Properties with the space and amenities for a tennis court are proving resilient in value given their unique combination of lifestyle appeal and redevelopment potential. In recent years, Australians have prioritised wellness at home. A tennis court can deliver a multifunctional outdoor space easily converted for everything from pickleball to basketball hoops, or hosting an event in the space. Beyond recreation, these properties offer long-term upside if the court can be subdivided from the main residence, although owners must be mindful of land tax implications when owned on separate titles. With the allure of building a secluded compound with a premium lifestyle, and ongoing scarcity in the market, tennis court homes will remain highly sought after in 2026.

Top 10 suburbs for residential properties purchased with a tennis court Super-prestige sales on the East Coast, in the 10 years ending Q3/25

There were 71 super-prestige properties sold with a tennis court along the East Coast of Australia in the year ending Q3 2025. NSW made up close to half (46%) of these sales, followed by Victoria (32%) then Queensland (21%). Although over the past 10 years, it’s been Victoria which has made up over half of the tennis court home sales (51%), with NSW being 37% and Queensland 12%. A distinct rise in tennis court home sales have been recorded since the start of the pandemic in 2020, with an annual average 95 sales between 2021 and 2025 - more than double the average 47 sales from 2015 to 2019.

Over the past decade, the ten highest ranking suburbs for tennis court home sales were an even split between Victoria and NSW, with Toorak on top with a total of 77 sales. Barangaroo was next, with all 71 sales taking place within the Crown Sydney tower. This was followed by the suburbs of Brighton, Portsea, Bellevue Hill, Kew, Mosman, Hawthorn, Killara and Vaucluse.

A premium price of 42% was achieved for a super-prestige property with a tennis court along the East Coast of Australia in the year ending Q3 2025. The state of Victoria saw the greatest uplift with 138% more being paid for a residential property with a tennis court, compared to a home without. Queensland followed with a premium of 54%, and NSW with 41%.

The average annual price for a super-prestige property with a tennis court purchased on the Australian East Coast was $15.7 million in Q3 2025, 2% above Q3 2020 and 81% higher than back in Q3 2015. Over the past 10 years, the Victorian average was 106% stronger at $16.5 million, Queensland rose by 74% to $11.9 million and NSW grew 73% to average $22.5 million.

Properties with a tennis court made up 8% of all East Coast super-prestige sales in the year ending Q3 2025. This was the lowest share in the past 10 years and less than a third of the 27% in Q3/21 when homes offering versatile outdoor living were optimised. In the past year, Victoria saw the largest portion of tennis court homes sold (10%), followed by NSW (9%) and Queensland (6%).

Super-Prestige Property The ultimate most desirable and most expensive property in a given location, generally defined as within the top 1% of each market, by value. Super-prestige transactions hold a threshold of A$10 million in NSW and A$5 million in all other states and territories across Australia. Tennis Court Homes Residential property sales with a tennis court/s include outdoor courts only with grass, clay, hard court (asphalt or concrete) and synthetic surface materials.
