to for those trying to keep costs down.
In the principal bathroom at Meadowlane, we chose to feature porcelain marble-look tile, which came at a lower cost and allowed us to splurge on the real thing in the guest bath.
Chrome fixtures
There’s no better way to elevate the look of your bathroom than with a little polish and shine by way of chrome fixtures. Chrome is the classic choice and the neutral option, complements most materials and finishes, and offers versatility in terms of your bathroom’s broader style, whether classic or contemporary. It’s also cost-effective, leaving room in your budget to splurge elsewhere.
The shower
In many homes, the shower has become the new must-have feature, with advancements such as lighting, steam and materials that raise the bar. But what about the shower itself? As indicated by its name, a curbed shower design features a four-inch
curb that contains the water and glass enclosure. However, some argue that the curbed design isn’t as esthetically pleasing, while posing challenges to those with mobility issues. On the other hand, a walk-in shower is level with the floor and features a sleek, seamless design, but this option can cost upwards of double the curbed option, so it’s really a matter of preference and budgetary allowance.
Equitable solutions
Choosing where to splurge and save in a renovation can be a challenge, but thanks to advancements in materials and manufacturing, there are a lot of solutions out there. You can rest assured that saving money doesn’t necessarily mean compromising on quality or style.

Some of the world’s most revered designers and their most notable creations are rooted in Scandinavian design. This distinct esthetic first showed up in the 1930s and rose to fame in the 1950s, becoming one of the most popular movements in contemporary design. Since then, the Scandi style has influenced everything from fashion and furniture to architecture and interior design –including my own.
In my design work, I often lean into the Scandinavian esthetic, which delivers a nice balance of simplicity, contemporary style and function. More than just a style, one might even argue that it is truly a way of life that embraces the concepts of utility, simplicity and comfort as a lifestyle and indeed, a decorating style.
Bring the simplicity, contemporary style and function of Scandinavian design into your home
If you are looking for a timeless, classic look and easy living, then consider a trip to Scandinavia – if only by design! Here are some of the defining features of this cool, comfortable and characteristic look.
A focus on function
Function is one of the main guiding principles of the Scandinavian style, which favours essentials over excess virtually every time. This sense of practicality manifests itself through the use of clean lines, simple forms and slim profiles, which are paired with plenty of “white space” all around to create that essential breathing room for which this style is synonymous. Surfaces are clean, clutter-free and well-organized – and by organized, I mean out of sight entirely! This
un-adornment is also reflected in a minimal colour palette.
Neutral colours and materials
Simplicity is reflected in the preferred palette of neutral colours and materials inspired by nature. Light tones such as white, off-white, ivory, beige, taupe and gray are coupled with ample natural light and organic materials, predominantly blonde wood with leather and sheepskin commonly layered in, to bring a sense of ease and airiness to the home and the mind alike.
Despite this minimal colour palette, the Scandi look isn’t flat, by any means. Layering multi-tonal hues and textures and contrast in the form of dark or black details play a key role
in bringing depth and comfort to what might otherwise be a very basic backdrop. In the meantime, colour can also find its way into a Scandistyle space, leaning toward gentle, organic, nature-inspired hues such as beloved botanical greens, warm greys, soft blues and warm browns.
Comfort and joy
Scandinavian-inspired spaces have a distinguishing cosiness known as Hygge, the concept of comfort as a state of mind. Texture is a key element in creating this style of comfort in your home by contributing tactile and visual qualities through the use of woven and braided materials, textured wallpapers, relief tiles and panels.
The same effect can also be achieved, or enhanced, through the use of patterns. Treat patterns as you would a traditional textural item and layer it into your decorating plan. Just be mindful not to compromise your minimalist colour palette when choosing your patterns.
Adding a personal touch
Combined, these are the qualities that feel like home. I personally love this look, and my clients do as well. What has become affectionately known as Scandi style is a warm and welcoming look that is contemporary and cultural, quiet and expressive, all at once.
And while is it helpful to follow or embrace a particular style, perhaps the most significant distinguishing feature of this esthetic in your home should be your own personal touch. Even an established style can be improved on, and sometimes, all it takes is your unique touch.

Fireplace fundamentals
The fireplace has long been the hub of the home, but this fixture has since evolved from its original utilitarian origins for cooking and as a source of light and heat. In addition to its functional uses, in the modern home, a fireplace is also seen as a key focal point for entertainment and ambience. While entirely optional from a functional perspective, it remains a steadfast highlight in many homes.
With that being said, you’ve finally decided it’s time to crank up the heat in your own home with a new fireplace. Perhaps you’re adding a brand-new unit, or your existing fireplace could use an update. Before you reach for the marshmallows, you have some other decisions to make. What type of fireplace is best suited to your space, and how do you intend to use it? Here are some fireplace fundamentals to keep in mind.
ENDLESS POSSIBILITIES… AND SOME OBSTACLES
It’s safe to say that almost anything’s possible with an unlimited budget, but most of us face obstacles in one form or another, with financial and structural restrictions topping the list. If you live in a condominium suite, you’ll also have the condo board to contend with. Consult a professional designer or contractor to determine what’s actually possible, given your budget, the specs of the space, your functional needs and your esthetic vision.

