Dealing with bad contractor situation

Q: I hired a contractor to completely remodel our down stairs. We signed the contracts in May and he started work right away. The plan was that we were going to live in the house, mostly upstairs, during the construction. He said that once he started tearing up the kitchen, we wouldn’t have any place to prepare or store food for about two weeks, so that’s what we expected. He ripped out the kitchen almost three months ago.

For a while, we were keeping a couple of ice chests upstairs with drinks, and milk and cereal for the kids. But as the weeks went on there didn’t seem to be any progress downstairs, let alone the kitchen. When we’d ask him about it he would say that something was shipped incorrectly or the manufacturer was unexpectedly backordered. As time went on, we spent more and more money eating three meals every day in a restaurant. We were already on a tight budget to get this project done and that was an expense we hadn’t planned on.

At worst, he’s got several jobs going at once and doesn’t have enough money to finish all of them so he walks away from your job for awhile until he can get far enough along in another job to take another payment with the hopes of putting that money into your project.

Should you buy a house?

Renting gives you the freedom to move when you want, without the responsibilities of homeownership. But at some point, most people yearn for their own home. Buying a house is a good way to start building financial security. As you pay down the mortgage, you build up home equity, which is a valuable finan cial resource.

1. Your rent is rising

Look at what’s bringing down your score and focus on improving in those areas, as well as paying down your debt in general. “Establishing a credit history or recovering from a credit setback can take time, but the goal of homeownership is still realistic under those circumstances,” McClary says.

Your debt is manageable

Another thing lenders look at when screening mortgage applicants is their debt-to-income ratio, or DTI. This key metric evaluates your monthly debts against your monthly income. The higher your DTI, the more risky you appear to a lender – a lower DTI will also allow more wiggle room in your budget to put money aside for home repairs and other unexpected expenses. Use Bankrate’s DTI calculator to figure out yours. “Keeping credit card balances low and debt under control is beneficial in many ways,” McClary says. “Keeping your balances at or below 30% of the available credit limit has a positive influence on the credit score.” If your credit utilization ratio is above that threshold, you may want to improve it before applying for a mortgage. You can do that by paying down your bills

and keeping long-standing credit cards open – even after they’re paid off.

CONSIDER THE 28/36 RULE

The 28/36 rule is a commonly used guideline that says you should spend no more than 28% of your gross monthly income on housing costs, and no more than 36% on all your combined debt. This can help ensure you’re not overextending yourself.

4. You can afford a down payment and closing costs

It’s one of the main reasons why the down payment is the biggest hurdle to homeownership,” says Rob Chrane, CEO of Down Payment Resource, which finds programs that help people buy homes. How can I maintain my gutters?

Leaves and debris getting into your gutters can create a serious homeowner headache. Gutter cleaning is all about clearing out leaves, dirt, and twigs from your gutters and downspouts to keep rainwater flowing freely from your roof to the ground. Professional gutter cleaning can clear out this mess. It’s not glamorous, but it’s a critical task to protect your home from top to bottom.

Neglecting your gutters can lead to a cascade of problems. When debris blocks the flow, water pools and seeps into your roof, causing rot that weakens the structure. It can drip into your attic, staining ceilings and walls.

Down the line, waterlogged shingles soffits, and fascias, the parts that shield and ventilate your roof, start to fail, inviting mold, mildew and algae that ruin your home’s curb appeal. Worse, water spilling over can soak the soil around your foundation, causing it to expand and contract. This stresses your foundation, leading to cracks, uneven floors, and doors that won’t close right.

Then there’s the pest problem. Standing water in clogged gutters is an open invitation for mosquitoes, flies and even rodents. Squirrels and birds see a pile of leaves as prime real estate for nests, and before you know it, they’re sneaking into your attic. Regular

Weather extremes can take a toll on lawns, especially when drought is part of the equation. The results can be anything from dry patches to a scorched landscape, leaving homeowners wondering what they can do to repair the damage.

According to The Spruce, dry grass can happen in as little as a week without adequate care and water. Sometimes dry grass can be the result of disease, pets, or pests. A healthy lawn will be lush and green; a dry lawn quite the opposite. It’s crunchy, uncomfortable and muted in color. Here’s how to address a dry lawn to restore it to it’s natural beauty.

