STORY
WOODHAVEN RAVINE
IS A NATURAL WINNER
Nature is at the heart of Woodhaven Ravine and residents are guaranteed to feel like winners as they walk its secluded, thickly forested pathways. Now, they’ll feel even more so, as the Rohit Communities gets ready for the grand opening of this naturecentric community that features some of Edmonton’s final ravine lots.
Rohit, which won Builder of the Year and Developer of the Year
at the last BILD Edmonton Metro Awards of Excellence, continues to build on that momentum for its latest development of Woodhaven Ravine that is surrounded by multi-use trails along Wedgewood Creek, with no home more than 100 metres away from nature.
“Which means your kids can walk to the new K-9 school along the ravine, you get to see the amazing fall colours and can enjoy those winter wonderland walks
close to home!” Lieu says. New showhomes are now open too with a grand opening event slated for June 13th.
The new community is the latest phase of Rohit’s successful Woodhaven Edgemont development, which actually won Best New Community at the 2020 and 2021 BILD EM AOE (then known as the CHBA Edmonton Region Awards of Excellence in Housing).
“It is very gratifying to be recognized with those awards,” says Division Marketing Manager, Daisy Lieu. “We’re the local company making a difference in land development.”
Three new showhomes from Blackstone Homes, Finesse Homes, and Happy Planet Homes will be introduced to the public at the grand opening. “Woodhaven Ravine features three show homes showcasing a range ravine backing homes. Our builder partners include Blackstone, Finesse, Happy Planet and Victory Homes each bringing their own design perspective to the community,” Lieu says.
A ton of family-friendly fun is promised at the June 13 event, including live music, a petting farm, a scavenger hunt, and a picnic lunch with sweet treats.
GROWING WOODHAVEN RAVINE
Instrumental in its development is Leanne Ure, Rohit Communities’ Senior Project Manager, a selfprofessed “engineering nerd” who fell in love with the natureendowed area as soon as she saw it. “I love walking its trails, the
forest is so thick in parts that you won’t see or hear traffic on nearby Anthony Henday or 199 Street, all you’ll hear are the birds that are in abundance here.”
She loved tackling the challenges the unique contours of the land presented and was determined to leave as small a footprint as possible for the development of the community. “I wanted to ensure that future residents will be able to enjoy this closeness to nature as much as I have,” she tells Edmonton New Home + Condo Guide. And she has succeeded, even as Rohit brings in community amenities and enhancements that make Woodhaven Edgemont the ideal community that fits a modern lifestyle while respecting the environment.
Woodhaven Ravine is West Edmonton’s newest ravine community. It is surrounded ravines and multi-use trails along Wedgewood Creek. Enveloped by natural splendour, Woodhaven Edgemont is true to its name – a special place for families to plant roots in.
Lieu says its peaceful, serene surroundings can be enjoyed by everyone, especially along the first phase of its development where an overwhelming majority of the homes will be located no more than 100 metres from the ravine or water feature. “It represents living in the midst of nature in the best way,” she says.
Every care was taken to ensure that nature is undisturbed in the development, while installing features like white oak trailhead markers and custom benches that makes the experience of walking the paved pathways through dense stands of aspen a unique – even spiritual – experience.
“Residents from the older areas surrounding the community already use the trails we’ve put in, and you’ll meet lots of friendly people on those walks,” Ure says. They are a source of fourseason fun, perfect for hiking, running, mountain biking or dog walking – even cross-country skiing and snowshoeing in the winter months. The playground that Ure built is as unique as the community itself.
Lieu adds that this is one of the last chances to build your own custom ravine backing lot in the area. “Woodhaven Ravine is a rare opportunity for homebuyers looking for a true nature-connected lifestyle in Edmonton. These are among the last available ravine lots in the area, offering ravine backing and direct access to the natural ravine and trail system. For buyers who’ve been waiting for that perfect balance of community amenities and natural surroundings, this is the perfect opportunity to see the community.”
AN AWARD-WINNING LEGACY
Lieu says the sales success and the industry recognition speaks volumes for the vision they have for Woodhaven Ravine. Ure agrees. “The community allows residents to connect with nature intimately without messing with its natural beauty but enhance it and make it more accessible to people.”
Ure says she designed the community in such a way that would accommodate as wide a range of housing styles as possible. “We’ve been able to attract everyone from first-time homebuyers to move-up buyers looking for the forever home for
their growing family, to the retirees and downsizers who take comfort in a community designed for long walks.”
