Early homeowners say they were drawn to Southbow Landing for its balance of nature, space, and mountain-town lifestyle. “Many appreciate the
expansive views of the Bow River valley and the Rocky Mountains, along with the opportunity to live in a quieter setting while still being close to Cochrane’s shops, schools, and everyday amenities,” Dave says.
There is even more to look forward to, as a dog park and a storm pond with pathways are set to open by the end of the year, further enhancing the outdoor recreational amenities.
“Buyers can also expect the release of a new phase and more opportunities to join the growing neighbourhood,” Dave says. One more thing buyers can look forward to is the coming of the biggest commercial centre this side of Cochrane that will go right by the entrance of Southbow Landing.
Accessibility has also improved with a paved James Walker Trail currently providing access into the community from Highway
22, along with an additional access point opening this April. Construction on the Southbow Landing portion of James Walker Trail will continue through the year, with completion anticipated in September 2026, while the Town of Cochrane advances its portion toward a full opening by the end of 2026.
“Once finished, the route will provide a much clearer and more direct connection between Southbow Landing, the Town of Cochrane, Calgary, and the nearby mountains,” Dave says.

Southbow Landing is Qualico’s second and largest development in Cochrane after Rivercrest. Southbow will be over 540 acres and will have roughly 3,000 homes for about 7,000 residents at build out. It’s the community many looking to move to Cochrane have been waiting for.

The Canada Mortgage Housing Corp. (CMHC) says in its 2026 outlook that Calgary saw a boom in new housing development with record starts in 2024 and 2025 that added more than 50,000 new units to the market, much of it in multi-family rental.

MORE DEVELOPERS JOIN THE FRAY
In the early 2000s, condo developers from Ontario and BC were flocking to Calgary to take advantage of its strong markets, that was when many of the condo towers in the East Village and the Beltline sprung up. The market has since steadied and for a long while it was left mostly to local developers – Logel Homes and Truman chief among them. But times are again shifting and more new condo developers are coming in.

Apartment condos are a great place to start your homeownership journey, invest, or right-size due to the ease of maintenance, consolidation of bills/payments. Single-level living in a shared community setting is a smart, affordable way to get into the homeowning market.

“An apartment condo is the perfect stepping stone into homeownership,” adds LePage. “It allows you to build equity while learning the ins and outs of

LePage points out that what buyers should look for in a condo apartment developer is a proven track record.

Sales will still happen, customers will take their time choosing, which is smart, and builders will need to rise to the occasion. On top of all that, a professional and customer-focused sales team will be more important than ever to communicate value to prospective buyers.”
Hall agrees. “Buy from a reputable developer, and buyers should take some time to understand how the condo board and operating budget function, because that’s what guides the long term health of the building.”
He adds that a well run, professionally managed board offers transparency and helps maintain stability over time, something that can make a big difference in overall ownership experience. “It’s also helpful to consider the building’s age, reserve planning, and upcoming maintenance. New construction often provides an advantage here, as the building is at the very beginning of its life cycle, reducing the likelihood of major repairs early on and giving owners more predictability.”

Also consider the amenities in the project. “The pools, gyms and public gathering rooms can be a nice touch, but they often sit empty and they most definitely bloat your condo fees. Just know you’re paying for that ongoing,” Hall says.
FITTING THE CONDO LIFESTYLES
Reilly says Logel Homes focuses primarily on end-users rather than investors for their homes. “We focus on connecting with folks who are actually going to live in the home. This means our buyers, particularly this year, are first-time homeowners and right-sizers.”

CHESTERMERE BECOMES EPICENTRE OF GROWTH

Exciting new announcements for new residential developments in and around the City of Chestermere are causing ripples and not just in the placid waters of its lake.
Chestermere has been on fast track to growth, with a population pegged at 31,671 last year, reflecting a 9.22 per cent yearover-year and a 41.9 per cent rise over the last five years. Those numbers are expected to soar even higher as two new residential developments were announced in the broader east Calgary–Chestermere growth corridor.
The first is a joint development by Mattamy Homes’ Alberta Division and Truman to build a 253-acre, master-planned community on the south side of Chestermere Lake. The second is Qualico Communities Calgary, which announced the
launch of Bellwether, a 160-acre mixed-use community located within Calgary’s east side, near Chestermere.
This pair adds to the already burgeoning residential development scene in and around this iconic lakeside municipality that has always attracted new homebuyers, especially recreation-minded ones.
“While Chestermere continues to grow, Bellwether represents Qualico Communities Calgary’s next step within Calgary’s east side,” says Monica Bilyk, Marketing and Communications Manager at Qualico Communities Calgary, building on the success of Bridgeport and Dawson’s Landing in Chestermere, while expanding into a new growth corridor that connects both cities.
“Chestermere continues to be one of the fastest growing
communities in Alberta,” says Joe Case, Vice President, Land Development for Mattamy Homes’ Alberta Division. “People are drawn to lakeside living, more space and a strong sense of community, while still being a short drive from Calgary and major employment areas. NEW HOME OPPORTUNITIES
The City of Chestermere has been growing steadily over the last decade that saw a bevy of new communities transforming the sleepy lake town on the east side of Calgary, into a dynamic epicentre of growth. New communities like Dawson’s Landing, Chelsea, South Shore, Clearwater, and Waterford had heralded the new era of growth here over the last five years.

