Unlike purchasing a condo, a duplex allows homebuyers to own a home with a backyard at a better price point than single-family homes, says Laurel Campbell, Senior Marketing Strategist at Partners Development Group.
“Duplex offers homeowners similar features of a detached home including more space, privacy, and private yards that are often missing from most condos or townhomes, but at a more affordable price than a detached home,” she adds.
DUPLEX VERSATILITY
A duplex is a single structure featuring two residences, each with its own private entrance and one shared wall (there is usually a gap between the walls of the two homes to lessen sound transfer).
Each home is individually owned, and unlike some townhomes, have no condo fees. It’s twice the nice at half the price.
Some can come with an attached front garage, while others have a back lane parking pad. Builders also offer packages to have the detached garage built with the home.
Duplexes continue to be a bestseller for homebuilders as they are seen as an attractive alternative to condos or townhomes, and many are readily available in Calgary’s best communities. We spoke with a couple of homebuilders to find out just exactly what the attraction is to this home type.

AIRDRIE GROWTH REMAINS RED HOT
Airdrie continues to be one of the fastest growing municipalities in Canada, and a spate of new and upcoming communities continue to attract new homebuyers for their relative affordability.
Airdrie’s population rose from 61,581 in 2016 to 74,100 in 2021, a 20.3 per cent increase. This year, the City of Airdrie released its census results showing that, as of April 1st, the city’s population has swelled to over 90,000, indicating that 4,239 new residents moved to the city just last year.
The number of dwellings also increased to 31,848, a 6.69 per cent increase from last year. Further growth is a sure thing, as the provincial government is predicting that Alberta will add

around 2 million more residents over the next 27 years. And Airdrie will surely be part of that equation.

GROWING WITH THE TIMES
With the rapid growth comes challenges, but Airdrie is seeming to cope. It just opened the 40th Avenue Interchange to the QEII that improves commute times to Calgary. The $65 million project is hailed as a major milestone as it will connect communities, enhance safety and boost economic development.
Even with its rapid growth, Airdrie has worked to maintain its small-town heart through their numerous festivals and events. A long-time favourite is the Airdrie Festival of Lights that has been running for the entire month of December for two decades. Newer to Airdrie is the Airdrie Children’s Festival, a two-day event in May that is quickly becoming a favourite for visitors and residents.
Additionally, one of Alberta’s biggest shopping malls, CrossIron Mills, is just a short drive from Airdrie, and the city itself has its own retinue of independent and big box stores that offer tons of convenience to residents.

Calgary‘s growth seems all but unstoppable as more new communities are introduced in all its four quadrants in 2025, and more are coming soon.
Developers are busy launching new communities, and several have already been introduced this year, like Nostalgia Townlet by Jayman Living in the southeast; Lewisburg by Genstar in the northeast; Ambleridge by Qualico Communities in the northwest; and CreekView by WestCreek Developments in the southwest.
All were spurred by the continued growth of Calgary’s population that saw record numbers come in last year.
From July 2023 to July 2024, Statistics Canada records show the Calgary Census Municipal Area (CMA) growing 5.8 per cent, marking the highest growth rate since at least 2001.
As Calgary continues to attract a record number of new residents all looking to take advantage of the relative affordability of owning a home here, these new communities – and more - are going to be needed.

The southeast is a hotbed of growth in the city, as it saw a slew of new communities sprout in the Seton area.
