So, okay, the groundhogs in Alberta might have predicted six more weeks of winter, but I think we’re beginning to see a faint glimpse of spring and the rise of hope for warmer weather. With Edmonton’s showhome season opening soon we thought we’d raise some spirits with a look at what’s ahead.
We start with the blossoming community of Alces in the southeast. This Cantiro community is coming up aces with plenty of amenities already in place and ready for residents to enjoy. And if you’re buying or building your first home, the prospect can even be more daunting. But being well-prepared and working with a knowledgeable homebuilder’s sales professional makes the process smooth and enjoyable. In the end, building a home that’s uniquely yours is both rewarding and life-changing.
There are a growing number of first-time homebuyers in Alberta today, attracted by the province’s strengthening economy and comparative affordability of homes.
Edmonton in particular has several new home opportunities
in its many new communities that first-time homebuyers may find attractive. Affordability is still more easily found here than in other major Canadian cities. Also, its diverse and multicultural population makes it an obvious landing spot for everyone looking to start fresh.
So, whether it’s a local buyer trying to get out of the rental cycle, or someone entirely new to the city looking to own a home for the first time, here’s some advice from new home industry experts who know the market best.
RIGHT TIME TO BUY?
First-time buyers in 2026 should focus on long-term value rather than trying to perfectly time interest rates, says Coventry Homes Sales Manager, Antonius Magureanu. While rates have stabilized compared to previous
years, market fundamentals –including rising land costs and limited supply in key communities – continue to put upward pressure on pricing, he says.
“This year presents a strong opportunity for buyers because home prices remain relatively stable. There is still access to lots at earlier price points in select communities. The Federal New Home GST Rebate significantly reduces the upfront cost of purchasing a new build. And 30year amortizations on new builds improve affordability and monthly cash flow.”
But he says buyers should also be mindful of total cost of ownership – not just their mortgage payment, as entering the market with a home that fits comfortably within budget allows buyers to build equity and move up strategically over time.

“Trying to time the market rarely works. If homeownership aligns with your goals and finances, 2026 offers real value – especially with the GST rebate and stable pricing,” Magureanu says. “First-time buyers should focus less on chasing rates and more on choosing a home that offers long-term flexibility and strong resale value.”
BENEFITS OF OWNING A NEW HOME
Daytona Homes’ Emma Mann believes that the continued rise in rental prices will lead many buyers to consider homeownership in 2026.
“With rents continuing to rise, the gap between renting and owning is narrowing, and monthly payments are often closer than many buyers expect,” she says. “Buying allows homeowners to begin building equity instead of paying rent, while waiting can mean facing higher prices later if demand continues to grow in Alberta.”
She also notes that Edmonton remains one of the more affordable major cities in Canada,
making it an attractive entry point for first-time buyers.
“Homeownership offers stability through fixed payments and newhome warranties, along with the lifestyle benefits of having control over your space. With a strong selection of homes and growing communities across the city, buyers also have the opportunity to purchase in developing neighbourhoods that will benefit from future infrastructure and amenities.”
WHAT TO LOOK FOR
Excel Homes Marketing Manager, Kristina Plank, says first-time home buyers should be mindful when shopping for a new home. “Take the time to do your research and make sure you are buying in a community that makes sense for your lifestyle. Think about your commute to work, the amenities around you and what your day-to-day life would be like. Also, make sure you choose a builder that suits your style, personality and someone that will guide you through the process.”
She adds that buying a new home can seem daunting, but with the right team, it can be easy. “And most importantly, remember to take your time when deciding which model and floorplan is right for you.” Think about your needs now, she says, but also how you could grow into the home – and how your needs might change in the future.
“It’s never been a better time to buy, with low interests, and great incentives in the market! In Edmonton’s new home market today, the choices of where to live and what home to build are limitless. There are so many new opportunities for buyers to choose from. But there is one aspect to new homebuying that may be overlooked in the process, and that’s picking the right lot.
The many new communities in the Edmonton region offer a varied choice of lots that can suit any lifestyle. But before settling on one, here are some questions you might want to ask yourself: Did you want a big lot that can fit
triple front attach garages, a big backyard where kids can play? Or a narrower one that is not only more affordable but easier to maintain? Did you want a corner lot that will have a home with more windows, or an interior lot where your chosen home design can be a better fit?
The question most asked these days when lots are concerned is whether to go with a conventional lot or a zero-lot line home. A traditional lot has the home on the centre of the plot of land with four feet of separation on each side,
while a zero lot has the home right up against the property line of its neighbour on one side and about four feet from the other. While the former offers comfort and style, the latter offers more affordability as buyers pay less in terms of land cost, as well as in property taxes.

