Spring has been quite a hectic month in the Calgary new home scene. There were a series of showhome events and community openings that we were lucky enough to have been invited to, and if you follow us on the socials you’d know all about it. And the next few months promise even more.

AMBLERIDGE’S GRAND OPENING

MARKS NEW ERA FOR NORTHWEST

The pealing laughter of children resonated through the sunny Saturday when Qualico Communities held the Grand Opening of Ambleridge, its latest development in the northwest that is ushering a new sense of familyfriendly design and attainable lifestyle.

The event held on June 6 was not just a celebration of Qualico’s third community in this everevolving area of the northwest but also served as part of their 75th anniversary commemoration this year.

AMBLERIDGE’S GROWTH

Ambleridge has seen steady progress and strong interest since

presales launched in 2025. The community continues to attract buyers looking for a Northwest Calgary lifestyle that balances natural beauty with everyday convenience and connectivity.

Momentum has continued to build since the community launched, with many builders opening their sales centres early, first homeowner possessions already taking place, and all the dozen showhomes are officially open.

PLAYGROUNDS AREN’T JUST KID STUFF

At the heart of every familyfriendly community is a playground, the best place where kids can have fun and expend some excess energy and where parents can establish the bonds of the neighbourhood. It’s an essential amenity, and its design is ever evolving.

Community playgrounds may provide hours of fun for children, but their design has become serious business for developers as they stretch out their imaginations to provide the most engaging and inclusive tot lots for families.

A recent report by the City of Calgary round that the city is home to 1,172 playgrounds that ranks it among the world leaders in playgrounds per capita, amounting to roughly five playgrounds per 1,000 children. And the number of playgrounds in the city has grown by

approximately 25 per cent in the last 10 years.

The report also found that more than half of these playgrounds are at least two decades old and need more funds for maintenance. But in Calgary’s new communities, that is not the case, as developers come out with more imaginative and accessible ways to feature in their latest playgrounds.

Today’s play structures in the new communities aren’t just the swings and slides of yesterday, but more interactive, accessible and safe. Many use recycled rubber for surfaces to avoid scrapes.

“Playgrounds are one of the first tangible signs that a community is truly coming to life,” says Daisy Lieu, Division Marketing Manager for Rohit Communities. “For us, providing residents with a quality outdoor amenity they can enjoy right away a priority from day one.

It gives neighbours a reason to get outside, connect with each other, and start building community.”

THE EVOLUTION OF THE PLAYGROUND

Dan Seibel, Marketing Manager at Brookfield Residential, tells NextHome that their vision for the community playground has evolved into something larger, as they are incorporated as part of their central recreational facilities exclusive to the residents of their communities.

But beyond that it has already become one of the biggest draws to this southeast community. The grand opening celebrations of the playground in May proved just that.

Despite the cloudy day, crowds came through to see just how much innovation and imagination Rohit has put in this the first of four planned park sites in the community.

Built with the first phase this Inclusive playground design takes advantage of changes in elevations on site, Lieu says. “Use of natural themed structures to compliment the community style as well as match the seating areas throughout the pond and playground,” she says.

Muted structure colours blend with the community and integrate well with the adjacent wetland and

pond. Climbing structures, seating areas with shade, various tree sizes to mimic a new forest create a whimsical environment, there’s also a temporary irrigation system to increase grass, shrubs and tree growth. “It also has walking paths with several benches installed to sit an enjoy and watch the kids play,” Lieu says.

Rohit is also developing Heartland in Cochrane, and the playground there brings its own exciting additions for residents which was a brand new dog park and a scenic walking path that winds around the pond, giving pet owners and outdoor enthusiasts a dedicated space to enjoy year-round.

Finding a home that fits your lifestyle needs is important, but finding one that fits the budget is just as critical, if not more so. That’s what “right-sizing” is all about.

The “right-sizer” was never just a buzzword in Calgary, as whether downsizing or upsizing a home, finding the right-size home is what everyone needs. After all, no one wants to be house-poor, meaning having a home that you can’t afford.

“Right-sizing isn’t about having less – it’s about having the right home for the life you want to live,” says Trico Homes Director of Marketing, Glenda Schwartz. “It’s aligning the home with the buyer’s current and future lifestyle, not simply reducing square footage.”

The Canada Mortgage and Housing Corporation (CMHC) offers a couple of guidelines to finding a home that you can comfortably afford. Second, your total debt (for housing, cars, and credit cards) shouldn’t be more than 40 per cent of your gross income.

