WOODHAVEN RAVINE

IS A NATURAL WINNER

Nature is at the heart of Woodhaven Ravine and residents are guaranteed to feel like winners as they walk its secluded, thickly forested pathways. Now, they’ll feel even more so, as the Rohit Communities gets ready for the grand opening of this naturecentric community that features some of Edmonton’s final ravine lots.

at the last BILD Edmonton Metro Awards of Excellence, continues to build on that momentum for its latest development of Woodhaven Ravine that is surrounded by multi-use trails along Wedgewood Creek, with no home more than 100 metres away from nature.

“Which means your kids can walk to the new K-9 school along the ravine, you get to see the amazing fall colours and can enjoy those winter wonderland walks

close to home!” Lieu says. New showhomes are now open too with a grand opening event slated for June 13th.

The new community is the latest phase of Rohit’s successful Woodhaven Edgemont development, which actually won Best New Community at the 2020 and 2021 BILD EM AOE (then known as the CHBA Edmonton Region Awards of Excellence in Housing).

“It is very gratifying to be recognized with those awards,” says Division Marketing Manager, Daisy Lieu. “We’re the local company making a difference in land development.”

Three new showhomes from Blackstone Homes, Finesse Homes, and Happy Planet Homes will be introduced to the public at the grand opening. “Woodhaven Ravine features three show homes showcasing a range ravine backing homes. Our builder partners include Blackstone, Finesse, Happy Planet and Victory Homes each bringing their own design perspective to the community,” Lieu says.

A ton of family-friendly fun is promised at the June 13 event, including live music, a petting farm, a scavenger hunt, and a picnic lunch with sweet treats.

GROWING WOODHAVEN RAVINE

Instrumental in its development is Leanne Ure, Rohit Communities’ Senior Project Manager, a selfprofessed “engineering nerd” who fell in love with the natureendowed area as soon as she saw it. “I love walking its trails, the

forest is so thick in parts that you won’t see or hear traffic on nearby Anthony Henday or 199 Street, all you’ll hear are the birds that are in abundance here.”

She loved tackling the challenges the unique contours of the land presented and was determined to leave as small a footprint as possible for the development of the community. “I wanted to ensure that future residents will be able to enjoy this closeness to nature as much as I have,” she tells Edmonton New Home + Condo Guide. And she has succeeded, even as Rohit brings in community amenities and enhancements that make Woodhaven Edgemont the ideal community that fits a modern lifestyle while respecting the environment.

Woodhaven Ravine is West Edmonton’s newest ravine community. It is surrounded ravines and multi-use trails along Wedgewood Creek. Enveloped by natural splendour, Woodhaven Edgemont is true to its name – a special place for families to plant roots in.

Lieu says its peaceful, serene surroundings can be enjoyed by everyone, especially along the first phase of its development where an overwhelming majority of the homes will be located no more than 100 metres from the ravine or water feature. “It represents living in the midst of nature in the best way,” she says.

Every care was taken to ensure that nature is undisturbed in the development, while installing features like white oak trailhead markers and custom benches that makes the experience of walking the paved pathways through dense stands of aspen a unique – even spiritual – experience.

“Residents from the older areas surrounding the community already use the trails we’ve put in, and you’ll meet lots of friendly people on those walks,” Ure says. They are a source of fourseason fun, perfect for hiking, running, mountain biking or dog walking – even cross-country skiing and snowshoeing in the winter months. The playground that Ure built is as unique as the community itself.

Lieu adds that this is one of the last chances to build your own custom ravine backing lot in the area. “Woodhaven Ravine is a rare opportunity for homebuyers looking for a true nature-connected lifestyle in Edmonton. OPPORTUNITIES ABOUND IN NORTHWEST EDMONTON

The beauty of nature combined with easy accessibility and urban allure are ever the appealing attributes of Northwest Edmonton. PAWS & CLAWS GALA CELEBRATING COVENTRY HOMES’ 15TH ANNUAL

On Saturday, April 18, Coventry Homes hosted its 15th Annual Paws & Claws Gala at the Edmonton Expo Centre – and from the first note of music to the final bid of the auction, it was clear that it was going to be memorable night.

With a record 415 attendees filling the room, the energy throughout the evening was electric. Animal lovers, business leaders, and long-time supporters of the Edmonton Humane Society (EHS) gathered to celebrate not only the incredible animals that EHS serves each year, but two milestone moments that made this year’s gala especially meaningful: Coventry Homes’ 50th anniversary as a company, and the announcement that cumulative fundraising for EHS has now surpassed $2 million.

That number, $2 million raised since the gala’s founding in 2008, is more than a figure. It represents thousands of animals that have received outstanding medical and behavioural care, safety, enrichment, and compassion at a time when they needed it most. It is a testament to the extraordinary generosity of Edmontonians, and to the vision of a company that has made giving back to the community a cornerstone of who they are.

The evening was filled with great music, fabulous food, and an exciting auction – all in support of animals in need. Guests also had the opportunity to hear impactful success stories of the EHS and the many furry companions who have found their forever homes through their incredible work.