While the Great Room is the most frequently chosen place to add a fireplace, you can break from tradition
and consider adding one to your front foyer, kitchen, dining room, principal bedroom, study, the bathroom or even the backyard. While whimsical, keep in mind that unconventional places may not yield the best return on your investment if your goal is to boost your property value.

Wood-burning, gas and electric, oh my! Each type of unit has its pros and cons, so do your research before you buy.
A wood-burning fireplace is the real deal. The quality of light and heat and the smell are key reasons people are drawn to the hearth like a moth to a flame. But admittedly, this type of unit is high maintenance, from the structural requirements, to building and tending to the fire, buying (or chopping) and storing firewood, and annual cleaning and/or inspections.
Gas fireplaces have gained in popularity for those who want fire with the flick of a switch, remote control or a smartphone app! Gas fireplaces are efficient and result in less heat transfer, reducing the risk of damage to nearby surfaces, furniture and artwork hung over the mantel. On the flipside, a gas unit can be costly, especially if you
need a gas line installed. Furthermore, the authenticity can be lacking, with no crackling flame or woodsy aroma. Where a real fireplace isn’t possible, an electric unit can be a good solution. These are easy to source and once delivered, you just put it in place, plug it in and enjoy. If you change your mind, you can move it like any other piece of furniture. While the unit itself is less expensive than its wood-burning or gas counterparts, an electric fireplace can be expensive to operate, given the high cost of electricity.
STYLE FILE
Alongside the type of fireplace you choose, you’ll also need to decide on a style. Consider details such as the finishing of the firebox and surround, the trim, mantel, chimney and wall around it. Ensure your choice aligns with the broader esthetic and theme of your home.

Aside from your own enjoyment, a fireplace can add value when you choose to sell your home, so consider this as an investment on all sides. But in the meantime, sit back, put your feet up and crank up the heat!

Are you looking for the best insulation there is for your plants? One that is free? We have the answer for you – snow. That’s right. Snow acts as an insulator and protects your garden from the cold and hard frost. However, it is important to remember that a heavy snowfall can also cause branches to break and damage delicate plants.
Salt is very toxic and can be a gardener’s nightmare. It can cause winter injury and dieback. Salt spray can desiccate foliage and runoff saturated in road salt can injure roots. We use Alaskan Ice Melter to clear ice and prevent salt damage to garden plants.
Clearing snow and ice from your driveway and walkways can be a lot of work. Many municipalities have by-laws that state snow must be cleared within 24 hours following a snowfall. Invest in a great snow shovel that is designed for pushing snow rather than lifting.
These simple steps will help protect your yard and plants from being damaged by snow:
SHAKE EXCESS SNOW [especially heavy, wet snow] from the branches of trees, shrubs and hedges. This will ensure your plants keep their desired shape.
WRAP CONIFERS [evergreens] WITH STRING to support the branches. Once a branch has been stretched out of shape under the weight of snow, it will not return to its original form.
AVOID WALKING ON YOUR LAWN when it is covered with snow. This can damage the grass and leave impressions of your boots, which become visible in the spring. Driving across the lawn during the winter can also cause damage.
WRAP BURLAP around cedars and evergreens that are exposed to wind, especially westerly winds. Two layers of inexpensive burlap around all evergreens will help to prevent damage from the weight of snow and sun scald in late winter, when the sun reflects off a clean, white layer of snow onto evergreen foliage.
WRAP UPRIGHT EVERGREENS, especially cedars, on the east side of a busy road with two layers of burlap to avoid the inevitable salt drift that occurs when traffic kicks the salt solution or brine up off the road. The prevailing winds push it in the direction of your prized evergreens. The two layers of natural burlap will insulate them from the damage that will surely occur from the burning effects of the salt.
APPLY WILT-PRUF, an ‘anti-desiccant’, to all broad-leaved evergreens like boxwood and holly to prevent winter desiccation. Apply when temperatures are above freezing. This ready-to-use liquid is magic on boxwood, yews and cedars that are exposed to wind and road-salt spray, and rhododendrons. The humidity in our winter air drops to less than 10 per cent some days, causing the moisture in the foliage of tender evergreens to evaporate. The result is browning in the extreme. 1 3 4 5 2 6