In some old sitcoms like “The ‘70s Show,” the basement was always depicted as a slightly shady area meant for teenage hijinks. But in today’s homes, the basement is where the full potential of the home is waiting to be tapped. Be it in a duplex, a laned home, or a front-attached garage home in Calgary, the below-grade spaces is where the home can, in fact, become another home. Developing legal secondary suites has become one of the hottest trends in the new home industry today, and the basement can turn the home into anything from a multi-generational property for aging parents; as an incomegenerating space that could take

in renters to help pay down the mortgage faster; and, as always, a rumpus room for kids of all ages.

TRUST THE BUILDER

Of course, developing the basement on your own after taking possession of the home – “sweat equity” it’s called – is always an option, but most of Calgary’s homebuilders offer the choice of developing the basement of your new build home and realize its full potential faster and easier.

NuVista Homes’ Annie Nguyen, sales associate in Bridgeport, says there are several advantages to have the basement developed by the builder.

“Developing the basement during the initial build offers a level of efficiency and quality that’s difficult to achieve afterward and may cost more due to reconfiguration of existing mechanical and/or HVAC elements,” she says.

“Because the structure is open and accessible during the home’s construction, the space can be engineered with optimal ceiling heights, window placement, and mechanical routing, resulting in a brighter, more functional lower level.”

Kristina Plank, Senior marketing Manager at Excel Homes, adds that cost is another thing to consider.

“Developing the basement

later is often more expensive because you’d need to create a new layout, bring trades back in, and potentially deal with longer construction timelines,” she says.

“And of course, there’s the convenience factor,” Plank adds. “If you wait and do it later, you’ll have a construction crew working in your home after you’ve already moved in, which can be noisy, disruptive, and inconvenient. So, if it’s within your budget, doing the basement development during the initial build often makes the most sense.”

THINGS TO CONSIDER

There is a growing interest in developing secondary suites or semi private living spaces, but there are things to consider.

Legal suites with a full kitchen will require additional permits and costs that can take longer to get approved by the local city planning department. “Legal suites are not always permissible in every community, so customers would need to talk to your home builder to ensure that is an option,” Nguyen points out.

Plank says additional consideration in the placement of windows and separate entrances must be made in homes on zero lot lines (ZLL).

“We have many communities with zero style lots and we have thoughtfully designed our basement suite layouts that work within those requirements. We place rooms with windows in a way that complies with the zero-lot line rule of keeping one side wall free of windows. For example, if a bedroom or room requiring a window would normally be placed along a side wall, we would instead move it to the front or rear of the home. We have also modified our layouts to be more efficient and to maximize space in a ZLL model,” she says.

The cost of developing a basement varies depending on the home model, square footage, and the features a homeowner wants included, Nguyen says. “For a one bedroom basement with a kitchen and full bathroom, the investment typically ranges from $50,000 to $90,000. This range reflects the full scope of work – from framing and drywall to plumbing, electrical, flooring, cabinetry, and finishing details. The final price depends on whether the client wants a full kitchen or kitchenette, the size of the living area, and any additional upgrades such as upgraded flooring or cabinetry.”

DESIGN TRENDS

As for design trends, Nguyen says full basement kitchens and well designed wet bars have become increasingly popular, especially for homeowners who enjoy entertaining. “Many homeowners are putting more intention into their basement spaces, and we’re seeing a strong shift toward upgrades that make the lower level feel just as livable and valuable as the main floors,” she says.

“Additional cabinetry continues to be a popular choice, especially for those wanting more storage or a more functional kitchen. Spa inspired bathrooms with tiled showers and upgraded fixtures are also in high demand, as buyers look to create a comfortable, private retreat for guests or extended family.”

Plank mentions that one trend they have noticed gaining in popularity with basement developments is having luxury vinyl plank flooring in kitchens and other wet areas. “It has the look and feel of hardwood, but it’s

more durable and water-resistant, which makes it a great fit for those spaces.”

She adds that in regular, nonsuited basement developments, Excel is also seeing a trend toward larger, open-concept spaces that can serve multiple purposes. “For example, homeowners may use the area as a movie room, home gym, games room, or a combination of some.”

Lastly, for basement suites, two-bedroom layouts have become very desirable and popular. They maximize your space and help increase your rental income, Plank adds.
