The sun was certainly shining at 64 Arrow Road on Sunday, September 14th as Pockets Full of Sunshine celebrated the Grand Opening of its new Sunshine House. The community came out in force to see this bright new space; enjoying music from the Chilly Willy Band, bites and brews from One Hot Mama’s and Local Legend Brewing Company and to spend time with the stars of the evening, the Rays! The ‘Rays,’(the sunny moniker given to the adults with special needs served by PFS) couldn’t wait to roll out the yellow carpet for all of their guests. They showed off their new retail area, gave tours of the community conference room and their work (and play!) spaces and proudly displayed their skills with screen printing and heat pressing demos. Ten years in the making, the Sunshine House is a bright beacon that symbolizes all the good that can be accomplished when the community rallies together and gives everyone, no matter their ability, the chance to shine!

There are many tax districts in Beaufort County each with a corresponding tax rate. The map above will guide to for the local area.
REAL ESTATE TAX AT PURCHASE
When you purchase real estate the county will use the purchase value to calculate the taxes due. This will be reduced to 4% of the purchase if you are to reside in the property and 6% if you use it for any other purpose. The result will then be subject to the millage for your district.

REAL ESTATE TAX AFTER PURCHASE
The county uses an assessed value, determined by them, to calculate continuing real estate taxes. This is also reduced to 4% for residents or 6% for nonresidents. That number is multiplied by the corresponding millage rate to determine the amount of taxes. Resident millage rate is lower than nonresidents as residents do not pay that portion of the millage relating to school operations.
IF YOU ARE OVER 65
One-year residents, or more, who are over 64, or blind, or have a disability may reduce their assessed value of their primary residence by $50,000
before reducing the assessed value to 4%.
AN EXAMPLE
Purchase Price = $300,000 X 4 or 6 percent X the millage rate shown on the map above for your district = taxes due. For example, 300,000 X 4% (resident) = 12,000 X .102 millage rate in Hilton Head Plantation = $1,224 in taxes due. Remember, the information here is general in nature. If you have specific questions about your personal taxes you should check with the Country Auditor (843 255 2500), the Tax Assessor’s Office (843 255 2400) or your personal accountant.

Understanding Residential Constructionto-Permanent Loans Provided by Coastal States Mortgage
Building a custom home is a significant milestone. While the process can feel daunting, it doesn’t have to be – especially when it comes to managing the finances of your construction. Construction-topermanent loans remove the financing complexities by combining construction funding and long-term mortgage financing into one streamlined solution. A construction-to-permanent loan is a unique financing option that allows homeowners to fund the construction of their new home and automatically convert the loan into a permanent mortgage once construction is complete. This type of loan simplifies the borrowing process by combining two loans into one, saving homebuyers time and money.
How It Works: A Phase-byPhase Breakdown APPLICATION & LOAN APPROVAL When applying for a construction-topermanent loan, borrowers secure a single
loan that covers both the construction phase and the permanent mortgage. This means there is only one closing process, which saves homebuyers money on closing costs compared to obtaining separate loans for construction and the permanent mortgage. CONSTRUCTION DRAWS & PAYMENTS During construction, funds are disbursed in stages known as “draws” based on the progress of your home build. After each stage of construction, lenders provide funds to your builder to continue progress on your home. Lenders typically require inspections to ensure that work has been completed before releasing additional funds. This removes the hassle of managing builder payments and keeps your project moving seamlessly. During the building process, borrowers make interest-only payments on the amount disbursed so far during construction instead of paying towards both principal and interest. For example, if your total loan amount is $500,000 but only $200,000 has
been drawn for initial construction costs, interest payments are calculated based on the $200,000 draw until more funds are drawn. CONVERSION TO PERMANENT MORTGAGE Once construction is complete and all inspections are passed, the construction loan automatically transitions into a permanent mortgage. With no second closing, borrowers begin making monthly mortgage payments that include both principal and interest over a typical term of 15 to 30 years. A construction-to-permanent loan offers convenience and cost-efficiency—but choosing the right lending partner makes all the difference. Before breaking ground, contact a lender to see if a construction-topermanent loan is the right fit for you. Residents that transfer from older and larger homes to smaller homes with a more contemporary open floor plan are realizing that less walls and less rooms means less storage. Fortunately, there are plenty of options for home owners, builders and remodelers to help make more use of the spaces in our homes. The More Space Place is a good place to start. Since 2003, they have specialized in home organization and storage solutions. Professional designers are trained using the latest technology to provide customers with the best project experience possible. The modern CAD design systems can show you the exact room in 3D and color to help you get the design you want before you have to invest a dime. Today’s materials are stronger, more durable, and have a larger variety of colors and styles to choose from. There is probably a color and style that will fit just about anyone. And if none of the stock colors are right for your taste, custom wood cabinets are available to make your project as specific as you like, right down to the paint or stain color. Let’s start with closet space–where we start and end every day! You use this room almost as much as you use any other room in your home. If you have or had wire closets, you know how inefficient the wire system is. If you can see your walls through your clothes, then you have waisted space. Valuable space that can be better utilized by a custom designed closet system. Our designers will measure your closet walls, trim, ceiling heights and electrical items, then meticulously measure your garments so every item has a properly designed space. Establishing proper space for short, medium and long hanging garments ensures your closet is utilizing every square inch efficiently. Shelving is a great place to store folded items, hats, shoes and purses. Higher elevations are great for storing lighter items like empty suite cases and items less often used. Out of season items can be moved closer to the ceiling with wardrobe lifts that go up with ease and pull down with a slight tug on a handle. What ever
you need, the designer will figure it out. Here are some key factors to consider in designing your closets. The Master closets is your space. Make it beautiful and as functional as possible. Floor-based cabinets typically cost about 20% more due to the added materials needed, but add the beauty of built-in cabinetry. Hanging closets are efficient and make it easier to clean under.