Despite its secluded nature, Woodhaven Edgemont still answers the needs of the modern, active lifestyle. Access to the Anthony Henday is minutes away, there are two nearby retail centres – Hampton Terrace, and Hawkstone Plaza with a Co-Op supermarket – and a number of schools in the surrounding area. In fact, kids can walk to a future planned K-9 school.
The careful and meticulous way that Rohit Communities went about in designing Woodhaven Edgemont is indicative of how they have conducted land development in Edmonton through their 40-

OPPORTUNITIES ABOUND IN NORTHWEST EDMONTON
by PEPPER RODRIGUEZ
The beauty of nature combined with easy accessibility and urban allure are ever the appealing attributes of Northwest Edmonton. Growing new home opportunities in the sector, especially along the edges of the Lois Hole Centennial Provincial Park, have made it one of the hottest in the city’s real estate market.
The Lois Hole Centennial Provincial Park, named after Alberta’s late Lieutenant Governor, is located at the very edge of the capital city’s northwestern boundaries, and many of its newest communities sit on its verge giving its residents unparalleled enjoyment of the natural beauty that abounds. It is also easily accessible as residents can just hop on the Anthony Henday Drive or the Yellowhead Highway that crisscross the Northwest and they can be anywhere in the city in a short time.
In the northwest, residents can enjoy the suburban or even the country lifestyle, all within reach of the downtown core. Throughout the smaller neighbourhoods that comprise Northwest Edmonton homes, there are plenty of ways to stay connected with the local community and the great outdoors.
Northwest Edmonton is one of the most diverse in the city, both in terms of the community and the types of properties available. New homebuyers will find everything from small urban condos to sprawling countryside acreages.
This part of Edmonton, historically, was once designated as separate villages and towns. However, as the city expanded in the post-war years, Northwest Edmonton was amalgamated into the larger region. But parts of it still retain the small-town attributes that make it so appealing to today’s homebuyers.
THE NEW NORTHWEST
Edmonton’s northwest is roughly bordered by 118 Avenue to the south, 97th Street NW to the east, 184 Street NW to the west and Anthony Henday to the north, to the border with St. Albert.
This sector has – along with the rest of Edmonton – enjoyed healthy growth over the last few years, with new community developments that homebuyers have quickly fallen in love with.
The Village at Griesbach (villageatgriesbach.com) is proving to be as vibrant as it is historic as the award-wining redevelopment of this former military base by the Canada Lands Co. (CLC) has turned it into a popular modern, amenity-rich residential community.
There are also the many new developments surrounding of Big Lake, the largest lake in Edmonton that provides countless
Starling South
recreational opportunities. Big Lake is part of Lois Hole Centennial Provincial Park, and takes up some 59 percent of the park’s total area. It is also home to over 200 different bird species, including the beloved Kinglet songbird that is native to Alberta.
Rohit Group is quite active in this sector with their Kinglet Garden and Starling South developments that not only provide a wide range of new home opportunities but a chance to reconnect with nature with the numerous parks and wetlands that surround the community.
A LIFE OF ADVENTURE
Residents in these new communities surrounding Big Lake are promised an adventure-filled life as they can kayak on the lake, fish along the shore and up the river, or hop on the Red Willow
Trail System for an invigorating hike or bike ride.
Kinglet Gardens and Starling South provide a sense of attainable lifestyle in the area. There are also plenty of other communities surrounding the Big Lake area, including Kinglet at Big Lake, Hawks Ridge at Big Lake and Trumpeter at Big Lake all developed by Anthem.
Nature isn’t all one can find in the northwest, as there are varied and eclectic selection of retail, restaurants and entertainment throughout. An exciting melting pot mix of restaurants in the area serve everything from Vietnamese, to Middle Eastern and even some New Orleans flavour.
Shopping is a cinch as well, with various options of malls around, most of these commercial centres have the necessary shops and services that makes living
in the northwest such a breeze, including groceries, medical and dental clinics, and a variety of mom-and-pop stores to add flavour.
Skyview Centre is the modern living shopping destination in Northwest Edmonton. With a diverse and contemporary mix of national retailers, shoppers enjoy fresh design features, varied selection of food services and dining restaurants, as well as sleek furnishing and clothing stores.