Pet urine

Animal urine often is the culprit behind dry patches in a lawn. Lawns need nitrogen to grow, which is why it is included in many fertilizers. But the nitrogen in dog urine is concentrated and directed in one area, so much so that it chemically burns the lawn. This concentrated nitrogen causes the grass

Sometimes a lawn mower might be to blame for a brown lawn. According to Scotts, the higher a person mows, the deeper the lawn’s roots will grow. Improper pH

A lawn requires a certain pH to grow well. According to Weed Man Lawn Care Services,

the ideal pH range for lawn soil is between 6.0 and 7.0. Anything outside of this range may result in poor, brown grass. A soil pH test will indicate if the soil is acidic, alkaline or optimal. Amend an acidic soil with lime and an alkaline soil with sulphur in small amounts until a balance is reached.

Pest infestation

People are not the only creatures that like a lawn. Many pests feed on blades of grass or the roots. The result can be patchy, dry grass. Figuring out what is causing any damage is essential. Homeowners can then take steps to remove the pests and return the lawn to its former glory.

Dehydration

Deep watering can help restore a lawn that has widespread wilting and browning. Popular Mechanics advises homeowners begin watering more in spring. Water infrequently but for longer periods of time to encourage roots to deepen. The ideal time to water is between 5 a.m. and 9 a.m. to limit evaporation.

Trial and error may be necessary to figure out why a lawn is brown and what’s needed to revive it.

Plan to clean gutters twice a year, in spring and fall. If overhanging branches are a constant issue, you might need more frequent cleanups. You can clean your gutters yourself if you’re comfortable working on a ladder, but be sure to observe ladder safety. you’re not experienced or start to get in over your head.

When hiring, verify local licensing requirements and confirm they carry liability and workers’ comp insurance to cover any mishaps. Gutter cleaners get very busy in the fall months, so right now is a good time to get on their schedule.

Gutter guards can lighten the load. These mesh screens or helmetstyle covers clip onto your gutters, catching debris before it builds up. While they’re useful, they’re not foolproof. Some still need occasional cleaning, but they can stretch the time between professional visits. Expect to pay $8 to $20 per linear foot. It’s a worthwhile investment if you’re tired of frequent maintenance calls.

This was a leap year for several of my Luminary tall garden phlox in more ways than one, as I’ll explain shortly.

For those newbies to the world of perennials, we always explain that in year one, they sleep. This means they are there and will bloom, but they are getting those roots estab lished. Year two they creep, meaning they put on some width, or spread.

And in year three, they leap.

In the case of my Luminary Prismatic Pink phlox, I got the majestic bloom to about 3 feet in height. It has been a year of bloom, fragrance and butterflies. Can we say BINGO!

When you are on the threeyear plan of sleep, creep and leap with perennials, and particularly if you want color and pollinators, your plan is built also on HOPE. This bed I am talking about is layered from front to back and segmented like a blooming overlapping cal-

endar. The pollinator crescendo will begin at the end of August with the blooms of the Temple of Bloom Seven-Son Flower, which is a small tree.

This was a painfully slow butterfly year in the Columbus, Georgia, area. They showed up and with abundance, but some great pollinator plants had finished blooming by the time of their arrival. I’ve seen phlox wow with pollinators in years past, but this year will go down as extra special in what I call the driveway bed. The prerequisites are sunlight and consistently moist but well-drained soil. Maintenance is easy. And it is magical; every year I finally reach a point where I am determined to deadhead, and just like magic they flush with another long period of bloom.

There are now 6 varieties in the Luminary series: Ultraviolet, Opalescence, Sunset Coral, Pink Lightning, Backlight and Prismatic Pink. They are all very close in size except for the white Backlight, which is just a little smaller.

They all bring to the garden a long period of bloom, fragrance and the ability to bring in bees, butterflies and hummingbirds. As we head toward September, we know that fall is a great time to plant perennials like Lumi-

nary phlox if your garden center or online source has some. They will get roots established for their coming out party in 2026.

mortgages require much less down, but keep in mind that the less you pay upfront, the more you’re borrowing – and so the more interest you’ll pay over time.)