Velvet lined jewelry trays, personal valets and belt and tie racks are just a few to mention. But we are seeing a lot more motion sensor LED lighting and electronic locking drawers systems today. Garage Storage is another valuable storage area. Options include tall wall cabinets for large storage solutions, base and upper cabinets for workbench areas,

Unfortunately, their presence can lead to a variety of serious problems, impacting both human health and the integrity of our living spaces. One of the most significant issues posed by cockroaches is the fact that they carry a host of pathogens, including bacteria, viruses, and parasites, that can cause illnesses in humans. The National Institute of Allergy and Infectious Diseases has linked cockroaches to the transmission of diseases such as Salmonella and E. coli, which can lead to severe gastrointestinal distress. Their droppings, saliva, and shed body parts can trigger allergic reactions and asthma attacks, particularly in children and individuals with preexisting respiratory conditions. In residential settings, cockroaches can create an unsanitary environment. They are scavengers and typically thrive in dirty, cluttered areas where food debris and waste are present. Their habitual feeding on organic matter means that kitchens, pantries, and bathrooms are prime targets for infestations. Not only does this contribute to foul odors, but the accumulation of bacteria from cockroach feces can contaminate surfaces and food, posing further health risks.
Additionally, the presence of cockroaches can lead to significant emotional distress for residents. The mere sight of these pests can provoke anxiety, panic, and disgust. This psychological impact can be particularly pronounced in individuals who have a phobia of insects, making it challenging for them to feel comfortable in their own homes. Consequently, infestations can lead to increased levels of stress and reduced quality of life. From an economic perspective, cockroach infestations can be costly. Property owners may face expenses related to repairs from damage (since cockroaches can chew through wiring and insulation), and even potential legal issues from health code violations in commercial properties. The presence of cockroaches can deter potential buyers or renters, leading to decreased property value and loss of income. Moreover, cockroaches reproduce at an alarming rate, with a single female able to produce dozens of offspring over her lifetime. This rapid reproductive capacity can lead to large infestations that are challenging to control. DIY methods often prove ineffective, necessitating pest control services by trained professionals using proven and effective techniques. In conclusion, the problems generated by cockroaches are multifaceted, ranging from health risks and unsanitary conditions to psychological stress and economic burdens. the Peak participants throughout the state of South Carolina have helped save a projected $848,000 in wholesale power costs. For years, Palmetto Electric Cooperative members have had access to H2O Select, an electric water heater program that saves members money each year in water heater rebates and incentives. The More-Is-More approach to Interior Designing is back as trends evolve moving away from the less is best! In recent conversations, homeowners are requesting their spaces to speak more of their personality. They are wanting to surround themselves with texture, pattern, and bold vibrant colors. Layering it up with wallpapers, woven materials, trims, fringe and patterned everything including drapery, furniture, rugs and pillows…. OH’MY! This task for us designers is not an easy one, as it takes a trained eye to mix these materials well for a balanced lovely space but I can say it’s certainly more exciting to design than that gray on gray trend that I thought would never go away!!! Let’s talk Layers - Maximizing your layers in a room with window treatments. Say what you will, but window dressings have the potential to make or break the look of a room. Drapes on their own can be a room’s standout feature, and when paired with other window treatments like shades, shutters, or blinds, they’re like the final accessory to a beautiful outfit!

PHOTO 2 | In this primary bedroom we layered up with trims, fringe, texture and patterns! The large window has again two layers of window treatments. Two-toned blue drapery side panels with second layer of beautiful cream sheers that open and close for privacy all installed on a metal pole with stunning crystal finials that add a little bling. The two smaller windows have a faux pleated roman valance with a Greek patterned banding that repeats again in the blue fringed euro shams and bedwarmer at the end of the bed. The room is a graceful example of how layering creates beauty! PHOTO 3 | When choosing window treatments, it’s smart to ensure they complement the rest of your decor. In the case of this pretty house in Hampton Hall we intermixed a soft green with tans, golds, & whites. The windows in both living room and dining room have a neutral cotton floral contrasting against the green walls. The beautiful wallpaper in the entrance complements the rest of the custom decor.

PHOTO 4 | Don’t forget the bathroom! We wanted to conceal the shower as this is used more as a powder room. We made this shower curtain out of an embroidered floral and installed it below the ceiling trim to give height and elegance. After painting the white vanity to this eye catching red, blingy hardware and mirror you have a spectacular bathroom that you never want to leave!

