Boy, it’s been a scorcher of a summer in Calgary this year, my lawn is starting to look a little dystopian with the little moisture it’s been getting. What has cooled a bit is the Calgary real estate market. Things have slowed from its headlong rush and has settled nicely into a more balanced market that homebuyers can take advantage of with the wide range of opportunities in new homes and communities now available. Speaking of those new opportunities, we start with Qualico Communities, who grace our cover this issue to announce the Grand Opening of their newest community – Vantage Rise in September. This will mark their second major residential development in the city just north of Calgary after Ravenswood. On a sunny day last July on a gentle slope in Airdrie’s new community of Wildflower, the allure of the young, dynamic city just north of Calgary just became more pronounced. Minto Group, the developer of Wildflower, just broke ground on its Hillside Hub homeowners’ association facility, which will feature a ton of new amenities, including Airdrie’s first outdoor pool. Wildflower, which won Canada’s Best New Community at the
2025 CHBA National Awards for Housing Excellence, has become emblematic of Airdrie’s seemingly unstoppable growth as it continues to attract new homebuyers at an astounding rate with its focus on family-friendly homes and amenities. But they aren’t the only new community making waves in Airdrie. Vantage Rise by Qualico Communities is having its grand opening this September, and Spring Valley by Highfield Investment

Then there are the relatively newer ones like Key Ranch by Lamont Land and Sawgrass Park by Hopewell Residential. All these new communities will be needed as Airdrie remains at the top of the fastest-growing cities in Alberta. The 2026 municipality census shows Airdrie’s population hitting the 93,957 mark, a 4.35 per cent rise from last year. All the signs of a city bursting at the seams are as new infrastructure improvements are announced and come online. No wonder Airdrie is as hot as they come.

Airdrie is quickly outgrowing its reputation as Calgary’s little sister, as what was once considered mainly as a bedroom community is now becoming a modern urban centre that has kept its small-town roots intact. City Council has approved an accelerated construction approach for the new rec centre, called SW Recreation

Even with its rapid growth, Airdrie has worked to maintain its small-town heart through their numerous festivals and events. A long-time favourite is the Airdrie Festival of Lights that has been running for the entire month of
December for two decades. Newer to Airdrie is the Airdrie Children’s Festival, a two-day event in May that is quickly becoming a favourite for visitors and residents. Additionally, one of Alberta’s biggest shopping malls, CrossIron Mills, is just a short drive from Airdrie, and the city itself has its own retinue of independent and big box stores that offer tons of convenience to residents. It is also quickly becoming a foodie destination with a wide variety of diners and restaurants offering a varied assortment of dishes from smoked Montreal meats at Flavours of Montreal, Paros on Main for an authentic Greek meal, Nojomi is Airdrie’s hottest Japanese and Korean place, and much more. The abundant and relatively more affordable new homes available in Airdrie’s new communities has spurred the city’s continued growth. Located just a few minutes north of the boundary with Calgary, South Point is close to build out and is planning to go out with a bang. “We are releasing our biggest single-family floorplans now and they will be a great send off to South Point,” Van der Linden says. The new XL floorplans start at nearly 2,400 square-feet and are from the $700s (plus GST) and move-in-ready options are available. Twice the nice at half the price. The duplex has been for homebuyers looking for their first home to own. And why not? It’s double the affordability and double the functionality. Lately, demand for duplex homes in Calgary has surged builders come up with new,
more versatile models in more new communities. Homebuilders are introducing more new models as they strive to keep up with rising demand for the duplex, even as improvements in design, sound-attenuation, and evolving exterior looks, have made Partners

