SCORCHING SUMMER I hope everyone’s recovered now from the Stampede frenzy. Despite the occasional downpours (which are normal for these parts), it has been a scorching party, and I am hoarse from all the “yahoo-ing” in those 10 days. It seems there’s a lot to celebrate in Calgary’s new home market, as well. With lots of new showhomes and communities opening up – and more coming this fall – we’ll be busy keeping our readers informed of all that’s going on in the next few. In Chestermere, the singular, boutique community of South Shore is moving into its final phase with the opening of its new showhomes and the availability of some of the best lakeview lots in this city just east of Calgary. We take a look at what has made this young community such a hit in our cover feature, including its stylish, upscale homes, its connection to nature, and the strong bonds of community that is already readily apparent. We also take a peek into Calgary growing number of highdensity pocket communities. The popularity of Taza Park, University District, and East Village show this just may be the new way to grow the city. We also spoke to a couple of home builders on what the favourite upgrades have been this year, check out the story inside to find out. The City of Chestermere in itself is a big draw for new homebuyers. Located just east of Calgary, the young city has been on fast track to growth, with a population pegged at 31,671 last year, reflecting a 9.22 per cent year-over-year and a 41.9 per cent rise over the last five years. What attracted residents to Chestermere in the first place was the wide range of recreational activities available, primarily centered on its 750-acre lake, the largest in the region. Beach fun in the summer, outdoor skating rink in the winter, Chestermere Lake is what has made the city such a prime destination for active, young families. It’s the only lake in the

Calgary area that allows for motorized recreation. But that’s not all the recreational opportunities that Chestermere offers. The Chestermere Regional Community Association manages facilities for hockey, ringette, lacrosse, curling, soccer, baseball, dance and much more. CALGARY SUMMER SPOTS TO ENJOY

CODY BATTERSHILL Summer in Calgary is one of the best times of the year, with more fun activities and events around the city than in the colder months. As a born-and-raised Calgarian, I’d recommend checking out these five spots again and again. ST. PATRICK’S ISLAND

St. Patrick’s Island is one of the best places in Calgary for an easy summer outing close to downtown. The park has walking and biking paths, a children’s playground and river pool, wetlands and open green space, and beautiful river views, so it works well for families, couples, and anyone wanting a calm break from the typical urban pace. The island connects to East Village on the west side and the Calgary Zoo/Inglewood on the east side, making it an ideal inbetween stop during the summer heat. Enjoy a quick nature walk before heading to the zoo and back again, or stop by and relax by the river as you hear HARVIE PASSAGE

Harvie Passage is one of Calgary’s top summer spots for people who enjoy outdoor water sports. Located along the Bow River in Inglewood, it is a go-to destination for paddling, rafting, kayaking, and whitewater recreation, making it a favourite for adventure seekers and active locals. Even if you are not getting in the water yourself, it is a fun place to watch and enjoy the riverside

setting. Pearce Estate Park, which leads up to Harvie Passage, is expansive with many pathways, playgrounds, and open green space, ideal for summer barbecues and hangouts with loved ones. PRINCE’S ISLAND PARK

Prince’s Island Park is a Calgary classic and remains one of the city’s most popular summer destinations. Set right on the Bow River just north of downtown, it offers pathways, picnic areas, open space, and hosts major events through the warmer months. It is ideal for office workers on lunch break, families on weekends, and visitors wanting a simple introduction to the city. The newly renovated Eau Claire Park offers weekly activities and events, while nearby restaurants provide some of the best patio experiences our city has to offer. RIVERWALK

RiverWalk is one of the easiest ways to enjoy the heart of Calgary in summer. Running through Eau Claire and East Village along the river, it has dedicated walking and cycling space, public gathering areas, and direct access to some of the city’s best inner-city views – including to the acclaimed Prince’s Island Park. Its pathways are perfect for walkers, runners, cyclists, and anyone who just wants to grab a coffee or food and head out for a stroll. RiverWalk has long been a go-to summer spot for Calgarians because of the wide variety of activities and events it offers, as well as the easy access it provides to many other walkable summer destinations in the downtown area.

Harvie Passage SIKOME LAKE

Sikome Lake is Calgary’s go-to city beach when the weather really heats up. Located in Fish Creek Provincial Park, this publicly accessible man-made lake is supplied by freshwater wells and offers a sandy beach setting that is especially popular with families and kids. It is one of the few places in the city where you can get that true summer-lake feeling without leaving Calgary. For a relaxed afternoon in the sun, it is hard to beat. Recent renovations have upgraded Sikome Lake’s locker rooms, cafeteria, and other facilities, making them even better than before!