“Choosing a lot is one of the most important decisions in the home-buying process,” says Daisy Lieu, Marketing Manager at Rohit Communities. “Buyers should first consider whether they’d like

to be close to an amenity such as green space, a pond, a ridge, trails, parks, schools, or a location with views. They should also think about the size of yard they need for their own lifestyle – whether that’s space for a garden, an entertainment area, or outdoor storage.”
She points out that the lot selection will also influence home cost in several ways. “Premium lots such as corner, ridge, walkout, or pie lots typically cost more than standard interior lots. Yard size, sun exposure, privacy, and proximity to parks or trails all impact day-to-day living and function. And certain lot types tend to hold stronger long-term resale appeal.”
Nick Young, Director of Land Development at Cantiro, says choosing a lot is just as important as choosing the home itself.
“Your lot influences how your home looks, feels, and functions every day, from how much natural
light you get to how private your backyard feels. It can also play a role in long term resale value,” he points out
“It’s also helpful to know that lots are planned with specific home types in mind. In many cases, the home you fall in love with will naturally guide which lots are the best fit,” he says. “Choosing the right lot for your needs and budget is the next step. Managing priorities for your lot and home can greatly impact the total cost, so it is crucial that lot preference is taken into consideration. “
LOTS TO CONSIDER
Every lot comes with its own design opportunities and considerations, Young says. “The width and depth of a lot determine which home models will fit comfortably, while the slope of the land affects foundation options. Flat lots are ideal for standard basements, while sloped lots make walkout basements possible,
adding natural light and flexible living space on the lower level.”
He adds that some lots may also have constraints, such as utility right of ways, easements, or zoning requirements, which can influence what can be built. “That’s why working with a builder early on is so valuable – it helps ensure the lot and home design come together seamlessly, both from a lifestyle and budget perspective.”
Lieu says there are three key features to keep in mind when choosing your homesite: width, slope and position.
“A wider lot typically allows for a larger home, though some buyers opt for a wider but shallower lot to ensure a more inviting entry at a more reasonable price. Sloped lots can offer exciting possibilities like walk-out basements and extra natural light. Depth impacts backyard size and layout flexibility, while the shape of the lot influences floor plan options and yard usability,” she says.

“The lot’s orientation also plays a big role – it can determine whether your backyard catches those warm summer evening rays or provides the perfect spot for a sun-filled garden, and it impacts natural light and energy efficiency,” she adds.

“May The Fort be with you,” or “The Fort is strong in this one.” You can crack all the Star Wars quips about Fort Saskatchewan, but this lively, fun-loving prairie city just northeast of Edmonton is a world of its own, and one of the best places to call home in whatever galaxy.

And it is on the fast-track to growth. According to Government of Alberta records, Fort Saskatchewan had a population of 30,575 in 2025, the 18th highest in the province. It reflects a 2.26 per cent year-over-year increase, and
an 11 per cent rise in the last five years.

THE CHARMS OF THE FORT
If you can imagine growing up in a riverside town, with all the endless recreational activities it offers, then you have a good idea what life in Fort Saskatchewan is like.

It is operated by the non-profit Fort Saskatchewan Nordic Ski Club and includes classic tracks and skating lanes, groomed and track-set on City property by club volunteers using club equipment.
The FSNSC says it is more than just a ski club and offers a range of activities throughout the year, including skiing, biking, hiking, adult fitness, potlucks, and more.
In the warmer months, those who call The Fort home go exploring the North Saskatchewan River Valley that runs through the west side of town. The river valley is a major source of pride in the community, and the City website says that a 2017 survey of more than 2,300 residents reveals that the river valley trails ranked second as what part of Fort Saskatchewan respondents were most proud of.

Fort Saskatchewan has also gained renown for the flock of sheep they use to keep the grass
trim for more than 30 years. From June to September, the sheep are busy mowing the grass around the Fort Heritage Precinct.
At the heart of Fort Saskatchewan’s recreation and culture is the Dow Centennial Centre (DCC), a multi-use facility that includes an ice arena, gymnasium, fieldhouse, indoor track, and fitness centre. The facility, which opened in September 2004, also features a 550-seat performing arts theatre, a permanent art gallery with monthly shows, a banquet hall, and the local Pottery Guild.
The city also has two other indoor ice arenas the Jubilee Recreation Centre and the Sportsplex that are used during the winter months by hockey, ringette, and figure skating associations. In the summer months, the lacrosse association uses them. Fort Saskatchewan also has the Harbour Pool, which is an indoor swimming pool that includes a hot tub, sauna and slide.
Over 30 kilometres of paved trails meander through the city’s dozen parks, including Legacy Park, which is the city’s main gathering place and hosts festivals in the summer.
For foodies, there’s The Atlantic Kitchen offering the best seafood dishes this side of Edmonton, there’s Modo Mio for a taste of Italian, and the Bear’s Den for a cozy sports bar.
The city’s history comes to life in The Fort Heritage Precinct that whisks visitors back in time to the pioneer days of The Fort’s founding and the 140 years it has spanned since. Located in the heart of downtown Fort Saskatchewan.
The Precinct celebrates three distinct time periods: the City’s earliest history is represented by the 1875 North West Mounted Police (NWMP) Fort, while the historical village and 1905 Canadian Northern Railway Station capture the experiences of the earliest settlers.