this twin-home design a clear favourite – and not just with firsttime homebuyers. Its affordability is key, but the duplex – otherwise called paired home, side-by-side home, or semi-detached home – has more appeal than just its price. “If you’re a family that’s outgrown the basement suite or apartment, or are sick and tired of wasting your money on rent, this is the perfect next step. It’s real space to grow into, without jumping straight into a full single family price tag,” says Alina Luca, Morrison Homes Area Manager in Seton Ridge. “Duplexes offer great value, with more space to call your own with your own yard and entrance, at an affordable price point,” she adds. Unlike purchasing a condo, a duplex allows homebuyers to

own a home with a backyard at a better price point than single-family homes, says Laurel Campbell, Senior Marketing Strategist at Partners Development Group. “Duplex offers homeowners similar features of a detached home including more space, privacy, and private yards that are often missing from most condos or townhomes, but at a more affordable price than a detached home,” she adds. DUPLEX VERSATILITY
A duplex is a single structure featuring two residences, each with its own private entrance and one shared wall (there is usually a gap between the walls of the two homes to lessen sound transfer). Each home is individually owned, and unlike some townhomes, have no condo fees. It’s twice the nice at half the price. Some can come with an attached front garage, while others have a back lane parking pad. Builders also offer packages to have the detached garage built with the home. Additionally, if you’re a first-time buyer, you can either reduce the price of the home by 5 per cent or take cash back after possession, Luca says. “Downsizers love it too. You get a comfortable, right sized home without the upkeep of a bigger house, so you’ve still got room in the budget to travel and enjoy life.
Pricing is a huge part of the appeal. Why buy a townhome with condo fees and neighbours attached on every side, when with a duplex you have no condo fees and you’re always the end unit,” she adds. New duplexes are readily available in some of Calgary’s best communities. We spoke with a couple of homebuilders to find out just exactly what the attraction is to this home type. We spare no expenses at the finer details to ensure that you are getting exactly what you want.” Partners offers duplexes in their dynamic communities of Keystone Creek and Homestead in the northeast, and in the new community of Upper Greenwich in the northwest. It wasn’t that far back when flex rooms or bonus rooms were mainly the domain of larger singlefamily homes. They were mainly thought of as dens, or libraries, or home offices that add an extra aesthetic oomph to the main floor. Or as an entertainment space by the bedrooms on the second floor. For the most part – a second thought. But ever since the pandemic, there has been a noticeable shift as many more homebuilders incorporate the flex room into almost all their home types, now even some apartment condos have them. The pandemic did make every homeowner and buyer realize that there is a need for the flex room. The lockdowns made residents aware that they did 34

need their personal space to do work at home, or one where they can enjoy video games and movies away from the rest of the household, or a cozy nook where they can retire with a good book. Today, the flex room has taken even more importance, at it has become the space, especially in single-family homes, that can be easily turned into an extra bedroom. Main floor bedrooms have become all the rage, turning the space that had been allotted for the flex room into one that can accommodate a suite for aging parents and allow them to stay with their own families as they age. “The beauty of a flex room is quite literally in the name; it can flex to fit people’s lifestyles. Versatility and adaptability are what people want most out of
their homes, and the flex room can easily provide this,” says Excel Homes Senior Marketing Manager, Kristina Plank. Alexandra Scott, Manager of Showhome Activations at Trico Homes, observes that flex rooms have further evolved into “lifestyle rooms.” “Instead of having a designated room, the trend is leaning towards this flexible space allowing the buyer to use it as they see fit. Whether that is a sitting area, office, craft room, music room, art room, playroom or wellness retreat etc,” she says. APPROACHING FLEX ROOM DESIGN
The flex room is now a more integral part of any home design, a flexible space in the main floor,
on the second floor, or even the basement. It was, for many, the hardest part to know what to do with, as it does not have a particular purpose like the kitchen or the living room, so many homeowners do not know what to do with the extra space and many just made them into ersatz storage rooms. But there’s more potential for these flex rooms than that. Even in smaller homes like townhomes and apartment condos, there is a way to make full use of the flex room. There are plenty of ideas and inspirations that can be found in any showhome but here are a few expert tips on how to create the dream space in your flex room.