HOMEOWNING OPPORTUNITIES OPEN UP
Just off Winterburn Road and Yellowhead Trail while surrounded by nature, Kinglet Gardens at Big Lake boasts a park and several wetlands throughout. Here you can escape from the city buzz, with your all the amenities of Edmonton and St. Albert still close by.
Kinglet Gardens
It now boasts a brandnew interactive playground, a toboggan hill for year-round family fun, and a community garden for residents to plant new roots.
Rohit Homes is bringing their award-winning line of designer single family, duplex homes and townhomes featuring magazineworthy Designer Interiors to this budding community. As part of the Big Lake community, Kinglet Gardens is close to wildlife and lake activities for the whole family. Go to kingletgardens.com to find out more.
Also new is Starling South, which is bordered by 137 Avenue to the north, Ray Gibbon Drive, and Anthony Henday Drive to the east and south, and 199 Street to the west. The Horseshoe Creek corridor, along with its adjacent uplands, meanders through Starling South, creating unique opportunities for innovative housing designs.
Located on the northwest corner bordering Edmonton and St. Albert, Starling residents enjoy quick access to Edmonton’s vibrant city life, including diverse shopping centers, various
entertainment options, and expansive career opportunities. Simultaneously, they benefit from the quieter, more suburban appeal of St. Albert, with its high-quality schools, the renowned St. Albert Farmers Market, and the boutique shopping experience at The Shops at Boudreau.
This strategic location affords a perfect blend of Edmonton’s urban energy and St. Albert’s charming community atmosphere, making Starling an ideal place for those seeking comprehensive amenities and a balanced lifestyle. Find out more at starlingsouth.ca.

PAWS & CLAWS GALA CELEBRATING COVENTRY HOMES’ 15TH ANNUAL
On Saturday, April 18, Coventry Homes hosted its 15th Annual Paws & Claws Gala at the Edmonton Expo Centre – and from the first note of music to the final bid of the auction, it was clear that it was going to be memorable night.
With a record 415 attendees filling the room, the energy throughout the evening was electric. Animal lovers, business leaders, and long-time supporters of the Edmonton Humane Society (EHS) gathered to celebrate not only the incredible animals that EHS serves each year, but two milestone moments that made this year’s gala especially meaningful: Coventry Homes’ 50th anniversary as a company, and the announcement that cumulative fundraising for EHS has now surpassed $2 million.
That number, $2 million raised since the gala’s founding in 2008, is more than a figure. It represents thousands of animals that have received outstanding medical and behavioural care, safety, enrichment, and compassion at a time when they needed it most. It is a testament to the extraordinary generosity of Edmontonians, and to the vision of a company that has made giving back to the community a cornerstone of who they are.
The evening was filled with great music, fabulous food, and an exciting auction – all in support of animals in need. Guests also had the opportunity to hear impactful success stories of the EHS and the many furry companions who have found their forever homes through their incredible work.
Another unforgettable gala moment came when the entertainment took the stage. This year, Coventry Homes CEO Henri Rodier performed with his band, Hammer – much to the delight of the attendees! Their setlist of classic rock anthems had guests singing, dancing, and on the dance floor all night. It was a joyful and fitting tribute to a company marking 50 years of building homes – and most importantly, building community.
Created by the staff of Coventry Homes under the direction of CEO Henri Rodier, the Paws & Claws Gala has grown from a passionate idea into one of Edmonton’s most exciting annual fundraising events. The funds raised each year help
to provide care for the thousands of homeless, neglected, and abandoned animals that come into the EHS shelter – giving them a second chance at the life they deserve.
This year’s $200,000 raised, and the $2 million milestone it helped complete, speaks to something Coventry Homes has understood for 50 years: that the strongest foundations aren’t just built with lumber and concrete – they’re built with community, generosity, and an unwavering commitment to showing up for others.

TOWNHOMES HIT THE SWEET SPOT AMONG EDMONTON’S NEW HOME BUYERS
Townhomes are a lot of things for a lot of people, but its inherent affordability and easy attainability is what makes it one of the hottest selling types of homes right now.
For one thing, townhomes are offered in a wide variety of styles that work for different kinds of lifestyles. They may be stacked on top of each other; or sitting sideby-side in a row; they can offer single-level living or a three-storey lifestyle; they can have condo fees and there are those that don’t.
