When temperatures drop, the risk of water freezing and damaging your pool structure and equipment increases. Proper winterization can help prevent costly repairs, minimize algae growth and keep your pool’s water clean and balanced, making reopening it when the warm weather returns easier.
Prepare your pool to weather the cold months with these steps.
1. Clean and balance pool water

any debris using a skimmer net, vacuum the pool oor and brush the walls to ensure all dirt and algae are eliminated. Next, conduct a water test and balance the water chemistry by adjusting the pH, alkalinity and calcium hardness levels. Then add chemicals such as algaecide, chlorine and a winterizing pool shock to keep the water clean and clear throughout the winter months.
2. Properly drain and store equipment — Lower the water level below the skimmer and return lines to prevent freezing and potential damage. Use a pool air blower or shop vacuum to blow out any remaining water from the plumbing lines then seal them with winter plugs. Disconnect and store all

NAR report shows slight existing-home sale increase
National Association of Realtors News release
WASHINGTON, D.C. — Existing-home sales increased by 2% in July, according to the National Association of Realtors Existing-Home Sales Report. The report provides the real estate ecosystem, including agents and homebuyers and sellers, with data on the level of home sales, price and inventory.
Month-over-month sales increased in the Northeast, South and West, and fell in the Midwest. Yearover-year, sales rose in the South, Northeast and Midwest, and fell in the West.
“The ever-so-slight improvement in housing a ordability is inching up home sales,” said NAR Chief Economist Lawrence Yun. “Wage growth is now comfortably outpacing home price growth, and buyers have more choices. Condominium sales increased in the South region, where prices had been falling for the past year.
year-over-year.
Inventory
“Homebuyers are in the best position in more than ve years to nd the right home and negotiate for a better price. Current inventory is at its highest since May 2020, during the COVID lockdown.”
National snapshot in July
• 2% increase in total existing-home sales month-over-month to a seasonally adjusted annual rate of 4.01 million.
• 0.8% increase in sales
“Near-zero growth in home prices suggests that roughly half the country is experiencing price reductions. Overall, homeowners are doing well nancially. Only 2% of sales were foreclosures or short sales — essentially a historic low. The market’s health is supported by a cumulative 49% home price appreciation for a typical American homeowner from preCOVID July 2019 to July this year,” Yun continued.
• 1.55 million units: Total housing inventory, up 0.6% from June and increased 15.7% from July 2024 (1.34 million).
• 4.6-month supply of unsold inventory, down from 4.7 months in June and up from 4 months in July 2024.
Median sales price
• $422,400: Median existing-home price3 for all housing types, up 0.2% from one year ago
Free program helps keep properties re safe
El Dorado Fire Safe Council News release
The El Dorado Fire Safe Council is o ering a Defensible Space and Home Hardening Assessment Program. The council has trained volunteers who can help residents understand what works and why, where to start and what help might be available. A trained assessor will schedule an appointment with the homeowner to come out and walk with you around your property and the outside of the home. They will discuss their observations and answer questions. The homeowner will be given a form that summarizes their observations, explains what is required by law and what additional items are

3. Cover the pool — Use a highquality winter cover to protect your pool from debris, sunlight and harsh winter weather. Make sure the cover is securely

Pending home sales decreased by 0.4% in July from the prior month and rose 0.7% year-over-year, according to the National Association of Realtors Pending Home Sales report. The report provides the real estate ecosystem, including agents and home buyers and sellers, with data on the level of home sales under contract.
Pending sales declined month-overmonth in the Northeast and Midwest, held essentially at in the South, and rose in the West. Year-over-year, sales decreased in the Northeast and West but increased in the Midwest and South. Meanwhile, 21% expect an increase in seller tra c, up from 17% in July 2024. “Even with modest improvements in mortgage rates, housing a ordability, and inventory, buyers still remain hesitant,” said Yun. “Buying a home is o en the most expensive purchase people will make in their lives. This means that going under contract is not a decision home buyers make quickly. Instead, people take their time to ensure the timing and home are right for them.”
“Rising mortgage applications for home purchase are an early indicator of more serious buyers in the marketplace, though many have not yet committed to a pending contract,” he continued. “The Federal Reserve signaling that they may enact a lower interest rate policy should steadily enlarge the pool of eligible home buyers in the upcoming months.”
• 31% of transactions were cash sales, up from 29% a month ago and 27% in July 2024.