Another unforgettable gala moment came when the entertainment took the stage. This year, Coventry Homes CEO Henri Rodier performed with his band, Hammer – much to the delight of the attendees! Their setlist of classic rock anthems had guests singing, dancing, and on the dance floor all night. It was a joyful and fitting tribute to a company marking 50 years of building homes – and most importantly, building community.

Created by the staff of Coventry Homes under the direction of CEO Henri Rodier, the Paws & Claws Gala has grown from a passionate idea into one of Edmonton’s most exciting annual fundraising events. The funds raised each year help

to provide care for the thousands of homeless, neglected, and abandoned animals that come into the EHS shelter – giving them a second chance at the life they deserve.

This year’s $200,000 raised, and the $2 million milestone it helped complete, speaks to something Coventry Homes has understood for 50 years: that the strongest foundations aren’t just built with lumber and concrete – they’re built with community, generosity, and an unwavering commitment to showing up for others.

TOWNHOMES HIT THE SWEET SPOT AMONG EDMONTON’S NEW HOME BUYERS

Townhomes are a lot of things for a lot of people, but its inherent affordability and easy attainability is what makes it one of the hottest selling types of homes right now.

For one thing, townhomes are offered in a wide variety of styles that work for different kinds of lifestyles. They may be stacked on top of each other; or sitting sideby-side in a row; they can offer single-level living or a three-storey lifestyle; they can have condo fees and there are those that don’t.

But the best thing about them is the unbeatable affordability.

Townhome buyers love the fact that they can get a two- or three-

bedroom (increasingly, even four bedrooms) home for a lower price than is typical for a duplex or laned home, with the extra advantage of a low-maintenance lifestyle. Some also come with attached garages, which is a big bonus.

“Townhomes strike a sweet spot for those who want homeownership that feels attainable without compromising on design or livability,” says Victoria Petraschuk, Inventory Planning and Design Manager at Cantiro.

“They’re typically more affordable than detached homes, yet still offer private entrances, multiple levels, and thoughtful

layouts that support day to day life. For many first time buyers, townhomes offer a realistic way to enter the market while still enjoying modern finishes, efficient floor plans, and – often – features like attached garages, outdoor spaces, and low ongoing maintenance,” she adds.

Newly built townhomes are eligible for the First Time Home Buyer GST Rebate, provided the purchase price is under $1 million, and other federal criteria are met.

Hoeft says qualifying first time buyers can receive a rebate that effectively means paying no GST on their first home, which can translate into meaningful savings at purchase. “Buyers should always confirm eligibility with their legal or financial advisor, but townhomes are a great option for those looking to take advantage of this benefit,” he adds.

StreetSide’s Todd says for those currently renting, purchasing a townhome can be an opportunity to start building equity instead. “With communities located throughout Edmonton and surrounding areas, buyers can often find a home that suits both their lifestyle and budget.”

TYPES OF TOWNHOMES

FUEL EDMONTON’S GROWTH

Driving down the Anthony Henday, you can’t help but notice all the signs for new communities being developed all over Edmonton. Some say it’s urban sprawl, but most believe it’s a sign of the city’s unstoppable growth. One thing is certain; it gives new homebuyers more opportunities to build their dream home.

Accessibility, affordability, and amenities – not necessarily in that order – are what new home buyers are looking for in a place to settle down. New communities may have all the answers, but what can buyers expect when they do decide to live in one?

New communities under development can be busy with construction traffic, dusty or muddy roads, and the lack of trees or other greenery often make them seem a little barren. But these are all just passing inconveniences that resolve themselves with time, and it is time worth the investment.

“These concerns are completely fair and may scare some new buyers,” says Rohit Communities Division Marketing Manager,

Daisy Lieu. “But when you buy in a new community, you’re investing in more than a home as you’re buying into a carefully planned community design where infrastructure, amenities, and open spaces are all designed to work together cohesively,”

She adds that although established neighbourhoods have real appeal, they can also be limited by decisions made by developers decades ago that may not appeal to the new buyer of today. “In a new community, every detail from storm drainage to pathway connections to where the playground and amenities sits has been intentional.”

NEED FOR NEW COMMUNITIES

Edmonton is experiencing record-breaking population growth, with a 3.38 per cent year-over-year increase and over 18 per cent growth in the past five years, according to the Government of Alberta statistics. The city is expanding rapidly, and some might think of this as urban sprawl, but developers see another side of it.

“New communities play a crucial role in how cities grow responsibly,” says Nick Young, Director, Land Development at Cantiro. “When done well, they are not about sprawl – they’re about choice and balance. Edmonton is fortunate to have space to grow, and families have diverse needs, from yards and garages to access to trails, schools, and everyday conveniences.”

“Well-designed new communities today are very different from traditional notions of sprawl,” agrees Lieu. “They are more complete with a mix of housing types, integrated amenities, pathways, green spaces, stormponds to avoid flooding, and in many cases, planned commercial areas that reduce the need to travel far for everyday needs.”

She adds that “new communities give us the opportunity to get that right from day one rather than retrofitting solutions into existing neighborhoods that weren’t designed for today’s population.”

EDMONTON’S NEW COMMUNITIES