But the best thing about them is the unbeatable affordability.
Townhome buyers love the fact that they can get a two- or three-
by PEPPER RODRIGUEZ
bedroom (increasingly, even four bedrooms) home for a lower price than is typical for a duplex or laned home, with the extra advantage of a low-maintenance lifestyle. Some also come with attached garages, which is a big bonus.
“Townhomes strike a sweet spot for those who want homeownership that feels attainable without compromising on design or livability,” says Victoria Petraschuk, Inventory Planning and Design Manager at Cantiro.
“They’re typically more affordable than detached homes, yet still offer private entrances, multiple levels, and thoughtful
layouts that support day to day life. For many first time buyers, townhomes offer a realistic way to enter the market while still enjoying modern finishes, efficient floor plans, and – often – features like attached garages, outdoor spaces, and low ongoing maintenance,” she adds.
StreetSide’s Marketing Lead, Jacey Todd, agrees. “A new townhome is one of the most practical ways to enter the housing market while still enjoying the benefits of ownership. For many buyers, it offers the right mix of attainable pricing, stylish design, and functional living space.”
Cantiro
There is a wealth of new townhome developments in many of the newest communities in and around Edmonton, so location is not a problem. We spoke to a couple of award-winning townhome developers to find out why they are so appealing to today’s buyers.
WHY BUY A TOWNHOME
Cantiro says townhomes offer the perfect balance between space and style, with all the comforts of a single-family home and the low-maintenance lifestyle of condo living.
“At Cantiro, our design process starts with intent,” says says Petraschuk. “We think carefully about flow, light, and how spaces connect, so every square foot works harder and feels purposeful. The result is a townhome that’s efficient yet elevated, where thoughtful layouts, integrated storage, and considered details come together to create homes that feel intuitive, comfortable, and lasting.”
That same intentional approach extends behind the walls, with steel frame construction now incorporated into select townhomes designs in some communities, offering homeowner added structural durability and confidence in how their home is built.
“Townhomes are ideal for first-time buyers, downsizers, and anyone seeking modern design and affordability in vibrant, connected communities,” says Gary Hoeft, General Manager, Cantiro Homes.
“Townhomes have always been in demand, but today’s market has amplified their appeal. Rising housing costs, changing household sizes, and a growing preference for low maintenance, well-designed homes have made townhomes a top choice.
They’re especially attractive to first time buyers looking for a smart entry point into
homeownership, and to buyers who value modern design, efficient layouts and location.”
StreetSide, which won BILD EM’s AOE awards as Multi-Family Builder of the Year for the third year in a row, is similarly wellestablished brand for multi-family living in Alberta.
“StreetSide’s townhomes are thoughtfully planned to maximize square footage, with openconcept layouts, modern finishes, and everyday comfort in mind,” Todd says. “Buyers also benefit from owning a newer home built to current standards, which can mean greater efficiency and less maintenance.”
GST REBATE PROGRAM
Fuelling demand is the advent of the first-time homebuyer
GST rebate program that can help qualified buyers to purchase certain townhomes for sometimes even as little as five percent downpayment.
Newly built townhomes are eligible for the First Time Home Buyer GST Rebate, provided the purchase price is under $1 million, and other federal criteria are met.
Hoeft says qualifying first time buyers can receive a rebate that effectively means paying no GST on their first home, which can translate into meaningful savings at purchase. “Buyers should always confirm eligibility with their legal or financial advisor, but townhomes are a great option for those looking to take advantage of this benefit,” he adds.
Cantiro
StreetSide
StreetSide’s Todd says for those currently renting, purchasing a townhome can be an opportunity to start building equity instead. “With communities located throughout Edmonton and surrounding areas, buyers can often find a home that suits both their lifestyle and budget.”
TYPES OF TOWNHOMES
Cantiro offers a variety of townhome styles to meet diverse buyer needs, including no-condofee townhomes (also known as fee-simple townhomes). These come in a variety of widths from 12- to 20-feet wide.
Cantiro’s street townhomes include three-storey models with rear attached garages, two-storey rear lane models, and bungalow townhomes with rear lane garages. In Alces and Greenbury Park, buyers can explore threestorey townhomes built with steel
framing, offering durability, stability and long term performance.
“Because many of these homes are fee simple, homeowners own both the home and the land, enjoy more independence, and avoid monthly condo fees while still benefiting from an efficient, community focused lifestyle,” Hoeft says.