Interest rates today are still low in relative terms. The cost to borrow funds remains quite aggressive and mirrors the post-war interest rates from the 1940s and ‘50s, which makes now a good time to renovate and upgrade your family home. Below are some key considerations to fund your next project.
Mortgage, HELOC or private money
A traditional mortgage can be stable if fixed, or subject to change by way of variable and trigger rates. It is typically the least costly way to fund a project. Second or third mortgages are possible, but are costlier and riskier. If you are building new or substantially adding to or renovating your existing home, a construction line is often required. If you are over 55, reverse home mortgages can also help free up equity for upgrades or repairs in a pay-later type structure that is dealt with when the home is sold.
A home equity line of credit (HELOC) allows for up to an 80 per cent loan-to-value (LTV), and is tied to an existing mortgage. If sizeable or not pre-emptively set up, it can require similar underwriting to a mortgage. It can also be more expensive at 50 basis points above the prime (variable) rate (on average). Today, that would be 4.7 per cent + 0.5 per cent for a total of 5.2 per cent and subject to change should the Bank of Canada raise rates further, as it is expected to do through the end of the year. A

Alternative options can include “B” lenders or private equity. These can be easier to obtain, but are more costly, with arrangement fees and interest rates that can be double what the big banks offer. You can also go to family or friends, but those avenues can be tricky. Mixing financials with people close to you can sometimes negatively impact those relationships.
A booming trend in Canada is a living inheritance, where parents or grandparents gift funds to be used and enjoyed now while they are alive. This allows them to experience the benefit of their gift. However, there are tax and estate considerations with this strategy that should be confirmed with a professional prior to undertaking.
Rebates
Depending on your circumstances and the work you plan to do, there are a number of refunds and rebates available if you are building or renovating your home. GST rebates for new homes or substantial renovations (90 per cent), provide up to $24,000 in refunds.
Natural Resources Canada, as part of the Canada Greener Homes Initiative, provides grants up to $5,000 for insulating, air sealing, replacing windows and doors, thermostats and space and water heating equipment, as well as renewable energy and resiliency systems to make your home more environmentally sustainable
and protect it from environmental damages. It further provides up to $600 toward the total costs of your pre- and post-retrofit EnerGuide evaluations to help guide what changes to make, and interestfree loans of up to $40,000, with a repayment term of 10 years to help you undertake major home retrofits.
In many instances, federal, provincial and municipal rebates are can be stacked, so be sure to search for them to ensure you comply to stack that cash!
Planning
The more time you have to plan and shop for materials and labour, the more you can save on your project. If you’re in an immediate rush, your options will be limited to whatever and whomever is available in that moment. The cheapest prices won’t always yield the best value, and the best products and most skilled people who are in highest demand often come with wait time. If you can, seek out and commit to the best value, instead of taking what you get by leaving things to the last minute.

Renovation tips to help you stay in your home longer
Aging IN PLACE
If you are like most Canadians, you want to age in your own home. A 2020 survey conducted by the National Institute on Ageing (NIA) at Toronto Metropolitan University (formerly Ryerson University), in conjunction with TELUS Health, found that 91 per cent of Canadians of all ages, and almost 100 per cent of Canadians 65 years of age and older, reported they planned on supporting themselves to live safely and independently in their own home as long as possible.

can make to your home over the years so that it meets your changing needs as you age. Your best bet is to start by having a conversation with a renovator, who will be able to guide you.

The bathroom
While the entire home needs to support aging in place, the bathroom is a common area where homeowners begin modifications. Popular upgrades in all the home’s bathrooms include raising the toilet seat and installing grab bars. Smooth transitions between floor finishes and slipresistant flooring can help prevent falls. A curbless or wheelin shower provides easier access and more independence, as does seating in the shower and a hand-held shower head on an adjustable rod.
The kitchen
When it comes to the kitchen, the layout may need to be modified to allow free, clear access. Faucets and appliances should be easy to operate. For storage within easy reach, you could talk to your renovator about installing drawers and upper cabinets that lower with a slight pull on a handle. Consider a varying-height kitchen island or counter to provide both seated and standing working surfaces.
Covering the cost of renovations
Financial assistance is available to offset the cost of upgrades and renovations that increase accessibility. In Ontario, the Seniors’ Home Safety Tax Credit is available for the 2021 and 2022 tax years and is worth 25 per cent of up to $10,000 in eligible expenses per year for a senior’s principal residence. The maximum credit is $2,500 per year. The Home Accessibility Tax Credit offered by the federal government can also be used to offset costs. Budget 2022 doubled the qualifying expense limit to $20,000, for a tax credit of up to $3,000 for the 2022 and subsequent tax years.
