The action in San Francisco's housing market moving fast and furious for singlefamily homes, 44 of which sold for at least $1 million over asking in the month of June alone, according to new Compass data. And on top of that, rents are also surging.

But when it comes to the city's condos, how much of this year ' s spring fever has moved that market?

San Francisco's condo market experienced measurable gains in the second quarter as new and voracious demand has spurred an uptick in sales volume and prices. New data shows that median condo sales prices stood at $1.3 million for June, a 6% year-over-year bump. The total volume of sold condo listings in June also rose by more than 20% year over year with north of 50% of those sales going over asking.

The market is shifting to a seller's market in San Francisco for condos, says Krysen Heathwood, Compass Development Marketing Group's head of new development for the Western U.S. She told the Business Times that demand is strong for condos in desirable neighborhoods within smaller buildings, often resulting in multiple offers, and while condos in larger downtown buildings aren't moving as quickly, the trend has improved.

She said single-family home prices in S.F. have skyrocketed with buyers routinely overbidding by 20% or more, causing a spillover effect from ready buyers into a different class of housing.

"This sticker shock is forcing an increasingly large group of high-earning buyers to look at condos as a viable entry point into the market," Heathwood said,

adding the condo inventory is also down this year compared to last year.

Compass agent Dunja Green, who works as a team with her husband Milan Jezdimirovic, said most of their listings are attracting five to 12 buyer groups per open house, indicating that serious buyers are still actively looking.

"We definitely continue to see strong buyers' demand as we head to July," Green told the Business Times, adding that the condo market remains particularly strong in neighborhoods such as Hayes Valley, Mission Bay and South Beach, the latter which saw its median days on market fall from 40 days in May 2025 to just 26 days this May. "We don't think the market is slowing down; rather, it's normalizing and becoming more competitive in the fall."

Among new downtown San Francisco developments, one of the fastest condo buildings to sell out has been Norvoir, a 35-unit complex at 915 North Point that was launched by JS Sullivan Development in February 2025.

Norvoir, located just off of Ghirardelli Square, was the only new construction project that launched in 2025 in Russian Hill. It is now sold out.

In addition, the Four Seasons Private Residences, located at 706 Mission St. and first launched in 2019 by Westbrook Partners, has seen a noticeable uptick in condo sales transactions so far this year, posting about ten closings this spring alone and 13 total since January. Still, the building has only sold roughly 40 of its 146 units, although that is an improvement on the mere 13 units it had sold back in 2022.
