Flurries are flying a bit thick in the morning as I write this, and temperatures are cooler than normal, but I saw my first robin of spring while walking the dog yesterday, so the real spring looks to be just around the corner.

Kristina Plank, Senior Marketing Manager at Excel Homes, which has introduced its Monocle Townhomes in the lakeside community of Mahogany in the
southeast, says townhomes provide a “middle ground” between single- and multifamily homes and provide more value for the money. “It appeals especially to people who want more space than a condo but less cost and maintenance than a detached house. There’s also a nice community feel in a townhome complex.”
Kyle Amos, Area Sales Manager for one of Trico Homes’ latest townhome developments –Foxtail StreetTowns in Vantage Rise – says the appeal of a townhome is typically that they are a turn-key product offering a lot of value and convenience for the price.
“Townhomes have always served a need in the market; there have been some really beautiful offerings over the years in Calgary and area. Buyers have always valued location, and we’re seeing so many gorgeous urban and surrounding communities offer this product,” he adds.

He adds that the cost of purchasing a townhome generally speaking is lower than a duplex or a laned home, and is a great way to enter into homeownership for first time homebuyers.
“Townhomes are getting more popular especially considering the gap in price between townhomes and single-family homes,” Zymirski explains. “The first time homebuyer GST rebate has triggered a lot of interest amongst those that can qualify for this program as buyers can essentially buy a home with next to nothing down once you factor in that they will be receiving this rebate back at a later date. You can purchase certain townhomes for as little as 5 percent downpayment, so they essentially cancel themselves out.”

There has been an upsurge in townhome offerings all over the city, giving new homebuyers plenty of choices in styles and locations.

There’s also a nice community feel in a townhome complex.”
Kyle Amos, Area Sales Manager for one of Trico Homes’ latest townhome developments –Foxtail StreetTowns in Vantage Rise – says the appeal of a townhome is typically that they are a turn-key product offering a lot of value and convenience for the price.
“Townhomes have always served a need in the market; there have been some really beautiful offerings over the years in Calgary and area. Buyers have always valued location, and we’re seeing so many gorgeous urban and surrounding communities offer this product,” he adds.

He adds that the cost of purchasing a townhome generally speaking is lower than a duplex or a laned home, and is a great way to enter into homeownership for first time homebuyers.
“Townhomes are getting more popular especially considering the gap in price between townhomes and single-family homes,” Zymirski explains. “The first time homebuyer GST rebate has triggered a lot of interest amongst those that can qualify for this program as buyers can essentially buy a home with next to nothing down once you factor in that they will be receiving this rebate back at a later date. You can purchase certain townhomes for as little as 5 percent downpayment, so they essentially cancel themselves out.”

There has been an upsurge in townhome offerings all over the city, giving new homebuyers plenty of choices in styles and locations.

Driving down the Stoney Trail ring road, you can’t help but notice all the signs for new communities being developed all over Calgary. Some say it’s urban sprawl, but most believe it’s a sign of the city’s unstoppable growth. One thing is certain; it gives new homebuyers more opportunities to build their dream home.
Developers are busy launching new communities, and several have recently been introduced, like Nostalgia by Jayman Living in the

southeast; Lewisburg by Genstar in the northeast; Ambleridge by Qualico Communities in the northwest; and Keystone Creek by Partners Development Group in north Calgary. More are on the way, including Monarch by Apex Land in southwest Calgary, Rose Ranch by WestCreek in the southeast, and Qualico’s Bellwether on the city’s eastern border.
These new communities are very much needed as Calgary continues to attract more
newcomers to the city. Estimates indicate the Census Metropolitan Area (CMA) reached 1.7 million by early 2026, marking a 1.24 percent increase from 2025. Calgary could soon be a city of 2 million.
“Growth is a reality for a city like Calgary, and new communities play an important role in accommodating that growth in a planned and responsible way,” says Rishika Dave, Communications Specialist at Qualico Communities.
“Well-designed new communities today are very different from traditional notions of sprawl. “New communities are not just about expansion, they are about meeting growing needs, as we know our City continues to grow and new housing is necessary,” says Apex Land Development Coordinator, Michelle Wilken. “Our communities are thoughtfully planned with green spaces, quieter streets, and family-oriented spaces.”
Orme warns that the alternative of artificially restricting supply doesn’t make cities more sustainable – it makes housing unaffordable. “New communities expand housing choice, create jobs, generate the tax base that funds city-wide services, and absorb growth in a planned way rather than an ad hoc one.”
LIVING IN A NEW COMMUNITY
The common complaint about living in a new community is that residents have to put up with a lot of construction traffic, unfinished landscaping, and fewer mature trees. But developers all agree that those are just short-term inconveniences that pay off big in the end.
“The main benefit of buying in a new community is the opportunity to get in early and grow with it. Buyers typically have more choice, whether that’s selecting a lot, a home style, or a price point that fits their needs,” Dave says.
“Over time, what starts as a construction site becomes a complete neighbourhood, with established landscaping, activated amenities, and a strong sense of community. For many buyers, the trade-off is worth it: a home that fits their needs today, in a neighbourhood designed for the future.”
Genstar’s Orme also reminds homebuyers that getting in early
works to grow their investment in the community. “Buyers who come in early see the strongest long-term appreciation as the community matures and establishes its reputation.”
Lastly, there is also something genuinely unique about being part of a neighbourhood where everyone arrives at the same time, equally new, equally eager to put down roots and grow together.

APEX LAND
Development for the new community of Monarch is coming along fast. It will have 160 acres with 1,000 homes on build out. Phase 1 will bring laned and front-drive garage single-family homes from Daytona Homes and Excel Homes.
“There are also three multifamily sites planned for future phases of the community,” Wilken says. “Monarch is situated on one of the most remarkable pieces of land in the City with amazing views of both the rolling hills to the south and downtown Calgary.”
It will be Apex’s third community development in this corner of southwest Calgary, following Creekstone and Silver Spruce, both of which are in their final phases of development. Wilken expects Monarch to be just as successful.