In Edmonton and surrounding areas, Cantiro Homes currently offers townhomes in Alces, SW Edmonton; Greenbury Park, Spruce Grove; and Riverside, St. Albert. Upcoming townhome opportunities are planned for Verge at Stillwater, West Edmonton; Hillshire West, Sherwood Park; and Roseburn, Fort Saskatchewan.
“These communities are designed to offer buyers choice, whether they’re looking for a first home, a right sized space, or a low maintenance lifestyle without
compromise,” Hoeft says. Learn more at cantiro.ca/homes.
AWARD-WINNING STYLE
StreetSide has a similarly wide range of townhomes on offer. “We offer two-storey, three-storey, and bungalow townhomes, and now back-to-back townhomes, as well,” Todd says. “Offering multiple styles of townhomes as well as ownership formats allows us to really help buyers with a wide range of budgets.”
StreetSide’s wide variety of townhome styles meet different needs, budgets, and life stages. With the exception of the backto-back townhomes – every style below comes in a no condo fee format for those who are looking for fee simple living.
“Some models focus on entrylevel affordability, while others provide more space for growing families or downsizers wanting main-floor living,” Todd adds. “This range allows buyers to choose a home that fits how they live today and where they see themselves in the future.”
StreetSide’s no-condo fee townhomes give owners full control off their property, and greater flexibility on how they choose to live and use their property.
“Eliminating condo fees is often desirable as it creates a lower monthly cost and allows buyers to qualify for more with their lender,” Freeman says.
StreetSide is available in 30+ communities in the Edmonton and surrounding areas. “Currently, we have 10 show homes open to view the array of different housing options we offer,” Todd says.
Although their buyer demographic is varied from first time homebuyers all the way to downsizers, Todd believes townhomes are for everyone and every stage of life. “We also have a strong investor interest in this product as it’s a price conscious option that rents quickly.” Find out more at streetsideedmonton.com.

STREETSIDE’S
NEW BACK-TO-BACK TOWNHOME IS A GAMECHANGER
StreetSide won back-to-backto-back BILD Edmonton Metro’s Best Multi-Family Builder awards, and now they are introducing the back-to-back townhome to the city that can make owning your own home easier than ever.
StreetSide is introducing this innovative and easily affordable back-to-back two-storey townhome design to the highly desirable communities of Blackmud Creek (SW Edmonton), Marquis Meadows (NE Edmonton), and Summerside (SW Edmonton). And they are destined to be sure-fire hit.
“Starting from just $239,998, these homes present an exceptional opportunity for first-time buyers looking to step into homeownership, as well as investors seeking strong value in a growing market,” says Jacey Todd, StreetSide’s Marketing Lead.
Designed with both style and practicality in mind, these
townhomes offer a perfect balance of affordability and elevated living.
“Homeowners won’t have to compromise on quality - each unit features modern finishes, thoughtfully designed layouts, and contemporary design elements that create a comfortable and visually appealing space. From open-concept living areas to efficient use of square footage, every detail is crafted to maximize functionality while maintaining a high-end feel,” Todd explains.
A brand-new showhome is now open #44, 17319, 5th Street where buyers can see for themselves the stylish functionality that StreetSide brings to the back-to-back townhome.
A BRILLIANT OPPORTUNITY
The back-to-back townhome may just be the opening first-time homebuyers are looking for to
enter the market. Especially with the first-time homebuyer GST rebate program now available, the timing couldn’t be better.
Townhomes, in general, are very attractive to anyone looking for a new home as buyers seek practical solutions in a changing market.
“Many people want the benefits of ownership but are also mindful of monthly costs. Townhomes often provide more attainable pricing than detached homes while still offering the same benefits as single family living,” Todd says.
Eligible buyers can qualify under applicable first-time homebuyer GST rebate programs, which can create additional savings depending on price point and buyer qualifications.
THE APPEAL OF THE BACKTO-BACK TOWNHOME
The back-to-back townhome is where StreetSide can bring its
StreetSide’s back-to-back townhomes
vaunted blend of functionality and style to the fore while maximizing living space.
These homes range from approximately 740- to 826-square feet and include models such as the Quinn, Mila, Stella, Niva, and Niva II. “They are designed to feel bright, efficient, and comfortable, using every inch of space wisely,” Todd says.
