SIX STEPS TO FINDING A GREAT RENTAL

Know your rental wants and needs before you start looking to simplify your search. CMHC offers some tips to help you find the right place to call “home.”

1. IDENTIFY YOUR RENTAL NEEDS: What’s your budget? Which neighbourhood do you prefer? How many bedrooms? Make a list of your needs and preferences to help narrow down that great rental opportunity.

2. ASK QUESTIONS: Have a list of questions ready to ask the landlord. Is parking included in the rent? Utilities? Ask about the lease and terms. Be clear on any policies that may affect your lifestyle.

3. FIRST IMPRESSIONS COUNT: Make a good impression when you meet the landlord. Dress neatly and arrive on time. Bring your rental history and references, a current employment letter, and a cheque so you can leave a deposit in case you’re interested in taking the place.

4. TAKE NOTES: If viewing several apartments, write down key features of each so you can compare later.

5. REVIEW YOUR LEASE: Rental agreements vary but generally include the names of the landlord and tenant, the address of the property, the amount of the rent, what is included in that cost, the rent payment due date, the deposit amount paid, the term of the

rental period, and details like who is responsible for upkeep. Ensure all this information is outlined.

6. TAKE NOTES – AGAIN: It’s time to move in! Before you do, you and your landlord should inspect your new home together. Document all issues so you won’t be held liable for any pre-existing damage when you leave.

MOVING ETIQUETTE

Whether you are moving into or out of a new space, there are certain things to do to make things go as smoothly as possible. Think of the following tips as ‘moving etiquette’.

• Let your neighbours at both ends know when to expect the movers to pull into your place. Ensure the movers park and unload to avoid blocking anyone else’s driveway or trespassing on other property.

• If you are booking a residential move, try and select 9 or 10 a.m. for your truck to arrive since people who work 9-to-5 are not home. You are less likely to cause them any inconvenience.

• Book elevators in advance in the building you are leaving and the one you will be moving into so you have the benefit of arranging your time comfortably. Check to see if movers are restricted to using specific doors.

• Have your pets cared for elsewhere. Moving means doors will be open for long periods, and animals wandering about can be dangerous for them and for the movers.

• Most people wonder whether to tip movers. It is not compulsory, so it is totally up to you.

• Most moving companies are good about removing packing materials, crates, boxes, etc. when they leave. If anything is left behind, collect it yourself and dispose of it.

• As items are moved out of rooms, sweep, mop and clean what you can. Some people hire cleaners before giving the key to the landlord or new owners.