Save Money While Enjoying Your Pool Many pool owners tell us that they really enjoy the experience of a warm pool, but the cost of heating a pool can be significant even with a highly efficient system like a Heat Pump Pool Heater (HPPH). Here are six methods that will help. Each pool environment is different, and while the value of each method is universal, they are not all universally applicable to a particular pool. 1 | Solar heating is essentially free (there are some small increases in the cost to pump the water through the large solar panels, but it is minimal). The downside of solar is that it rarely meets the needs for a full season of heating demand, or it fails to provide heat fast enough or when the sun isn’t shining. But when solar is available and you have the budget to purchase a solar system with a Heat Pump Pool Heater backup, you can have the best, most economical system available. 2 | If you have a Heat Pump Pool Heater (HPPH) system only, the time of day that you run your HPPH is a system operation parameter you should address. HPPH’s get their heat from the air. So, logically, the best time to run a HPPH is when the air temperature is at its warmest. As long as your filtration is running at the warmest time of the day,

your HPPH will operate at its optimum Coefficiency of Performance (COP). COP is the measure of energy output divided by energy input. 3 | And speaking of COP…the COP is the efficiency rating of the HPPH. As mentioned in item 2, this measure of efficiency changes as the air temperature changes. The unit is more efficient the warmer the air temperature. Another aspect of COP to consider the overall COP rating as applied to the individual model of HPPH you purchase. Not all HPPHs are created equal. If we do a comparison of HPPHs and assume all have the same heating capacity, or BTUh, you will find a variety of COP ratings available on the market. The higher the COP rating, the more efficient the HPPH will be. The percentage difference between one COP rating and another will equate to the percentage savings available between the lower and higher rated COP heater. This means you should buy the highest COP-rated unit your budget allows while making sure the model you select has the capacity, or BTUh, to meet your heating demand. Your Pool Professional can help you with this decision process. 4 | Controlling evaporation. Heat loss on any pool, heated by any means, is primarily driven by evaporation from the surface of the pool. Upwards
of 75% of heat loss is through this method. So controlling that evaporative loss is key to reducing heating cost. There are three types of blankets that can help control evaporation: Solid, Floating and Liquid. The Liquid blanket is easy to use, and is inexpensive, but also carries the lowest level of effectiveness. 5 | Wind at the surface of the pool creates ripples or small waves on the surface of the pool ultimately accelerating evaporation. So, creating a pool environment that is shielded from wind will greatly help reduce heating cost. 6 | The last method is the pool temperature set point. The warmer you heat your pool water, the more it will cost to keep it warm. Each degree rise in temperature can equate to an approximate 15-18% increase in operation cost. So, while an 88°F pool is nice and toasty warm, it will cost a lot more to maintain than a pool that is held at 85°F. There is nothing better than a warm pool. Regular spa use might also reduce stress, ease pain, improve the quality of your sleep, and increase flexibility. IMPROVED RANGE OF MOTION As we age, we lose our range of motion. Through regular usage, your hot tub can help you restore lost flexibility and slow the natural stiffening that comes with age. The warm water of a spa creates hydrostatic pressure—the pressure caused by the weight of fluids—on the body. This reduces joint inflammation, which in turn aids mobility. RELIEF FROM ARTHRITIS SYMPTOMS Spending time in your hot tub may provide temporary relief from arthritic joint pain. In a controlled study examining the effects of spa therapy on patients with severe osteoarthritis, researchers found significant reduction in pain after just two weeks. In fact, patients undergoing
spa therapy experienced less pain than those undergoing drug therapy at the same time. Likewise, a study of patients with rheumatoid arthritis demonstrated that hydrotherapy reduced pain, tension, and joint tenderness. RELIEF FROM FIBROMYALGIA SYPTOMS Fibromyalgia is a disorder involving chronic pain and fatigue throughout the body, often resulting in disturbed sleep and an impaired ability to concentrate. It can cause disruptions at work and at home. A study of the effects of hydrotherapy on fibromyalgia patients showed marked benefits. Following a course of hydrotherapy treatment, patients reported improvements in physical functionality, sleep quality, and the ability to do their jobs, accompanied by a reduction in pain intensity, fatigue, stiffness, anxiety, and depression. RELIEF FROM LOWER BACK PAIN According to one estimate, 80% of all Americans will suffer from lower back pain at some point. It can make performing everyday activities a difficult and painful challenge. In multiple studies, people living with chronic back pain who underwent hydrotherapy treatment, either on its own or in combination with other treatments, saw a reduction in their symptoms. While these studies do indicate the positive effects of hydrotherapy, they do not replace the advice of a doctor. DECREASED ANXIETY AND STRESS Time spent in a hot tub encourages stress-free relaxation. Before you leave for work in the
morning, soaking in your spa for fifteen or twenty minutes can help you begin your day feeling rested and focused. At night, it can help you unwind and leave the stresses of the day behind you. Controlled studies have shown that the use of hydrotherapy can lead to an improved psychological and emotional state.