“Their appeal comes from offering homeownership at a lower price point, starting at $239,998 – while still including quality interior finishes and contemporary design. They are especially popular with firsttime buyers, investors, and those looking for a simplified lifestyle.”
And even at a low price point, StreetSide still brings in top notch features like vinyl plank flooring, quartz countertops and contemporary cabinetry as standards for each home. “Buyers purchasing early may also have opportunities to personalize interior selections through curated colour board packages and upgrade options,” Todd says.
Additionally, StreetSide’s backto-back townhomes are built with flexibility in mind.
Most include dedicated parking stalls, while layouts vary by model and community. Many also offer basement development opportunities, giving buyers the ability to expand their living space in the future.
They are currently available in the communities of Blackmud Creek, Ara at Summerside, and Marquis Meadows. StreetSide will be releasing more back-to-back townhomes in Michner Park and Inglewood next month, she adds.
THE MILA SHOWHOME
Buyers can check out the newly opened Mila showhome in Marquis Meadows to see how the backto-back townhome can fit their lifestyle.
“The Mila has captured the heart of our buyers for its charming vintage cottage feel, proving that a smaller footprint can still feel spacious and full of personality. The design vision focused on getting creative with the space and showing buyers how thoughtful styling can completely transform a home without overspending,” Todd says.
“Visitors consistently comment on how much larger the home
feels than expected, along with how welcoming, practical, and easy the ideas are to recreate in their own space.”
AN AWARD-WINNING BRAND
StreetSide is one of Alberta’s bestknown builders of townhomes and they have the awards to prove it, winning the BILD EM Award of Excellence for Multi-Family Builder of the Year three years in a row from 2023 to 2026.
“Recognition of this level is made possible through the combined efforts of every department, from planning and architecture to construction, customer care, sales, and marketing. It speaks to a team focused on creating homes that are functional, stylish, and aligned with how people live today,” Todd says.
“For buyers, choosing an award-winning builder offers added confidence. It means purchasing from a company with a proven track record, strong reputation, and a continued commitment to raising the standard in Edmonton’s multifamily market.” Find out more at streetsideedmonton.com.

NEW COMMUNITIES
FUEL EDMONTON’S GROWTH
by PEPPER RODRIGUEZ
Driving down the Anthony Henday, you can’t help but notice all the signs for new communities being developed all over Edmonton. Some say it’s urban sprawl, but most believe it’s a sign of the city’s unstoppable growth. One thing is certain; it gives new homebuyers more opportunities to build their dream home.
Accessibility, affordability, and amenities – not necessarily in that order – are what new home buyers are looking for in a place to settle down. New communities may have all the answers, but what can buyers expect when they do decide to live in one?
New communities under development can be busy with construction traffic, dusty or muddy roads, and the lack of trees or other greenery often make them seem a little barren. But these are all just passing inconveniences that resolve themselves with time, and it is time worth the investment.
“These concerns are completely fair and may scare some new buyers,” says Rohit Communities Division Marketing Manager,
Daisy Lieu. “But when you buy in a new community, you’re investing in more than a home as you’re buying into a carefully planned community design where infrastructure, amenities, and open spaces are all designed to work together cohesively,”
She adds that although established neighbourhoods have real appeal, they can also be limited by decisions made by developers decades ago that may not appeal to the new buyer of today. “In a new community, every detail from storm drainage to pathway connections to where the playground and amenities sits has been intentional.”
NEED FOR NEW COMMUNITIES
Edmonton is experiencing record-breaking population growth, with a 3.38 per cent year-over-year increase and over 18 per cent growth in the past five years, according to the Government of Alberta statistics. The city is expanding rapidly, and some might think of this as urban sprawl, but developers see another side of it.
“New communities play a crucial role in how cities grow responsibly,” says Nick Young, Director, Land Development at Cantiro. “When done well, they are not about sprawl – they’re about choice and balance. Edmonton is fortunate to have space to grow, and families have diverse needs, from yards and garages to access to trails, schools, and everyday conveniences.”
“Well-designed new communities today are very different from traditional notions of sprawl,” agrees Lieu. “They are more complete with a mix of housing types, integrated amenities, pathways, green spaces, stormponds to avoid flooding, and in many cases, planned commercial areas that reduce the need to travel far for everyday needs.”
She adds that “new communities give us the opportunity to get that right from day one rather than retrofitting solutions into existing neighborhoods that weren’t designed for today’s population.”