When Carmen Prado and Jageregger Werner were looking for a new place to live, they found Taza Park, a new community bordering Calgary’s southwest. But they weren’t completely convinced of buying here so they agreed to just rent a unit in Homes by Avi’s Aurora townhome development. But after just a couple of months, they were completely sold on the lifestyle opportunities they found here and decided to buy. “We wanted a newer home near Calgary’s inner city. We first decided to rent but once we moved here and knew more about the community, we immediately realized it was a great opportunity to invest 14

Taza Park is part of the broader 1,200-acre Taza development in the Tsuut’ina Nation. Bordering the banks of the Bow River, adjacent to the Weaselhead Flats and Fish Creek Park, it’s closeness to nature is a major attraction to homeowners. Taza Park village itself is planned as a 470-acre mixed-use community with more than 50 acres of green space at build-out.

Growth has been evident in Taza since its Sales and marketing Centre for Taza Park opened in spring last year. “Taza has moved from vision and planning into a very tangible stage. Carmen and Jageregger bought their Aurora townhome for under $600K and they are getting a 1,480 sq. ft. two-storey townhouse with no condo fees. They also get a private backyard where they can

create a garden, plus a two-car parking pad with the option to build an 18-foot-wide double detached garage in the future. “Aurora at Taza Park is the perfect place for us, because it offers the sense of a quiet community, focus on quality of life and a connection to nature,” Carmen says. “We’re excited to explore the pathways, parks, shops, and restaurants that will come.” Taza is one of North America’s largest First Nation development projects. It includes three interconnected villages: Taza Park, Buffalo Run and The Crossing. THE SMART WAY TO GARDEN

TURN YOUR YARD INTO A DROUGHT-RESISTANT OASIS by PEPPER RODRIGUEZ

The white picket fence, the red rose bush, the green, green lawn – that’s the picture of the perfect yard of the ideal home that every child in North America grows up with. But in these days of climate change and widespread drought, that ideal is becoming increasingly unrealistic. Despite the torrential rains of the past month in Calgary, the water needed to keep the turf healthy and green is not only a strain on the budget, but on the water supply of the entire local municipality. In the prairies especially with its frequent droughts, water restrictions are still a likelihood in the summer. This is why drought-resistant gardens may be best alternative. There are still those who are doubtful of building a droughtresistant garden, thinking they may end up with a home in the middle of the Mojave Desert. Although there is beauty in that scenario, it is difficult to get rid of the idea of the green suburban lawn. But experts say there are ways to turn your yard into a suburban oasis that is still easy to look at and easier to maintain. One can take inspiration from a Japanese rock garden and incorporate ornamental rocks and gravel with driftwood and lawn ornaments to take the place of flowerbeds and sod.

The City of Calgary has a handy guide available in their website for YardSmart Planning and Design, which gives smart tips on how to beautify your lawn and backyard while being water-wise. Among the tips are choosing plants that thrive in Calgary’s climate and are tolerant to drought. It also says to also consider flowering perennials and native wildflowers which support pollinators. It further adds that wherever possible, replace portions of your lawn with tiered gardens, rock gardens, low water-use shrubs or flowering trees and groundcover. These garden features use less water and act as wonderful filters and sponges to help absorb rainwater. YardSmart’s resources and practical advice help Calgarians establish and maintain yards and gardens that are well suited to Calgary’s growing conditions and use less water. YardSmart gardens are also pollinator friendly and can provide food and habitat for bees and butterflies. The first tip is to create a sketch of your yard to map out areas of sun, shade, dry and wet. Then to plot for “specific places for things like play areas, dining and entertainment, composting, gardening and rain barrels.

“Make a note of where water runs or pools; additionally, group plants with similar water needs together,” it says. “Slope your flowerbeds and place plants that need the most water at the lowest part. Lastly, shape your beds so sprinklers and soaker hoses can easily accommodate them. It also advises opting for native plants that support pollinators or plants that have proven to be low water users.