Qualico’s Bridgeport launched in 2024 and is steadily growing, even as its other development, Dawson’s Landing, is quickly approaching build-out and is on its last phase.
The Mattamy-Truman partnership will continue to offer more opportunities for new home buyers. The as-yetunnamed development is targeted to break ground in summer 2028. This new community will deliver approximately 1,900 homes on the south edge of Chestermere Lake.
“The plan includes a mix of single family homes, semi detached homes, townhomes and multi family housing,” Case says.” Mattamy and Truman will both be building within the community, with each bringing a range of home designs to meet different needs and budgets.”
Bellwether will be a 160-acre mixed-use community and a part of Calgary’s next phase of eastward growth, contributing to a broader regional corridor that includes both Calgary and Chestermere.
“Located east of Stoney Trail, south of 17 Avenue SE, and west of 100th Street SE, Bellwether is positioned within one of the Calgary’s key growth corridors, an area poised to become a dynamic destination for living, working, and gathering,” Bilyk says.
RECREATIONAL HAVEN
What attracted residents to Chestermere in the first place was the wide range of recreational activities available, primarily centered on its 750-acre lake, the largest in the region.

Chestermere Lake is what has made the city such a prime destination for active, young families. It’s the only lake in the Calgary area that allows for motorized recreation.
But that’s not all the recreational opportunities that Chestermere offers.
The Chestermere Regional Community Association manages facilities for hockey, ringette, lacrosse, curling, soccer, baseball, dance and much more. Chestermere is also home to the Calgary Yacht Club featuring a broad range of sailing, educational, and social activities throughout the year.
Of course, Chestermere also has easy access to the massive East Hills shopping centre is right on the border between Calgary and Chestermere, and its cinemas, big box stores and boutique diners have provided a ton of convenience to residents along the 17th Avenue SE – Chestermere Blvd. corridor.

Qualico Communities Calgary is expanding into Calgary’s east side with Bellwether, a new mixed-use community located near East Hills and bordering Chestermere Dawson’s Landing and Bridgeport within Chestermere have been so popular that this development seemed inevitable –
a further vote of confidence in the growth in this region.
At full build-out, Bellwether is expected to include more than 3,500 residential units, featuring a diverse mix of medium and low-density homes, including apartments, townhomes, semidetached, and single-family residences.
A mix of commercial and residential uses, in both standalone and mixed-use buildings, will help create a vibrant, pedestrianoriented environment.
Environmental stewardship will remain a priority here, Bilyk says. “Alongside the stormpond, an environmentally significant wetland in the southern portion of the site will be preserved and will be connected to a broader network of neighbourhood parks and pathways. A green corridor pathway will run along the entire western boundary of the community.”
Bellwether will also incorporate a designated school site with an associated playfield and an EMS campus accommodating fire, ambulance, and police services to support future residents. A central park is planned to include an event platform, open lawn space, and picnic seating to support gatherings and seasonal events. Transit connectivity will further strengthen the community’s appeal. The Max Purple Bus Rapid Transit line is anticipated to extend along 17 Avenue toward Chestermere, reinforcing the corridor’s evolution as an extension of International Avenue and supporting convenient access to downtown Calgary.

The bloom of spring is upon us and not only is it the most brilliant time to enjoy the warmer weather, it’s also the absolute best time to check out the latest showhomes, as Calgary’s homebuilders roll out their new lineup for the season. Showhomes remain the most persuasive implement in the homebuilder’s marketing toolbox to display not only their skills
and capabilities in building a home, but inspiring visitors with the aspirational qualities of the home’s lifestyle potential.
The recent passing of the federal GST rebate plan adds a further spring to the step for homebuyers and the latest showhomes are an important piece in their homeowning journey.
WHAT TO LOOK FOR
Buyers look for different things in a showhome. Each has a favourite feature – a sleek, modern kitchen, or a cozy ensuite – that aligns with their lifestyle. But there are some pro tips on what to ask staff at the showhome.
“Always ask the area manager which features are standard specifications, and which are

premium upgrades to understand the true base value of the home,” says Max Conrad, Marketing Manager at Morrison Homes.
Beyond the looks, Conrad says to pay attention to storage space, the placement of the laundry room, and how the kitchen connects to the dining and living areas for daily family life.
Glenda Schwartz, Director of Marketing at Trico Homes says buyers should take a close look at the layout. “Can they picture themselves cooking in the kitchen? Does each room support their family’s lifestyle and daily routines?”
She says another important question to ask is about the ability to personalize through options and upgrades. “Families looking to buy should consider if they will need additional space to accommodate their evolving lifestyles, such as a secondary suite, upgraded kitchen, or a main floor bedroom.”
In addition to all these, Excel Homes’ Marketing Manager, Kristina Plank, says buyers should also look at the quality of materials and finishes, such as flooring, cabinets, and fixtures. “It’s important to ask which features are standard and which are upgrades. Buyers should also consider storage space, natural lighting, and how the rooms are arranged for everyday living.”

Excel Homes has been at the forefront of Calgary’s showhome parade pageant since it began nearly 40 years ago, and they continue to wow 2026.

Morrison Homes will soon launch showhomes in existing communities of Glacier Ridge, Legacy and Rockland Park and in the new communities of Liberty and Rose Ranch. But as it celebrates its 65th anniversary this year, they are putting an added focus on their current line of showhomes in nine communities across the region.
“The major focus for Spring 2026 is the 65th-anniversary rotating showhome events, which kicked off at Seton Ridge on February 21 and run every weekend through April 25. These events also introduced our special anniversary models designed specifically for this milestone year,” Conrad says.

An important aspect for buyers to remember is that many of Trico Homes showhomes are available through a leaseback option, allowing buyers to purchase an active showhome while Trico pays