For a $400,000 home, which is pretty close to the national median price, 20% comes out to $80,000. If that amount sounds scary, there are many grants and programs to help homebuyers with down payments. “There is a wide range of programs for homebuyers today – we track more than 2,500 homeownership programs across the country administered by federal, state, county or local government agencies, nonprofits and employers,” says Chrane.

Buyers should also be ready for closing costs, which typically run from 2% to 5% of a property’s sale price. The good news is that many of these costs are negotiable. “Because buyers are putting so much of what they have into the down payment, we usually try to get the seller to pay some, if not all, of the closing costs,” Golden says.

5. You have enough set aside for maintenance

When a pipe bursts or the air conditioner goes out in a rental unit, you don’t have to worry about paying for it: That’s the landlord’s responsibility. The same goes for property taxes and routine maintenance expenses. When you’re the owner, though, all those costs are your responsibility – so you need to have enough extra money to handle the added expenses.

A rule of thumb is to set aside at least 1% of your home’s purchase price every year to cover maintenance and repairs.

“If you put everything you have into the down payment to buy a house, then you have no money left to do repairs should they come up,” Golden says. “You’re better off spending less on the house so you have some

money to make improvements and repairs.” And of course, you need homeowners insurance cov erage as well, which can be quite pricey in high-risk areas.

6. You’ve gone through a major life change

Many renters decide to pur chase a home after a major life event, such as getting married, says Henry Yoshida, a certi fied financial planner and senior vice president at Retired.com. A growing family and a new job are other common catalysts for people to buy a home.

“The four major cities in my home state, Texas, are simulta neously on top 10 lists for raising a family and retiring, so I see this firsthand,” Yoshida says. “My own neighbors on either side are retirees from California and a young family who relocated from the Northeast for a job.”

While it’s perfectly fine to buy a house after a big life event, avoid any major changes – like switching jobs or applying for new credit – while you’re in the midst of closing. Your lender will note any change in your financial situation, and in some cases, a change could cause your mortgage application to be rejected.

7. Your lifestyle is stable

Buying a home involves a lot of upfront costs that can take a few years to recoup, so if you anticipate moving before you can recover those expenses, homeownership might not be the right choice for right now.

A renter who is ready to buy a house should also have job security. A stable job means stable income, which lowers the risk that you might stop making your mortgage payments and default on the loan. This is especially true if a recession is looming, as some economists predict – buying a house during a recession is a dicey proposition if you fear your job may soon be in danger.

“In a perfect world, buyers would buy a home well beneath their means so they aren’t devoting so much of their income to

the mortgage and other related costs,” Hamrick says.

8. You know what you want

It’s smart to have a good idea of the neighborhood you want to live in and the type of home you want before you begin your quest. Houses, townhouses, condos, duplexes – there are lots of options out there, and each one has its own considerations. If you buy a condo, for example, you won’t have any yardwork, but you will have monthly homeowners association fees in addition to your mortgage payments.

Determine what you need and what is most important to you. Is it being near a good school or a quick commute to your office? Do you mind navigating stairs or having neighbors living above you? Do you want lots of amenities? If you’ve moved to a new city or state to take a job, it might be a good idea to rent until you’ve familiarized yourself with the area. That way, you are more likely to choose a home and neighborhood you’ll be happy in.

But that depends heavily on your personal finances and what you’re able to afford. While modern homes may be built with extra storage in mind, older homes often place a premium on closet space. Homes built earlier than the 1980s may have small closets in bedrooms and only one or two additional closets around the home for linens and other items.

The most obvious solution to a lack of closet space is to build more closets. But too often home floor plans cannot accommodate new closets. Therefore, homeowners may have to get creative to maximize their space.

Sort and discard

Individuals can take some time to empty closets and assess what is in them. Sometimes more space can come from simply thinning out belongings that are no longer used. Take off the plastic coverings on dry cleaning and discard bulky shoe boxes.

Invest in thinner hangers
