In Calgary’s new home market today, the choices of where to live and what home to build are limitless. There are so many new opportunities for buyers to choose from. But there is one aspect to new homebuying that may be overlooked in the process, and that’s picking the right lot.
Many of the Calgary region’s new communities offer a varied choice of lots that can satisfy any lifestyle. These are some of the questions you might want to ask yourself before settling on one: Did you want a big lot that can fit triple front attach garages, a big backyard where kids can play? Or a narrower one that is not only more affordable but easier to maintain with less mowing or snow shovelling? Did you want a corner lot that will have a home with more windows, or an interior lot where your chosen home design can be a better fit?
The question most asked these days when lots are concerned is whether to go with a traditional lot or a zero-lot line home. A traditional lot has the home on the
centre of the plot of land with four feet of separation on each side, while a zero lot has the home right up against the property line of its neighbour on one side and about four feet from the other. While the former offers comfort and style, the latter offers more affordability as buyers pay less in terms of land cost, as well as in property taxes.
FINDING YOUR FIT
“Picking a homesite is one of the first and most exciting steps in the new build process,” says Aleaha Cole, Shane Homes Area Manager in the new community of Esker Park in the northwest. “Choosing the right lot is extremely important as it influences everything from the home’s layout and natural light to the size and feel of your outdoor living space,” she adds.
“Choosing a lot is about more than selecting an address,” says Rishika Dave, Communications Specialist at Qualico Communities in Calgary. “It influences how a home functions, how it feels day to day, and how it holds value over time.”
She adds that while size is often the first consideration, and larger lots typically carry a premium, value is shaped by more than square footage alone. “Shape, grading, location within the community, and what the lot backs onto all contribute to pricing. Two lots of identical size can offer very different possibilities.”
Cole adds that certain lots can also affect the overall cost of your home. “Certain homesites, such as those located on a corner or backing onto greenspace, may come with a higher price due to their location and different architectural requirements. Ultimately, selecting a lot is about finding the best fit for your lifestyle, budget, and vision for how you will live in your future home.”
“Location plays a significant role as well, not only within the community, but in the broader context of where that community is situated,” Dave points out.
“Lots backing onto ponds or ridge lines are often priced at a premium for their views and privacy. At the same time,

homes in established innercity neighbourhoods may carry different land values than those in emerging communities or neighbouring towns surrounding Calgary. Interior lots, meanwhile, can provide strong functionality at a more accessible price point, depending on the setting.”
A WIDE CHOICE

TYPICAL CALGARY REGION HOMESITES
Typically, in the city’s newer communities, lots can vary from 36- to over 40-feet wide and plenty more in between. Qualico gave NextHome a rundown of the typical lots that can be found in the Calgary region today.
PIE LOTS – These lots are typically narrower at the front near the street and widen as they extend back, similar to the shape of a pie slice.
RIDGE LOTS – A ridge lot is situated on an elevated area or ridge, often providing panoramic views of the surrounding landscape. These lots can offer homeowners unobstructed views of natural features such as mountains, bodies of water, or a city skyline.
WALKOUT LOTS – A walkout is typically found on slopes, where one side of the home’s basement level is ground level, allowing for a door leading directly outside, typically to a backyard or patio area.
INTERIOR LOTS – a lot positioned between two neighboring properties. This is in contrast with corner lots, which are adjacent to two intersecting streets and usually have more exposure.
CORNER LOTS – corner lots and other amenity lots (backing on to a major road, park space, pond, etc.) sometimes provide more yard space and fewer direct neighbours. They also tend to have higher architectural control costs due to their visibility.

There are a growing number of first-time homebuyers in Alberta today, attracted by the province’s strengthening economy and comparative affordability of homes.
Calgary in particular has several new home opportunities in its many new communities. Affordability is still its strong suit compared to other major Canadian cities, making it a hotspot for people of all income levels. Also, it’s diverse and multicultural population makes it an obvious landing spot for everyone looking to start fresh.
So, whether it’s a local buyer trying to get out of the rental cycle, or someone entirely new to

the city looking to own a home for the first time, here’s some advice from new home industry experts who know the market best.
GETTING PREPARED
There are plenty of pitfalls to watch for when building a home, especially for a first-time homebuyer. It helps to get some sage advice from people who know the industry best, like Kristina Plank of Excel Homes and Laurel Campbell of Partners Group. Both homebuilders offer a full-range of home types, but first-time homebuyers take up a significant portion of their business.
Plank, the marketing manager at Excel, says buyers building a home for the first time should not only think about their needs right now but for the future too.
“First-time home buyers should be mindful when shopping for a new home. Take the time to do your research and make sure you are buying in a community that makes sense for your lifestyle. Think about your commute to work, the amenities around you and what your day-to-day life would be like. Also, make sure you choose a builder that suits your style, personality and someone that will guide you through the process,” Plank says.
“Buying a new home can seem daunting, but with the right team, it can be easy,” she adds. “And most importantly, remember to take your time when deciding which model and floorplan is right for you. Think about your needs now and how you could grow into the home – and how your needs might change in the future. Choose a home that will grow with you – and never sacrifice on the things that matter most to you.”
Single-family home buyers do have to keep in mind budgeting for additional costs such as a detached garage, fencing, or basement development. Multi-family buyers need to also consider if there are
condo fees (there are townhomes that have no condo fees). Speaking to a financial advisor or mortgage broker early in the process is also key to understanding what price point and monthly payments fit your budget.

Under the bright blue prairie skies of southern Alberta, amid the pealing laughter of children trying out purportedly the tallest slide in Calgary, life just seems as sweet as it can be. That was the scene this past summer when the long-awaited Radio Park opened in Southwest Calgary, just another reminder why this is the most sought-after residential sector in the city.
Located just off Old Banff Coach Rd, SW, Radio Park is an 8.5 acre “urban living room” at the heart of West Springs in Calgary’s southwest, it’s far more than just a playground and its benefits are far ranging.
“When it opened, it attracted such a crowd that we enjoyed some of our highest traffic at the showhome,” says Adam Zymirski,
