We all know that the amount you pay in income tax is based on how much taxable income you made during the year. It’s a sliding scale. Right now, the top tax bracket is 37% for any taxable income over $640,000 for single taxpayers. However, if you make your money from something that involved no effort, your capital gains tax is a flat 20%. That’s a slight oversimplification since the wealthy can pay 20% and poor pay zero, but most of us would be paying 18% to 20%. Capital gains tax rates apply to such things as stocks, business assets and, yes, real estate holdings. If you sell a stock and make $100, you’ll pay $20 in capital gains instead of having to add the money to any other income you have and pay income tax, which probably amounts to

hen it comes to home loans, interest rates matter – a lot. Differences as small as one-quarter of a percentage point can save you thousands of dollars over the life of a home loan. One thing to keep in mind as you move through the mortgage process is that your interest rate isn’t guaranteed until it’s locked in. A rate lock can help you stay
on budget and protect you from rising rates before closing. What is a rate lock and why is it important? A rate lock is an agreement between you and your lender. It guarantees that the interest rate you are offered won’t change for a set amount of time – even if rates go up before you close. A rate lock means you don’t have to worry about the ups and downs of the market while you wait for your loan to close. Knowing your inter-
est rate ahead of time can also help you set a monthly budget. Without a rate lock, rising rates could push your payment higher, which could make your new home harder to afford. When should you consider locking your rate? The right time to lock in your rate depends on the current market, how close you are to closing and how comfortable you are with risk. a big savings … especially if you’re rich. Now, it gets more complicated with real estate since with stock you’re just paying on the actual profit. The base value of your mother’s house was the fair market value at the time she died. Say it was $150,000 in my example. Every year you depreciated the value of the house on your taxes. In other words, the tax code allows you to treat the house as if it were wearing out. So if your depreciation was $5,000 per year, you could deduct that from your income taxes. Twenty years x $5K equals a total reduction in taxable income of $100K. Again, that’s an extreme oversimplification so please save your “correction” emails. But there’s more. Every year that you took depreciation on your house, your $5K reduced the basis value of your property by that amount. So the first year the basis was reduced to $145,000. And then it reduced further the next year to $140,000. After 20 years the
basis is only $50,000. At the same time the house was going up in value. So if you now sell it for $300,000, your profit, or “gain” as it’s known, is $250,000 ($300,000 sales price minus its new $50K basis value). You thought you’d pay 20% on the $150K equity. Instead, you’re paying 20% on $250K. Again, remember rich people write the rules. A wealthy investor would much rather depreciate property and deduct it from his 38% income tax bracket, only to pay 20% when he takes his profit from the property. And finally, if you’re beginning to think there’s no rational reason to have a special capital gains tax rate, rather than just an income tax rate, then you’re probably not wealthy. Here are some top tips.
1. Think beyond the dining room The dining room is an obvious spot, but it’s far from the only one. Chandeliers are showing up in living rooms, bedrooms, entryways, even big bathrooms. Place a chandelier somewhere unexpected and you can instantly create a focal point.
2. Let it set the mood Lighting is about so much more than brightness. Your chandelier sets the tone for the entire room. An oversized drum shade feels tailored and polished. Sculptural glass leans modern and artful. Warm metals bring softness and a little glamour. Decide how you want the room to feel and let the design be your guide.
3. Scale matters more than style Here’s the mistake I see most often: a fixture that’s too small. A tiny chandelier floating in a big room just disappears. A generous one makes the whole space feel grander.

7. Don’t forget the bedroom The right chandelier can bring

In 2025 when The Garden Guy and Dave and Cynthia first started trialing the Surefire Cascade Red begonia, it seemed every partnership was a winner. There were hanging baskets with Stardiva Blue scaevola against a backdrop of Royal Hawaiian Maui Gold elephant ears. The idea of combining with chartreuse is a good one as the contrast in color is electrifying. I used them in containers with Fluffy, a golden leaved arborvitae. The cascade habit or potential is wonderful as you consider both pots and partners. It reaches 18 inches tall with a 36-inch spread. While I’ve talked about baskets and containers, it should be obvious with that much potential spread that your option to use it as a groundcover should always be in the back of your mind. The maintenance is nice and easy. They do not need deadheading to bloom all summer. Keep them evenly moist and feed them regularly. I still like to use a water-soluble mix that I pour with a watering can with a spout. In the South, mixed containers need watering almost daily, which is sure to leach nutrients. This means your feeding is important. I usually feed every two to three weeks. Surefire Cascade Red begonia is a winner and will give you the green thumb. Put it on your must-have list for 2027.

Always get your rate lock agreement in writing. It should clearly state the interest rate, the type of loan, the length of the lock and any associated fees.