Alces by Cantiro
EDMONTON’S NEW COMMUNITIES
Rohit Communities, which won the Builder of the Year and Developer of the Year awards at the 2026 BILD Edmonton Metro Awards of Excellence, is one of Alberta’s most renowned land developers with 24 communities currently being developed in 8 municipalities in the province. In Edmonton, their newest developments include such hit communities as Cambrian in Sherwood Park and Chérot in St. Albert.
Cantiro is just as invested in Alberta’s growth with developments across the province, six communities in Edmonton alone, and seven more in its surrounding areas. They also have current developments in B.C. and Ontario. Among their latest is Riverstead at Keswick in southwest Edmonton and Alces in the southeast, which just won Best New Community at the BILD EM Awards.
“New communities are where value and opportunity await,” Young says. “Buyers have the rare chance to choose a lot and home that truly fits their lifestyle, whether that’s an estate style lot, a walkout backing onto natural
features, or a lot steps from future amenities and pathways. They also can select product, style, interiors, functionality, lot type, value of higher building code, innovative product/design/technology.”
He points out that in their Riverstead at Keswick community, buyers aren’t just purchasing a home, they’re helping shape a community from the very beginning. “New communities are carefully planned with modern lifestyles in mind, offering thoughtfully designed streetscapes, integrated greenspaces, and room to grow.” Cantiro also makes it a point to include some amenities early in the development to benefit the first residents.
FUTURE GROWTH
And more new communities are coming. Rohit is deep in plans for new communities including Pintail located within one of northwest Edmonton’s most established and desirable residential areas (directly across from our successful Kinglet Gardens). “It will also include an extension of the current retail offering in Big Lake Quarters,” Lieu says.
Then there’s the Fields of Uplands in the Riverview residential area, which is a great location for families seeking nature-connected living while being close to urban amenities.
“We are also part of a significant long-range master-planned community initiative in Strathcona County in the Evans area that we’re collaborating on with other developers. That’s a longer horizon project, but it represents the kind of large-scale, thoughtful community building that I think sets a new bar for what suburban development can look like in this region,” she adds.
Cantiro is just as busy.
“Our goal is always to create communities that feel connected – to nature, to amenities, and to the wider city – while offering a distinct sense of place,” Young says. “Riverstead at Keswick is a great example of that approach, and you’ll see that same philosophy carried forward into a another new Cantiro community coming in early 2027 to southwest Edmonton.”
Cantiro will have Hillshire West in Sherwood Park, a new North Edmonton community for end of 2026/early 2027 and a new infill community in North Central Edmonton in 2027.
WIDE RANGE OF NEW HOME OPPORTUNITIES
The newer communities also offer the widest range of home types, from multi-family condos and townhomes to single-family homes from starters to move-ups and estates.
Cantiro’s Alces is one example, as this dynamic southeast community offers everything from single detached homes, semidetached homes, row housing, and three-storey homes. “This provides flexibility for first-time buyers, growing families, and move-up purchasers alike,” says Young.
Woodhaven Ravine by Rohit Communities
Rohit is also excited for its latest development of Woodhaven Edgemont, the latest ravine community (Woodhaven Ravine) that is surrounded on three sides by multi-use trails along Wedgewood Creek, with no home more than 100 metres away from nature.
“Which means your kids can walk to the new K-9 school along the ravine, you get to see the amazing fall colours and can enjoy those winter wonderland walks close to home!” Lieu says. New showhomes are now open too with a grand opening event slated for June 13th. Go to rohitgroup. com for more information on their latest communities.
DESIGNED FOR TODAY’S NEEDS
For more than 30 years, Cantiro has been one of the most prolific land developer and homebuilders
in the Edmonton area with awardwinning communities and multifamily homes that have withstood the test of time.
“The success of our previous communities comes down to intentional planning and long-
term thinking,” Young says. “We don’t just focus on selling homes; we focus on livability. That means prioritising walkability, access to nature, parks and playgrounds, architectural consistency, and spaces that encourage people to gather.”
With this vision, they have found success time and again, and their dynamic, young community of Alces in the southeast is just the latest example.
“From the beginning, Alces was planned as a complete community – not something that would feel finished years down the road,” Young says. Find out more about Alces, Riverside at Keswick and other communities they develop at cantiro.ca.
