Beware of solar details when buying home Q: My wife and I recently had an accepted bid to buy a home. We were told the seller owned the solar electrical system that was installed on the roof. As it turns out, the system was only a prepaid lease. We gave an extra $15,000 in the purchase price due to the fact that we thought it was owned. Our Realtor does not see an issue with the fact that it was misrepresented to us before the purchase agreement was agreed to. In fact, the title search found out it was not owned by the seller only nine days prior to the close of escrow. We are set to close in two days now. We gave a $10,000 deposit down not knowing the system was not owned, had arranged for insurance based on the fact that it was owned, and got our mortgage approved on the fact that it was owned. Do we have any recourse? A: I wish I could say I was surprised, but judging by the number of emails I get regarding solar systems, coupled with the confusion and grumblings of Realtors throughout the state, I can tell you that your situation is more common than most people would believe. California, and the country at large, wants to support “green” power. Anybody looking at the energy needs of the future can clearly see that solar power is going to be ubiquitous throughout the country in the coming years. And certainly, the technology of the solar panels themselves has improved drastically over the past decade. However, regulations have not even come close to keeping up with the technological advances. Myriad companies, both large and small, have come into existence to try to cash in
Tim Jones on the solar gold rush. Many of these companies will exist for a year and then disappear. Their goal is to sell as many solar systems as possible as quickly as possible. And in order to do that companies have come up with very creative ways of marketing their product. Since the price of installing solar is right up there with the purchase of a luxury car, most people are not prepared to simply write a check. Many people lease their solar panels under a variety of programs. Some pay a fixed amount for the lease and enjoy the benefits of “cheaper” electricity. I put the term cheaper in quotes because it doesn’t always work out that way for the homeowner. Math can be a funny thing. Others rent to own their system. Often making payments for 20 years to then finally own panels that have a life expectancy of less than that length of time. Those that buy their systems outright have typically made a carefully calculated decision based on the upfront cost and the projected savings. However, from my experience, what they didn’t count on was the fact that when a panel goes bad, the roof leaks or the system in any way fails, they find themselves unable to find a company that will make the repairs. upply and demand are what controls the Solano and Yolo county markets. It’s funny how from mid-2022 till the fall of 2025, many of us in the real estate and mortgage business suffered through a low volume lousy market. Interestingly, because of a shortage of homes for sale, it remained a strong market Jim Porter for the home sellers and the top producing listing agents. Since Halloween night 2025, the market has been a real treat for some homebuyers and buyer’s agents because the number of homes for sale has doubled over the past 12 months. As of today, there are 500 homes and condos for sale in Solano County under $500,000 for firsttime homebuyers. Thirty-five years ago, I asked the late, great real estate broker Dick Cardosi why this listing on Deodara Street in Vacaville wasn’t getting any offers. He told me something so simple and at the same time powerful that I never forgot. He came to Travis Air Force Base and raised his family here after his service, including being shot down in Vietnam, from his hometown in Rhode Island. Make your gardening new year’s resolution a sustainable one

f you’ve failed in previous years to stick to your New Year’s resolutions, whether it’s losing weight, giving up drinking or quitting smoking, perhaps it’s time to look to the garden to turn over a new leaf. Sustainability – minimizing environmental impact, working with nature and conserving resources such as water – is a key focus of horticultural experts in 2026 and beyond, so perhaps think about realistic New Year’s resolutions to aid sustainability, which you could simply adopt as a new way of gardening. “Sustainability is about working with the available resources in your garden and making use of everything. Rather than seeing something as a waste item that needs to be binned or taken to landfill, just think, ‘What can I do with this? What can I turn it into?’” says Kim Stoddart, editor of Amateur Gardening magazine. Here are some ideas for realistic resolutions to help you garden more sustainably in 2026.
Grow from seed “The joy, satisfaction and lower resource input needed to create plants for your garden can achieve amazing results for something as simple as a few seeds and some time,” suggests Peter Jones, Eden Project director of horticulture.
Go peat-free It’s so easy. If you don’t have time or space to make your own compost, just opt for peat-free varieties of compost in your garden centre or nursery. You will help to protect native peatlands and wildlife in the process.