There is also the method of “xeriscaping.” This is the process of landscaping or gardening that reduces or eliminates the need for supplemental water from irrigation. According to Chinook Landscaping in Calgary, xeriscaping simply means you will need to water your landscaping very little or not at all. But for this, it would be essential to pick plants that are native to the area. TurffMutt Foundation has always advocated to lawn design that work with nature. “A successful eco-friendly backyard is one with plants that support your lifestyle and 22

ones that will thrive in your climate zone, with minimal input from you,” the TurfMutt Foundation says. He says The TurfMutt Foundation follows the adage of ‘right plant, right place.’ “We encourage homeowners to refer to the Canada’s Plant Hardiness Zone Map to find the plants, shrubs and trees that are best suited for their region and home. Those plants will do better during water scarcity, too,” the Foundation says. The City of Calgary is encouraging Calgarians to implement their “YardSmart” initiative that offers expert advice on maintaining a waterwise yard and garden.

• Know what type of soil you have: The frequency and amount of water you apply to grass varies depending on the soil, type of grass and weather conditions. • Cut long. “Upselling” may be the most frowned upon word in the English language, especially if you’re just a customer on a budget trying to get by with just the most essential purchase. This leeriness comes two-fold when it comes to buying a home, as nobody really wants to hear about additional costs to what is already likely the biggest purchase of their lives. But there is a time and a place for everything, even upgrades, and plenty of new homebuyers today actually ask for them. Like a brand-new car, the standard model is fine and can get you from point-A to point-B without a problem. But one with the all-leather heated seats, the latest info-tainment package, and the sleek alloy wheels is surely what gets more noticed and gives the buyer the most enjoyment of 24

the drive. Same thing with homes, it comes down to needs and wants. Do you really need the Italian marble countertop when a simple quartz one will do? How about that sleek stand-alone tub in the ensuite? Or those gorgeous wrought iron railing for the stairs? Maybe it’s not just what one wants, or what one needs, but also what one can afford. But according to the homebuilders we spoke with, many of the requested upgrades these days centre on structural additions. LEVELING UP THE HOME’S POTENTIAL

From smart home technology to the personalization of floorplans, and the latest trends in material finishes, there are plenty of upgrade options open to the homebuyer.

Sierra Shyian, Design Consultant at Trico Homes, states that a lot of design upgrades are meant to personalize the home to the client’s tastes and preferences. “No upgrades are required for having a liveable home, as Trico Homes provides all the buyer needs. Everything still functions great and our standards still offer a lot of choices for people to be creative, but if you are wanting to make your house feel like less of a builder standard inventory home, it’s where those touches of personality lie.” If the homebuyer does want to install upgrades, Excel Homes Marketing Manager Kristina Plank advises that they should focus on upgrades that give long-term value. “Focus on upgrades that improve daily living, like an upgraded kitchen, main floor


flex room or a basement suite. Structural changes should come first since they’re harder to change later,” Plank says. “Think about your lifestyle and budget, and don’t hesitate to ask your Sales Team for guidance on what’s most popular and practical.”

Trico’s homes already include a high-level of standard features, but Shyian says that based on their most purchased options, homebuyers are looking to add flexibility to their home. “Popular structural upgrades include changes to a home that help make it suitable for multigenerational living, like adding a bedroom and full bath on the main floor for aging family members. It is also very common to include a spice kitchen to be used for all the main cooking, dedicating the primary kitchen for hosting or bigger meals. Choosing a built-in appliance layout for your home can also help maximize cooking space for these lifestyle needs.” As for popular interior finishing upgrades, she says Trico is seeing demand for full-height cabinetry not just to increase storage space but to guard against dust accumulation in those high outof-reach areas.

“Wastebin pullouts are often added to island cabinetry to save of extra space and to keep your kitchen area looking less cluttered. Homebuyers will often upgrade from a pedestal sink to a full vanity cabinet, as the standalone sink can sometimes make a space feel unfinished.” Bringing in additional cabinetry colour(s) is also becoming more popular to give more dimension to your home. “Your kitchen is the main space where guests and loved ones come together. Incorporating two-tone cabinetry in the kitchen or a different colour in your upper floor bathrooms help differentiate it from the main floor. Upgrading the tile, countertop, and plumbing fixtures further include the space and highlight this as a focal point in the home. Trico also recommends going with nine-foot foundation height so the basement will feel so much lighter and brighter. “This adds more usable space and comfort in the basement, whether finished now or later.” An upgraded lighting and kitchen package are also among the most popular requests at Trico Homes. “Pot lights and enhanced fixtures make a big difference in ambiance and resale.” Buyers may also want to consider having a patio or rear deck built with their home. “Especially in communities with smaller yards, this gives additional living space to enjoy well into the fall,” she says. nexthome.ca
