Lennar will appeal denial for more senior living Sel Richard Staff writer A new El Dorado Hills senior community, Heritage at Carson Creek Village 11, is now in the hands of the El Dorado County Board of Supervisors. Lennar Homes’ proposal for an age-restricted residential village just south of its Heritage El Dorado Hills development was recently denied by the El Dorado County Planning Commission based on incompatible zoning uses, undesirable promotion of certain housing development types, lack of right-of-ways for a connective road to the Sacramento County area and insufficient driveway lengths. Lennar representatives will now take the project directly to the Board of Supervisors to appeal. The project requires an amendment to the Carson Creek Specific Plan, which Lennar presented to the commission last week, concurrently seeking approval for a tentative subdivision map and development agreement.
The 132-acre project site will house 409 age-restricted units with a 3.1-acre private clubhouse site; 1.7 acres are set aside for local convenience commercial, 13.5 acres for open space and 30 acres for parkland. The specific plan amendment seeks to convert land use categories from industrial and research and development to residential, as well as increase the specific plan unit cap from 1,700 to 1,925 units. A slight increase in open space results from the conversion. Chad Roberts, representative for Lennar Homes, pointed out that despite the similar names, this project is separate from the Carson Creek Village Specific Plan. It is located east of that site and not within the El Dorado Hills Business Park. Village 11 sits southwest of Blackstone and will be an extension of Lennar’s Heritage at El Dorado Hills community. He maintained that benefits provided to the county include the fulfillment of needs to house ■
