Fed raises interest rate by quarter percent

I

nflation and affordability are what all the people and AI agents are talking about today. The Fed raised the interest rate to fight inflation and try like heck to get to their mandated target of 2%. The market expected this and as a result, the stock market Jim Porter held steady as of Wednesday, but we will see what happens. Mortgage rates stayed the same, which is good, but sometimes the longer end of the curve and mortgage rates come down after the fed raises the overnight lending rate, so let us pray. One thing that will be going up is the prime rate by this 25 base point spread, which stinks for people like me who owe money on my credit union home equity line of credit, but do not worry, none of the experts are suggesting we will see a bunch of hikes over the next year. Epic Fury broke out Feb. 28, and the day before, the 10-year treasury bond was yielding 3.97% and our mortgage and real estate salespeople were locking in buyers at 5.875%, and even lower for Veterans Affairs and Federal Housing Administration. ou can refinance with your current lender or switch to a new one – there’s no rule requiring you to do either. The real question isn’t whether you’re allowed to change lenders (you are); it’s whether it’s the smarter move for your finances. That decision comes down to more than just comparing your current lender’s offer against the competition. Whether you’re thinking of refinancing to tap into home equity or snag a lower rate, here’s how to weigh the convenience of staying put against what you might be leaving on the table by not shopping around.

Yes, you can refinance with the lender who holds your current mortgage. You’re also free to refinance with a completely different lender instead. Neither option is off-limits. Lenders are responsible for processing, underwriting and closing on your loan. However, these companies often hand off their loans to mortgage servicers, who handle the day-to-day administration, like taking payments and tracking your balance. If you aren’t sure who your servicer is, check the name on your most recent mortgage statement or payment coupon book – it may not be the same company that originated your loan. Because servicers don’t offer their own loans, you’ll need to go through a lender if you want to refinance. If your mortgage is currently held by a bank or loan originator, however, it may be able to offer a competi-

The loyalty discount isn’t always a real discount Your current lender may offer you a refinance rate that beats your existing rate. That looks like a win, and compared to your current rate, it is. But retention offers are calibrated against your reluctance to switch, not against what you’d actually qualify for elsewhere. The offer only has to beat your existing rate, not the market. The only way to know whether your current lender’s offer is actually competitive is to compare it against outside quotes.

Is it better to refinance with your current lender? When deciding whether to refinance with the same lender or a new one, you’ll want to consider a few things, including:

•Interest rates: If the lowest possible rate is your top priority, shopping for multiple quotes can help you choose the right mortgage refinance for your needs. Get quotes from at least two other lenders and ask your current lender to match the best one. If they won’t match it, switch.

•Closing costs: Refinancing costs 2% to 5% of your new loan amount regardless of who you go with. If cost is your top priority, get a Loan Estimate from at least one other lender and compare it dollar-for-dollar against what your current lender charges – some lenders will negotiate or waive fees to keep your business, but only if you ask with a competing offer in hand. •Satisfaction with your current lender: If you’ve had service issues, use this refinance as your reason to switch. You’re filling out a new application either way. Read lender reviews before you commit to staying or going.

Advantages of refinancing with the same lender •Ease of application: While you’ll have to submit some updated documentation, the overall process may be easier because your existing lender already has some of your information on file. See Lender, Page 6

purpose of that policy is to protect you from exactly this type of problem. Your title insurance policy works just like your car insurance policy. If you get in an accident, you notify your insurance company so they can take care of you. You need to do the same thing with your title insurance company. So the very first thing you should do, at least after you’ve finished reading the paper, is to call your old title company and ask how you can make a claim. The title company should then take the ball and figure out what they need to do to clear the title.

But if the lender can’t be found, or otherwise isn’t willing to remove the lien, the remaining step is to file a lawsuit and ask a judge to clear the title. Unfortunately, this probably isn’t going to happen during the timeframe of your current escrow.

Talk with your current lender Before you rule anything out, see what your current lender is willing to do to keep your business. “Most lenders want to keep their customers; most lenders want to preserve that relationship,” says Joel Kan, vice president and deputy chief economist at the Mortgage Bankers Association. “They want to keep the servicing of the loan.” Keep in mind: Your current lender is only genuinely incentivized to offer you a better deal once you have an outside quote in hand. hose of us attending the Young’s Plant Farm Annual Garden Tour in Auburn, Alabama, always have our eyes open to new plants, applications, or recipes. One plant that demanded attention this year was Golden Cascade Baby Sun Rose. Know upfront: It is not a rose. It’s from Proven Winners Norman and marketed Winter under their Proven Selections label. I hope they take it full scale to Proven Winners because it is a real looker. While on the tour, son James and I did some quick research and saw it was botanically Aptenia cordifolia. The research also showed that this was the same botanical name as Mezoo Trailing Red Livingstone Daisy. They certainly looked the same, except Mezoo Trailing Red is a variegated green and white selection with red flowers while Golden Cascade Baby Sun Rose is a dazzling chartreuse or lime green with similar red flowers. The funny thing is that the botanical name supposedly has already changed. Three years ago, The Garden Guy wrote a column challenging you to jump on board the Mezoo Madness trend and use this plant in your mixed container designs and landscape bed combinations. I am happy to say Mezoo Madness continues in more ways than you imagined. It has been a wild, fun and in some ways a crazy ride since then. The recipes and color partnerships have been more beautiful than you ever dreamed. Now with Golden Cascade Baby Sun Rose

the combos will be even greater. But the real question is do you know the plants we call Mezoo Trailing Red, Livingstone Daisy and Golden Cascade Baby Sun Rose? They are drought-tolerant, heat-loving succulents reaching up to 8 inches tall with a spread up to 24 inches. We grow them for their trailing habit, which yields red flowers, but those flowers are more of a conversation item. They are mostly considered annuals that may be perennial in zones 9 and warmer. They are worth every penny for habit and the unique texture they provide.

When I wrote the column three years ago, Mezoo Trailing Red’s botanical name was “Dorotheanthus bellidiformis,” and you may find that name still connected to the plant. But remember earlier I told you Proven Winners had them both labeled as Aptenia cordifolia. You will find many tags and info sheets with that information.
